As you read the magazine you may even spot the first mention of Christmas in one or two of the adverts – yes Autumn is definitely here and I for one think it’s great!

Autumn has always been my favourite season so whilst the start of this month signifies the end of the summer along with the return to school and shorter days with darker nights, I don’t feel gloomy.

Vanessa

If you have a failed glass unit, it may not provide you with the protection you need or be as energy-efficient as it once was. Take a minute to check your home to see if any double glazing has failed? Taking action now can prevent future financial problems.

Themoney.Cloudy2Clear service only requires the glass to be replaced and not the whole window once the unit has failed. John commented “Cloudy2Clear were able to assist our community through the last financial crisis in 2008 due to the savings that can be made in using our service. Unfortunately we might be going through something similar again soon and the public can rest assured that we will be there to help once again”. We are excited to say that Melbourne Festival Art & Architecture is back this month providing a showcase for professional artists and makers from Derbyshire and the East Midlands. This year 150 artists are heading for Melbourne on Saturday 17th and Sunday 18th September for a weekend of great art, fantastic food, live music, classic cars and fun for all the family.

Entry to the Art & Architecture Trail is by wristband along with a trail guide showing the location of all 60 venues and costs £5 per person (under 18’s are free). Families are catered for with a dedicated family filled garden at the Rectory with an underwater “Commotion in the Ocean” theme and “story stops” around the Trail. Trail Guides can be purchased at signposted points around the village.

Whilst Melbourne is a destination for food at any time; at festival time there are also street food stands catering for all tastes at Castle Farm and the Assembly Rooms, with live music at the Busk Stops at each location.

Highlights of this year’s Melbourne Festival include the sculpture in gardens, professional artists, and young artists shortlisted for the Emerging Artist Award, exhibiting at Melbourne Assembly Rooms, Creative Ukraine – a group of Ukrainian Artists now living in the East Midlands exhibiting in Creative Melbourne Gallery & Studios alongside the resident artists there.

The festival team have been organising the Art & Architecture Trail for nearly two decades and the formula of inviting professional artists to exhibit in houses, gardens and halls throughout the heart of Melbourne shows the village at its best.

Parking is available at the Festival Park & Ride at Tori & Ben’s Farm Shop in Kings Newton (where you can also grab a delicious bacon sandwich) and at Melbourne School on Packhorse Road.

To find out more about Tollgate Brewery, their tours of the brewery or their pubs, head over to their website tollgatebrewery.co.uk or give them a call on 01283 229 194.

The Tollgate Brewery story began in 2005 on the old Woodville site of Brunt, Bucknall & Co, known as the Wooden Box Brewery, the first brewery to be established in the Burton area in 1832. Woodville was formerly Wooden Box, named after the famous toll booth on the road between Ashby and Burton. The area around the Woodville roundabout (the modern equivalent of the toll booth) is still known as ‘Tollgate’ from which the brewery takes its name.

Terms & Conditions: Entries close on Friday 23rd September. The prize consists of a brewery tour for two at either 1pm or 3.30pm on Saturday 15th October only. The prize is a tour of the brewery with tasters then two pints of beer and one pizza per person. The winner will be chosen at random from all correct entries. The winner will be notified and the winners name will also be published on our Facebook page. Multiple or automated entries are not allowed. We will not pass your details to any third party.

WIN, WIN, WIN!

We’ve teamed up with Tollgate Brewery to offer one lucky reader the chance to win a Brewery Tour package for two! This amazing prize, which usually sells for £25 per head, includes for each person

In 2012, Tollgate Brewery relocated to the National Trust Calke Abbey Estate due to a strong desire from the team at Calke Abbey and the National Trust to bring brewing back to the estate. They currently occupy one of the National Trust’s farm buildings, Southwood House Farm, built in the nineteenth century where they run a 6-barrel brewery using traditional brewing techniques that would be recognisable to those early brewers in the 1800’s. Their beers are renowned locally and if you’ve visited The Tap at No.76 on Market Street in Ashby or The Milking Parlour out at Calke Abbey estate you will, no doubt, have had a chance to sample them.

Most people hope that their estate will pass on to their children and grandchildren eventually. But this will not happen for many, unless careful arrangements have been made to protect their assets from being taken towards the end of their life to pay for care home fees. The solution to help protect your estate is a Will incorporating a Property Protection Trust (PPT).

As the surviving partner does not own the deceased’s share of the property it is fully protected for the beneficiaries, so if the surviving partner requires care, or even remarries, this share of the children’s inheritance is protected. This last point can be particular interest to couples who have come together and have children with different partners.

