ong Kong and the world has gone through some of the toughest times in the past few months. In June, Hong Kong saw a social movement whose magnitude and inf luence are unprecedented. On the global scale, there was the trade war between the US and China and Theresa May resigned her duty as UK’s Prime Minister as the Kingdom and Europe stalemated in the Brexit dilemma, resulting in more uncertainties and diverted directions to the market. In Asia, Japan entered the new Reiwa era, Japanese government will probably give a big boost to the economy by increasing investment. History is a mirror for us to reflect on ourselves. Hong Kong has endured many challenges in the past, including SARS and the 2009 financial crisis. With the perseverance and flexibility of Hong Kong people, we can always overcome the problems. History proves that crisis creates opportunities. It is more often than not the best time to enter the market when it is at its low. List Sotheby’s International Realty have complete faith in the future of Hong Kong and the world. For the Brexit issues, I firmly believe that as long as the path is soundly decided and followed through, the market will revert to a healthy state very quickly. Which is why, we will be setting up UK Investors Club to look for even more good quality properties for our clients. At the same time, we will also set up Japan Investors Club in order to help our clients grasp the opportunity in Japan timely. If you are confident in the Japan and UK markets like us, why not focus on the long term, cast a long line and consider purchasing some good quality properties? For our colleagues at Sotheby’s Auction House, there was also a tremendous incident. French entrepreneur and art collector Patrick Drahi acquired the House in a transaction valued at $3.7 billion. It will provide the House with the opportunity to accelerate its initiatives in a more f lexible private environment. As Sotheby’s and Sotheby’s International Realty are under separate ownership, we are not impacted by this transaction. We will continue to work closely with the Auction House and leverage on our partnership. This huge deal is the best example to confirm that investors are still very confident in the market.

pened in May with Sotheby’s exhibitions and auctions – including masterworks of Impressionist & Modern and Contemporary Art – the new galleries increase Sotheby’s exhibition space from 67,000 to more than 90,000 square feet. The new space rivals major museums around the world in scope, scale, quality and f lexibility, providing the optimal exhibition space for works of art of any scale – the tallest gallery measures more than 20 feet in height, while the smallest gallery is 350 square feet.

or this iconic renovation project, Sotheby’s hired renowned architecture firm, the Office for Metropolitan Architecture (OMA), to redefine the clients’ experience as they move through the space, while making sense of a building that had undergone several renovations over the years. Shohei Shigematsu, the partner in charge of OMA’s New York office, realized that a big part of his challenge was to reconnect to the building’s original character while also making the interior more elegant, more coherent and more responsive to the needs of exhibiting art and objects than it had been before. “Dealing with the existing building, you start to appreciate its history,” he says. But how to make an industrial aesthetic work with the more refined environment Sotheby’s wanted? The answer, Shigematsu decided, was to put all of it together, juxtaposing some of the original industrial elements with elegantly crafted walnut portals to the gallery areas, for example. Round concrete columns with splayed tops have been exposed and re-coated in new aggregate, with their tops set in softly curving roof coves. They become a sculptural centerpiece – refinement and roughness sit comfortably together. Shigematsu added: “We embodied Sotheby’s ambition to reinvigorate and enhance the client experience by introducing high-f lexibility through reorganization of programs and diversification of gallery spaces. The new headquarters is designed for openness and discovery— all public facing programs are shifted to lower levels, unlocking the public potential of the building. A taxonomy of galleries can be used separately or as clusters to allow curatorial freedom, driven by business model shifts and expanding repertoire of programming.”

