BALLITO TO UMHLANGA

FROM THE EDITOR

T

HE annual Matric Rage event has come and gone and, after many years of wondering, this year I got to witness first-hand what it’s all about. There is a kind of unwritten rule that what happens to you at Rage is never mentioned again in polite society. Now I understand why.

Firstly, let me tell you that the organisation of this annual event is world class. It’s next level and way beyond anything I could have imagined. Everyone with legal access to Rage events wears an RFID tag that is used for access, transport and transactions. No cash changes hands which means there is a massively reduced security risk. But it also means that the wearer’s movements are regularly monitored and their personal information is instantly available to the organisers in the case of an emergency. There is control

over how much alcohol an individual can access through the system just in case little Johnny loses count or is tempted to go for the world record in stupidity. So, everything’s under control –

well, sort of. Transportation is a major part of the exercise because the Rage Village is out in the fields beyond Ballito and getting there and back to your residence safely is key to the viability of the event. Local taxi associations working closely with the Rage safety structures take care of the logistics and… they work! The entertainment laid on over the weeklong event is extremely good and the sound stages, all five of them, are spectacular. It’s a sound and light extravaganza that is mesmeric. Even without the help of any chemical enhancement, the atmosphere in the rage village at night is a potent brew of sound, light and possibility. Sue and I were invited to experience the action for ourselves this year and, apart from being the

oldest person on site by far, I found it all rather fascinating. Of course, we got there early when things were really just beginning on the Friday night, but already there was a fair amount of evidence that many of the young patrons in attendance had over-fortified themselves for the night ahead. Some just couldn’t contain their excitement and it had literally spewed forth in the car park and on the roadside leading to the venue. There probably wasn’t much chance of those lips getting up to anything after that but, hope reigns eternal! I was fascinated by the sight of several hefty looking guys dancing trance-like on their tip toes on the lawn, completely oblivious to their surroundings. They were apparently in touch with a parallel universe and attempting to straddle them both. I don’t think it was going to end well. Luckily, the Red Frogs were there to pick up the pieces although it was too early for the real action and they were tossing a Frisbee and looking rather bored. I am sure they didn’t have to wait for long for the night’s work to begin in earnest, but by then we had headed back to Ballito and bed. Yes, I admit it freely…I am

much older than I used to be! Rage is big business and it’s well organised. It caters to the younger market with a strictly enforced upper age limit of 25 and I assume a lower age limit of 18 to comply with the liquor laws. It’s absolutely not my cup of tea but then I am absolutely not their intended market. The kids obviously love it – it’s wild and hedonistically overindulgent so what’s not to love. Such a pity that the real world is waiting just around the corner. Enough of that – tis the season to be jolly so let me take this opportunity to wish you blessings in abundance and more joy than you can possibly imagine. Have a fabulous festive season and, until we meet again in the pages of Life & Style in 2020, make a choice to become part of the movement for good in our beloved country. I have a feeling it’s going to be our best year yet.

Steve Caradoc-Davies General Manager of Harcourts International “This is not doom and gloom. This is just a REALITY check. LISTEN to the market. Be the BEST VALUE, and YOU WILL SELL”

E

VERY market in the world operates on the basis of supply and demand. The same is true of the real estate market. When demand is strong and supply is low, then prices increase. When demand is low and supply is high, then prices decrease.

Writing to you from Brisbane, Australia, I can confirm that it’s the same whether you’re sitting in Australia, New Zealand, South Africa, the USA, or anywhere on this planet. What we’re seeing in many markets is that economic pressures have drastically reduced the number of buyers in the market and their purchasing ability. South Africa, as well as Australia, has just come out the other end of an election. There’s a lot of talk of government stability and the desire to stimulate the economy. But the reality is that solutions will take time to impact the man on the street. The economic factors that existed before the election still exist today. And they’re not pretty. So what does this mean for you if you’re a serious seller? It means that the only way to obtain a result in this market is to listen to market feedback and make sure that you represent the very best value in your price range. And I’m serious about being “the very best value”. In markets like these, the buyers will shortlist and view only the properties they believe represent the best value. So if you are

