Celebrating Those Important People in our Lives

T

here are those people in our lives we couldn’t live without; those who love us, support us, and help us overcome obstacles we face—especially the past two years when everyone’s world was turned upside down. As our everyday lives are filled with obligations, we may not always remember to take the time to reach out to—and thank—those we hold dear to us, and share a simple, heartfelt “I love you.” For many, Mom may be the first person to come to mind. This is the woman who nurtured us, showing unconditional love. She read to us, bandaged and kissed our scrapes, tucked us in at night, and remained a constant in our lives from day one. For some, it may have been another woman in their lives who filled this role, whether it be a grandmother, an aunt or a dear family friend. Mother’s Day is a day to not just celebrate mothers but those women who served and sacrificed to fulfill our needs and took great care in seeing us to adulthood—though their love never waivers as our lives continue and we create families of our own.

@253Lifestyle Connect with us 253 LIFESTYLE MAGAZINE may/june 2022

We follow up celebrating Mom with a celebration and acknowledgment of our fathers; those strong male role models who continually support us, praise us, teach us, while complementing their partner in raising independent, selfsufficient, honorable adults. Whether it was Dad, Grandad or Uncle who filled this role, or that coach or teacher who holds a significant place in your life, a kind gesture and sharing of your gratefulness means more to these men than you can ever know. A sincere thank you to all of those men and women who continue to show up every day to help raise caring, compassionate children who will one day lead our communities—and our country. And may we not forget to remember and honor those who fought to create a better life, and world, for us all, this Memorial Day.

Patio vs. Deck

When daydreaming about your new and improved outdoor space that both enhances your day-

to-day living environment while adding value to your home, what comes to mind? Are you hosting friends and family around a fire pit in your backyard under a starry sky, or are you sitting comfortably in a rocking chair or in a hot tub in a semi-enclosed space (away from the elements), surrounded by elevated wood platforms, stairs, railings, a grill and an awning or add-on roof overhead? If you find yourself dreaming more about the former, you might want to invest in building yourself a patio. If you’re dreaming about the latter for your space and aren’t afraid to invest your time and hard-earned cash into your build, a deck might be for you. When contemplating this important question, one must first think about cost versus value of the build, along with the time and effort your build might take. A typical deck under 200 square feet can average between $3,000 and $14,000 depending on the complexity of the design. There is a 76 percent return on investment for a wooden deck on average, higher than all indoor home renovations. On the other hand, a typical patio build is often much less expensive but adds value to your home. A patio can also get more complicated and expensive depending on how level the ground is where you want to build. So, still not sure if you would rather build a deck or patio? The following list of pros and cons for both types of projects may help you to decide: The pros of adding a deck: • Decks are popular outdoor living spaces for homeowners who enjoy hosting, grilling and relaxing. Building a deck can add a higher resale value to your home. Financially, they can be a great investment and will boost property value. • A deck is ideal for building on flat or uneven terrain. They can be installed on most types of land and can add stability to your home. • A deck is easily customizable and is comfortable in the heat, with awnings and other shading opportunities protecting you from the elements. 12

think ... cost vs. value • Since most decks are built higher off the ground, a deck offers up the the possibility of adding better views from your home.

• You can keep some items up and away from wildlife by placing them on the deck. Cons to building a deck: • A deck, depending on the type and weight of material used, often requires more maintenance. Traditional decks are made of wood, and they are usually heavy. Decks can also be made from composite materials, which require less maintenance than wood decks. • A deck built without a solid foundation can become unstable over time. If a deck built by the previous owner of your home wasn’t properly maintained, the wood may have rotted, nails may be exposed and joints may be loose. • Building a deck can be expensive. The national average cost to install a new deck is $7,696, but the typical range is $4,160 to $11,257. Professional decking companies typically charge between $15 and $35 a square foot for an average-size deck. While price depends on the types of materials used in your build, decks are usually expensive with the average cost of $30 per square foot of high-end decking material. • For every deck build, it’s important to water seal and protect your deck with different stains and sealers to keep your deck in pristine condition. Consider deck joist tape, 14