Our

A PPT can help each person in a relationship ensuring that their children inherit their share of the property, while giving their surviving partner the ability to live in the property for the rest of their life. If the surviving partner wants to move to another property, they can still sell the property and the proceeds to be used to purchase a new property, the terms of the Trust remain over the new property.

A testamentary PPT can only be executed whilst both partners remain alive. Upon death of the first partner, their Will specifies that their share of the property is placed into trust and names the ultimate beneficiary of this share, normally the children and grandchildren of the deceased. The surviving partner, under the terms of the trust, has the unequivocal right to remain living in the property for the rest of their life. On the death of the second partner the Trust comes to an end and the property passes to the beneficiaries.

Additional shows coming up and just announced are:

Melbourne Assembly Rooms is forging ahead as the ‘go to venue’ in the community for celebrations and is at the heart of the social life in the area with concerts and performances from a whole range of artists. Not content with promoting their well-established programme the venue is introducing a whole range of new shows that will appeal to a wider variety of people and attract a different audience. As MARs director, Rik Pipe, says: ‘We’re not looking to alienate the people who have supported us, and still do, by coming to our popular shows but the new ones do add to what we currently do, and our hope is that people will appreciate something a little different’.

“This little venue is forging a big reputation and is the jewel in the town’s crown, praised by musicians, comedians and theatre groups as one of the area’s best performance spaces” (Colston Crawford, Derby Telegraph)

Brothers Jake and Warren Oldershaw have been propagating a delightful theatre show that digs deep into the reasons why we could all do with a bit more horticulture in our lives. During each performance they’ll design, draught and bring to life a unique and beautiful garden; share fascinating stories of different plants and species; tell personal tales of why gardening is so important for mental health, and throw a few songs into the mix.

Wanting to stretch your legs on a longer walk at Staunton Harold? Follow the route to Calke, for an opportunity to visit our neighbouring property, Calke Abbey. Explore the un-stately home, taking in views of the reservoir, arable fields and woodlands along the way. Both sites are picnic friendly, so bring yours with you to experience lunch with a view. If you do decide to bring your own, barbecues and open fires aren’t permitted, and please make sure to take your rubbish with you, to protect the sites for you and future generations to enjoy. Although, if you fancy a hot drink or light bite, head to the kiosk at Foremark or dog friendly café at Staunton Harold for a special treat.

A new beginning dawns at Foremark and Staunton Harold. On Tuesday 19th July, we took over visitor operations and conservation management at both reservoirs, previously looked after by Severn Trent. Why not take the opportunity to explore a new place, get outdoors and connect with nature, with a different experience awaiting you at each location?

If you’re looking for woodland walks, wildlife, or simply some fresh air, visit Foremark and Staunton Harold, and discover more than the impressive man-made reservoirs.

National Trust their beauty with a wildflower walk and listen to the meadows come alive with a harmony of insects. September is the perfect time to visit the meadows, as the wildflowers go through various stages of bloom from mid-Spring till late Summertime. To witness their transformation through the seasons, they’re well worth a revisit if you have already been this year. Why not take a photo in the same spot each season to capture this change?

Wildlife lovers can rejoice at Carvers Rock Nature Reserve in Foremark, a designated Site of Special Scientific Interest, for its valuable geology and plant life. Take in the sea of purple heather, one of the last patches of lowland heath in Derbyshire. Aside from its beauty, the nature reserve provides a home to a variety of plants, birds and insects. Make sure to bring your binoculars with you to see what wildlife you can identify this September. A beautiful prize-winning garden from RHS Chelsea, titled The Meta Garden: Growing the Future, opened in the summer at Conkers Discovery Centre.

e National Forest 26 For all the latest news and events follow us on Facebook and Twitter

The garden is all about championing natural solutions to climate change and the threats to biodiversity and how we can both create more and protect our wonderful British woodlands. By rehoming the garden and making it more accessible we hope it will help people to connect with each other to better understand, care for and enjoy the National Forest.

RHS itsourishesgardeninnewhome

future, and also the many community woodland groups in the Forest who use Meta’s social platforms to help manage their voluntary work.

Joe Perkins said: “I hope visitors to the garden will feel immersed in and inspired by nature’s interconnectedness and the myriad of macro and microscopic networks in nature that depend on each other to heal, grow, and thrive. There is an urgent need to redress the balance of our relationship with the natural world, and there is so much to learn from the connections in nature.”

The garden was designed by landscape architect Joe Perkins (see below) for RHS Chelsea, then reimagined for the larger space at Conkers, aiming to blend into the surrounding woodland.

