The Montenegro Collection: Ten Signature Experiences

Made for beach lovers, cultural enthusiasts, mountain aficionados and more, this is a country that’s both dramatic and serene.

Sail to Our Lady of the Rocks

Gospa od Škrpjela - translated as Our Lady of the Rocks - is an island off Perast in Kotor Bay. Go for its church, museum housing dozens of baroque works from the 17th century, and views of the neighbouring Saint George Monastery and its cypress trees. While there, Perast is worth exploring with its textbook Venetian campanile and balcony-ornamented lake houses. There are more than a dozen churches to peek into here, as well as mansions that were once grand palazzi.

Swim in the Black Lake

No, you’re not dreaming: the water you’re dipping into really is that clear. This glacial lake, at the foot of Mount Durmitor, is one of many wonders within Durmitor National Park. It’s easily accessible from Žabljak, the main gateway to the park, and is a must-visit thanks to its shoreline walking trail and the jagged-edge sight of Međed peak behind it.

Hike in Lovćen National Park

Montenegro translates as ‘Black Mountain’, and a day trip to this park will show you what that really means. Expect a land of cliffs, cathedral of granite, and a range of wildlife that reflects Montenegro’s ranking as one of Europe’s most diverse nations in terms of species by area. Hiking routes such as the Wolf Trail weave through limestone karst and timeless stone villages, with Adriatic views beyond. The park also has a famed bicycle descent from Lovćen Road to Kotor, twisting you like a rollercoaster through some 25 or so serpentine bends.

Feast Like a Local in Kotor

Kotor’s fjord-like bay attracted Venetian settlers who left piazzas and picturesque sites galore. The surrounding waters sweep in excellent seafood, with Kotor known for its squid ink risotto, grilled octopus, and ‘konoba’ restaurants (traditional taverns, often family-run, with freshly caught fish fired up on the open grill). Locals are known to wash this all down with a glass of bevanda (a half wine, half water mix) or rakija (the herbal firewater laced with honey, plums, figs and even mistletoe).

The key to unlocking Montenegro’s food scene?

A guided tour through Kotor’s markets, tasting delicacies as you walk and talk.

Raft the Tara River

Slicing through Montenegro as a foaming slash of white water, the Tara River flows through the deepest canyon in Europe. Proof of Tara’s power is its canyon floor which has been ground down over millennia to depths of 1,300m (4,265ft)almost on a par with the Grand Canyon. The most memorable section of the river is the stretch through Durmitor National Park, a UNESCO World Heritage Site.

Tour Through Durmitor National Park

Summer reveals evergreen forests - a habitat for wildlife including brown bears and wild boarand 18 UNESCO-protected lakes which reflect the skies above where over 160 bird species can be observed. Winter sees Durmitor cloaked in snow, with ski lifts accessing unpretentious slopes that are a world away from the busy Alps. For a true taste of the region, seek out kačamak - a sustaining porridge dish of cornmeal, butter or oil, salt and water.

Explore Lake Skadar’s Many Sides

As the largest lake in the Balkans, straddling the Albania-Montenegro border, Lake Skadar is a gigantic playground for kayaks, canoes, and stand-up paddleboards. Protected as a national park on the Montenegrin side for over four decades, there are many wild adventures to be had here. Take a cruise to a former prison island or monastery. Stop off at a lakeside vineyard or two. Follow a shoreline bike trail, or paddle the shallows at your own pace. Useful note: Google might direct you to the horseshoe bend of Pavlova Strana. While this terrific panorama is inside the national park, it’s actually part of the Rijeka Crnojevića River, not Lake Skadar itself.

Tumble Through History in Budva & Photograph

Sveti Stefan

Sitting pretty along the Budva Riviera, the Sveti Stefan island is Montenegro’s answer to the Côte d’Azur. This fortified island is a 22-mile strip of terracotta-roofed villas and 20 beaches. Visit Mogren - a blissful stretch of sand which is backed by oak forest. The 2,500-year-old town of Budva crowns the Adriatic Coast. Its ancient fortifications and citadel scenes cater to history enthusiasts, while its after-dark energy is a more modern draw.

Get Wet in Herceg Novi

A few miles from the Croatian border, Herceg Novi has the many classical accoutrements of every Montenegrin coastal town, namely its honey-hued old city and subtropical climate. However, its seaside locale is what makes it one of the nation’s go-tos for fishing, sailing, and speedboat hire. Kayaking tours can include snorkelling and swimming, plus a paddle inside an abandoned submarine pen. Scuba tours will see you inspect the wreck of Tihani, the AustroHungarian steamship which sank over a century ago.

Stretch Out on the Ulcinj Riviera

Here you’ll find Velika Plaža - Montenegro’s longest continuous beach which reaches eight miles in length. This dune-backed expanse draws kitesurfers and windsurfers, their colourful sails dancing in the breeze. Further south, where the Bojana River meets the sea, lies Ada Bojana - an island woven from sand and legend. Beyond its tranquil beauty, the air here carries the scent of grilled fish that’s drawn from the river’s bounty and served in rustic waterside restaurants.

Boka

Local author Dolores Fabian tells the story of a man who left an indelible mark on the maritime history of Prčanj, a small yet renowned town in Boka Bay.

The Fabled Prčanj & the Legacy of Ivo Visin marine

The freshness that flows down from Lovćen mountain, mingled with the sea air rich in iodine and salt, intoxicates and relaxes the senses. Every ray of sunlight bathes Prčanj. The waves, winds and currents lend strength to the seagulls that arrive, at times crying out tales of long-ago voyages, distant schools, families that once ventured far across the meridians, and families who remained, preserving the memory of a glorious past.

It would be a dream to have a time machine and travel to that old Boka Bay. To meet the people who built and created beauty from stone, sea and mountain. I imagine standing on the promenade of Prčanj in the mid-19th century, overhearing the conversations of men for whom the sea was their everything.

From childhood, Boka’s boys knew those waters would be their second home. Their crew would be a family with whom they would share both tempests and calms.

Perhaps it’s for this reason that Prčanj shines not only in sunlight but also with the brilliance of polished medals and decorations adorning the uniforms of its captains. There was no surname that didn’t yield a sailor, cook, boatswain or captain. Names like Florio, Sbutega, Verona and many others filled ship logs and left votive offerings.

Which leads us onto the star of this story…

From childhood, Boka’s boys knew those waters would be their second home. Their crew would be a family with whom they would share both tempests and calms.

Ivo Visin was born on November 3rd 1806 in a stone house by the sea. A boat dock and pier stood before the house offering a view of the sea, of waves sometimes lazy and sometimes wild crashing over bollards and buoys, subtly urging him to continue the family tradition of maritime trade.

Ivo’s seafaring days began as a deck boy, learning skills while oblivious to the fact that he would become one of the most renowned captains of Boka Kotorska.

Two private schools, and one nautical one, operated in Prčanj, the latter within the Monastery of St. Nicholas. Many acquired their first knowledge of the sea, navigation, and the unexpected events of long voyages right there in their hometown. Ivo studied at the monastery school and later at the Nautical Institute in Trieste.

Well-prepared and experienced, Ivo passed his captain’s exam in 1824 at the Port Authority in Rose, Luštica. From 1832 to 1849, he captained several vessels (some of which he co-owned) including the brigantines Alcibiade, Amelia, Fenice, Corrier Triestino, and Intrepido.

With savings from his voyages and proceeds from selling his ship shares, Ivo commissioned the construction of his own vessel. The shipyard of Andrija Zanon in Rijeka built the brig, which he named Splendido. Measuring 30 meters in length, equipped with two cannons, two masts with square sails, and a capacity of 311.5 tons, the Splendido embarked on her maiden voyage on October 8th 1850.

It completed several journeys, but its most significant with Captain Ivo lasted 7 years, 6 months, and 19 days. Beginning in Antwerp on February 11th 1852, the Splendido set sail for Valparaíso (Chile), transporting textiles with 11 crew members. This included young lieutenant Federico Belavita and a boatswain, both from Prčanj.