|

253 LIFESTYLE MAGAZINE may/june 2022

a clear waterproofing wood-protecting sealant, liquid rubber, coil stock (for metal), or old motor oil to protect your joists. Decks often need to be power washed, stained and weather-sealed to be protected from the elements. This will most likely need to occur every couple of years. Decks often have short lifespans, requiring a bit more tender love and care than some are willing to provide. • Homeowners may need a permit from the town or city, prior to building, with possible fees and a waiting period. This can be a simple or lengthy process depending on where you live. The pros of building a patio: • Patios are generally less expensive. Installing a patio flush to the ground can cost much less than a deck. It’s roughly $5 a square foot. Concrete is usually the least expensive option. • Patios are much more easily maintained. While you may choose to seal your patio from the elements, it’s not necessary. Concrete, pavers, marble and stone materials are extremely durable. • A quality patio build allows for flexibility in design, often allowing for more privacy. Proper landscaping can increase this privacy.

253 LIFESTYLE MAGAZINE may/june 2022

• Installing a patio typically does not require a building permit or inspection. The cons of building a patio: • Patios are not designed to be built on uneven terrain. They are better suited for flatter spaces, and the cost for creating a level foundation is very high. • There is more of a risk of patio cracking if the ground under the concrete was not properly prepared. Cracking is also likely in areas of extreme temperatures and adverse weather. • There is an easier chance of people slipping on a patio. In colder areas, ice can easily form on a patio’s surface and raise the risk of falling. Also, water on a patio can have the same effect. • When a patio is exposed to harsh weather, it can be stained by nearly every element including mud, mildew and other natural environmental factors like leaves or grass. Pristine patios require some upkeep with frequent cleaning. • Patios may require more intensive construction depending on type of land or ground movement needed, or added features like gazebos, pools or spas. Whether you decide to build a patio or deck, make sure that it’s right for you and your home. Also, make sure to take proper precautions to ensure that your build is safe. It may be a good idea to invest in property insurance to make sure you are covered in the event of an incident.

TACOMA BOAT BUILDERS BUILDING UP YOUTH

18

|

253 LIFESTYLE MAGAZINE may/june 2022

Of course, there was a lot to do before Tacoma Boat Builders was to become what it is today—a unique one-on-one mentorship program tailored for marginalized and courtinvolved youth. So, Paul turned his natural gift for bringing people together to the benefit of the program. He began to surround himself with the right people to get the job done. To help him develop the program from idea to reality, Paul reached out to Judge Tom Larkin, a Pierce County Superior Court Justice, who had connections to youth. Judge Larkin provided the people and the support to allow Paul to begin to teach youth about boating and building boats. It wasn’t soon after that the Tacoma Boat Builders had their first fundraiser. At first they were tentative to put out very many chairs. However, it soon became apparent that they would need

aul Birkey is a boatwright and business owner, and 10 years ago he was cleaning up after a community event. It was a day of pure fun. Teams were made, alliances were forged, and boats were scraped together out of various odds and ends. Then those boats were put to the test by taking them out on the water and racing them. He had loved watching the community come together. He loved how they supported each other. He thought to himself how beneficial it is to have people from various walks of life encourage each other, share ideas, and create something together. How empowering it is to have a team, to have people you know have your back. How much those around us contribute to shaping our character. How building boats, an object of functional beauty, brings people together. Once Paul started thinking, he just couldn’t stop. That original conception would eventually become Tacoma Boat Builders.

Even after bringing out all the chairs, there were several people still standing. With community support, Tacoma Boat Builders raised $34,000 for youth that day. From there the program grew. A website was put together, and the funding was poured into the program. Tacoma Boat Builders attracted a group of like-minded individuals from various walks of life. People like Dr. Shannon Shea, the executive director, who has the education and experience to bring in valued community partnership, direction, and a high-quality program. People like Chuck Graydon, who is the Tacoma Boat Builders Senior Program Facilitator (he is a boatwright and educator). There are youth advocates, social media consultants, Americorps members, shop hands, and an operations manager. Everything was coming together and growing beyond what Paul and Judge Larkin could have ever done on their own. It turns out that the founding of Tacoma Boat Builders is exactly what the Pierce County Juvenile Court System needed; an alternative to incarceration. Not only is incarceration of youth ineffective, but it comes at a high cost to the community both monetarily and socially. Especially for the families and youth caught up in the system. According to Tacoma Boat Builders, “Research shows that community-based intervention and support are more effective in reaching better outcomes, including positive changes in behavior, completion of education, and 20