not seen to represent the best value you won’t even get feet through your door. And without buyer enquiry and viewings there is no chance of a sale. What if you have buyer viewings but you haven’t received any offers? That simply means you are attracting the wrong buyers. Because your price is too high, you’ve attracted buyers looking for a property that is bigger, newer, or offers more. They’re not offering on your property, as they’re not looking for a property like yours. The buyers who are looking for a property like yours aren’t even calling your agent to view it. Here’s the bad news: unless you change your price to attract the right buyers, nothing is going to change. I haven’t read one opinion from an economic expert that is expecting the South African economy and the property market to strengthen significantly in the next year or two. I’ve read plenty of sales pitches to suggest it will. But the cold reality is that this market we’re in now is here to stay for a while, at best. Let’s be positive and not consider the impact of a recession. This is not doom and gloom. This is just a reality check. I believe that the property market is still the most resilient and represents the lowest risk. But if you want to sell in the next 2 years then you need a result now. The longer you take the less you sell for. Listen to the market. Be the best value, and you’ll sell.

ASHTON UPDATE

Joe Erasmus, MD looks back on the year and once again, is in awe of what has been achieved at Ashton in 2019.

DAVE GUSELLI

on 88FM

From Capital Radio and ECR, it’s been a long haul for veteran deejay Dave Guselli and he is now waiting to drive you home on 88FM - the Voice of Ballito.

D

AVE GUSELLI’S fate was sealed when he first visited South Africa 30 years ago; he never cashed in his return ticket to Manchester after he landed a job on South Africa’s first independent station, Capital Radio 604.

TUNE IN TO DAVE GUSELLI FROM 3PM - 6PM WEEKLY

He has especially fond memories of Capital, which was the cowboy of radio throughout the 1980s. Brazenly playing and saying what they wanted to during the height of Apartheid, and broadcasting from the remote reaches of the old Transkei (before moving to Johannesburg, then Durban), it built a loyal following among South Africans while breaking all the rules. It moved to Durban in 1990, around the time that Dave was poached by Radio Port Natal to host their afternoon drive, which he did until 2011, seeing through the transition into East Coast Radio in 1994. After many years in KZN, Dave made the move to independent station Magic 828AM in Cape Town and has now returned to KZN to join the ranks at 88FM Ballito, Radio Life & Style, as the voice of the Afternoon Drive. He brings with him not only his prolific experience, but more importantly “a smile and a song.” C

part from the

academic, cultural and sporting milestones and goals which our students and staff have set and attained, the campus build out has continued at an incredible pace. We have been blessed by an unprecedented number of additions, alterations and new structures across the campus this year. Most important of these was the completion of the Legacy Hall Indoor Arena. We were blessed to host the SA Men and SA Women vs Switzerland Indoor Test, a mere 6 weeks after the official opening of this world class facility. This in the year that Ashton celebrated its 10th Birthday.

The Sports Campus was completed boasting 8 cricket nets with two dedicated bowling cages and 5 netball courts. All the facilities on the Sports Campus are now fully equipped with floodlights making it possible to run sports fixtures day and night – and with this the AMPM Cricket Series kicked off this season. Construction in the Ashlings Early Learning Centre is almost complete and a new ablution facility, an additional classroom and playground make-over with an AstroTurf cycle track, sandpits, awnings, and new reception area and library, will give our young students much pleasure. The Foundation Phase quad was

CMY

refurbished, and students in this phase of the school have enjoyed an amazing year in this beautiful new space incorporating a mini Astro soccer field and exciting new wooden jungle gyms. The Grade 2 classrooms also now boast studios for enhanced learning opportunities and monkey proof vegetable gardens were built and are flourishing under the care of these young students. There is much excitement as the Grade R’s will be incorporated into the Foundation Phase in 2020. Back to back to the Legacy Hall, a 120 seater drama theatre has been added with stages and lighting as well as a Dance Studio boosting the Cultural aspect of school at Ashton. In the Senior College four new classrooms have been added for the Geography and Business Studies departments, and the Art Studio has been relocated to a bigger studio. None of this would have been possible without the vision and commitment to education by Mr and Mrs Buys, and once again we thank them for their generosity. As a College we look at our Community and thank them and our parent body for their continued support of our College. We congratulate our students on their achievements in 2019, on the academic, sporting and cultural fronts, and look forward to a more successful 2020. I would like to take this opportunity to wish our Dolphin Coast Community a Blessed Christmas and enjoy spending valuable time with your families.