Frequent storms, typhoons, pirate attacks and shortages of food and drinking water made the voyage deeply stressful. Crew changes were frequent: some left due to the gruelling conditions, others in pursuit of faster riches. Ivo often replaced crew members he deemed unfit in what became a circumnavigation of the globe.

The ship’s logbook, kept by Belavita (the ship’s clerk), is preserved today in the Vienna archives and details navigational data, weather conditions, and observations of ports, people, and customs encountered. This log was submitted to the Ministry of Commerce in Vienna as part of Ivo’s nomination for the honorary Merito Navali white flag. This award was established by Imperial Patent on April 16th 1850 to recognise civilian maritime contributions, including new trade routes and scientific achievements.

Ports along Splendido’s journey included: Antwerp, Valparaíso, San Francisco, Honolulu, Vanpoa, Manila, Melbourne, Batavia, Hong Kong,

Sydney, New Caledonia, Surabaya, Singapore, Macau, Timor, Samarang, Bangkok, Shanghai, and many many more.

Upon nearing Gibraltar, Ivo learned from an American vessel that Austria was at war with France. Instead of continuing into the Mediterranean, he steered for Plymouth, arriving there on July 9th 1859. The final return to Trieste followed on August 30th 1859, precisely seven years after departure. It was a major event.

Splendido became the first ship under the Austrian flag to circumnavigate the globe, paving the way for future trade. Other vessels in port saluted her arrival, and newspapers wrote of the extraordinary feat of this Boka-born captain.

In response to Ivo’s reports to the Central Naval Authority in Trieste, the Austrian Ministry of Finance proposed that Emperor Franz Joseph award Ivo the Knight’s Cross of the Order of Franz Joseph, and Lieutenant Belavita the Gold Medal of Merit. The Emperor granted the decoration.

The Merito Navali white flag was presented aboard the battleship Bellona, which entered the port of Trieste for the ceremony, on July 31st 1860. Ivo was named an honorary citizen, while Belavita was promoted to Captain.

From its establishment until the fall of the Austro-Hungarian Empire in 1918, the Merito Navali white flag was awarded only once, underscoring its exceptional prestige and Ivo’s achievements.

The flag and the gifts of our third ‘Albatross’ - a title given to sailors who round Cape Horn east to west - are preserved in the Parish Church. Not the old one on the slopes of Vrmac, but the newer church, built over a century as a testament to the faith, sacrifice, and seafaring legacy of the people of Prčanj.

“Richer and more famous than you, or dead.”

These were the words Ivo spoke to his wealthy cousin Captain Špiro Visin, owner of six sailing ships, before his departure from Antwerp. More famous he was indeed, recognised not only by the empire but also by his people.

To be born, grow up, leave, and return to Prčanj is a destiny granted only to those chosen by God. Those who truly love and value the gift of life in this small town cradled by the sea. The ship was both home and sanctuary. The sea was both life and death.

Prčanj remains forever a place of departure and return, a town that bears witness - in its architecture, its material heritage, and its written word - to the values lived by sailors on the edge between storm and calm.

Lušticapeninsula

Lušticapeninsula

Walking Gently Through Life & Liqueur

Local author Dolores Fabian writes of the effortless charm in exploring the authentic Mediterranean.

Getting to know Luštica is both a challenge and a journey full of surprises. Its breathtaking landscapes - as if painted by the hand of the most gifted artist - spread across a canvas where the full spectrum of colours dances in twilight and dawn. Visitors experience this in a unique way, often with a mix of wonder and awe, even a touch of concern. Those moments of daybreak and dusk feel truly magical.

The locals, each from their own corner of the peninsula, absorb these singular moments as a way of life. Getting to know Luštica should be done slowly, what we call ‘destezo’ or ‘kola fjaka’ - meaning there’s no rush here. Everything should be experienced with care, emotion, and full presence. Cherished, remembered, eventually returned to.

Meeting Luštica’s people is essential, if only to learn one crucial lesson: under no circumstance should one become desensitised to the beauty that surrounds them. They remind us to admire the bay daily, a bay ranked among the most beautiful in the world.

Every stone in the Bay of Kotor tells its own tale. Every cove and cape is like a book written in

letters of salt, inscribed by the sea and erased again with its waves, carrying those stories to the farthest shores. That same sea brought changes to clothing, behaviour, and cuisine. Thanks to it, our local gastronomy is a blend of historic influence, favourable climate, kind winds, sun and rain.

This climate shapes the people. Sometimes it tests them, other times it caresses. The people of Boka and Luštica have, in the past, endured great hardships but also found protection. They’ve learned that life must be seized, lived fully and deeply. With fresh clean air, and the most beautiful view from any direction, they’ve come to understand that every moment is precious and deserves devotion.

Now, Imagine the Scene…

You are in a small Luštica village, not one in the hills, but one close to the sea. It’s afternoon. The sound of waves and crickets fills the air while the maestral breeze brings just the right amount of coolness.

A simple Mediterranean lunch is served: fish and chard sautéed in olive oil, accompanied by a glass of wine. All homemade. The fish was brought by a fisherman from the next village, the chard picked from the garden behind the house, the wine is local, stored in a ‘demijohn’, and the olive oil - pressed from native ‘žutica’ olivesneeds no introduction. The world’s finest experts have confirmed its excellence.

The pinnacle of hedonism arrives in that lateafternoon moment. Daily tasks completed, the sun setting, colours bending and blending as the same painter from the beginning of the story once again creates surreal images. You sit on the terrace, watching and savouring the sweet, rich taste of a little glass of ‘bićerin’. The people of Boka once loved it, and they still do.

Liquid Gold

The first liqueurs were produced in Benedictine monasteries in France. We know the Benedictines were once present in the Bay of Kotor, as evidenced by sacred sites and a wealth of preserved writings. The earliest recorded production of ‘rozulin’ (rose liqueur) comes from the Zadar archives, dated 1366. If not for the great fire that destroyed many of Kotor’s notary books, we would likely have records of liqueur production here as well. We do know of distilleries in Budva in the late 19th century and Kotor in the early 20th, but the most cherished and respected liqueurs have always been those made at home.

Luštica is famous for its liqueurs made from carob, strawberry tree fruit (‘maginja’), myrtle and olives. Just add sugar, sunlight, and a splash of homemade brandy - ‘loza’ being the best - and you have a sweet drink for every occasion. There’s no more delightful sight for liqueur lovers than a jar filled with herbs or fruit and sugar crystals left

Olive heaven

to bask in the sun. The aromas begin to rise and, even through closed glass, you can hear nature’s quiet song.

Like with any artisanal product, liqueur-making takes time. It needs to rest and mature, allowing nature to do its part alongside the maker’s experience in balancing the ingredients. Whether it’s lemon or orange peel, a touch of nutmeg, or another spice, it’s up to the creator, who in this case is the artist behind that sweet touch on the palate.

A bit of sugar, a lot of sunshine, a window sill, terrace, stone wall, or ‘pižul’ (a low stone fence)... These provide the perfect pedestal for a crowned ‘bićerin’. With such a drink, the view and feeling of Luštica become something utterly unique, and, like the liquid itself, impossible to replicate.

There’s no more delightful sight for liqueur lovers than a jar filled with herbs or fruit and sugar crystals left to bask in the sun.

This is anchored by Montenegro’s only 18-hole golf course, a golfing masterpiece designed by Gary Player which belongs to an exclusive group of just 10% of the world’s courses to offer a sea view from every hole.

What Does It Take to Build a Vibrant Community?

At Orascom Development, our core mission remains to create integrated destinations and vibrant communities where people are inspired to live, work, stay, and play, with passion and purpose. For over three decades, this has fuelled our growth and, as we look ahead, we are committed to building on this strong foundation.

We see Orascom Development as not just a real estate developer, but as a placemaker. It’s about so much more than building structures. It’s creating towns and communities with a feeling of soul, rooted in local culture but appealing to an international clientele.

As we sharpen our focus on customer-centric experiences, our unwavering commitment to our clients, residents, and guests stands at the heart of everything we do. We strive to ensure that every encounter within our destinations is meaningful, memorable, and leaves people eager to return, drawn back by the exceptional moments they experience with us.