Garden sponsors Meta donated the garden to the National Forest, the garden’s charity partner at Chelsea, and supported the rehoming and installation of the garden at Conkers.

He added: “The best bit is that the garden now has a permanent home, here in the National Forest.”

Visitors can explore the rehomed garden that won Gold at the famous Chelsea Flower Show in May this year, walk under the spectacular ‘mycelium’ structure that forms the centre piece to the garden (see top right), and smile at the Great Timber Sproutness – a collection of tiny clay fungi made by primary schoolchildren in the heart of the National Forest and first displayed at Timber festival in July (see right).

The design highlights mycelium, the crucial relationship between soil, fungi and plants, which together form the basis of resilient forest ecosystems. This reflects the many communities and partnerships that have come together over the last 30 years to help create the National Forest, the volunteers who have helped Joe’s team recreate the garden at Conkers and who will look after it in the nationalforest.org

GreenThumb’s specialist NutraGreen fertilisers can help speed the recovery of the lawn and can be applied even during a drought. Unlike the majority of regular lawn fertilisers, NutraGreen fertilisers are cleverly coated to ensure they only release their nutrients when wet, ensuring they do not scorch the lawn if the weather is dry.

Only mow if the grass is growing, and then only on a high cut (minimum 50mm). If it is not growing, leave the lawn alone.

Pesky weeds, blown in on the dry heat from hedgerows or neighbouring gardens will germinate once moist. GreenThumb offer specialist herbicide treatments to help control them. Even previously weed free lawns can become victims to these airborne seeds.

For further advice on dry weather lawn care visit our website or book a free lawn analysis today by calling 01530 244552.

The lawn is the focal point and socialising space of most gardens, and it needs love to survive through a dry spell. Annoying brown patches, slow recovery and weeds can all result from a period of drought. Do not despair though; there are a range of things you can do to help your lawn fight back. You might not be able to prevent all of the damage, but you can minimise it greatly by taking some simple steps. Some steps you can take alone, and some are in partnership with leading lawn experts, GreenThumb. Just like humans, a lawn needs to drink during hot weather. Lawns that can absorb and retain moisture will fare better. GreenThumb have created a treatment called Oasis, aptly named as this helps your lawn conserve moisture. Ideal for those with water meters, it can reduce the amount of water required at times of drought by Hot50-80%.spell on the way; ensure your lawn is ahead by watering regularly before the heat arrives. Moist ground will absorb much more than dry ground. Water when the sun is down, evening is ideal as the moisture will have the night to soak in when evaporation is at its lowest. Sprinklers are the most effective way to water, as they cover the area evenly and use less water.

Correctly fertilising the lawn will vastly shorten the recovery period after drought.

Saturday 10th September is a day for anyone who enjoys churches and the great outdoors. The challenge is to visit as many churches as possible on foot or bicycle, and with over 300 churches (including Breedon) open in Leicestershire alone you are spoilt for choice. The good news is that, because you’ve used a part exchange scheme, you should be able to get a licence to occupy your current property for that extra week so you can still move on the date you planned. This means that you’ll have the keys to both properties and you could start moving some of your belongings if that’s practical. This will involve some extra costs as you’ll need to pay for the insurance on both properties during that week. You’ll also need to pay a retainer fee of approximately £500 for the licence, however, this will be refunded after your purchase is complete.

It sounds as though you were given an ‘on notice’ completion date without being told what that meant. ‘On notice’ completion dates are usually given when you’ve bought the house off-plan and it’s still being built. It means that you aren’t tied in and have the right to pull out if the build isn’t completed within a specified time. It also gives the builder extra time to get everything finished in line with the relevant warranties and standards.

When the developers said you shouldn’t have been given the date, they meant that you shouldn’t have been given a definite date. Fixed completion dates are generally only given when the house has been built and you just need to choose final finishes such as the flooring you’d like. Other than that, you can get on with completing the conveyancing process.

If you have a question for “Question time with Fishers Solicitors” please send it to enquiries@fisherslaw.co.uk –your trusted legal advisers Find out more about us: www.fisherslaw.co.uk Email us to enquire: enquiries@fisherslaw.co.uk Call us on: 01530 412167

What is an ‘on notice’ completion date when buying a new build?

We’re buying a new build house and part exchanging our current property. We bought our house off-plan after seeing the show home and had been given a completion date, but the date has now been brought forward by a week on very short notice. We’d already booked the removal van. We’ve both arranged annual leave and childcare for the original date and can’t change it now. The developers are saying that we shouldn’t have been given the original date. How did this happen and what can we do to resolve the problem?

