UK rents set to sky-rocket because of Osborne’s tax grab Landlords across the UK have already started to increase rents for current tenants as a consequence of George Osborne’s attack on the private rental sector (contained in Clause 24 of the Finance Bill). In addition to tenants and private landlords suffering, the policy also had an extremely negative effect on construction levels, which fell drastically over the same period.
that this is also a discriminatory attack on the poorest in society? From now on, tenants who can pay the highest rents will be favoured as landlords will have to increase rents to the maximum (some commentators think landlords can’t do that; well they did in Ireland).
So when George Osborne announced this astonishing attack on landlords in July, we can only assume that neither he nor his advisers were aware that this same economic experiment had failed abysmally just across the water only a few years earlier.
Don’t these alleged champions of the poorest in society realise that the low-paid and tenants on housing benefit will suffer the most? Because of the limits on what they can afford, these will be the first to be evicted and placed in temporary accommodation at greater cost, both in financial and human terms.
A question remaining unanswered is therefore whether Clause 24 was a planned policy which the Conservatives kept secret from the electorate in order to trick landlords into voting for them OR was it dreamt up in a matter of weeks directly after the election.
Incredibly, the report by the Office for Budget Responsibility, which accompanied the Summer Budget took no account of tenants as an impacted group and also stated the policy was ‘not expected to have a significant impact on either house prices or rent levels…’
George Osborne was either deceitful or capricious. What is very clear, however, is that it is extremely illthought-out, or as the Director of the Institute of Fiscal Studies, Paul Johnson, said: ‘plain wrong.’
This is a preposterous statement.
The fact is that this ‘Alice in Wonderland tax’ is going to force hundreds of thousands of landlords to pass the tax on to their tenants where possible by increasing rents, just as happened in Ireland. And when rents can’t be increased to a level which still makes the business viable, landlords will be forced to evict and sell. In the meantime, the Government and Opposition continue to ignore the messages from landlords at Property118 and from other national landlord organisations, who have pointed out these inevitably disastrous consequences. Labour is providing no effective opposition, believing that if they attack landlords they support tenants. This has been illustrated in the approach of various Labour politicians, including the Labour MP, Siohain MacDonagh. It would appear that the parties are vying with each other to see who can be the most anti-landlord. A strange consensus seems to have arisen across all political parties and even in housing charities like Shelter, that potential first-time-buyers are the only group now to be valued or protected and again, they think that by attacking landlords they support first-time-buyers. Do they not realise that rent hikes (an inevitable effect of Clause 24) will make it more difficult for first-time-buyers to save for a deposit, just as happened in Ireland?
So my questions for the British Government are: Why would the effect of this policy be any different to the effect it had in Ireland? How does the Government expect rents not to increase while at the same time it is imposing a massive tax burden on landlords? It’s mad; it makes no sense and the logical consequence will be an exponential increase in rents. The experiment was short-lived in Ireland; but not before significant damage was done to the private rental sector. We ask that the UK Government stop and think and reverse this decision before it is too late. And a word of warning for George Osborne and Jeremy Corbyn for that matter: Don’t think you can simply introduce rent caps and force landlords into selling and/or bankruptcy if they start increasing rents to cover this outrageous tax change. Apart from the fact that, in the words of Assar Lindbeck, a Swedish economist and socialist: ‘….rent control appears to be the most efficient technique presently known to destroy a city—except for bombing,’ we will also take the Government to the European courts just as the Czech and Slovakian landlords did when their governments tried to introduce rent caps – and, like them, we will win.
As landlords, we are aware that very few people care about this discriminatory attack on us (the media and various groups have successfully demonised landlords for years now); however, can they not see

Celebrate The Mount’s spectacular views
W
e’re returning The Mount in Fleetwood to its original landscape and want you to help celebrate the views from the top.
The seaward side of the Grade II registered gardens is being restored to its 19th century design, starting with the return of the cast iron railings that topped the esplanade wall. Specially made to replicate the ornamental pattern of the original Victorian design, the first of the new railings have been installed and work will soon start to repair the pathways, edgings and surfaces. We’ll also be restoring the shelters and adding heritage benches. Designed by the eminent architect Decimus Burton in the 1800s, The Mount was the original centre point of Fleetwood with the streets of the town radiating out from it. The essence of the design was and remains the views. It was built on an extensive rabbit warren with the ground rising to a high point at the centre, providing the opportunity to see far and wide over the town and across Morecambe Bay. 24

Fleetwood’s most prestigious hotel, the North Euston is gearing up for an Easter anniversary year. Opened in 1841 the building has a long and varied history after being designed by noted architect Decimus Burton. On Friday March 25th the hotel is to be officially ‘re-opened’ at 2pm in a ceremony involving the Mayor and Mayoress, Fleetwood Old Boys Band and the Warblers on T’Wyre. Events are taking place over the course of the Easter weekend and exhibitions in the hotel outlining its varied history. Over the weekend there will be various acts performing at the North Euston, a vintage fashion show on Saturday 26th, tours of the hotel cellars, a vintage craft fair and on Easter Monday a Classic Car show and a George Formby Tribute.
The hotel is particularly interested in obtaining any photographs or items of Fleetwood/hotel history which could be used as part of the exhibition. On the 25th from 2.30pm the hotel will be offering a cream tea in the ballroom at £5.00 per person with all profits being donated to Trinity Hospice.