The Keys of Life

Our Orascom Development Keys of Life initiative is one of the ways that we’re doing the above. It’s also sparking an industry dialogue around the key trends shaping modern living.

First, the design and integration of communal spaces and social hubs like parks and recreational areas should be purposeful. 82% of people believe that community is about ‘purpose and a sense of belonging.’ Therefore, creating spaces that foster meaningful connections and shared experiences is at the heart of transforming how people work and live.

Second, there’s a growing preference for wellness-focused living across all age groups. Two-thirds of people view their living area as a source of mental

well-being. Incorporating holistic wellness elements into a community should extend beyond traditional healthcare and exercise facilities. Supporting outdoor activities and access to local produce promotes both mental and physical health.

Third, the demand for sustainable living is on the rise. Our research shows that 70% of people are concerned about the impact of climate change on their daily lives. There is a growing necessity to create communities with green spaces and renewable energy sources. Elements like beautiful green spaces, and water features that create serene environments, are highly valued. They bring residents a sense of tranquillity and connection to nature.

Working as One: Collaboration & Integration

The way Orascom Development operates is continually evolving. We are placing greater emphasis on collaboration across all our destinations and business units - whether in hospitality, real estate, commercial ventures, or town management.

This joined-up approach is essential to building truly vibrant communities as it allows us to embed customer centricity into every decision we make. By combining intuitive understanding with datadriven insights, we’re better equipped to grasp what our communities genuinely want. These insights, tailored to the unique dynamics of each market, enable us to refine our offerings, delight our residents and guests, and build enduring relationships based on trust and relevance.

The Embodiment of Our Ethos

Luštica Bay is one of Orascom Development’s most unique and magical projects. It truly embodies our ethos and beautifully blends with its stunning natural environment.

A key priority for Luštica Bay is its connections with the local Montenegrin and Tivat communities. This symbiosis - where local commerce, schools, and other elements become part of the broader Luštica Bay life - is incredibly important for us in all our developments, but particularly here where we are so well-established.

The Peaks represents another extraordinary facet of Luštica Bay. This neighbourhood is centred around Montenegro’s first golf course, a remarkable achievement in itself. Its beauty is amplified by the fact that it’s one of the rare golf courses globally offering sea views from every one of its 18 holes. The design respects the natural terrain, and residents will enjoy breathtaking panoramic views of the towns surrounding the UNESCO World Heritage site of Boka Bay.

Building Futures, Together

Orascom Development’s ultimate goal - our ‘secret sauce’ if you will - is to ensure each of our destinations evolves into a tight-knit place full of life. Our long-term vision drives our approach to development, focusing on organically building communities over decades, rather than seeking quick returns.

As we grow across our different operations in multiple territories, a strong set of shared values is crucial. These values - customer centricity, collaboration, high integrity, and seamless delivery - provide a common language and framework for our diverse team, ensuring we all work together effectively and ethically.

These principles are what truly excite our leadership team, enabling us to thrive while creating exceptional destinations and experiences.

The vision

vision

Redefining Prime Real Estate in the Adriatic

Luštica Bay is committed to creating long-term value, promising its community ‘A place to Belong’. As Luštica Bay’s CEO Raphael Krucker explains, this goes beyond simply living a good life, to living a life for good, and with purpose.

WHAT ARE YOUR IMPRESSIONS OF MONTENEGRO, AND WHAT MAKES LUŠTICA BAY UNIQUE COMPARED TO OTHER DESTINATIONS?

As Montenegro cements its position as the Adriatic’s leading destination, Luštica Bay’s comprehensive infrastructure, world-class facilities, and strategic location ensure we’re well-placed to capitalise on the country’s growing appeal to high-net-worth individuals seeking both a premium lifestyle and a sound investment.

The vision for Luštica Bay is very clear: we want to become the prime destination in the Adriatic region, a fantastic best-in-class place. This means providing an all-year-round offering where people can live, work, and enjoy life. A place they feel they belong to.

WHO ARE YOUR KEY PARTNERS IN BRINGING THIS VISION TO LIFE?

It’s the entire universe of Orascom Development Holding, which enables all of its hand-picked destinations to work together for the shared benefit of guests and residents. From the deserts of Egypt to the mountains of Switzerland, Orascom carefully selects extraordinary locations to shape communities which are more than just houses, they’re a complete lifestyle. Testament to this are Orascom’s nine thriving towns, over 7,000 residences, seven marinas, and plans for more than 50,000 units across 101 million square metres.

To ensure that Luštica Bay delivers the highest quality of living, we’re constantly collaborating with globally renowned architects, sustainability experts, and hospitality leaders.

WHAT’S THE ESTIMATED SCALE OF INVESTMENT IN THE LUŠTICA BAY PROJECT TO DATE?

So far, we’ve invested €575 million into the development, including key elements such as the hotel, marina, and real estate projects. The Luštica Bay project represents a major long-term investment, with the total funding expected to reach 1.6 billion euros by 2033.

HOW DO YOU NAVIGATE ENVIRONMENTAL SUSTAINABILITY WHILE ALSO ESTABLISHING LUŠTICA BAY AS A PRIME DESTINATION?

Luštica Bay is a community-focused greenfield project that balances sustainability with luxury living.

Covering an expansive 690 hectares (roughly five times the size of Hyde Park), and sitting along a sprawling 6km stretch of the Adriatic shoreline, we dedicate 90% of our land to protecting nature. Despite this, or perhaps because of it, we still offer exceptional amenities including five pristine beaches, sports and wellness facilities,

and residents-only spaces like the new Horizon Clubhouse.

That said, our commitment to sustainability extends beyond environmental efforts to include social and governance responsibility. We want to foster a deep sense of belonging, purpose and wellbeing. To do this, we must prioritise three things: nature-centric design, maintaining green spaces, and integrating cultural heritage. Only then can we create a vibrant and enriching town.

WHAT IS YOUR PERSONAL DEFINITION OF LUXURY LIVING?

Luxury living is about aligning with nature’s flow, where time feels abundant and a place’s original beauty shines through. It’s a lifestyle centred on creating meaningful connections with family and friends.

True luxury isn’t only about high-end materials or brands. It’s about being in a location where calm and connection elevate your sense of wellbeing. That feeling of being exactly where you should be, doing what you want to do, surrounded by who you most love.

THE PEAKS RESIDENCES AND GOLF COURSE ARE REDEFINING EXCELLENCE IN MONTENEGRO. WHAT ADDITIONAL VALUE WILL THEY BRING TO THE REGION?

This is Montenegro’s first-ever golf course, and we hosted our inaugural event last summer with its course designer, and sporting legend, Gary Player (who also took the first symbolic swing!).

The Peaks is a landmark investment in Montenegro’s high-end real estate and tourism landscape - a new neighbourhood that will enhance our global appeal and tap into the rising demand for luxury living and golfing destinations. It is poised to attract both golfers and international visitors, and is a sign of our continuing efforts to redefine Mediterranean living.

WHAT MAKES LUŠTICA BAY SUCH AN ATTRACTIVE INVESTMENT OPPORTUNITY?

While comparable residences in established European markets command inflated prices, Luštica Bay’s property values show consistent year-on-year growth that outpaces many Mediterranean counterparts. We offer international investors an accessible approach to property ownership that provides long-term value creation.

Buyers benefit from zero transfer tax when purchasing directly from our development, compared to 3-6% on resales, and our payment structure requires only a 20% down payment for properties ranging from €410,000, with a zerointerest payment plan extending up to four years. This unique structure allows owners to generate rental income for up to two years before making their final payment, effectively offsetting their investment through our professional Property Rental Service.

Montenegro’s tax environment is also particularly attractive for international buyers, with individual income tax ranging from 9-15%, capital gains tax at 15%, and no inheritance tax for immediate family. There’s also zero tax on retirement income.