IT HAS DEVELOPED INTO A PROGRAM WHERE CRAFTSMANSHIP IS THE CONDUIT THAT MENTORS USE TO CREATE POSITIVE RELATIONSHIPS, DEVELOP LIFE SKILLS

AND CREATE CONFIDENCE. reduced violence.” In other words, it’s not too late for our youth. They haven’t reached their end; they haven’t even finished developing. Before incarceration there are other options, better ones. Tacoma Boat Builders is one such community intervention that builds and invests, literally and figuratively. As the court system and community continues to change its approach to incarcerating youth, Tacoma Boat Builders has continued to evolve. Now they are not just an alternative to incarceration but are a part of a larger effort to disrupt the school-to-prison pipeline. Today Tacoma Boat Builders has 15 mentors, has served over 850 youth, and volunteers put in 5,552 hours in 2021. It has developed into a program where craftsmanship is the conduit that mentors use to create positive relationships, develop life skills and create confidence. “The program gives youth the experience of working with a mentor that will not let them down. A person who will show them what it’s like to trust someone, and to learn that they can trust other people too. Not just us,” says Paul. Tacoma Boat Builders shows youth that it’s not just them against the world. The program has grown beyond Paul’s original concept, but he is still very much involved. He works alongside the young people as a volunteer mentorcraftsman every week. He most recently helped a young man build a skateboard. A skateboard is obviously not a boat. However, by building a skateboard Paul met the youth where they were at. Which is just one of the many ways that Tacoma Boat Builders sees each youth individually, going beyond building boats. Tacoma Boat Builders are enriching lives, building positive foundations for successful futures (along with solid builds), and encouraging positive change.

As this year’s boating and fishing season begins, we will once again come together as a community to support each other. We will celebrate the history of the fisherman, a history that goes back to the original Salish and Puyallup people. We will wave goodbye to our friends as they get into their boats for the fishing season. We celebrate and we relish in the time that we have with each other and look forward to the time that we will be together again. We will dwell on our rich history of inclusion and support. We will remember that we know what it’s like to build from the ground up; we understand that nothing can be done alone. This kind of community support is just like Tacoma—that lives up to its name as the city of “destiny.” The place where the community supports its people to live with a future and a purpose. For more information on Tacoma Boat Builders, as well as how you can get involved, please see them online at TacomaBoatBuilders.org. 24

R

yan Spence has been scuba certified since he was 13 and has long loved the sea. In 2001, he began collecting vintage diving equipment. By the early 2000s, interest in Jacque Cousteau had faded into obscurity. In a bit of serendipity, Spence stumbled upon an ad for a Cousteau team sweater and a trademark red watch cap on eBay. To his surprise, he won the auction and began his collection of Cousteau artifacts— which has now morphed into the largest in the world. Q. You have one of the largest private collections of Jacques Cousteau artifacts in the world. How did that come about? A. The collection started when I found a Cousteau red hat and expedition sweater that had belonged to the former chief diver for the Cousteau Society. From there I began to network through former Cousteau team members, Cousteau collaborators—and even the Cousteau family itself. After a while I became the depository for equipment, photographs, documents, and other ephemera relating to Cousteau history. The experience has taken me around the world. I have had the opportunity to work with so many amazing people and collaborate with world-renowned institutions like the Cousteau Society, The Oceanographic Institute of Monaco, and The National Maritime Museum. Q. Many of our readers grew up learning about the ocean watching “The Undersea World of Jacques Cousteau.” Any way to share that experience with our children? A. As the result of writing articles and exhibiting Cousteau equipment around the world, I have had the opportunity to work on two feature films about Cousteau, and I was featured on the Travel Channel’s series “Mysteries at the Museum.” The most recent project is the National Geographic documentary, “Becoming Cousteau,” which is streaming on Disney+. I also worked on the French biopic “Le Odyssee.” For this film I fabricated and restored a range of diving equipment used during the underwater scenes. The underwater scenes were filmed on location in South Africa, Croatia, the Bahamas, and Antarctica. Q. What is your favorite exhibit you have worked on for the Foss Waterway Seaport? A. One of my favorite exhibits at the Seaport is the one I curate featuring Cousteau’s adventures in Tacoma and the waters of Puget Sound. Cousteau’s ship Calypso was built in Ballard, Washington, and he filmed Giant Pacific Octopus off Tacoma during the sea trials of his second ship Alcyone. Alcyone is a hybrid wind ship that would travel the world as a partner to Calypso. A few of the highlights of the exhibit

