March always feels like a time of renewal, when the days start to get warmer, and we feel more inclined to venture outside after our enforced Winter hibernation.

This month sees the return of the Aldi Ashby 20 Road Race on Sunday 20th March. Around 1,500 runners will be taking part this year. You can spectate and cheer on the runners along the route or watch the finish line at Ashby Bath Grounds and enjoy the hot food and drinks on offer. See pages 14 & 15 for more details.

Another date to remember this month is Mother’s Day on Sunday 27th March. On page 10 we have our round up of ideas for making her day special whilst keeping it local.

The Aldi Ashby 20 30th Anniversary ‘take 2’ When: Sunday 20th March 2022 at 10am Where: Starting at Upper Packington Road and finishing on the Bath Grounds Ivanhoe Runners celebrate their 30th year anniversary ‘take 2’ of the Aldi Ashby 20 road race on 20th March 2022. The initial 30th anniversary was planned for 2020, but as we all know this was cancelled due to the pandemic. Last year, 2021 we successfully organised our very first virtual Ashby 20, with 1200 athletes from throughout the UK taking part. This year we’ll be welcoming around 1500 runners to Ashby. They will participate in the two-lap circuit around the local villages of Packington, Swepstone, Heather and Normanton Le Heath finishing on Ashby Bath Grounds. The event, which is ideally placed for pre-spring marathon distance runners has again received a ‘gold award’ by the British Association of Road Races, who are involved in the governance and standards setting for the sport of road running.

The Aldi Ashby 20 is a fantastic community event, which over the years has raised thousands of pounds for local charities. The 2022 event will again be supporting Wishes 4 Kids, Teenage Cancer Trust, and in addition, as a thank you to the NHS, we have several NHS employees taking part. The event also brings money to local business including shops, restaurants and hotels. Aldi continue to be the main sponsor, with Everyone Active (Ashby Leisure Centre & Lido) providing the prizes for the Paul Enion award which is given to a local female and male runner, who completes the race. There are many other organisations involved in supporting this award-winning local event including Ashby Castle Rotary Club, Explorer Scouts, Ashby Spa WI, Leicestershire Search and Rescue, Conkers Parkrun, Ashby Town Council, along with many other local community groups.

Popular spots to watch are Packington, Swepstone and Heather

A one-way operation will be in place for the majority of the race route. Vehicles will not be allowed to drive in the direction of the runners which is Packington - Swepstone - Heather Normanton - Packington The map indicates the direction of the runners. The one way system for cars will therefore be in a clockwise direction of the route.

Two short sections will be fully closed for a short period (Upper Packington Rd from Leicester Rd to Lower Packington 9.50-10.10 and Ashby Rd from Lower Packington Road 9.50-10.15).

Mill Street is closed approx.

09.05-14.15 at the junction with High Street.

3-way traffic lights will operate from approx. 08.00 – 14.30 at Gallows Lane/ Swepstone Road junction.

Stop/Go boards will be used on Heather Main Street to keep it open in BOTH directions.

Diversions are in place to avoid Gallows Lane (passing Springs) via Measham, and from Swepstone to Heather to get you safely beyond Heather Main Street.

Ashby Venture Theatre

Centenary celebrations at The Venture Theatre Ashby Dramatic Society are proud to be holding celebrations of their Centenary throughout this year. The Society was founded in 1921, but due to Covid the events have been delayed by a year.

To have continuously performed drama in Ashby for 100 years is a major feat.

They first started by performing in people’s houses in the 1920’s, then moved to Ashby Town Hall and now have their own theatre - The Venture Theatre.

For years they struggled with poor conditions in Ashby Town Hall – it was cold and draughty with dangerous lighting facilities. When the chance came for them to buy their own building in 1979 they jumped at the opportunity to have their own theatre and be masters of their own destiny.