With all that said, Luštica Bay is about more than just favourable investment terms. We offer a carefully curated Mediterranean lifestyle in a developing coastal town that’s four times the size of Monaco. Only three hours from most European capitals, our destination presents a rare opportunity: a tax-efficient, lifestyle-enhancing investment backed by strong governmental support.

WHAT HAS BEEN THE MOST CHALLENGING ASPECT OF DEVELOPING LUŠTICA BAY?

Realising our vision of a refined, sustainable destination that blends cuttingedge technology with the highest environmental standards. Delivering long-term value, while driving progress, requires meticulous planning and collaboration with global experts. Ongoing investment in talent and strategic partnerships has been essential in meeting the high expectations of our investors and residents.

WHAT ARE YOUR FUTURE PLANS? AND HOW WOULD YOU LIKE 2025 TO BE REMEMBERED IN THE PROJECT’S JOURNEY?

Near-term plans include the continued development of The Peaks neighbourhood and golf course, and Centrale - the town centre of Luštica Bay. Further to this, and following the success of Marina Village, the new neighbourhood of Horizon will continue our growth and no doubt become our most-coveted residential community. In the next 15 years, our residential collection will include more than 2,000 apartments and 300 elegant villas with sea views, establishing the town as a fully integrated and self-sustaining destination.

Specific to 2025, we have an exciting calendar of events that includes starlit concerts, art exhibitions, food and wine experiences, kids’ activities, open-air cinema nights, sports tournaments and much more. This will be a year when the community really comes alive.

‘‘Luštica Bay is about more than just favourable investment terms. We offer a carefully curated Mediterranean lifestyle in a developing coastal town that’s four times the size of Monaco.’’

WHAT MAKES THE PEAKS AT LUŠTICA BAY STAND OUT FROM YOUR OTHER COURSES?

When you’ve designed around 130 golf courses on five different continents, you see a lot of wonderful views. Desert, ocean, mountains. But arriving here in Montenegro has been an absolute joy and a massive surprise. I can tell you this will be one of the most enjoyable courses, one that will bring tourists and give people great happiness. You’ll have juniors playing here, old people, and champions. It’s going to be a golf course for all seasons.

I’ve really never seen a more beautiful place to build a golf course than this.

It oozes quality and that’s imperative. As a country, Montenegro is growing fast and when people come here, it’s going to knock their socks off. There are no better villas in the world than what you can buy here. The view from every angle is just magnificent.

WHAT DO YOU MOST WANT TO ACHIEVE WITH THE COURSE?

Accommodate everyone. I play golf with people that are blind, one of my best friends has no legs and he’s in a wheelchair, others play with one arm. We need to make this course flexible with different tees, different greens, different pin placements which work with the prevailing winds. This course has what I call ‘elasticity’: it should work for all types of player and take on a great ambassadorial role for the country.

For a country to thrive, it needs money. Well, there are 64 million golfers in the world, and when a golfer comes as a tourist, he spends money. With all the other amenities and history here, the beautiful beaches, the ocean, the food… I can tell you this course will be massive for Montenegro.

WHAT’S

ONE

TIP

YOU WOULD GIVE TO THOSE NEW TO GOLF?

In 1961 I went on something like Good Morning America, one of the big TV shows, after winning the Masters for the first time. The host was questioning me about all kinds of things and eventually she said: “Well, what do you like besides golf?” There was a guitar there right next to us, so I stood up and said: “Gimme that guitar there. You can do anything, but don’t step on my blue suede shoes.”

The next day I got a telegram from Elvis Presley’s manager: “Elvis the King wants to meet you.”

Elvis was doing a movie called ‘Blue Hawaii’, and as I was going to be in Hollywood the following week I said I’d come and see him. When the moment came, Elvis went and put his jacket on and he came out with his American Southern accent: “How do you do Sir? Nice to meet you and well done on winning the Masters last week. Now, what is important in golf?”

He had this terrible grip so I gave him the right grip and then he said to me: “Now, what is important?” I said: “Well Elvis, when you play golf, the whole game is played in the hips. You’ve gotta be strong here. You’ve gotta have hip action there.” He says: “The hips? Baby, you talking to the right man.”

That man could move his hips and he brought joy to so many people. Now isn’t that nice? When you can be involved in a job and give people happiness. But, back to your question: it’s all in the hips!

HOW DID YOU INTEGRATE THE SITE’S HISTORICAL AND NATURAL ELEMENTS INTO A MODERN COURSE DESIGN?

I have a great respect for history, and when I think of this country it’s inundated with it. What I like to do is compliment that so that if people only come here to play golf, they come back a second time to see the sites.

My brother was one of the world’s leading conservationists, and one of the things that I always stress to my team is to look after nature. We try to stay within nature as much as we can. We want to match it, not destroy it.

‘‘Nature is God’s gift and you can’t make a mistake with it. In golf, they call a retake a mulligan, but here you don’t get a second shot. This has got to be done right the first time.’’

WHAT ARE THE ADVANTAGES OF LIVING IN A GOLF COMMUNITY LIKE THE PEAKS?

Most people live in villages in big cities, inundated with pollution, traffic, and sitting in traffic. Now, when you come here with your family, you can go for walks, you can be happy that your children are safe. This place is so safe and that’s very important. You can say to your children: “Go down to the driving range and hit some balls.”

You’ve got so much here for a family to do, and family is probably still the most important thing for people today. The love and the enjoyment I get from my family is, as they say, numero uno.

“THE MORE I PRACTICE, THE LUCKIER I GET.” THIS IS ONE OF YOUR ICONIC QUOTES. HOW DID IT COME ABOUT?

Well, it’s true. I was in Texas in the early 1960s practising bunker shots, and this man was standing there with his beautiful cowboy outfit on, in his western hat and boots. I knocked it in the hole and he said: “That was nice. You think you could do that again?” I said I didn’t think so.

He took out what looked like 700 brand new dollar bills. He looked at them. He looked at me. Then he said: “If you can knock it in again, you can have them.” Now at this stage I didn’t have too much money so this was a big deal. And would you believe it? My shot went in. I’ve only done that three times in my whole life.

The guy took his hat off and said: “That’s the luckiest thing I’ve ever seen.” I just replied: “Well, the more I practice, the luckier I get.”

My pair of hands have probably hit more balls than any other golfer. I’m still alive. I’m still hitting balls. And I can’t wait to hit some more right here.

Alpine peaks

FROM THE ALPS TO THE ADRIATIC

Creating a World-Class Golf Experience

Told through the eyes of Daniel Speer, this is a story of two extraordinary destinations: Andermatt in the Swiss Alps, a destination under the same guiding hand of our CEO, and the burgeoning beauty of Luštica Bay. Daniel is the Golf Manager responsible for Andermatt’s ascent into Europe’s elite golfing circles, and he now actively supports the development of Luštica Bay’s own golfing future.

When I took over the management of golf operations in Andermatt in 2018, we were already operating at a very high standard with our championship course. My core mission was to continually elevate the quality of the course while embracing sustainable maintenance practices. In the years that followed, we were able to achieve both - winning several awards and GEO (Golf Environmental Organization) certification in 2020 - and saw our destination grow accordingly.

Now, looking towards Luštica Bay, my mission is equally ambitious: to see its golf course set a new benchmark for the entire Adriatic region, achieving international acclaim and becoming a driving force for tourism in the Balkans.

For me, golf is both a sport and a lifestyle. It’s why my focus lies in ensuring certain design elements consider long-term maintainability and avoid unnecessary difficulty for the everyday golfer.

A world-class golf experience encompasses every touchpoint of a golfer’s journey. It begins with easy arrival and accessibility, a warm welcome from the staff, and a strong first impression of the course. The quality of the Pro Shop, the restaurant, and the course itself are crucial, as is a thoughtful guest gift and exceptional service.

In Andermatt, we strive to be pioneers in Switzerland in this regard, placing particular emphasis on our on-course golfer care. This same dedication to a holistic and premium experience will be key for Luštica Bay.

Looking ahead, the future of luxury golf tourism will see destinations needing to differentiate themselves through alternative offerings. Exceptional dining, spa and wellness facilities, and diverse sports and cultural activities are crucial in establishing a destination. We’ve had great success with this in Andermatt and, with its new course, Luštica Bay has all the ingredients to follow suit.