are Jacques Cousteau’s personal wetsuit and diving tanks featured in his Academy awardwinning film “The Silent World.” In addition to learning about Cousteau, you can experience the evolution of diving equipment and see a set of scuba tanks owned by author and adventurer Ernest Hemmingway. Q. Can you share with our readers your support for the local community and business development with Fifth Floor Tacoma and Spaceworks? A. Fifth Floor Tacoma is a design and fabrication facility I operate. In addition to my production space and private skatepark, we have co-production spaces focused on incubating like-minded businesses. Fifth Floor Tacoma also houses a full-service photo studio focused on servicing local and national brands. Our resident photographers have worked with ETC Tacoma, True Golf Shoes, Richlite/ Skatelite, Abercrombie Kids, King Ranch, Brooks Running, Microsoft, Disney, and a host of other clients. I have been on the Steering Committee for Spaceworks Tacoma since 2012. I am proud to support the work Spaceworks does incubating and developing entrepreneurs, artists, and the creative economy here in Tacoma. It is important that we create and support diverse opportunities for all members of Tacoma. As Tacoma grows, we need to elevate the people and businesses who made and continue to make Tacoma great and ensure that they are equipped to adapt and be competitive on the highest levels.

Q. You build and design skateboard ramps. What role does skateboarding play in your life? A. Skateboarding has always been more than a physical activity for me. Skateboarding is the conduit through which I learned to design and build and participate in community building and advocacy. I started building ramps and making skateboards at the age of 10. I received my first building permit for my backyard ramp at age 12. I have been actively engaged in advocating for public skateparks for over 20 years. For the last 15 years I have focused on the development and execution of a comprehensive skatepark master plan in partnership with Metro Parks Tacoma. During my years at the University of Puget Sound I designed and built their indoor climbing facility, the Pizza Cellar Restaurant, and participated in the University’s long range plan for facility development. The climbing facility at Puget Sound launched my career in the climbing industry that continues today. I designed indoor climbing facilities for 20 years, and I continue to design climbing holds that are distributed worldwide by e-Grips and Trango. Locally I designed and built Climb Tacoma, The Cirque Climbing Gym in Lacey, and multiple Vertical World Gyms around the region. After retirement from building climbing gyms full time, I pursued a wide range of opportunities in the skateboard industry and focused on freelance product design, development and fabrication. may/june 2022 253 LIFESTYLE MAGAZINE

hat is barre? If you’ve been curious about the popular workout class that so many credit for their toned muscles, strong core and impressive posture, here’s everything you need to know to feel confident incorporating barre into your fitness routine this summer. Barre-based workouts have gained widespread popularity in studios and gyms across the nation in recent years. Barre has earned a reputation for helping participants achieve impressive results through lowimpact (think less stress on the body and joints), targeted movements. Although often performed in a studio (popular studio franchises include Pure Barre, Bar Method, and Barre3, while locally owned barre studios are just as prevalent), barre can even be adopted at home with the right setup and equipment. Combining elements of yoga, aerobics, Pilates, and yes, ballet, barre workouts are designed to serve all fitness levels and promote a long list of health benefits. The format of a barre class will vary by studio but will typically incorporate a sequence designed to strengthen and sculpt the entire body while enhancing core strength, balance and flexibility. High-repetition exercises and isometric holds are used to work each muscle group to fatigue before moving on to the next group. As more and more fitness studios become entirely dedicated to delivering barre-based workouts, it’s time to dive deeper into what makes these workouts so popular. Barre classes are centered around the balance itself but utilize a selection of additional equipment, including mats, exercise balls, resistance bands and light hand weights. It is not a ballet or dance class—it is designed to accommodate a wide range of athletic backgrounds and all levels of experience. Barre takes a unique approach to strength work that not many other fitness routines can achieve: Bursts of intense movement are alternated with small, muscle-targeting pulses and effective dynamic stretches. Like most fitness classes, barre can help its participants maintain a healthy weight and rebuild or maintain strength. What sets barre apart are its small, targeted, repetitive movements designed to achieve noticeable results in less time. Each barre workout requires the simultaneous use of multiple muscle groups and the engagement of the core. The ultra-targeted format of barre workouts often takes participants to the point of feeling a muscular “shake”—the sign that the muscles are working to fatigue. Here are some of the top health benefits associated with incorporating barre into your fitness routine: Enhanced strength - Barre workouts use a combination of light equipment and body weight exercises to bring the element of resistance training within each class. It’s