KEEP YOURSELF HYDRATED with These Water-Rich Foods Hydration is a vital part of good health. We all know that the recommendation is to drink 6 – 8 glasses of water each day. However, the water content of our food is often overlooked. In this article Dietitian Kim Wilson gives you 11 healthy foods that are rich in a number of beneficial nutrients as well as being especially hydrating.

H

OW to Tell If You’reDehydrated

If you do allow yourself to slip into dehydration, which isn’t too difficult to do during the summer months on the North Coast, there are some side effects that you can expect.

If you’re spending lots of time outdoors in the hot sun, performing vigorous activity, or if you simply have a high sweat rate, then you may be at risk of dehydration. The earlier symptoms of dehydration include: • Fatigue • Headaches • Muscle cramps • Low blood pressure • Rapid heart rate • Skin problems. Prolonged dehydration can lead to more serious complications such as organ failure. Dehydration can, however, easily be avoided by drinking several glasses of water per day according to your thirst level and including the water-rich foods below in your diet.

EAT YOUR WATER

With water contents of up to 96%, here are some delicious healthy foods that will contribute largely towards keeping you properly hydrated: 1. LETTUCE (96% WATER) With the highest water content on this list, lettuce provides not only a high amount of water but also a number of important nutrients and fiber. One cup of lettuce (72g) provides more than 60ml of water as well as fibre, folate, and Vitamins A and K. 2. CUCUMBER (95% WATER) Cucumbers are made up almost completely of water, and are another very hydrating food to include in your meals. Cucumbers provide a small amount of nutrients including Vitamin K, potassium and magnesium, and they’re very low in calories. 3. WATERMELON (92%) It’s literally in the name, but watermelon is one of the most hydrating foods that you can eat. One cup of watermelon (154g) contains over 120ml of water as well as fibre, Vitamin C, Vitamin A and magnesium. Watermelon is also rich in antioxidants such as lycopene, which has long been studied for its ability to reduce oxidative stress. 4. STRAWBERRIES (91%) Not only are strawberries delicious in smoothies, in salads or simply as a snack, but they also keep you hydrated. Strawberries are nutrient dense and are a great source of fibre, antioxidants, Vitamin C, folate and manganese. 5. SWEET MELON (90%) Sweet Melon, or Canteloupe, is very nutritious and contributes to your health in a number of ways. One cup of Sweet Melon (177g), is about 90% water, delivering more than 120ml of water per serving. Sweet Melon is also rich in fibre and Vitamin A, as well as a number of other nutrients. 6. ORANGES (88%) Oranges are delicious as a summer snack, and they are very healthy for you. In just one orange you’ll be getting almost half a cup of water as well as fibre, Vitamin C and potassium. Oranges are a great source of

Stay Hydrated by Choosing Fresh Fruits and Vegetables The main takeaway here is that staying hydrated is important for good health. Whilst experts recommend drinking 6 - 8 glasses of water per day to meet your hydration needs, foods are often overlooked as a source of water. Aim to include at least five servings of fruits and vegetables in your daily intake, and you may not need to drink as many glasses of actual water. As long as you’re eating plenty of these healthy foods and drinking water according to your thirst, you won’t struggle to stay hydrated.

WELLBEING

DIABETES- WHEN LIFE ISN’T THAT SWEET… There are two types of diabetes, type 1 and type 2. In this article Dr Rosie Carey focuses on type 2 diabetes, which is more common.

I

N the past, type 2 diabetes was something that affected mainly older people, however, it is becoming more and more prevalent among younger people as obesity prevalence increases and it is now not unusual to diagnose type 2 diabetes in people in their early twenties and even in their teens. Diabetes is currently so prevalent that it kills more people worldwide annually than cancer does. That’s scary for a disease that is often brushed off as ‘nothing to really worry about’. Another worrying fact about diabetes is that for all the people diagnosed with diabetes, there are probably three times as many people with undiagnosed diabetes or prediabetes.

