A

few weeks ago a little tabby kitten took refuge under the nuclear containerised cottage that houses our radio studio on the boundary of the Mica Nursery at the Lifestyle Centre in Ballito.

At first we were hardly aware of its presence as it was very wary and untrusting of people. But as it became accustomed to the environment it became a little bolder and our studio controller, Mvelo Zulu took quite a shine to it. It was he who named it “Puppy”, having erroneously called it that when it first arrived on the scene, and the name stuck. Puppy quickly became quite an attraction. Kittens are cute and Puppy, being an orphan and vulnerable, tugged at the heartstrings of shoppers passing by, many of whom tried unsuccessfully to catch him. There is a small population of feral cats that live in the nursery but they have all been neutered or spayed so we suspect that Puppy was an unwanted pet who had been abandoned and quickly gone feral to survive. There are lovely people in our community who take it upon themselves to manage the feral cat population because they play an important role in the built environment. Their conviction

Puppy is that rather than removing and euthanizing feral cats, they should be sterilised, vaccinated and fed. In return, these resident cats fiercely protect their turf, discouraging others from moving in and keeping the rodent pest problem under control. But Puppy wasn’t one of them. Sadly, he was earmarked for capture and euthanasia as often happens in cases like this, but by now Puppy had become quite the celebrity and we offered to pay the costs of having him neutered and vaccinated if he would be allowed to remain on the premises. On the appointed day, he was lured into a cage and removed for his lifesaving date with destiny, arriving back the next day, happy as ever, sporting a vee shaped nick in an ear to show that he had been “done”. Puppy has become a bit of a fixture at the radio studio and is quite at home sunning himself on the deck or playing

hide and seek with the ornamental grasses in the nursery behind us. There have been vague offers to give him a home, but these have not materialised so we continue to keep him fed and he continues to entertain the passing parade. Sadly our German Shepherd dogs are way too territorial to allow us to move him to the Stella Rd HQ so that’s not an option either. Yesterday our station manager, Mike, posted a little photo essay about Puppy on Facebook and it quickly went viral – people love kittens. As much as I have tried to remain neutral on the subject, not wanting to become too attached as I understand that he can be removed at any moment, I am secretly hoping that he is allowed to stay.

VER wondered about the process you should follow to establish the price you’re willing to pay for the home you wish to purchase?

In reality, you probably haven’t. You need to purchase a home, you have in the back of your mind the amount you can spend and you know the area you want to look in. So, you jump in your car and go to view houses, only to be very disappointed in the outcome. So let’s look at a technique that takes some of the sting out of the situation. 1. Your first port of call should be to contact your estate agent. The registered agents of Harcourts Dolphin Coast have all the facts and figures and can introduce you to established financial institutions and bond originators and other suppliers such as builders, home maintenance people, etc. They will take you through the whole process of market availability in various areas, deposits, transfer duty, legal fees, the transaction period, and any other contingencies you may encounter. 2. With a good idea of what expenses you are in for, it is a case of checking your budget. Perhaps it can be a cash sale. You may need to sell your current property or you might be able to afford a house with a loan, without having to sell your present home first. With your financial situation simplified, it is always an excellent idea to be pre-qualified. This gives you a head start with regards to price range. Remember, when purchasing a home you must have a definite figure which you are willing and able to pay for the home of your choice. This will also include a budget for any alterations that may be necessary. 3. Remember, too, that during transactions your wants might overpower your needs and the price may not be as negotiable as you originally thought. At this point, you will have to bring yourself back to reality and reassess the situation. Is the amount being asked relative to the neighbourhood and to the market cycle at that given period? What alterations or changes are needed and what are the costs? Compare it to other homes for sale in the area; could they be bought cheaper to allow you to spend more on making the home suit your lifestyle? 4. Your willingness and the property’s affordability are the factors that will bring you to the point of making an offer. The offer should fairly

reflect current and expected market conditions and should be reasonable. You do not want to open the door to negotiation and you do not want to insult the seller who was advised on the market price at which he has listed his home. A seller can only expect that negotiations will take place if he has insisted on listing his home at a higher than average market price. Walk away if the seller is unreasonable. 5. Your offer to purchase is an allimportant document. It states exactly how you are going to pay for the house. A large deposit with no ‘subject to’ clauses can positively impact the acceptance of a loweroffer. The usual deposit requirement is between 10% and 30% of the sale price. Thereafter, the balance of the funds may come from a savings account and/or a bond and/or the sale of another property. 6. The offer may even include requests for an inspection of the house or certain land reports. A feasible period for all this to be accomplished must be stated in the offer for consideration by the seller. This may well affect the sale, but you will be adhering to your determination to pay what you are willing and able to afford. 7. On receipt of the offer, the seller may respond with a counter offer – maybe requiring a higher amount, or stating that he is not prepared to pay for certain reports, etc. It is then up to you to assess the situation, based on the advice you receive from your real estate agent. If the counter-offer is reasonable and is still within your range, you should have no problem in agreeing to the terms.

re we as South Africans as tough as everybody out in the big world makes us out to be?

I often sit dreaming up my next adventure and, on a Friday night at the local club, I present it to my mates where it generally get shut down for some kind of safety reason. Then it’s back to the drawing board to think up a more tamed down version which takes the excitement out of the word adventure. We often see tourists on bicycles with fully laden bags touring across our country. There are also tourists on motorcycles fully laden and then, on the odd occasion, there are the few that will cross the country on foot. I have seen my fair share of wild adventurers, like in the 90’s when I came across a Masai Warrior walking along the R102 highway heading northwards with a group of people in support that I managed to talk to . They were so inspired by the plight of the Masai Warrior who had walked all the way from his village in Tanzania to Cape Town and was on his way back doing this as part of their manhood ritual that they decided to keep him company through the South African leg of his journey.