Enhanced Flexibility not uncommon for classes to include push-ups, squats and lunges— bodyweight exercises known to enhance muscle definition and promote healthy muscle endurance.

socks are grippy on the bottom, creating a necessary traction and antislip support throughout the class. Barre studios will typically sell sticky socks or offer a trial pair to use during class, if needed.

Enhanced flexibility - The movements performed within a barre workout can help improve flexibility and range of motion, particularly around the joints.

If you’re looking to try barre at home, apps and online programs like Pure Barre GO and Peloton offer easy-to-follow video content on demand, so you can barre whenever it best fits your schedule.

Improved balance and focus - Balance, focus and posture are all enhanced by the small movements within the barre format that require paying close attention to form.

A balance bar itself isn’t required—just find something that offers a similar level of support within your home, like a sturdy chair, rail or ledge. Grab an exercise mat and a pair of light weights or resistance bands, and you’ll be set!

Sculpting and toning - Looking to sculpt lean muscle? Exercises performed at the barre can effectively target specific muscle groups, including the muscles that are harder to target in other forms of fitness, within the core, glutes, triceps and shoulders. Ready to sign up for your first in-studio barre class? Many studios will offer an introductory Foundations class, specifically designed to support beginners in getting a feel for the class structure. Check with your local studio to ask about their options for beginners. Pure Barre, for example, offers a free Foundations class to every firsttimer. The Foundations class provides a clear breakdown of form and terminology in a smaller class setting, allowing the instructor to provide more personalized assistance. For your first class in a studio, you’ll simply need comfortable workout attire and a pair of sticky socks (and a water bottle, of course). Sticky 34

In whatever setting you choose, keep in mind that barre is a unique workout that will take time to get used to. Barre’s small, precise movements, commonly cued as “pulses” and core-controlled “tucks,” may not come easily during the first class or two. Don’t get discouraged—the terminology and the form will become more familiar with every class! If you’re looking for a workout that can help build strength, improve your posture and flexibility, strengthen the core, or simply add variety to your fitness routine, it’s time to give barre a try. Its low-impact, adaptable structure makes it an excellent option for all ages and fitness levels. It has even been recommended for prenatal and postnatal women. As an added bonus, barre doesn’t often leave its participants dripping in sweat, so you can easily squeeze it in before work, during a lunch break, or on your way to happy hour!

“I’m not depressed, I just feel like I’m hitting a wall.” If you have been feeling any of these things, guess what? You aren’t alone. Many people are experiencing these feelings right now, and a simple perception shift can change everything. This listless feeling is an uncomfortable catalyst, bringing forth the wonder that is you! It’s causing you to ask the question, “Why am I feeling like this?” When you ask that question, your second bloom begins. Listlessness is your sign that purpose would like a refresh, and it’s time to begin looking at how you want to express your purpose now. As life has changes, we change or transition. Our life journey requires a periodic reflection and change of course, no matter how slight it may be. You have never been without your purpose. Look at everything you have ever loved doing in your life and, in some way, your purpose has been that mark you put on everything you do.