So, why is diabetes becoming so prevalent and why is it so often diagnosed late? The incidence of type 2 diabetes is

rising as a result of changes in our diet and lifestyle. To understand this, we need to have a very basic knowledge of what diabetes actually is. Type 2 diabetes is a disorder of insulin production. Insulin is secreted from the pancreas in response to rising blood sugar levels after eating. The function of insulin is to move the glucose or sugar from the blood stream, where it has detrimental effects, into the cells that need it for energy (such as brain cells). In a wellbalanced diet of whole foods, low levels of insulin are required to shunt glucose from the bloodstream. When a diet becomes loaded with sugar and highly processed foods, more insulin is required to move glucose. Higher insulin levels cause weight gain and increased fat cells in turn cause insulin resistance, which means that even more insulin is needed to serve its function. High insulin levels thus precede the high blood glucose levels that are traditionally required to make

is independent of the weight loss effect so even if you can’t lose weight, simply exercising alone will have some benefit. Obesity is linked to diabetes and losing weight by following a diet low in refined carbohydrates, sugar and processed foods will help manage and prevent diabetes. In summary, type 2 diabetes is a serious and horrible illness, but it is important to remember that it can be prevented, and if not prevented, then at least optimally managed.

a diagnosis of diabetes. We call this state prediabetes or insulin resistance. The good news is that this state is largely reversible with very strict lifestyle changes. Diabetes is often diagnosed late because the symptoms of diabetes only manifest once the disease has been present for a while. This is a problem because the later the diagnosis is made, the more irreversible damage has been done to organs such as the heart, kidneys and eyes. It’s almost a case of once you have symptoms of diabetes, it’s too late. Ideally, you want to catch diabetes in the prediabetes phase. This should make obvious the importance of regular screening for diabetes and prediabetes. Most pharmacies will do a fingerprick gluose test which will diagnose overt diabetes, but you may need to see your doctor for formal blood tests if you want to exclude prediabetes or quantify how bad your diabetes is. Management of diabetes includes lifestyle changes, oral medication and injectable insulin. Once the diagnosis of diabetes has been made, it will require life-long treatment. Lifestyle changes are relevant to the management of diabetes at any stage, but during the prediabetes phase, they can actually reverse changes. Exercise increases cellular sensitivity to insulin, thus decreasing insulin requirements, which makes it a cornerstone to the management of diabetes and prediabetes. This effect

The cornerstones of management are: 1) Healthy lifestyle choices including exercise and following a diet low in sugars and refined carbohydrates 2) Regular and early screening for diabetes and prediabetes 3) Compliance with treatment once it has been initiated 4) Regular and early screening for diabetic complications once the diagnosis of diabetes has been made.

You will notice that the common theme throughout the above list is that the cornerstones of management and prevention are all within your control. To a large degree, you get to decide whether you get type 2 diabetes and how bad it will be. Isn’t that a wonderfully freeing thought to end with?

GET FIT TO PLAY, DON'T PLAY TO GET FIT!

T

HE choice to lead an active lifestyle on the Dolphin Coast is getting easier every year. There are simply more and more activities on offer. It could be trail running, MTB’ing, surfing, Pilates,

Crossfit, martial arts, golf or just walking the dog on the beach! In the end it doesn’t matter what takes your interest as long as you are continually moving and benefitting from the participation.

Many people begin the New Year by choosing running to get fit and head out on the road or trails with wellintentioned motivation. It could, however, be any activity that loads the body. Enthusiasm and progress soon becomes derailed as niggles, soreness or ‘old injuries’ appear to literally stop them in their tracks. This often signals the end of the motivation. Apart from the all-toocommon (yet preventable) too 082 484 3839 much too soon admin@movephysio.co.za scenario, there The Circle, Douglas Crowe Drive, Ballito is likely some www.movephysio.co.za contribution from an

underlying physical impairment. Does movement pattern compensation exist? Is there reduced mobility in the joints or are specific muscles weak? Maybe balance is a factor? Was a previous injury (eg ACL or rotator cuff) properly rehabilitated with all of the boxes ticked? The mind may be willing but the body might not be as fit as we remember! Many aches and pains are luckily more of a nuisance than anything else. But rather than be a martyr and live with it, why not get them checked out? The underlying cause of that ongoing niggle could be something relatively simple to address. Foundation movement patterns such as squatting, lunging, pulling and pushing, among others, are fundamental across all sports and can all readily be trained. Consider the muscles as our ‘shock absorbers’. If they don’t work effectively both in terms of their ability to produce and absorb forces then our chassis (bones and joints) will take the impact. Try these quick tests to see how you perform: Single leg squat – is it easy or do you lose balance with your knee wobbling all over the place? Single leg calf raises - can you perform 20-25

single leg calf raises off of a step? Or jump up vertically and land on your heels with the knees straight to feel the importance of having shock attenuation. Small strength and control deficits can become big issues especially once you load them repeatedly. So before you dust off the sports takkies this holiday or into the New Year, give some thought to getting a sports or injury specific physical screening done. A good Sports Physiotherapist will be able to assist you. The aim is to guide you in your quest for physical preparation and to help mitigate the risk of developing an injury down the line. Use this holiday time to get fit to play and enjoy an injury-free year ahead.