The potential for a dual-destination offering is also significant: imagine the appeal for golf enthusiasts to experience the pristine mountain courses of the Swiss Alps, followed by a trip to Montenegro to play on a course where every hole boasts stunning Adriatic views.

This vision for a seamless Alpine-Adriatic golfing experience is a compelling one, promising a unique adventure for golfers and outdoor enthusiasts. It puts both Andermatt and Luštica Bay in pole position to be THE premier destination in their respective regions.

Proud to be the home of Tudor Pro Cycling.

As a homeowner with multiple properties across the group’s portfolio, Mariam and her family have consistently found themselves drawn to a lifestyle defined by quality, sustainability, and enduring value. “Investing in real estate within the Orascom Development portfolio is a wise decision on a global scale,” she says.

Orascom’s value, in the eyes of Mariam, lies in its ability not just to build properties, but to cultivate entire ecosystems that are designed for longevity and enrichment.

Luštica Bay: A Standout in a Distinguished Portfolio

“From the first moment I saw Luštica Bay, I was enchanted by its natural beauty,” explains Mariam. “The clean beaches, clear waters, and lush greenery create such a peaceful and picturesque environment. It’s a place where dreams become reality.”

Mariam’s investment in both the Horizon neighbourhood and The Peaks, Montenegro’s first golf community, underscores the diverse appeal of Luštica Bay.

“One of the most appealing aspects of Luštica Bay is its vibrant and welcoming community. Residents, a mix of locals and expatriates, share a love for the area’s beauty and lifestyle. The sense of belonging makes it easy to form lasting friendships.”

A Lifestyle of Engagement & Potential

Though initially spontaneous, Mariam’s journey with Luštica Bay has blossomed into a “cherished part of my life.”

“I eagerly look forward to every day here.”

“The variety of recreational options promotes an active and healthy lifestyle,” she adds. But beyond the immediate enjoyment, Mariam also sees the strong investment potential in Luštica Bay: “Buying a property here is not only a lifestyle choice but

also a good investment. The area’s growing popularity and limited availability of properties contribute to a strong real estate market.”

Mariam’s experience serves as a testament to Orascom Development’s ability to create not just stunning properties, but lasting legacies for families like hers, blending personal dreams with astute investments.

Echoes of home

From Montenegro to New York & Back Again

For Nino and Nada Pjetri, Montenegrin natives now living in New York, Luštica Bay represents a reconnection with their roots. While they have not yet moved into their residence at The Peaks, we sat down with Nino to discuss what inspired the couple to invest in a life here, how it compares to their homes in New York and Florida, and the emotional and cultural significance of owning a piece of Montenegro.

WHAT INSPIRED YOUR DECISION TO INVEST IN A PROPERTY AT LUŠTICA BAY?

I was born here, and Nada spent most of her adolescent years here as well. The combination of Mediterranean climate, picturesque landscapes, and historical significance can evoke a sense of nostalgia and belonging. Our investment reflects a commitment to fostering our connections with our family and cultural traditions while enjoying a peaceful retreat that contrasts with our bustling life in New York.

Ultimately, Luštica Bay is both a smart investment and a place where personal history and modern coastal living converge beautifully.

GIVEN YOUR HERITAGE, OWNING A HOME HERE MUST HOLD A PARTICULAR EMOTIONAL SIGNIFICANCE FOR YOUR FAMILY?

Definitely. Living in the U.S. can sometimes create a feeling of disconnection from your homeland. It’s one thing to visit a place as a guest. It’s another to wake up there, feel part of its rhythm, and build routines that make it feel like home. A home in Montenegro provides a sense of belonging, a place where we can feel grounded in our identity and share that with our children.

The property here is a gathering place for us where generations can come together to create lasting memories. It’s a space to celebrate milestones, share stories, and pass down cultural values, reinforcing familial bonds that distance can challenge.

‘‘Having a place in Luštica Bay allows us to reconnect with our roots, serving as a bridge to our cultural identity.’’

WHAT DREW YOU TO A RESIDENCE WITHIN THE PEAKS?

The Luštica Bay master plan is exceptionally well-developed, ensuring that every aspect of the community, from residential areas to recreational facilities, promotes a high quality of life. Within this vision, The Peaks stood out with its unique setting, breathtaking views, and the proximity to the golf course.

As an avid golfer, the opportunity to live near such a beautifully designed course is a dream come true.

I’m looking forward to a world-class experience that’s both challenging and scenic, and that honours Gary Player’s design. My expectations are high, not just in terms of course design, playability and maintenance, but also in terms of the overall golf culture being cultivated in the community.

While waiting for our residence to be ready, we’re spending the summer at a rental property to immerse ourselves in the lifestyle and community here. It’s a wonderful opportunity to explore everything Luštica Bay has to offer - from the golf course and beaches, to the Marina and the lively piazza - and to start building connections with fellow residents. This experience only deepens our appreciation for this remarkable destination.

YOU MENTION LUŠTICA BAY’S MASTERPLANNED VISION. WHICH ELEMENTS CAUGHT YOUR EYE THE MOST?

Sustainability, for one, is a core principle we deeply connect with. In a world where so many developments are built without long-term environmental impact in mind, Luštica Bay stands out for its commitment to preserving the natural landscape. The integration of eco-friendly materials, low-density planning, and a strong focus on harmony with the surrounding land and sea reflects a respect for nature that feels increasingly rare.

It’s a place where living well doesn’t come at the cost of the environment, and that aligns with our desire to support and inhabit spaces that are responsible and forward-thinking.

Equally important is the idea of integrated living. Luštica Bay is a place to vacation, live, work, and connect. The town’s design fosters organic interaction, meaningful relationships, and a slower, more fulfilling pace of life. That kind of environment is something we not only admire but actively seek out.

Then there’s the marina lifestyle which adds a dimension of freedom and elegance that speaks to our love of the sea. There’s something inherently restorative about waking up near the water, watching the boats drift in, or setting sail at a moment’s notice. The marina is a social and emotional anchor.

Taken together, these elements create a vision for living that feels aligned with who we are and how we want to engage with the world. Luštica Bay isn’t just a place on the map. It’s a reflection of the values - sustainability, community, and purposeful living - that we hold close.

YOU HAVE A HOME IN FLORIDA. HOW DOES LIFE IN LUŠTICA BAY COMPARE TO THAT? AND TO OTHER COASTAL DEVELOPMENTS AROUND THE WORLD?

Florida’s coastal developments - whether in Miami, Naples, or Palm Beach - are characterised by sleek high-rises, a cosmopolitan social scene, and a fast-paced lifestyle that can feel exhilarating but, at times, overwhelming. The amenities are world-class, and the entertainment options are endless, but there’s a commercial polish that can sometimes overshadow the local character.

Luštica Bay invites a gentler, more intentional pace of life. It feels like a well-kept secret. An escape that offers peace, elegance, and a return to what really matters.

What makes it particularly special for us is its strong sense of place. The architecture, cuisine, and daily rhythm all reflect a deep respect for

local heritage. Walking through Marina Village or dining at a sea-view restaurant feels less like a tourist experience and more like an immersion into a Mediterranean lifestyle that has evolved over decades. It offers a kind of luxury that’s understated yet elegant, more about connection than display, experience over indulgence.

WHAT DOES LUŠTICA BAY OFFER INTERNATIONAL INVESTORS LIKE YOURSELVES?

In places like Manhattan or Naples Florida, the dynamics are defined by scarcity, competition, and sky-high entry costs. Properties in these locations are often priced at a premium due to their brand recognition and maturity, but that also means opportunities for significant upside are relatively limited unless you’re operating at the ultra-luxury level.

Luštica Bay is a fundamentally different value proposition. From an intrinsic value perspective, it blends location, lifestyle, and limited supply in a region that’s gaining momentum among international buyers. The cost per square metre is still significantly lower than comparable properties in the U.S., yet the potential for appreciation is strong - especially as Montenegro continues to build its profile as a luxury destination and economic hub in the Adriatic.