It has always been there, you just didn’t realize that purpose isn’t what you do (a job). Purpose is who you are, and therefore you cannot ever be separated from it! Purpose is your outward expression of what your care about and put into everything you touch. Often times, we run from feelings of discomfort. When we feel anxiety, anxiousness, sad, angry or discouraged, we begin our descent into telling ourselves something is seriously wrong with our life because we “shouldn’t” feel that way. There’s that “should” word again. Should, a word that steals your power. We all are meant to feel the vastness of every emotion, and sometimes we need to be a little uncomfortable or sad. Sometimes the situation calls for it. We won’t stay there forever. It’s a divine communication to look at what will change the way we feel and then begin to work in that direction. Just like a pain in the body lets us know something may be wrong, a pain in our emotions lets us know we need to take a closer look at our purpose, see what has transitioned and begin adapting our Being to that change for our higher good! You aren’t wilting! You are BLOOMING!

entral Washington and South Grant County’s best kept secret; a vast sweep of water, hills and sky.

Welcome to the rule village of Desert Aire—a 3,200-acre planned community nestled along the eastern bank of the Columbia River, just 20 miles south of I-90. Home to full-time residents, recreational enthusiasts, and visitors from all around the state, country and world, Desert Aire’s location in the rain shadow of the Cascade and Umtanum Mountains boasts over 300 days of sunshine and some of the state’s hottest temperatures. Public play on Desert Aire’s three star-rated 18-hole golf course and tennis/pickleball courts is welcome. Boaters, skiers, fishing and hunting enthusiasts are attracted to the 8,000-acre water playground reservoir created between the Wanapum and Priest Rapids hydroelectric dams. Camping and river access at the marina with the 3.1mile walking trail are part of the Priest Rapids recreational area. Desert Aire’s RV Resort accommodates the largest units year-round, with full hookups. “Stay and play” packages available. The development also features a 3,600-foot public air strip with private taxi ways for private airport lots. Driving to Desert Aire includes seeing more than 5,000 acres of vineyards on the Wahluke Slope. Tasting rooms are in abundance, as the region currently produces about 25 percent of the total grapes grown in the state, and outside processing and bottling has helped local wineries produce 11 percent of Washington’s wine production. If you are looking for a new investment opportunity, Rick Moore, owner and Broker for Rick Moore Homes Inc., is eager to assist you.

“I was born to work in real estate,” shares Rick. “With two generations of realtors in my family before me, I continue my family’s legacy of helping people fulfill the American dream of finding the perfect home and investing in their futures through real estate.” This brings us back to Desert Aire. Rick acquired his first property here in 2004, the decision to purchase based on his extensive research of the area and the desert appeal. After purchasing his first home in Desert Aire, he began selling property there. To date, he has sold 122 homes in this development. Currently, Rick is excited to share a prime piece of commercial real estate available for purchase at Desert Aire. “The original developer created this property as a Phase 2 Commercial Expansion without Desert Aire HOA restrictions,” he shares. “With G-C jurisdiction between 35- and 45-foot height, this property could have commanding views of the Columbia River and the airport. Lots of the designs were initiated to move forward on a hotel mixed-use condo retail concept. Done right, it’s a game-changer for Desert Aire.” The property, located at 21 Desert Aire Drive SW in Mattawa, Washington, is being offered at the price of $1,450,000. With a lot size just shy of 14.5 acres adjacent to the Desert Aire Resort, with 1,640 linear feet of highway frontage, the property has multiple commercial uses, from mixed-use retail or condo/mixed-use retail to high-end restaurant, hotel, mini storage, car wash, and many more uses under the rural commercial village zoning. “This will be a game-changer for the new commercial improvements that will attract a higher-end demographic,” Rick shares. Looking for property to build your dream home? The Beverly Waterfront Property is on the market! Located at 16154 Highway 243, Lot 2, in Beverly, Washington, walk the 12.4-acre property and explore a vision of tranquility offering acreage, spectacular views, and the best fishing in the area. The Beverly estate features an overall flat area with a building site that perches on a high point for incredible views of the water and mountains, and gently slopes down to a zero bank. “We have a builder with plans, and we can do a custom home land package as well,” adds Rick. It has been listed at $500,000.

