Introduction

JV North is an established consortium of housing association and local authority members who have built the equivalent of 3.5 homes every working day since forming in 2007.

Partnerships are central to our approach. We know from experience that when we work closely together with stakeholders we deliver more and maximise outcomes better.

When the 2016/21 Shared Ownership Affordable Homes Programme is completed later this year, we will have built over 8,500 properties investing more than £1 billion with support from Homes England.

A key example of this is our new £560 million framework that runs from 2021/26, which we created in partnership with members, contractors and consultants.

Members are committed to further increasing the number of high quality affordable homes they build in the 2021/26 Affordable Homes Programme to help address the housing crisis.

By adopting the Building Back Fairer principle and taking united action, we want to rebuild our communities by providing more homes and addressing inequalities, poor health and unemployment.

As well as benefiting from economies of scale when bidding for Homes England grant, members enjoy added value such as shared market intelligence, programme delivery insight and programme support from Saffer Cooper Consultancy. Likeminded organisations are always welcome to join to further help us deliver much-need homes in our communities. Best wishes

Members JV North consists of 13 full, 3 procurement and 3 associate members. Full members include:

Consortium Benefits JV North is a genuine partnership; we work together, members have equal status and we welcome other organisations who will improve the consortium. The Board meets quarterly with chief executives and development directors attending to manage the consortium, share knowledge and to discuss market data, emerging risks and opportunities. Monthly development group meetings for key operational delivery team members are led by our programme management consultancy, Saffer Cooper Consultancy. This provides opportunities for greater collaboration, shared learning and allows us as a collective to continue to meet our new home delivery targets.

Membership Options Organisations such as housing associations and local authorities can join JV North as Full or Procurement members.

Procurement

Members are given a seat on the JV North Board that decides how the consortium operates, has full access to the framework and receive ongoing support from Saffer Cooper Consultancy, which manages the development programme, grant funding and liaison with Homes England.

This allows organisations to access JV North’s framework to procure contractors, architects, employers agents, principal designers, planning consultants, structural engineers, clerk of works, and quantity surveyors for their home building schemes.

There is a single joining membership fee of £5,000 followed by a contribution of £260 for each property delivered through the consortium. There are no other fees or charges.

This operates on an annual basis. For 2021/22 the annual membership fee is £2,500 followed by a contribution of £260 per property delivered. There is no limit of the size or number of projects that can be delivered.