The work to convert an old hall was long and arduous and required a huge amount of fundraising. They were one of the first amateur theatre companies to be granted a National Lottery grant. They did a lot of the work themselves and managed to open to the public in 1981. Another massive revamp to modernise the building followed in 1989 & theatregoers are now treated to a proper theatrical experience.

The Society are holding the first of their Centenary celebrations in early March. At their next production, which is ‘Habeas Corpus’ by Alan Bennett they will be hosting a Gala Evening. As well as local civic dignitaries they shall also be inviting sponsors and the many people who have helped them.

The next Centenary event is an Open Day to be held on Saturday 19th March at The Venture Theatre. They will be open from 10am to 4pm and the public will be able to see an exhibition of their history and costumes through the ages. Guided tours and refreshments will also be on offer.

A special Centenary booklet is being written describing the history of the Dramatic Society.

Ashby Church of England Primary School

Lower Key Stage 2 news This month we return to Ashby Church of England Primary School for an update on this term’s activities. It’s the turn of Lower Key Stage 2, who have had an amazing start to 2022.

“The children have been working extremely hard and are very excited to share some of their learning with you! Our History topic this half term has been focused on our local area.

In particular, we have explored how coalmining, canals and the railways had an impact on where we live. The children were excited to investigate the question ‘What is beneath Conkers?’ as part of our learning. We are looking forward to visiting Ashby Museum later in the term to conclude our topic.

In our art lessons, we have continued the coalmining theme exploring the work of George Bissel. He was a local artist whose art was inspired by his time working as a miner. We have experimented with sketching techniques and used photography to create mixed media artwork. It was great posing as coalminers and taking photos of each other for our work.

In English, we have had a great time creating adverts for shoes based on an animated video called ‘The Little Shoemaker’. We had to make sure we used plenty of persuasive techniques to hook our readers and viewers in.

Due to some lovely winter sun, we were able to get outside and continue our work on light and shadows. It was fascinating to explore how the shadows were made.

In January, we took part in a sponsored Bounceathon at Rebound. We were extremely grateful to Rebound for kindly offering the venue for free and ensuring that the children had a fantastic time. This was in memory of one of our past pupils Ceylian, on what would have been his eighth birthday. The children wanted to raise

money for a wooden play train, ‘The Ceylian Express’, painted in his favourite colour which will be installed in our playground. The children felt that this would be a fitting way to celebrate his life and remember him.

As we continue into the Spring term, we are ready to Achieve great things, Challenge ourselves and Encourage each other. Take a look at our Facebook page and join us on our ‘Journey of Joy’ in Lower Key Stage 2.

• Keep positive thoughts in your mind like “I made a goal to get in better shape. I am working toward that goal.”

• Know that we have all been there – everyone is a beginner at some stage.

• Training, or even just turning up with someone else, always helps for accountability and moral support, so bring a friend or family member with you • Wear gym clothing that makes you feel better or more confident. (Loose & baggy clothes, matching trainers and tops, booty lifting leggings– whatever works for you.)

• Wear headphones. Listen to your favourite music or an audio book & just get in YOUR own zone.

• Consider going at off-peak times at first to avoid busier periods.

• Participate in a group class where you are with like-minded people and will get motivation and knowledge from the class instructor.

• Invest in personal training. Attending even just

one session can help you learn what exercises to do, how to perform them, how to set up the equipment and how to program your workouts.

• Keep going. The more often you go to the gym, the easier it will get each time. Promise!

Body Matters

How to keep a step ahead of Plantar Fasciitis So, you’ve been on a walk, been running or perhaps played sport and now you have pain in your foot starting from your heel. A pain that may have been building over time. What could it be…?

If your pain is focused mainly around the heel, particularly on the inside, has come on gradually and is not swollen or bruised then this could be a case of plantar fasciitis.

What is Plantar Fasciitis?