nyone who has grown up in a special place has quickly come to realize it’s harder and harder to keep a secret these days. The past two years have greatly accelerated many families’ and retirees’ desire to live somewhere with a slower pace of life, and they’ve definitely zeroed in on the communities in the South Sound. While the scenery and recreational opportunities have always driven people to the South Sound, a new swath of residents are moving in due to many other factors. These include purchasing a retirement or vacation home, or real estate investment, and families leaving larger markets because of personal politics or the global pandemic’s impact on the workforce, with many salaried workers now able to work from home. The ability to make major market income while residing in a somewhat more affordable area like the South Sound, where the cost of living is lower, has hugely impacted the local real estate market. With already low inventory and low interest rates, the market has become extremely competitive. “I believe heading into summer, the trends we’ve experienced in the strong sellers market will continue with a majority of homes receiving multiple offers in the first week, and many will sell over list price,” said Jennie Wetter, Owner/Broker at Infinity Real Estate. “It’s challenging and frustrating for buyers having to waive contingencies and agree to pay over appraised values to be successful.” While some people thrive on quick decisions, others have decided to wait out the hectic market before buying or selling. This has created very low inventory, but there are signs that could be changing in the near future. The Federal Reserve raised interest rates by .25 percent in March and will likely add another rate hike or two before the year is out. The move is meant to help curb inflation but will also drive up rates on loans, including mortgages. If mortgage rates continue to creep up as forecasted, home prices will eventually stabilize, and more people might look at getting into the market. “Buyers continue to move out of the city and metro market because they have more buying power. They can buy larger homes, on larger lots, oftentimes with views or waterfront, for the same price as the homes they sold in the metro markets,” explained Linda Helm, Managing Broker at Windermere Professional Partners. “The most important thing for many

buyers is space, both interior and land, and a strong internet connection so they can work from home.” Being prepared in this market is a step echoed by seasoned Realtors all throughout the South Sound. With homes selling within a week of listing and multiple offers coming in, buyers need to be ready to be pre-approved, willing to go over asking price, and possibly wave inspections or pay closing costs. Sellers might be wowed at what their current home is worth, but you will still want to maximize your home’s value. While major updates aren’t currently needed in order to sell, a few simple steps can help to maximize your home’s appeal to potential buyers. “We’re in a time where a house that doesn’t sell in the first couple of weeks on market is deemed to ‘have something wrong with it.’ As such, sellers get one shot to create a ‘wow factor’ first impression online and for in-person visits,” said Wetter.

Helm recommends her clients look through the eyes of the potential buyers and make their home as turnkey as possible. “With the shortage of labor and supplies, we help our clients make any necessary repairs or updates so that their home appeals to the largest number of buyers,” she added. When staging a house, two of the most popular features continue to be a beautiful kitchen and a comfortable master bedroom. As one would expect with the remote worker migration, a space for a home office is also tops on many buyers’ priority list. “Homes with land and privacy are coveted. It’s getting harder to find quiet locations due to all the growth in the area, making places without any traffic noise extremely popular,” said Wetter. When it comes to out-of-town buyers or retirees, new construction, move-in ready, and large lots with water views top many priorities. Older buyers are also looking for low maintenance and a home that is easy to navigate. “One other key feature that puts a home at the top

THE SOUTH SOUND IS CLEARLY IN A BOOM

of these buyers’ list is a primary bedroom on the main floor,” explained Helm.

While the thought of selling and finding something you can afford in the local market might seem daunting, it never hurts to contact a professional to assess your situation and provide meaningful advice. This includes lenders, appraisers, real estate agents, insurance companies, home inspectors, property managers and title companies. Each location is unique, and you’ll be relying on local experts to guide you through the process. Although prices seem high for buying homes, your home sale will also likely be higher than it once was. If you put the equity back into your new home, combined with favorable interest rates, buying and selling in this market may not be as challenging as you think. There are numerous factors that can greatly affect a housing market. The South Sound is clearly in a boom, but as we’ve learned in recent times, the boom eventually comes to an end. If you are a current homeowner, you have equity— and likely more buying power than you think. For those looking to make a move or find their first home, it might be a struggle, but being prepared and flexible might just be the ticket to finding your place to call home.

Hard-boiled eggs are boiled long enough for the yolk to solidify. These eggs are the basis for many dishes, such as egg salad, Cobb salad and Scotch eggs, and may be further prepared as deviled eggs.