Luštica Bay is not just a stand-alone development - it’s an integrated community and that adds intrinsic value for both residents and investors. It creates a sense of stability and direction.

While established destinations like the French Riviera or coastal Spain come with maturity, they also come with saturated markets. In contrast, the Adriatic region is still in a growth phase, offering both capital appreciation potential and lifestyle appeal. The increasing interest in Montenegro’s favourable tax structures, growing recognition as a luxury travel destination, and its eventual admission to the EU all point to a strong upward trajectory.

HOW DO YOU ENVISION YOUR ENGAGEMENT WITH LUŠTICA BAY EVOLVING OVER TIME?

Luštica Bay is a summer home, a generational legacy, and ultimately, a future base for us. In the short term, it serves as an idyllic retreat where we can unwind and recharge, especially during the summer months. But more importantly, it’s a longterm investment in both our lifestyle and legacy.

We see Luštica Bay as a place that can stay in the family for generations. A place our children and, eventually, their families can enjoy and connect with.

It’s rare to find a destination that offers this blend of immediate personal enjoyment, lifestyle flexibility, and enduring value. That is what truly sets Luštica Bay apart.

WHAT WOULD YOU SAY TO OTHER MEMBERS OF THE DIASPORA WHO MAY BE CONSIDERING RECONNECTING WITH THEIR ROOTS THROUGH A SIMILAR INVESTMENT?

Don’t hesitate! This is a truly unique opportunity to be part of something that honours the soul of our homeland while offering the standards, comfort, and professionalism of a best-in-class international development.

Luštica Bay is not the Montenegro of old in terms of property management or infrastructure. It’s a new benchmark.

The proximity to the airport means travel is seamless, and the exceptional facilities make it incredibly liveable and enjoyable year-round. But beyond the quality and convenience, what makes this place truly special is its ability to deepen your connection to the country in a meaningful, lasting way. It allows you to return not just as a visitor, but as someone with a stake in the future of this region.

Creating a

Creating

Foundations for

a

Lasting Future

If Luštica Bay’s vision is to establish a prime destination on the Adriatic, the mission is to do it in a way that integrates economic advancement with long-term stewardship. Indeed, the hope is that Luštica Bay will not only redefine Montenegro’s coastline, but also be a global benchmark for responsible growth.

legacy

Luštica Bay has established a strong set of Environmental, Social, and Governance (ESG) principles to ensure that well-executed investment drives lasting prosperity while preserving the region’s distinctive natural and cultural identity. Below is a snapshot of eight key ESG principles...

Architectural Integrity

Luštica Bay incorporates locally sourced materials, such as local stone, to minimise environmental impact and blend modernity with tradition. Buildings are constructed with energy-efficient systems - including natural ventilation, thermal mass walls, and water-saving technologies - to align with the highest energyefficiency standards.

Low-Rise Development

The architectural approach prioritises the environment and user comfort. Rather than pursuing excessive verticality, low-rise structures sit harmoniously into the landscape.

Native Landscaping

Indigenous plants - such as olive trees, maquis, rosemary and lavender - are used to preserve natural flora and enhance ecological balance, while the golf course is thoughtfully designed to integrate into the natural environment.

Circular Economy

Recycling programs for paper, glass and electronic waste are in operation to incorporate sustainability throughout development and dayto-day life.

Proactive Partners

Luštica Bay looks to work with responsible and forward-thinking companies. For example: The Chedi Luštica Bay, Montenegro’s most sustainable hotel, aims to be carbon neutral by 2030. Operating on a low-waste model, it has a carbon footprint of just 6.15 kgCO2e per occupied room. The hotel recycles wastewater for guest use, reuses soap remnants, and sends food waste to local farms for fertilisation and animal feed. Plastic and cardboard are recycled and repurposed for 3D printing.

Local Support

Over €2.5 million has been invested into Corporate Social Responsibility (CSR) initiatives that support local communities and create new opportunities for the Tivat region.

Wellbeing Initiatives

The wellbeing of all employees is paramount. Initiatives including ‘Celebrate Healthy Life’, teambuilding programs, and comprehensive health insurance seek to foster a supportive working environment.

Employee Diversity

Over 12 nationalities are represented in Luštica Bay’s team, with nearly half of the organisation being women, including those in leadership positions. There is a zero tolerance policy for discrimination, with equal opportunities afforded to all colleagues.

The Invisible Architecture of Success

Olga Radović, Chief HR Officer at Luštica Bay, looks at the role of culture in bringing ESG principles to life.

Culture Eats Everything for Breakfast

Someone said this to me recently and it really stuck.

Culture is more than a mission statement or a list of values on a wall. It’s that intangible current you feel the moment you walk into a place. It’s how people talk to each other, how decisions get made, how leaders show up. It’s the invisible architecture that holds everything else together. At Luštica Bay, we strive to formalise our way of working - making sound decisions and taking care to always build a strong framework around what truly matters.

We’re working to make culture not just the background music of our business, but the driving force behind everything we do. I believe this is what sets us apart. Culture touches everything, especially the way we serve our customers. Our employees put customers at the core, ensuring every experience we create is thoughtful, uplifting, and deeply human. Every decision, every detail, every interaction should be infused with care, empathy, and commitment - and this means actively listening and acting quickly.

But even the strongest culture can’t thrive without the right people, and the right structures in place to support those people. One voice cannot carry the tune and we cannot depend on a few superstars. We need orchestras. Diverse and dynamic teams empowered to act, share, and build. That’s how we make a difference.

A Community That Evolves With Those Within It

We’re building something fluid and alive, and it’s people who make that happen. That’s why careers here don’t follow rigid roadmaps, they unfold naturally - driven by curiosity, opportunity, and a shared ambition. Thanks to the wider Orascom ecosystem, talent grows organically and

information flows without barriers.

Driven by the vision of building the prime Adriatic destination, we believe in ‘People for Progress’ - a philosophy that gives everyone a role in shaping the future here. No one moves forward unless we all do.

Being responsible for talent and culture, especially in a company that truly puts its people at the heart of everything, is an honour and privilege that I don’t take lightly. It means making sure all colleagues feel supported in a world that never stops changing, and cultivating leaders who don’t just manage, but uplift. Leaders who understand that shared responsibility isn’t about hierarchy, but about mutual accountability. Listening as much as speaking, and creating space for honest feedback that moves in every direction.

At Luštica Bay, we believe in emotionally intelligent leaders: those who operate with empathy, clarity, and purpose. The ones who help us grow not just faster, but better. Stronger. Together.

What Makes Me Proudest

Strong ESG standards aren’t something we’re tagging on. They’re becoming our DNA.

Employee diversity isn’t a marketing tool but a mindset. And it’s working. Our colleagues here want to participate. They are happy to contribute. They care.

It’s a powerful thing when we all feel seen, heard, and valued for who we truly are. In a community

like ours, that sense of belonging is mutual. It’s a shared commitment that connects us, strengthens us, and gives purpose to everything we do together.

We’re united by a ‘One Orascom’ team culture which means we don’t look the other way. We build, we support, and we show up for each other and our future together. Because when culture is real, it doesn’t just shape the workplace, it shapes lives. And that’s something I want us to do every day in this extraordinary place.

Mamula

Mamula The Hidden Gem Amongst

the Adriatic’s Alluring Pearls

The phrase ‘luxury on another level’ comes to mind when thinking of Mamula Island.

We explore what sets it apart.

Constructed in the mid-19th century as a strategic defence fortification, the fortress was named after Austro-Hungarian General Lazar Mamula. Despite being a protected cultural and historical monument, the Island had been left to decay until it was recently, and meticulously, restored into a one-of-a-kind retreat for lovers of life, nature and experiences.

Encircled by sparkling Adriatic waters and wild Montenegrin scenery, Mamula Island now boasts a limited number of rooms and suites, a holistic spa, three restaurants, four bars, three outdoor pools, a beach, and a labyrinth of quiet corners and secret alcoves to get lost in.