Rather than being bombarded with information from tech professionals, we at RAD will enable community groups to offer reliable internet services with trained Champions to pass on the essentials in a simple, easy-to-understand manner - cutting out the jargon to lower barriers of entry for those who require support. Through this, it is hoped those without access to the internet can make the most of the opportunities provided by the virtual world. Together, we can make sure no one is left behind by an increasingly digital world. Gaining reliable, trustworthy access to the virtual world is even more challenging in rural areas. Digital connectivity is 17% lower in the countryside than in cities, the Rural Services Network has found. With the price of energy and food skyrocketing in recent months, those able to afford dependable broadband is likely to fall even further. Here at Rural Action Derbyshire, we are doing everything we can to help. We have recently launched a new project which focuses on ‘Tackling the Digital Divide in Derbyshire’. Backed by NHS Charities Together, this innovative programme aims to work with communities, organisations and individuals to create a digital support network throughout the county. This will mean that people in rural areas can take advantage of vital services that can only be found online - regardless of age, income or location.

By working with voluntary and community organisations across the county we will map the digital support available. We can then identify where there are gaps and help local groups to set up their own digital support groups with volunteer Digital Champions to provide guidance and advice to people in local hubs like village halls and community pantries, so those who are in need of support can find it in familiar, friendly surroundings - all for free.

It almost goes without saying that being online is so important these days. From internet banking to jumping on Zoom with loved ones, searching for job opportunities, to paying bills. The influence of technology has expanded into every aspect of our lives but for so many people living in rural Derbyshire, the digital world can still be out of reach. Whether it is the soaring cost of living forcing young families to choose the weekly shop over access to WiFi, or older residents being too anxious to take that first step into this vast, unpredictable sphere, thousands are being left behind as technology continues to develop. In fact, around 62,000 people in Derbyshire have never used the internet, according to Citizens Online. That’s almost 10% - a truly staggering amount.

Recently, TCV have been developing new relationships with a range of fantastic community led projects. This includes Whistlewood Common near Melbourne and Albert Village Allotments near Swadlincote. These projects are focused on restoring wildlife populations, growing a range of incredible organic food and bringing huge benefits to people through improving community cohesion, providing food security and nature engagement and education. It has been inspiring to spend time getting to know these projects and those involved, and we’re sure that if you spend time with us at these projects you will feel the same.

If you’d like to come and meet like-minded people, learn new skills and see a range of fantastic wildlife, you can find us on social media to see what we are up to and get in touch.

Over the next few months, we will be organising volunteer days on Tuesday and Saturday each week at nature reserves, country parks and at community land-based projects throughout the National Forest. No doubt we will also encounter a range of charismatic wildlife too; recent highlights have ranged from ravens and fallow deer to southern hawker dragonflies and ancient oak trees.

I’m continually being asked where are the markets going to go now as there are many concerned people out there reliant on pension and investment funds to provide their income in their retirement.

today’s fast-moving world, the power to quickly move a portfolio from one strategy to another as markets change is invaluable.

Some large private-sector employers are also stepping in and offering their employees a one-off cost-of-living payment.

With all this in mind, if you are concerned about your Pensions or investments, please speak to one of our Financial Advisers who will help with your existing or new investments and pensions. We will assess your personal circumstances and your appetite for investment risk and advise you accordingly.

While most investments have some degree of diversification, often by investing in a range of asset classes, industries and regions, they usually follow the strategy of one Fund Manager, which may not always produce the best outcome. With Advanced Diversification, building on the strength of multi-asset funds, there is an extra layer of expertise by diversifying through investment strategy too. That’s because each strategy behaves differently in different market conditions. In 01283 www.cadleycauldwell.co.uk217251

Normally in a recession, the climate is faced with high unemployment levels and low interest rates. However, mainly due to high inflation, this does not reflect the current conditions with interest rates rising to combat inflation and a general shortage of staff in many companies.

With rising energy, fuel and living costs now really beginning to bite, the typical consumer has had to make some dramatic changes to adjust spending patterns. The national living wage rose in April and a similar increase - if not greater - is expected next April. This could help buffer some of the effects of rising living costs alongside certain schemes, grants and benefits to help with home energy costs.

No one can accurately predict the markets. It is my opinion, however, that a well diversified investment portfolio is likely to allow you to make the most of the market opportunities & mitigate any risks.

These short-term measures offer some support but in a lot of cases, not nearly enough.