The plantar fascia is a band of tissue, known as fascia, that connects your heel bone to the base of your toes. It supports the arch of the foot and absorbs shock when walking, jumping, or running. Plantar Fasciitis is the irritation and inflammation of this thick band of tissue. This inflammation is worsened with increased activity and normally occurs gradually over time. Often people ignore the initial pain until it becomes unmanageable and impacts on daily life.

What are the symptoms?

Typically, the pain presents as a stabbing in the bottom of your foot near the heel, often (but not always) on the inside of the heel. The pain is usually the worst with the first few steps in the morning or following prolonged stillness i.e., standing up following a long time sitting or standing up for a lengthy time.

What are the causes?

The cause of plantar fasciitis is poorly understood. However, there are some known risk factors which include: • Age – it is common in people between the ages of 40 and 60 • Certain types of exercise - activities that place a lot of stress on your heel and attached tissue such as long-distance running, ballet dancing and aerobic dance • Obesity - excess weight puts extra stress on your plantar fascia • Occupations that keep you on your feet factory workers, teachers and others who spend most of their work hours walking or standing on hard surfaces can be at increased risk of plantar fasciitis.

How do I fix it?

At Vitalize Physiotherapy Ltd we believe in establishing the root cause of an issue, this is especially important with plantar fasciitis. The heel symptoms can often be managed with activity modification, supportive footwear, gentle stretches, and release of the surrounding muscles/soft tissues. In severe cases a plantar fascia night splint can be helpful. However, in our experience, there is often an underlying biomechanical cause. For example, someone might place more body weight through one leg compared to the other, which combined with running would significantly increase the force being put through the plantar fascia on that side.

If standard management and rest doesn’t work within a couple of weeks, we would advise a Physiotherapy Assessment session to determine the root cause and establish an appropriate treatment plan.

Focus On: Ivanhoe Runners Ivanhoe Runners was founded in 1985 and now caters for over 180 runners who train from Hood Park in Ashby. They are a friendly club catering for a wide range of abilities and will often be found in and around Ashby on a Wednesday evening, when they host their led sessions, working on speed and hills. Recently Ivanhoe Runners have been joined by England Athletics coaches bringing further expertise to the sessions.

In the lighter, warmer months the runners take the opportunity to visit other local spots, such as Hicks Lodge and Albert Village lake. Once a month, they utilise the Tamworth Athletics track for a structured training session led by a qualified coach, away from the distractions of the road. A large contingent of Ivanhoe’s can always be found down at Conkers Parkrun on a Saturday morning, both running, and volunteering in the free weekly event.

And it’s not all about the running! Ivanhoe Runners regularly get together for social events, for food and drink and trips abroad. Some fantastic memories have been made with weekends in Amsterdam, Palma, Budapest and Ljubljana just to name a few.

During the winter months, they participate in many cross-country races across the county, giving a different challenge on muddy, hill courses, which are a lot of fun, and always followed up with hot drinks and cake.

A sub-committee of Ivanhoe Runners organises the fabulous Ashby 20 road race. It’s always an exciting day with incredible spirit as runners are supported round the undulating course, many as part of their spring marathon training.

What are the pension freedoms?

The changes of April 2015 give you much more control over your pension savings than before.

One of the biggest changes is that you don’t have to buy an annuity and you are allowed to access your Personal Pension otherwise known as Defined Contribution (DC) pension as you wish from retirement onwards.

Normally you would buy an annuity with pension which then pays a guaranteed income for the rest of your life. The new rules mean that you didn’t have to do this - you can access some or all of your pension savings from age 55 and technically do whatever you like with them.

However, be aware of the tax implications as although as before you can still take up to 25% taxfree lump sum by taking out the remaining pension immediately as a lump sum, you will pay income tax at your marginal rate 20%, 40% or 45%.

Doing this and drawing out income as and when you wish gives you much greater flexibility on taking the level of income you need rather than just what is

available. The income you take will still be taxable, but because you can flex the amount, you can avoid paying tax by having to take income that you maybe don’t need.

