You can head into summer, and out of Auckland, knowing Remuera has held its head above the water during the unsettling waves caused by Covid. The period covered by this newsletter saw 37 sales over $4 million. While this is down on 51 sales during the corresponding period last year, it is far above 23 sales in 2019, 12 in 2018, and 25 in 2017. Great value has been placed on properties with pools, with 21 of the 37 possessing a pool. Maybe this is not totally unexpected given the demographic, but surely also recognition that having a pool resort in one’s backyard has new meaning and worth.

Coming on the heels of surging prices during the last 18 months the year ahead may see a slowing in price growth. As current apartment developments come to completion or near completion, we expected to see more apartment sales. Subdivisible land remains a valuable

commodity. Should the Housing Intensification Bill currently before Parliament be passed into law, then 3 houses up to 3 stories high are permitted on most sites, including Single Housing Zone, without resource consent.

If the water is calm now, expected it to be rocked. This change would be nothing short of a tsunami.