Michelle Dodds and Sarah Lawrence have always been in the gallery industry having previously been partners in their own galleries. Michelle was a partner in The Crouse Art KZN Gallery on the Berea before it closed and Sarah in a Gallery in Harare Zimbabwe before she moved to Durban. Maureen Dixon was situated in Johannesburg where she was involved with the Water Colour Society of SA, The Ivy Gallery and ran the ‘Black Like Us” initiative with Herman Mashaba owner of ‘Black Like Me” who sponsored this amazing annual event for 10 years. During the years between them they were able to give each artist a platform encouraging and teaching many artists in art business, featuring their work in galleries and removing their work from street corners. These three ladies have incorporated their intellectual capital formed The Green Gallery and have uplifted a number of artists over the last ten years. The 10th Anniversary exhibition features 10 established artists who have been supportive of The Green Gallery and whose art work adorns many homes in Natal, South Africa and Overseas. 1. In a medium sized pot bring your cream and honey to a boil. Once boiling allow to boil for 3 minutes. Continue stirring throughout. 2. Remove from the heat and add your vanilla, rose syrup and lemon juice and stir. 3. Pour into little glasses or ramekins, cover with cling wrap and chill in the fridge for 3-4 hours or otherwise overnight. 4. Roughly chop your pistachios and top your little desserts with them nuts and the pomegranate rubies.

With the onset of the Christmas holiday just around the corner, I have spoken to so many people interested in Air BNBing their homes or guest cottages and turning them into an income spinner. I spoke about some of the pros and cons in a column in January this year and have touched on some of the points here and also given you some great tips and advice from the experts in the field. The general feeling is that AIR BNBing is the way to go. It also brings new people into our area, some of whom may just decide to move here, lock stock and barrel! All you need to do if you’re interested in Air BNBing your home, is to check to see whether or not you are permitted to let your home for a short term lease, download the app, upload pics of your abode, set a price… and you’re off! Advice from Air BNB’s Chip Conley “The best hosts around the world are usually very organised, welcoming and empathetic. For instant impact he encourages potential hosts to take outstanding photos of their properties. “Listings with higher quality photos generally stand out in search results and get booked more often.” He says. Good lighting is important and you need to shoot from different corners of each room to create a full picture. Remember to include photos of things to do in the area to make the whole package more appealing. Also, be very diplomatic with reviews so they don’t come back to haunt you.

FABULOUS FAIR with FLAIR

HE countdown has started to this year’s much anticipated Christmas Country Fair. The Fair is scheduled for Wednesday 31 October and Thursday 1 November 2018 at Collisheen Estate, inland from Ballito. Times are from 9 to 5.30.

In the 66 years since its inception, the Fair has grown beyond all recognition to become one of KZN’s most successful fundraising events, organised and curated by the Christmas Fair Fund. Members of the organisation give of their time and expertise free of charge, and all the money raised is distributed to various causes on the north coast. Over 100 vendors from around the country participate annually in the Fair in the beautiful country setting of Collisheen. The magical mix of superb and uniquely creative merchandise that has become the trademark of the Fair, has earned the event the well deserved sobriquet of the ‘Fair with Flair’.

As always, the Fair promises to have something for everyone. From the famous Christmas cakes, puddings and mince pies baked by Christmas Fair Fund members, to interesting teachers’ gifts, décor items, clothes, jewellery and handcrafted Christmas decorations. A dedicated foodie area will add spice to the mix. Lunch (think healthy, plant based meals) and drinks (freshly cold pressed juices or something pink and fizzy) will be available from various vendors. In 2017 more than 3000 shoppers visited the event, contributing to a record amount raised for charities on the KZN north coast. Tickets are R60 per person per day and will be available online through Quicket or at the entrance on the day. The price includes tea or coffee and a surprise Christmas treat. In fact, if it’s your own home that you want to let out, think of it as being paid to de-clutter your home! Also take into consideration making your outdoor area super smart by sprucing up outdoor containers, planting some instant colour in the garden and shaping unsightly or overgrown trees and shrubs. THE SUZUKI DZIRE IS A WINNER DAVE CHARLES

RIGINALLY the Swift Dzire was a Swift with a boot but Suzuki has now developed the Dzire sedan as a standalone model, featuring its own styling and is perfect for the young family market.

The Suzuki Dzire is fitted with a naturally aspirated 1.2-litre petrol engine with either a 5-speed manual or an automated manual transmission that

gives it plenty of zip when you are in a hurry. Weighing in at only 890 kg, some 75 kg less than the previous Swift DZire sedan, this new Dzire carries a claimed fuel consumption of 4.9 L/100 km – just what you need to cope with rising petrol costs. The new Dzire features its own uniquely styled cabin with silver accents used extensively on the dashboard while the air vent design matches the look of the front grille. A fresh instrument cluster with a multi-information display is fitted and the DZire GL has a tachometer, additional silver accents, white illumination, rear air vents, extra 12V socket, sound system with USB and Bluetooth support, steering wheel mounted controls and electric colour-coded side mirrors. GL specification also includes a foldable rear armrest with integrated cup holders. All Dzire sedans feature manual air conditioning, front and rear electric windows, airbags, a tilt-adjustable steering column, a security alarm and immobiliser and rear child seat mounts. In terms of practicality there’s much more interior space for driver and passengers and the boot is 26% bigger than the previous Swift Dzire too. I test drove the Dzire for a week and absolutely loved it – it’s an honest, practical, comfortable and extremely capable vehicle that will never let you down, especially if you treat it right.