Another major benefit of the reforms are the improved death benefits. If you die during income drawdown, the previous arrangements meant you would pay 55% tax if you’ve taken tax-free cash or drawn income.

The new rules however allow beneficiaries to take a lump sum or income tax-free if you die before the age of 75 and is only

taxed at the beneficiary’s highest marginal rate if you die after 75 but only when a lump sum or income is taken. If the beneficiary (Children mainly) doesn’t require any pension income at that time then they can allow the inherited pension funds to grow free of tax until they reach retirement age.

With all the changes, we would strongly suggest that if you are nearing retirement age or considering taking pension benefits you take appropriate Financial Advice to explore and understand your options and the tax implications.

National Day of Reflection

The National Day of Reflection 2022 On Wednesday 23rd March, Marie Curie urges each and every one of us to take a moment to pause, step back from what we’re doing and simply connect. On the National Day of Reflection they suggest we use the time to offer essential support to the millions of people affected by and bereaved during the pandemic and remember the family, friends, neighbours and colleagues who have been lost.

Whether sudden or expected, the death of someone we care about can be completely devastating. We will all feel the pain of grief at some point in our lives, and recent times have reminded us that no one should have to go through it alone.

While life is back to normal for some, many people are still living with the deep trauma of losing loved ones during the pandemic and being unable to properly grieve for them.

As the experts who have been on hand throughout the challenges of the last two years Marie Curie believes that we need to come together, in our communities and as a nation, to acknowledge this lasting pain.

We need to remind our grieving friends, family members and colleagues that we’re there for them, and take time to remember the many lives that have been lost.

Wines of the Month

March Wines This month we are looking at slightly unusual wines. Popular grapes coming from areas you might not expect or going off the beaten track ….. all in the pursuit of mixing it up.

Camillona Sauvignon Blanc, Piemonte, Italy So we are going to start with a Sauvignon Blanc from Italy, yes that is not a typo!!

The Camillona vineyard sits on a northeast hilltop site, about 300m above sea level, where these lowcropping Sauvignon Blanc grapes, flourish. The easterly disposition, which avoids the flavour stripping hot afternoon sun, together with free draining, gravelly clay soils provide excellent conditions for growing quality, fruit-packed Sauvignon Blanc grapes. A fine, elegant style of Sauvignon with citrus fruit characters lifted by ripe gooseberry and floral notes. Try with simple fish dishes, grilled chicken or goats’ cheese and red pepper with fresh basil.

Wild & Wilder, The Courtesan Riesling, Clare Valley, South Australia, Australia Working hand in hand with their merry band of growers, Wild & Wilder craft wines of supreme quality but don’t take it all too seriously. Great fruit, grown and made with a lot of love by people that know that wine is all about the good times, delicious food and creating fantastic memories.

With great fruit it’s all about keeping it simple. A crisp, tangy and dry white wine with the typical Clare Riesling character of citrus, blossom and mineral hints. Cielo e Terra, Terre Allegre, Sangiovese, IGT Puglia, Italy A Sangiovese from Italy might not be so unusual but this one is from Puglia, a long way south from its normal home of Chianti. Cielo e Terra is a joint venture between two families. Drawing on the Colli Berici's vineyard resources, combined with the Cielo family's winemaking skills, their partnership consistently produces wines that are fantastic value for money. A fresh, medium intensity ruby red wine. The taste is velvety for sweet tannins and light notes of jam. White and red meats, fresh and medium-aged cheeses Largesse Merlot, IGP Pays d'Oc, Languedoc, France Finally, I’ve mentioned Languedoc before and I’ll say it again, South Western France offers great value.

Largesse represents a range of stylish, classic varietals produced in Southern France.

As the name suggests these wines offer generous quantities of ripe, fruit driven character and a backbone of rounded tannins. The nose reveals a spicy plum and blackberries, followed by notes of vanilla and black pepper. The palate conveys the perfectly ripe fruit, great concentration and a backbone of round tannins. Supple and ripe this Merlot is a classy taste of the South of France.