MOOIMAAK MAKEOVERS THE GIFT OF CONFIDENCE

Yvonne Nel The transformation

A

hardworking nurse with a big heart for charity work, Yvonne Nell grew up in a children’s home which is why, today, there’s nothing she cherishes more than her family. While her life is full of love, she never really felt confident in her skin because, while taking care of everyone else, she’d often neglect herself. The result was a complexion marked by the scars from a bout of acne in her youth, deep-seated wrinkles and a severe loss of volume.

Still, this was nothing KykNET’s Mooimaak team couldn’t tackle. Over the period of three months, Yvonne underwent a series of treatments led by Skin Renewal’s Dr. Graham Duncombe and therapist Liza Schoeman and the results are nothing short of stunning.

SAY GOODBYE TO SCARS

SKIN CONCERNS: Acne Scars, Loss Of Volume • Deep Seated Acne Scars • Wrinkles • Severe Volume Loss • Pigmentation • Skin Tone • Poor Skin Texture

Skin Renewal tackled Yvonne’s acne scarring with multiple treatments including laser, light and subcision. The latter sees the insertion of a special needle just below a concave scar to break up the fibrous bands that tether it to the underlying tissue. This relieves the ‘hollow’ look and inspires the growth of new connective tissue that plumps from below. Laser-wise, the mighty Fraxel Dual did a lot of the heavy lifting. As it removes microscopic columns of damaged skin while leaving the surrounding healthy tissue untouched it promotes rapid healing. This sees your body replace what’s old and damaged with healthy and new, so it also went a long way to improving her wrinkles and skin texture. Talk about a great multi-tasker!

TREATMENTS: Skin Rejuvenation • • • • • • •

Fraxel® Dual Laser PRP Treatment 3D Nose Rejuvenation Laser Genesis™ Subcision for Acne Scarring 3D Liquid Facelift PDO Anchor Threads

A LOVELY-LOOKING LIFT

In the past, lifting lax skin meant enduring a surgery but now, thanks to PDO threads, Yvonne could benefit from a knife-free face lift that saw strategically injected threads (sutures) create a vector that lifts. After eight months, the threads dissolve but the new collagen stimulated by their presence means results can last as long as three years. The broom, another type of PDO thread, was used on Yvonne’s nose along with a little dermal filler to help straighten it and create a smoother-looking profile. Referred to as a 3D rhinoplasty, it’s essentially a knife-free nose job with no down time!

Umhlanga • Durban

Last but not least, Dr. Duncombe administered a 3D Liquid Facelift to restore the volume to Yvonne’s face. Another knife-free procedure, it involves strategically injecting dermal fillers to areas that have lost volume as well as the use of botulinum toxin to smooth out lines in the upper half of the face. onlineskinshop.co.za

Say hello to Modern, Farm-Style living on the North Coast

at SPRINGVALE COUNTRY ESTATE Brought you by the team behind Birdhaven Estate in Sheffield Beach, developer Mike Graham brings country living to the North Coast with the launch of Springvale Country Estate.

H

AVING turned barren cane field into thriving forest at Birdhaven, Springvale Developers, the Graham family, have created an estate offering space and freedom on KZN’s North Coast.