The hotel has already won praise and recognition from industry heavyweights, being featured in Condé Nast Traveler’s ‘The Best New Hotels in the World 2024’ list, and winning Best Hotel Suite at the prestigious AHEAD Awards.

Rising out of the sea, Mamula Island cuts a striking figure in the Bay of Kotor.

Waking up to the Adriatic

Two distinct styles of guest rooms and suites are available: Heritage and Newly built. The former utilise the original spaces of the fortress, while the latter are fresh additions to the Island. Whichever you choose, all feature soft interiors of natural fabrics, warm brass, solid oak, and smooth curves, creating an intimate and serene atmosphere.

The air is cool, the horizon is a continuous line of blue, and the waves lap the Island from dusk to dawn. Indeed, each bedroom is as close to the surrounding waters as physically possible.

There’s a certain satisfaction in waking up to this as your view - a sense of being privy to something elemental. A quiet reminder that true luxury often resides in the lightest of moments.

The Island’s Heart & Soul

For those who seek pleasure, and find joy, through food and drink shared in good company, Mamula Island provides the zenith of such moments. The Island’s exceptional cuisine champions its Montenegrin roots, with the culinary team bringing a global touch to regional fare. Menus range from fine dining to fire-side feasts - making full use of seasonal produce, highquality local ingredients, and dynamic flavours. This is all complemented by handpicked wines, handcrafted cocktails, and a sophisticated drinks selection.

If food is the heart of the Mamula Island experience, wellness is the soul.

Housed in the fortress’ main tower, Mamula Spa offers treatments, healing rituals, and active endeavours. Various types of massages are designed to address the body’s and spirit’s most essential needs. Finnish and aromatherapy saunas, a steam room, halotherapy room, flotation chamber and experience shower create a complete hydro-thermal sanctuary. While a well-equipped gym, and morning yoga classes by the sea, accommodate the more energetic.

A Coastal Glow, Inside & Out

From the moment you arrive, you’ll feel part of Mamula life and Island living. Service is warm, attentive, and deeply personal, with the team acting as a private concierge throughout a stay, ready to organise any experiences and excursions. This includes stunning on-Island events, from operatic showcases to workshops that celebrate local artists and cultural heritage.

The team will also be your guide around Montenegro’s odyssey of delights. A variety of activities and adventures can immerse you in the region’s brilliant history, energy and beauty. Each is a short boat ride away and a sure-fire way of connecting to new stories, interests and passions

In the words of Kongres Magazine: “If a PhD in hotel professionalism and hospitality existed, every staff member of this extraordinary hotel would deserve one.”

Leave the World Behind

In life, there are some moments you don’t need to remember because they’re too important to forget. Days at Mamula Island tend to be full of such moments.

This is a hotel unique in setting, style, and atmosphere. An afternoon by the Sun Deck, a swim in the nearby Blue Cave, an aperitivo on the fortress’ rampart promenade, a dinner at the main Pool Deck and a night under the stars… However you wish to spend your days here, the team will ensure you spend them well.

Centrale

A

Place You’ll

Instinctively Return To Centrale Hotel

Open from summer 2025, Centrale Hotel is a new 5-star boutique property set along the Centrale piazza.

Wind the Clock Back a Few Years…

Centrale piazza, the beating heart of Luštica Bay, was beginning to take shape and, at the centre of this new town square, one building stood apart. Not for its size, but for its potential.

Once part of a former military barracks, the building’s clean lines and mirrored-steel accents caught the eye of Samih Sawiris, the founder of Luštica Bay. In those details he saw a place that would anchor the community while honouring the site’s past.

And so, together with Paris-based interior designer Simon Drotter, and Montenegrin award-winning architectural studio NRA Atelier, the vision for Centrale Hotel was created: a space where hospitality would feel effortless, design would be intentional but discreet, and every detail would reflect its surroundings with quiet confidence.

Not Your Typical 5-Star Fanfare

Centrale Hotel champions a different kind of luxury: one born from simplicity, comfort, and an undeniable connection to place. Its architecture - clean and modern - skillfully weaves in local textures, ensuring it feels inherently grounded in its environment. Every space is meticulously considered, and the welcome, you’ll find, is genuinely warm.

Step inside any of the 27 rooms and studios and you’re met with an immediate sense of calm.

Interiors are a study in understated warmth: soft fabrics, natural wood, muted metals, and thoughtfully curated local art. This is a place where comfort reigns supreme, but never at the expense of style.

Step inside any of the 27 rooms and studios and you’re met with an immediate sense of calm.

A Culinary Hub

At the heart of Centrale Hotel lies its restaurant and bar - a relaxed gathering point for locals, travellers, and residents. Here, the kitchen reinterprets Montenegrin flavours through a subtle French lens, resulting in a menu that feels both familiar and wonderfully new.

Start with marinated red pepper ajvar and green oil and garlic chips, before moving onto truffle potatoes with local pancetta, a refined beef tartare with beer-fermented mustard seeds, or amberjack in a lemongrass beurre blanc.

The emphasis is on seasonal produce, balanced flavours, and a dining experience that feels as natural and unforced as the landscape outside. The restaurant will also feature a display of Montenegrin specialities - among them prosciutto and cheeses - that you can have sliced to order to create your own personalised tasting plate.

From Treatment Room to Town Square

For moments of rejuvenation, the hotel’s intimate SPA corner features a sauna, steam room, and dedicated treatment room. The focus here is to restore balance rather than overwhelming the senses. Each treatment is a quiet, considered invitation to slow down, promising to leave you feeling refreshed and at ease.

That invitation continues outside: the hotel’s privileged position, sitting between the Adriatic and the verdant hillside, summons you to move and discover. Sea-swims in the morning, tennis in the afternoon, golf as the sun sets. For a slower pace, Kotor’s nearby old town, a UNESCO World Heritage Site, offers quiet streets, shaded courtyards, and centuries of history best explored without a plan.

In short, Centrale Hotel is Samih’s vision brought to life: a new focal point for the community that weaves in its past to build connections for the future.

Better by design The Identity of Architecture

Iva Petković is a multiple award winner in the field of architecture and, as Luštica Bay’s Head of Design, has a deep understanding of how local character should inform and enhance our community’s distinctive look and feel. She explains just how she approaches this intricate blend of design.

In a world of globalisation, the spirit of a place is often lost as it fails to create a gentle connection between the past and the future in a tactile and human way. Luštica Bay is committed to a different path.

Rooted in vernacular tradition, yet embracing innovation, we weave together age-old elements - such as dry stone walls, arches and porticos, light and shadow play, and water-horizon effects - to craft an architectural language that feels both timeless and visionary. Here’s why each of those elements is so important…

A defining element of Luštica Bay’s material identity is the dry stone wall (‘suvomedja’), a hallmark of Mediterranean rural architecture. These walls embody craftsmanship, durability, and an intrinsic link with the landscape.

Beyond their historic role in agriculture and land demarcation, dry stone walls are reimagined here as integral design features: retaining the terrain, defining pathways, or enclosing courtyards. Our use of locally sourced limestone and sedimentary rock, with its unique colour and texture, embeds each structure into its surroundings, mirroring the tones of coastal cliffs and sun-washed terrain.

Its use also aligns with our principles of sustainability. By incorporating materials harvested from the Luštica peninsula itself, the development minimises its ecological footprint, reduces transportation emissions, and supports the local economy. Thermally efficient and naturally resilient, the local stone offers buildings insulation in winter and coolness in summer.

The modern villas in the Peaks neighbourhood are a perfect reflection of this land, labour, and legacy. Suspended above lush greenery and the vast expanse of sea blue, the stone walls here sit on the edge of the hill, offering stunning views far and wide, and bridging the history of this place with the potential of its future.

Amongst this stone, it’s worth mentioning our inclusion of vegetation to soften the built environment. The flora and fauna’s seasonal variability introduces a temporal effect to the design, making the environment feel alive while also creating a balance between the man-made and the natural.