Excellent with grilled chicken, especially with Mediterranean grilled veg such as peppers, courgettes and aubergines.

Thinking about Mad Marches, and how madly we love our mothers Mother’s Day this year, will undoubtedly have a very special place in all our hearts after two years of not being able to celebrate it properly.

For many of us, March 2020 will remain forever synonymous with our first experience of something we learned to call ‘lockdown’.

Mothering Sunday that year was our initial attempt at working out what we could do, or mustn’t do, when what we most wanted to do was to spend special time with our families.

A whole year later - March 2021 – another Mothers Day, another lockdown. Unfortunately, the form lockdown took at that time meant that again the whole family couldn’t get together if they lived apart. Restaurants and pubs were shut and indoor socialising was banned.

However, you were allowed to meet one other person outdoors, so one family member was able

to meet up with Mum outdoors - have a coffee on a park bench perhaps or sit somewhere for a picnic, if the weather permitted.

Understandably, Mother’s Day 2022 is likely to be a very special day across the UK, not just because of the ubiquitous chocolates and flowers, but because we’ve all learnt from being forced to be apart how much it means to be together. And the tradition of visiting your ‘mother’ church on this day, also interrupted for the last two years for the first time since it began in the sixteenth century, will never have felt so blessed to us as it will this year. Our especially thankful Mothering Sunday service will be at 10.30am on Sunday 27th March.

CONSIDER ALL THE VARIABLES From many people’s perspectives, the Autumn Budget may have left a feeling that nothing much had changed in the world of personal financial planning, as there were no major changes announced to Income Tax, Capital Gains Tax, Inheritance Tax or pensions. However, the key consideration is how outside factors such as higher inflation could affect your finances and what steps you should take before the end of the tax year to make the most of any allowances and exemptions.

Inheritance Tax (IHT) - Official figures from HM Revenue and Customs (HMRC) for April to September 2021 show that IHT receipts totalled £3.1bn, £0.7bn higher than the same period in 2020. With the nil rate band and residence nil rate band now frozen until April 2026 at £325,000 and £175,000 respectively, the importance of effective estate planning shouldn’t be overlooked.

Individual Savings Accounts (ISAs) - The annual ISA limit has now been frozen at £20,000 for five years. If the allowance had increased with inflation each year since 2017, it would stand at £21,440 today,

sheltering an additional £1,440 from the taxman. JISAs celebrated their tenth birthday in November – the allowance remains at £9,000.

Dividend Tax - The government revealed in September that it would increase Dividend Tax by 1.25 percentage points from 6 April 2022 to help fund health and social care. This means investors will have to pay more on any income from shares held outside ISAs and above the £2,000 Dividend Allowance.

Pensions - The Lifetime Allowance remains at £1,073,100 and the Annual Allowance remains at £40,000. As these allowances haven’t increased with inflation, it effectively means those saving to the maximum extent possible with tax concessions can save less in real terms each year.

Ashby Museum News

New Ashby booklet available this month!

Ashby Museum is delighted to be publishing a new booklet on the 19th and early 20th century Courts of the town. It will be available to purchase from their on-site shop later this month.

This is our second valuable collaboration with the Council, the previous time being the production of the Blue Plaques around the town.

It is written and illustrated by an ex-Ashby School and present Oxford University student, Josh Bancroft, produced by Context Products of Packington and details the lives of the mainly poor inhabitants who lived in what we would now regard as ‘slums’. These were to be found down the alleyways of Market and Wood Streets and in the Green, Millbank and the Callis.

Our 2022 programme of temporary exhibitions commences on Monday 7th March with a foyer display “Perspectives on Ashby Women” featuring photos from our archive & marks International Women’s Day on Tuesday 8th March. It will run for 2 weeks only, with free entry to the foyer area.

