Jackson Hole is the Gateway to Grand Teton and Yellowstone National Parks

Less than 3% of the land in Teton County is privately owned. The remaining 97% is under government management and protection, leaving an abundance of space for both humans and wildlife to roam. This ensures that our stunning scenic corridors and wildlife migration patterns will remain protected.

Yellowstone, the first established national park, is only 57 miles from Jackson Hole with a portion of the park in Teton County. Within Yellowstone’s 2.2 million acres, visitors have unparalleled opportunities to observe wildlife in an intact ecosystem, explore geothermal areas that contain about half the world’s active geysers, and view geologic wonders like the Grand Canyon of the Yellowstone River.

Over 240 local non-profit organizations help the Jackson community thrive. And, one of the most innovative fundraisers in the nation, Old Bill’s Fun Run, is also one of the most successful. In 2022, this event raised $20 million dollars from over 4,158 donors. Old Bill’s has brought an astounding $208 million philanthropic dollars to our community from it’s inception. These funds are busy feeding the hungry, supporting the sick and elderly, teaching kids to read, protecting wildlife, building affordable housing, enriching our lives through the arts and touching the lives of everyone in Teton County.

Jackson Hole Provides an Unparalleled Recreational Lifestyle

The premiere ski resort in the region is Jackson Hole Mountain Resort. It is located in Teton Village, just 12 miles northwest of town. Jackson Hole Mountain Resort offers 2,500 acres of the best skiing and riding in North America.

In town, Snow King, also referred to as “town hill” is Jackson’s original 1936 ski hill, and the first ski area in Wyoming. Skiing and hiking and mountain bike trails are offered all over the mountain. Just over the Tetons yet still in Wyoming is Grand Targhee Ski Resort. It is a mere 8 miles from “the Grand” in the Teton Range and offers some of the best powder skiing in the United States.

There are a number of world-renowned golf courses in the region, The oldest course in the area is the Jackson Hole Golf & Tennis Club which was designed by Robert Trent Jones, Jr. and opened in 1963. The longest course is The Club At 3 Creek, which is 7,640 yards. Teton Pines features a newly renovated Arnold Palmer Signature Golf Course and right at the base of Jackson Hole Mountain Resort is the Shooting Star Course. The Snake River Canyon is home to Snake River Sporting Club, a Tom Weiskopf design, and just over Teton Pass is Bronze Buffalo Sporting Club at Teton Springs, which both offer excellent courses.

For fly fishing, one can float the mighty Snake River enjoying some of the most scenic views in the United States or hike to a remote clear stream in the nearby mountains. Every September in Jackson Hole, forty teams compete in the famous “One Fly” event for the most quantity and length of fish caught. This event benefits the Snake River Fund and Trout Unlimited.

From wild game to small plate ethnic cuisine Jackson is a cornucopia of gastronomical experiences and unique restaurants. Boutique atmospheres that emphasize a dining experience are abundant throughout downtown Jackson. The deep roots of Wyoming’s agriculture and ranching history filter through the dishes with ingredients from local farms, dishes that champion elk, and include elusive foraged ingredients like morels and huckleberries.

Wyoming Has Ownership Advantages

• No tax on real estate sales.

• No state income tax. Personal and corporate incomes are not taxed by the state, so you have more disposable income.

• Dynasty trusts. Using a Wyoming dynasty trust, you can shield your real estate from federal estate taxes for up to 1,000 years for the benefit of your family or other beneficiaries. Your real estate can be transferred into a limited liability company or family partnership and then into a dynasty trust. Therefore, multiple generations can enjoy the property, without paying estate taxes or worse, having to sell it to pay the taxes. You must administer the trust within the state of Wyoming.

• Out of state retirement is not taxed. People who use Wyoming as a second home may have retirement income from other states where they live. If the participant is a Wyoming resident when they take that income, then the original state cannot tax that income as well.

• No state gift tax. Those who own real estate in Wyoming can ‘gift’ it to their heirs without paying state gift taxes.

• No inheritance or estate tax. Inheritance taxes are not assessed in Wyoming. Wyoming repealed its estate tax as of January 1, 2005.

• Low property taxes. Compared to other states, Wyoming has very low property taxes. The taxes that you do pay here are based on the assessed value of the property.

• No excise taxes. Whether you fill up your car with gas or buy groceries, you won’t be charged any excise taxes in Wyoming.

• No tax on mineral ownership. Many states charge owners a tax on their mineral ownership, but Wyoming does not.

• No intangible taxes. Bonds and stocks aren’t taxed in Wyoming.

TOWN OF JACKSON

Considered the heart of Jackson Hole, the Town of Jackson is a vibrant place to live. With a plethora of restaurants, art galleries, theaters, outdoor markets and nightlife, there is something for everyone’s interest. Here you will fnd all types of real estate from historic single family homes on town lots, to modern condominiums and town homes as well as interesting commercial opportunities.

JACKSON HOLE MOUNTAIN RESORT

Directly at the base of the Teton Mountain Range, Jackson Hole Mountain Resort is tucked in the area known as Teton Village. Residences here have the closest proximity to skiing, with many ofering ski-in ski-out convenience. Located in the resort district, there are a number of old and newer single family homes as well as condominiums and town homes. There are also condo-hotel and fractional options as well as re-development opportunities.

NORTH OF JACKSON

Heading north from the town of Jackson sends you closer to spectacular Grand Teton National Park. Many residents here are up close and in-person with the Teton Range. The Snake River meanders through this region as it’s headwaters lie in the heart of the Greater Yellowstone Ecosystem. Real estate options in this region are mostly larger acreage, small compound, or single family on larger lots. There are a few subdivisions and a small number of condominiums near the resorts in this region. Views are wide open and protected.

SOUTH OF JACKSON

Headed south, close to town, you will fnd several well established subdivisions, primarily with single family homes on varying lot sizes. Toward the Snake River, large acreages with estate homes ofer privacy and views. 3Creek Resort and the Snake River Sporting Club are located in this region. Further south on the Snake River is a fy-fshing and rafting mecca.

WEST OF JACKSON

This area includes the little mountain town of Wilson, located at the base of Teton Pass and on the west side of the Snake River. In-town living in Wilson is primarily single family homes on town lots. Larger estates dot the areas both north and south of Wilson, some with creek or river access and nearly all with incredible views. Although Wilson has it’s own “downtown” the town of Jackson is just a few miles away.
