Comment Lie of the land The launch of South Downs Property on 1 April has provoked plenty of positive comments and some good constructive criticism from our readers and advertisers. This was just the first issue of a fortnightly magazine, which will grow and develop in time, with your help and advice.

In the first of a series on local attractions, Stephen Richardson looks at Goodwood House

In recognition of the importance of this entente, Britain was to send a series of high ranking noblemen to act as ambassador to the Court of Louis XV. In 1765 it was the turn of Charles Lennox, 3rd Duke of Richmond (1735-1806).

The conclusion of the Seven Years War by the signing of the Peace of Paris in 1763 saw a resumption of diplomatic relations between Britain and France. Although the peace was costly to the French, who lost significant territory in North America and influence on the Indian sub-continent, relations were cordial and it became possible for the English to travel once again to

His posting to Paris was short, returning less than a year later to his country seat at Goodwood, Sussex, bearing lavish diplomatic gifts and the proceeds of an extraordinary shopping spree. had presented him with a Savonnerie carpet and set of exquisite Gobelins tapestries, whilst the Duke and his Duchess, often in the company of the writer and critic Horace Walpole, indulged themselves purchasing fine furniture and porcelain from the leading Parisian workshops. The Goodwood estate is justly famous for its sporting heritage: horse racing was introduced to the Sussex Downs by the 3rd Duke himself, and motor racing, flying and golf today all form part of the Goodwood experience. At the heart of this still sits Goodwood House, a resplendent Regency pile evolved from a much earlier house to display a magnificent collection of art. Wishing to present the fruits of his stint in Paris in an appropriate setting, the Duke commissioned the architect James Wyatt to create the Tapestry Drawing Room in an advanced neo-classical style and incorporating a fine plaster ceiling in the manner of Robert Adam. On completion in 1777, the room was furnished in the fashionable French style, and the tapestries hung in special recesses giving the effect of gilded picture frames. A particular feature of this room is the chimney-piece by the sculptor John Bacon, depicting male and female figures drawing aside a drape to reveal the fireplace. Wyatt was to return in the 1790s to carry out further extensive work on the house, adding two wings to the existing south front to provide a new formal entrance, dining room and gallery to display the Duke’s paintings. Executed between 1802 and 1806, the extraordinary Egyptian State Dining Room was one of the first such interiors in this country to be inspired by discoveries from Napoleon’s campaigns in North Africa demonstrating that, despite his declining years, the 3rd Duke maintained a fine eye for the spectacular and remained at the cutting edge of fashion. There are many jewels in Goodwood’s crown. Those not to be missed include the two views of London by Canaletto commissioned by the 2nd Duke, and George Stubbs’ studies of hunting and exercising on the Sussex Downs. It is the Sèvres porcelain, however, that is the true glory of Goodwood. The 3rd Duke’s collection is perhaps the finest in the country and includes the marvellous bird service he commissioned during his brief but fruitful embassy to Paris. What to do at Goodwood 1. Visit Goodwood House Set in 12,000 acres of the Downs, the original house dates back to the early 17th century, when it was a shooting lodge. As you can see opposite, the house was developed throughout the 18th century. The Earl and Countess The Earl of March of March, who live there now, have recently refurbished the house, “giving it an up to date sense of the Regency, with strong colours and stylish drapes and fabrics”. Opening hours: from 1-5pm most Sundays and Mondays from 20 March-26 September. From 1-30 August, it is open for five days a week (Sundays to Thursdays). Closed on 29 May; on 26-27 June and 3-4 July for the Festival of Speed; and 18 September for the Goodwood Revival. Call: 01243 755040. 2. The

Special One Now that the South Downs National Park is fully open and its Authority has officially taken control of planning, there are some key property issues for people living, working and looking to move into the area. Nick Keith asked agents in Storrington, Petworth, Midhurst and Petersfield, along the spine of the South Downs for their answers to these questions: 1. What impact will the new National Park have on the local property market? 2. What is the state of the market in April 2011? What are the prospects for the rest of the summer? Are prices holding up? 3. What are the potential threats to the market – interest rates? Inflation? Unemployment? 4. Is there enough stock available?

Signs of recovery

Fowlers have offices in Storrington, Pulborough and Billingshurst, and co-owner Marcel Hoad has operated in the area for 27 years. “We are finding signs of recovery, buoyancy and enthusiasm in the market,” he says. “So we have stepped up across our three branches and increased our staff in anticipation. “The South Downs is special because everywhere you look is beautiful. There is little unemployment; the area is central to one of the wealthiest parts of the country; and we are less than an hour from London by train. Operating at the high end of the market, Andrew Ferrier says his firm is “reasonably supplied with property for sale” and extremely busy. “Last year was one of the best we have ever had. We were frank with clients and did not try to pump up the prices. Fair prices – not too high and not too low – will attract buyers.”

The Park is also is well located, on the edge of the commuter belt into London and within easy reach of three airports at Heathrow, Gatwick and Southampton.

Beauty and resilience

James Dodds at Jacobs and Hunt in Petersfield agrees that the South Downs Park and the Hindhead tunnel will undoubtedly make the area even more appealing. “Prices are holding up well, the amount of stock to sell is getting better, and there is some optimism,” he says. “We are getting more different and interesting houses coming on the market – even ‘quirky’ ones which appeal to some of our buyers.

While some people will be wary of false optimism in the property market, it seems as if there are genuine signs of recovery locally. And the South Downs area has its own appeal and resilience which have long made it a special place to live and work.