Ashby Town Council have sponsored the production and we continue to work with Town Manager, Stuart Benson, to add to the present

Local Walk with Liz Roberts

Ferrers Centre and the Ferrers Arms This month we take a lovely walk across part of the Staunton Harold Estate to the Ferrers Arms in Lount which takes around an hour and a half. The route loops back through young woodland to pick up the well-made paths through the forest beside the visitors’ car park.

There is plenty of local history as the route passes by landmarks from the lives of those who have lived and worked on the Staunton Harold Estate. You can stop en route at the Ferrers Arms or, if you prefer your refreshments after the walk, the Ferrers Centre, located close to the visitors’ car park, offers a range of food and drink.

The walk starts from the visitors’ car park at Staunton Harold, the postcode is LE65 1RT. Leave the car park and turn left on to the one way section of the estate driveway (towards the Lount end). Follow the road until you reach a sharp left hand bend. You will see the entrance to a farm track immediately ahead of you. Go through the wooden gate ahead and onto this trackway. When the track forks, keep left.

You will pass by Richard’s Spinney, planted in 1962 when Richard Blunt was born and began his life in the thatched cottage ahead. Walk past the cottage, looking for a stile on your right. Turn right over the stile and keep to the centre of the field to cross a stile in the hedgerow. In the next field bear slightly right and continue to emerge over a final stile into the car park of the Ferrers Arms.

Walk past the front of the pub and keep to the right of the children’s slide to go around the far side of the pub. Turn left onto a track leading

into Lount village. At the crossroads turn right. On your right is another thatched cottage which was the home of John Johnson who died in 1760 after being shot by the fourth Earl Ferrers.

Keep right and continue to the end of the lane to leave Lount village through a small gate leading onto a grassy track. This track will become wider before leading you back to Richard’s Spinney. Turn left here onto a farm track which leads you up past the turn to Dog Kennel Barn. When you see a wooden sign a little further on indicating that the track is becoming a private road turn right to go through a tall metal gate into the young plantation.

Follow the hardcore path down past Emily Jane’s Wood. Keep on this path (ignoring a fork that comes in from the left) to go down the hill passing young woodland and grassy areas and then crossing a small stream. The path ends at a metal gate leading into a field which you cross to arrive back at the car park.

Ashby based poet Margarita Esteiro has recently published a collection of her poems entitled ‘Life Through Verse’. Having always written poetry for her own enjoyment, Margarita was encouraged by her boyfriend David to put them into print to share with others.

The poems cover a wide range of everyday topics which we can all relate to. Margarita explains; ‘For my poetry, I take inspiration from various sources – personal experience; an observation of other people; the world we live in today, and life in general.’ There really is a poem for everyone and for all moods. Margarita says, ‘some will hopefully make you laugh, some may make you cry, and most are thought provoking.’

Spring – the time for primroses!

The primrose is the first rose of the year and hence its name comes from the words prima rosa.

The primula vulgaris is the common primrose and in old times was said to stand as a symbol for first love as it was often hidden and found in unexpected places. Primroses naturally appear in the bottom of hedgerows, and woodlands making unbelievably beautiful spring displays Primula vulgaris have been planted in my gardens as they generously flower from February to July some years. Each beautiful flower is pale yellow and is about 2cm across. This type of primrose looks at home if planted at the edge of the long grass or in lawns and they grow well under trees where there is some shade.

Primula vulgaris are a reliable woodland flower. I like to plant these native primroses under roses or deciduous shrubs where a patch of spring yellow under a dormant or leafless plant adds early colour and interest to an otherwise dull space in the early months of the year.

The primula vulgaris are easy to gently divide to make more plants once the clump has become big. This variety of primrose does self seed though if you just prefer nature to take its own course.

Primula vulgaris look great when paired with Anemone nemorosa (white) which flower at the same time forming a spring carpet of white and yellow. a magnificent spring picture. Blue also goes well with the delicate yellow of a primrose and bluebells make another fabulous planting partner.