Having passed this seemingly unpassable test, she was recognised by Adrian Lee, former CEO of Champion REIT. Adrian invited Ada to join the company and spent two years on passing on his experience in property management and coaching her how to operate the business. da’s candidness and frankness caught my attention in our first meeting. Instead of putting on an executive suit in all seriousness, she dressed herself in plain colours with a hint of character and a newly done short haircut, f launting her affinity as a young CEO. She joined an investment bank as soon as she graduated from her MBA programme in the United States. Recalling one of the most challenging and timeconsuming deals handled when she was working for the bank, she said, “From Champion REIT spin-off IPO in 2006 till 2014, I consistently made every endeavour to provide strategic advice to the Trust and the Great Eagle Group. Now that I look back, I think the former CEO Adrian must have taken note of my persistence. I got to have a very good understanding of the company in the due course and everyone from the company learned much about me in reciprocal, which is why they chose me to be the successor. To me, one of the most important virtues of a person is persistence. Working hard day and night, you need to have the guts to persist.” As a manager, one has to be persistent, but to close more deals in rentals, Ada would think creativity. “All the shopping malls and offices in Central look so similar, why should the tenant choose you?” she suggested. To show uniqueness, Ada made some changes to Three Garden Road, which is owned by her company when she assumed the office, for instance, adding an open deck area in the outdoor area of the building, providing an alfresco area for everyone to let off steam from work. “We cannot change the location of the building, but I believe that there must be some ways we can improve and revitalise every building to make it stand out,” she said. The young CEO also hosted a variety of refreshing activities for her tenants, including chair yoga event and mindful eating experience, reminding the white collars in Central to take care of their physical and mental health in their busy life.

「 我認為人最重要的一種個 性就是堅毅,不單要捱得 夜,工作勤力,還要有堅持 不懈的精神。」 Ada points out that gender equality is still not widely embraced in the industry, but what is critical to one’s development is character. “I am the kind of person that does not back down, that will put out all the stops to earth just for one deal. Now that I am the management and a female leader, I met with many challenges.” Now, Ada usually does not have to deal with same-day urgent matter due to the work nature of property management, so she can leave work on time and spend more time with her two sons. She advocates work-life balance and encourages her female colleagues to balance family and work. She stresses that the best support a boss can give to his/her teammates would be f lexibility. “I always tell my staff, I am a target-oriented person. I frequently remind them of how I evaluate their performance: I don’t care when they come to work, as long as the target is met.” A homeowner with attitude, Ada seeks for space and clean air first in a property. “Clean air is not ubiquitous in Hong Kong, especially if you are in the urban area. I must live in the urban area, where I can go to my yoga place easily.” She does not like a home packed with useless miscellaneous items, and jokes that there is nothing in her home that she is not willing to toss away. “I require my work desk to be clean and tidy, so is that for my home.” Sitting on the position of CEO, Ada still does not consider herself to be in her life’s pinnacle and hope that she will be able to lead Champion REIT to evolve and achieve even better results. As for her personal target, she said lightly, “Personal target changes with the person as time goes by, so I will go for a simple one now, I hope I can do a headstand in yoga!”

A fan of yoga herself, Ada has prepared chair yoga event for tenants as she thinks that chair yoga is readily accessible in the office at any time.

Ada led her team to join the volunteer service of New Life Psychiatric Rehabilitation Association to promote understanding and care for mental health illness, fostering community well-being. Ada 帶領員工參與新生精神 康復會的義工服務,提倡對 精神病患的理解及關愛,以 促進社區的健康發展。

Ada 指投行行業對女性從業員有定型觀念,但更影響發

展的其實是人的個性。「我就是那種一點也不柔弱,為了單

性領袖,挑戰自然亦少不了。」不過因為物業管理的工作性

質,基本上沒有急務必須即日處理,Ada 現在可以每日準時

下班回家陪兩個兒子。她很著重 work-life balance,也非常

鼓勵女性下屬平衡家庭生活及工作。她強調對下屬最大的支

援,就是給予靈活性。「我經常跟員工說,我是一個目標為本 的人,我會提醒他們我是怎樣量度他們的工作表現,員工什

麼時候上下班對我來說不重要,只要到最後大家做得出成績 便可以。」

對於家居的要求,Ada 的首要條件是空間和清新空氣。「清

新空氣在香港不是處處都有,特別是市區。我必須要住在市區, 要近我可以做瑜伽的地方。」她不喜歡家居充斥沒用的雜物,並 笑言基本上家中沒有什麼是不可以斷捨離的。「我要求公司的 工作檯乾乾淨淨,在家中也要簡約乾淨。」

已然躍升至 CEO 級別的 Ada 並不認為現在已是人生的最

高峰,她希望能帶領信託與時並進,愈做愈好。至於個人目標, 她笑說:「人生目標其實是會隨人生不同階段而轉變,所以愈 簡單愈好,現在我只希望瑜伽能做到以頭倒立便好了!」