Often would-be buyers can be put off by the high prices which premium North Coast estates are asking these days, however Springvale Country Estate bucks this trend. Developer, Mike Graham, “Many of the residential estates in the area are asking prices which are at least

50 % higher than Springvale while offering land half the size of the smallest homestead plot here. Buyers are pretty staggered when they see for themselves what they can have at Springvale. Sites start at R1, 3m for a 2000m2 stand, while the average site costs just R1,65m for 2600m2” says Graham. Springvale Country Estate has several natural waterways and springs, after its namesake, with catchand-release fishing and bike routes and walking trails through the estate. Two dog parks are also provided-

one for small breeds and another for larger breeds. The needs of parents with smaller kids have also been considered with a dedicated path beside the main estate interior road for parents with babes in prams. Beside the Clubhouse will be a kiddies’ playground and splash pool. More organised activities are concentrated around the estate Clubhouse, a central point where community and family can come together. Graham says, “Springvale Country Estate is designed around creating a community of likeminded folk and the estate facilities create many opportunities for family connection and community interaction in a safe haven whether at the Clubhouse, in the pool, around the braai pods, on the tennis court or at pizza oven in the garden.” For many in the market who have the luxury of choice when it comes to where to live, security plays an increasingly important role as does space, and often one is provided at the expense of the other. “People are a bit weary of estates which promise one thing and do another. From the outset we were adamant that space and security are the two most important factors in creating this unique estate; here you live on your large homestead plot protected by first-class security- we don’t trade one for the other.” Graham says. Adding to an already unique and compelling call to modern farm-style living, the Developers have also introduced ways to aid potential buyers who are wary of the risk of runaway building costs. They have teamed up with reputable builders to offer an all-inclusive fixed price package starting at R4m incl vat for a beautiful 3 bedroom home on an incredible 2000m2 stand with incredible vistas. Which is incredible value. Sheffield on KZN’s North Coast is rapidly developing with new tarred roads and freeway offramps in the pipeline, which will make one’s journey to Ballito city centre and King Shaka Airport even quicker than it is now. So if you are looking for the space and the charm of a country lifestyle, with the safety and convenience of estate living, then you need to give Springvale Country Estate (located next to Flag Animal Farm) a visit.

NOW THAT’S A GOOD CUP OF COFFEE Salt Rock Coffee Co has had a lot of publicity lately. That probably has something to do with the fact that owner, Karl Dresler, is a bit of a marketing machine.

K

ARL is one of those unusual people who has an idea and believes in his ability to make it happen. He was one of those corporate minions who decided that there was a life to be lived outside the box and so he took the plunge and started selling coffee from a little trailer near the beach.

People loved his coffee and the small operation started to grow. When he was offered the opportunity to move into a formal space in the new shopping node opposite the Salt Rock Country Club, he took the plunge and it’s paying off. The secret lies in the product that they serve – the coffee is excellent. They have an arrangement with Bluebird Coffee Roastery, an award winning, innovative small roastery based in Durban owned by Dario Scilipoti. His passion for good coffee verges on the evangelical and the quality of the coffee they produce together with the service they provide to their customers has become a benchmark in the coffee industry. They source specialty grade green coffees and their roast techniques ensure that baristas are able to produce the most complex and subtle flavour profiles that customers absolutely love. But good coffee is only part of the story here – it’s also a local hive of excellent local products, some coffee related others more lifestyle focused. Everything here works together to give you a great local experience and a super cup of coffee brewed just the way you like it. That’s a certain recipe for success!

KTM DURBAN - FOR THE LOVE OF MOTORCYCLES Nestled next to the Umgeni River in Durban North, KTM Durban’s shop offers the warmth and hospitality synonymous with the KTM brand, and is a sport shop not just a motorcycle dealer.

T

HIS is where the sound of motorcycle engines resonates with the call of the fish eagle offering bike fanatics a unique experience as soon as they walk through the doors.

With coffee on offer, the friendly and knowledgeable staff not only have the experience to assist with whatever a client needs, they can also offer expert advice across the board. The workshop has highly qualified, top rated mechanics and their passion for bikes means KTM Durban has the best technical department in SA. The spares counter has the full backing of KTM spares available directly from the factory, allowing for maximum support for all the riders on their orange machines. With meticulous attention to detail, KTM Durban’s accessories area covers everything to do with two wheels, and offers advice on safety, comfort and style for your equipment. One can browse over the newest machines KTM has to offer, check through the pre-loved bikes, book a test ride on a motorcycle or join KTM Durban on one of their many events such as week day enduro rides, Demo days, night markets or even assistance at races. Clients walk in as customers and leave as family, feeling the personal care and attention that can only come from a place with a real love for motorcycles. This is what you will discover at KTM Durban. 21 Park Boulevard Centre 11 Brownsdrift Road, Riverside Rd, Durban 031 035 0090