I also like primula vulgaris in window boxes and containers as they reliably come back year after year. For me a spring planter will include primula vulgaris, white variegated ivy, snow drops and a blue anemone. There are many primula cultivars with bright and brilliant colours which are really useful for spring bedding pots and window boxes, but don’t seem to last as well or self seed like primula vulgaris.

Lastly, I also read in one of my books that primroses are said to offer shelter for fairies when it rains in gardens and meadows. The fairies don’t come out when you look for them apparently!

Knowing me, knowing you Over the last couple of years, we’ve had to learn to cope with less personal support and interaction – people we can talk to, spend time with, and share our problems with. And of course, it’s a two-way thing; others who would have relied on us for support and conversation, have suffered too.

Jesus was a support to so many; he brought hope, understanding, the ability to listen and advise. In our darkest and loneliest times, it is comforting to remember that Jesus and God his father are always there for us, to be communicated with and bring comfort. We don’t need to wait for a good time to call, make an appointment or find time in the diary. We just need to take a moment, be still and talk to God. Taking the time to focus on God, say a simple prayer about our worries and the things we are grateful for, can be really helpful – it gives us a

moment of peace and calm which can help carry us through our day. The conversation may well be different from that with a friend, but to talk and feel like you’ve been listened-to without interruption, opinion or judgement is a rare thing to be treasured. And God does respond – often in ways we don’t expect, but you can see Him steering situations in our lives.

If the feeling of being listened-to lifts us up and makes us feel better, we too can reach out to others. Perhaps there are those we haven’t had contact with for a while – a relative, friend or lonely neighbour – people who would appreciate a text, card, or call. Knowing how much we value one-to-one contact, let’s try to engage with others and give them the chance to talk and be listened to – it might just make their day.

Question Time with FISHERS SOLICITORS Do I have to use a solicitor when taking or granting a lease?

You may have dealt with a residential tenancy without advice and thought nothing of it, but a commercial lease is very different. You might think a solicitor is pointless or too expensive.

Here’s why you should consider changing your approach as a commercial landlord or tenant and use a solicitor to help you with your lease.

Are the terms of the lease fair?

There is legislation that protects consumers when they enter into a contract and generally prevents consumers having unfair terms imposed upon them. But a lease is a commercial contract, so the law treats you as equals and you won’t be given any level of consumer protection if something goes wrong. In a commercial contract, you’re allowed to agree to anything you like, whether it’s sensible or not (well almost, but not illegal stuff etc.)!

That doesn’t mean that either party can exploit the other. In rare cases, the Courts have been prepared to change the wording of a lease to give it a commercially sensible meaning but generally the Courts don’t like to interfere with an agreed legal document. That’s because a principle of English law is freedom of contract.

Parties are free to agree what they like without the Courts interfering and changing clauses to what they think it should say. That freedom of contract is a good thing, but it paves the way to people agreeing things they never quite intended or fully understood. So, it’s a really good idea to get a solicitor involved in the drafting to make

sure it means what you think it does.

Avoid disputes wherever possible Last year, a case was brought to court over a rent review dispute. The tenant’s claim was to change the original wording of the lease so that the new rent was £380,000, because without changing the wording the new rent would be £76,000,000 (yes, £76million!). In that case the Court felt the original wording created an ‘irrational and absurd’ result and the judges agreed that this was an obvious drafting mistake that had created an illogical result.

This is an extreme example, but every lease has numerous clauses which could easily become contentious between the landlord and the tenant.

Ideally you want a well drafted lease that clearly sets out the obligations and liabilities of each party. A lease may look OK and well written to the untrained eye, but could be riddled with traps, mistakes or important clauses could be missing.

The last thing you want is to be in dispute, especially not heading to Court. Any dispute will take up a lot of your time and energy, there’s no guarantee you will get the result you want and it will cost you a lot in legal fees to fight. Those legal fees will be much higher than the cost of getting legal advice in the first place. Prevention is better than cure!