Soft-boiled eggs may leave the yolk, and sometimes the white, at least partially liquid and raw. These eggs are commonly served in egg cups, where the top of the egg is cut off with a knife. Eat it straight from the shell with some buttered toast for dipping! may/june 2022 253 LIFESTYLE MAGAZINE

PORT TOWNSEND

Take a step back in time with a visit to Port Townsend, Washington, one of only three Victorian Seaports on the National Register of Historic Places. The town’s two historic districts are filled with Victorian-era public buildings, businesses and homes. A stroll through the downtown Waterfront District and the residential area on the bluff will have you enthralled with the architectural details of this vibrant port city. Beginning in the spring and lasting through the fall, you will find a variety of festivals and events that celebrate the town’s heritage. From a Victorian Heritage Festival to the annual Wooden Boat Festival, there is something for everyone. The flourishing arts community includes local artists, musicians and creators. You can enjoy the arts through festivals, shows and the many art galleries, or take a class at the Port Townsend School of the Arts at Fort Worden. Enjoy walking through downtown, taking in the many pieces of community art you will find tucked in around the town. Port Townsend sits on the traditional lands of the S’Klallam people who called these lands home for thousands of years. The tribe is now known as the Jamestown Band of Clallam Indians.

EAT

Port Townsend has so many great eateries, it is tough to decide where to dine. The Silverwater Café is in an historic building on Taylor Street. The owners David and Allison source their ingredients from local farmers, bakers, craft beverage makers, butchers, mushroom foragers, and those that gather the bounty from the sea. You can taste the love for the local community in their food. The fried fish with its signature dill and lemon batter gained them a loyal following from the days of their fish stand. It remains on the menu to this day. The Grand Marnier Prawns are chilled tempura shrimp drizzled with a Grand Marnier aioli and served over house-made coleslaw. The menu is extensive, and specials are offered each day. For more suggestions, check out “Enjoy Port Townsend.” You’ll find recommended itineraries for foodies and lovers of wine, beer and cider. The full day Farm to Table itinerary will take you out to visit farms then return to Port Townsend to visit eateries specializing in farm-to-table and scratch-made meals. STAY

For a true authentic Victorian experience, book your stay at the Old Consulate Inn, which is a stunning National Historic Landmark. Innkeeper Cindy Madsen calls it an adult retreat. From the minute you walk through the gate into the colorful garden surrounding the inn, you will feel the tranquility it is known for and begin to relax. There are lots of nooks and crannies both indoors and outdoors to curl up with a good book. If you have ever wanted to stay in a Victorian tower that many of these older homes have, then book the “Top of the World” suite. It is a quirky room with lots of angles that has been featured in national magazines. The views through five curved-glass windows in the turret sitting room of the Puget Sound and the Olympic Mountains are spectacular. Soak in a claw-footed tub and in the morning enjoy a three-course gourmet breakfast. THE OLD CONSULATE INN OldConsulate.com

A stroll through the downtown Waterfront District and the residential area on the bluff will have you enthralled with the architectural details of this vibrant port city.

DO

A must-do is to visit the Northwest Maritime Center and take a boating or building class. There are such a variety of courses available. Kids will love the boat building class where in the morning they build a model sailboat and then launch it in the afternoon. Adults can make their own standup paddle board among the many options. You can also just enjoy the community space. Grab a coffee from Velocity and stroll out on the dock for views of Port Townsend or watch the kids play on the mini playground. Walk through downtown beginning at the Jefferson Museum of Art and History to learn more about the area. Make sure to pick up the ĉiĉmәhán trail route map, which is a walking, cycling or driving route through Port Townsend that shares the history of 19th century European settlers and the S’Klallam leader they called Chetzemoka. As you walk through town, keep an eye out for the signature red signs. Also look for other historical signs. Each one has QR codes you can scan with your phone for more information. Just outside of town is Fort Worden State Historical Park, which is jammed full of activities. There are multiple museums and the Port Townsend Marine Science Center. There are miles of trails that meander through forests and past military bunkers. Connect to the arts with an onsite theater or just stroll the beaches. The fort is a much beloved historical treasure. NORTHWEST MARITIME CENTER NWMaritime.org JEFFERSON MUSEUM OF ART AND HISTORY JCHSMuseum.org FORT WORDEN STATE HISTORICAL PARK FortWorden.org