The National Forest

Step into spring in the National Forest From the first spring flowers nosing through the ground and the chorus of bird song growing each day, to the first glimpse of a butterfly, spring is the ideal time to head out for a woodland walk in the National Forest. If you’re looking to witness the seasonal flora as it starts to emerge, the Needwood Circular walk will take you through ancient woodlands which burst into life at this time of year; first with delicate snowdrops, and then the violet glow of bluebells as they fill the forest floor later in the season.

With warmer days and lighter evenings approaching, spring is also the perfect time to get active.

So if you fancy something a bit more adventurous, why not enjoy Snowdrops © Jacqui Rock a two-wheeled perspective of the Forest? Hicks Lodge, located in the heart of the Forest offers the Wood Farm trail which is perfect for families and those new to cycling, as you enjoy a 2.75-mile ride through the woods. For the more experienced mountain biker, the 4.35-mile Shell Brook Trail is a wonderful way to experience the bumps and berms of the trails amongst the natural beauty of the Forest. And be sure to look out for sand martins flying in over the lake, as they return to breed at this time of year.

Of course, spring is also a great time to spot other wildlife out in the Forest too. If you’re walking through a woodland keep an eye out for woodpeckers, nuthatches, and treecreepers which nest in the crevices of trees, and if you’re near farmland you might witness the captivating spring spectacle of boxing hares. If you stop, relax and take a moment, you are more likely to notice nature’s finer details, like the buzzing of the first bees, the call of a cuckoo and perhaps the delicate scent of blossom.

Coalville Ramblers Walking has many benefits; it improves overall fitness, and helps manage common conditions like high blood pressure, diabetes, high cholesterol, joint and muscular pain or stiffness.

Walking is one of the best ways to improve not only your fitness and health, but also your mental wellbeing. Walking with a group encourages you to exercise regularly, and to get outside and enjoy what the outdoors has to offer throughout the year. Group walking also allows you to socialise and make new friends.

The Ramblers is the largest walking community in the UK. Ramblers members help to protect the places where we all love to walk. Coalville Ramblers is the local Ramblers Group for North West Leicestershire. Their area extends from Markfield across to Moira and they are the second largest group in the Leicestershire area.

Being based in the scenic National Forest and on the edge of the beautiful and very special Charnwood Forest gives the group access to a great network of public paths and bridleways going through stunning, geologically and historically interesting landscapes. Many of the stiles in these areas have now been replaced by gates making walking even more accessible.

Coalville Ramblers group has a full programme of regular walks throughout the year, with walks of varying distances and degrees of challenge on Wednesdays and at weekends. There are also shorter walks on Thursdays of up to 5 miles, taken at a more leisurely pace. These shorter walks may appeal to those new to walking.

On walks longer than 5 miles it is advisable to bring along a drink and snack or lunch. The group encourages walkers of all levels to join them and also arranges occasional coach trips further afield with a choice of walks of different

The Conservation Volunteers

Welcome to Springtime!

The bulbs are definitely up, the seeds are on sale in the shops, and all the world is looking more hopeful.

If you have a garden, or even if you have a window box or a few pots on a patio, now is the time to look ahead to what you can provide to give joy to yourself and to wildlife this season in the garden.

When buying flowers or flower seeds, look out for ones which have single, not double flowers.

In double flowers (the ones with many petals where you sometimes can’t even see the centre) the parts of the flower which provide nectar, and sometimes those which provide scent, have been bred into more petals. Therefore, many double flowers are of no value to bees or butterflies, and don’t benefit your nose, only your eyes.

Don’t forget we’ve got until the end of March to plant trees and shrubs. If you are looking for a

new shrub or tree for your garden, look for ones which have scented flowers and preferably berries as part of the “year-round interest” which we small-garden gardeners always look for. This will help to add pollinating insects and birdlife to the attractions of your garden.

If you want a slice of the bigger picture, TCV conservation volunteers are always looking for new volunteers for our local Tuesday and Saturday groups.