Arches & Porticos: For a Sense of Arrival

Arches have long been pivotal in Mediterranean construction, efficiently transferring structural weight and allowing for expansive openings. Often paired with porticos - covered entrances supported by columns - these features evoke a sense of established grandeur, referencing ancient temples and classical façades to give buildings a feeling of arrival and presence.

A simple glance at Luštica Bay’s Horizon villas illustrates their considered use. The arches and porticos create a seamless dialogue between the natural landscape and the built environment, adding a sense of harmony and continuity.

Light, Shadow & Shading: Creating the

Atmosphere

These three form the emotional heart of Luštica Bay’s architecture. Light is both illuminator and sculptural detail. From morning’s elongated shadows to the golden glow of sunset, filtered light through porous façades or slatted structures crafts layered spatial experiences - inviting calm, intrigue or intimacy depending on time and orientation.

We’ve created architecturally integrated shading devices - such as pergolas, louvres (traditional ‘skure’), awnings, and climbing plants - to moderate heat, offer privacy, and create dynamic visual effects. And we’ve subtly employed artificial lighting to accentuate architectural lines and highlight materials without competing with the natural environment.

All of this comes together perfectly in Marina Village. The interplay of openings and shading elements creates a sense of movement and transformation, enhancing the space’s connection with its surroundings. It’s an ever-changing scenery which remains captivating and memorable throughout the entire year.

Infinite Horizons: Wellbeing by the Water

One of the most persuasive visual metaphors at Luštica Bay is the use of infinity pools: architectural features that merge water and horizon into one visual plane. These pools blur the boundary between built and natural, allowing the eye to travel unbroken from edge to sea to sky.

This optical illusion reinforces our core design philosophy: architecture should not dominate the landscape, but accentuate it. Water is a mediator of emotional experience, drawing residents into a deeper relationship with nature and place.

Elevating Interiors

For those who value restraint, texture & thoughtful design.

Located in Luštica Bay’s Marina Village, Home Glow is a furniture and design boutique that offers visitors a refined edit of décor and accessories.

Through a collaboration with a European design house devoted to ethical craftsmanship, Home Glow provides interiors that are calm, tactile, and deeply intentional.

Every element - whether for a private residence or a yacht - is selected for its ability to quietly transform a space. Not with excess, but with clarity, comfort, and enduring style.

A Blueprint for Building With Meaning

In a world often driven by transience and homogenisation, Luštica Bay presents an architectural manifesto for how to integrate history and environment with contemporary living.

Each design decision - be it the curve of an arch, the texture of a stone, or the path of sunlight through a pergola - echoes a commitment to authenticity and cultural depth. It’s not about replicating the past but channelling its spirit: crafting spaces that feel inherently local, emotionally resonant, and perpetually beautiful.

Milena

An Artist’s Brushstrokes on a Coastal Canvas

Stepping inside the Luštica Bay home of artist Milena ZeVu is like entering an art installation. Having purchased her apartment in its construction phase, Milena has transformed the space with the discerning eye and intuitive hand of a true artist. She writes about the journey so far.

Aesthetic sensibility has always been a deep and integral part of who I am. I grew up with parents who naturally embodied that mindset, and my Montenegrin father designed our family home so perhaps I was always going to perceive our Luštica Bay apartment as a living artwork.

As a child, summers by the sea were everything, and the dream of providing my children with that same joy has always been a guiding force.

Our space in Luštica Bay is beautifully aligned with that deeply personal way of living. The contrast, and harmony, between the sea and mountains here sparked my vision for what our apartment would look like. The space is a fascinating dialogue between seemingly disparate worlds: an art studio, infused with the soul of old Mediterranean motifs.

I thrive on this creative tension and am drawn to the challenge of blending seemingly unmatchable elements. That’s where my love for eclecticism comes in. I create from an inner feeling, and most of my combinations are conceived mentally rather than on paper. That intuitive process is my favourite.

Due to my artistic projects, I spend less time in Luštica Bay than I’d like. It means the apartment has developed slowly, which in some ways is ideal. I can feel the space much more deeply and am constantly analysing and envisioning the next steps in its evolution.

Upon entering, your gaze is immediately drawn to a powerful tapestry of Our Lady of the Rocks, a potent symbol of maritime protection and local heritage.

Its placement is deliberate. It means so much. The tapestry represents the enduring legacy and painstaking process of creating a work of art that can take years. It reminds me I’m in the right place, rooted in my origins. The sea and coastal life hold profound significance for me, evoking cherished memories, including a special visit to the iconic island with artist Dita von Teese.

A chandelier, once gracing the home of the renowned artist Milan Konjović, adds further artistic heritage to the living room, its green-hued tulips reflecting the changing light throughout the day.

Moving to the three bedrooms, each is defined by a dominant colour: blue, yellow, and pink to represent the celestial and emotional concepts of the Moon, the Sun, and Love.

The minimalist custom-made wooden beds, and a dresser with an old Mediterranean look, provide a grounding contrast to playful golden accents, a subtle nod to Baroque elegance. I’ve reimagined an old chandelier for the blue bathroom; a small painted mirror in the yellow room hails from a workshop in Divčibare; and a vintage Viennese chandelier illuminates the pink bathroom.

Scattered throughout the apartment are poignant echoes of my family history. There’s a mirror in one of the bathrooms that originally belonged to my great-grandmother. Looking into it, I feel the presence of my ancestors.

It reminds me of time’s passage and how these objects often outlive us. They tell stories of continuity and legacy. Two paintings by my father add further personal history and authentic expression to the space.

Adding another layer of personal narrative is one of my own artistic photographs, taken at the Luštica Bay breakwater. That image is from my ‘Butterfly’ collection which explores the human relationship with nature, authenticity, and transformation. It’s actually a still from a video piece shot in Luštica in 2020, capturing the location as it was nearing completion. I wanted to document that transitional moment.

Living in Luštica Bay serves as a constant source of inspiration for my different artistic phases.

This unique environment has directly influenced my best works, including my video piece ‘Silent Dinner’ - filmed on the hauntingly beautiful Mamula Island. It was a unique experiment: 12 people, strangers, shared a silent dinner with zero verbal communication. The performance, which explored themes of human survival and connection, garnered international recognition, being shortlisted for the prestigious Arte Laguna Prize. On the occasion of the 60th Venice Biennale of Art, the artist Milena ZeVu presents the Silent Supper project to the public for the first time, in a retrospective hosted in the historic Venetian district of Castello.

The apartment itself functions as a gallery, with my art integrated amongst the design. The soaring over-five-metre-high walls provide a dramatic backdrop for my pieces, and the vertical space enhances a sense of dreaming and imagination.

Inscribed on one wall are the words: DEEPER THAN THE SEA. It’s a reminder that the answers to life’s profound questions often lie within ourselves.

I treat this apartment as a canvas, and the placement of each artwork - from the striking fish motif adorned with Swarovski crystals, to the large blue-hued painting from my ‘Angels’ collection - is part of a deliberate narrative. The latter, with its reflective silhouette, offers a subtle critique of contemporary selfie culture.

Even the home décor reflects my artistic philosophy: pillowcases and tablecloths feature delicate sea motifs as a nod to the importance of craftsmanship, while some of the curtains were hand-made by a 90-year-old woman using an old, almost-forgotten technique.

I deeply value traditional skills and personally painted our silk curtains with marine themes and hand-stitched seashells collected along the local shores.

Looking ahead, I envision further artistic interventions, including painting the façade and terrace wall. I think once that’s done the apartment will be complete, yet with the understanding that a truly artistic space remains fluid and ever-evolving. Much like life itself.

Living in Luštica Bay serves as a constant source of inspiration for my different artistic phases.

Italian Tradition, Japanese Precision

Federica ‘Kiki’ Scolari began her remarkable food journey many years ago in Egypt’s El Gouna, setting up Kiki’s to introduce authentic Italian cuisine to the Red Sea. As she continues to share her long-standing love for Italy, Kiki’s has a second outpost in Luštica Bay which is now under the creative guidance of Executive Chef Dušan Popov. Here, Dušan shares his history and vision for the restaurant.

Kiki’s

food has the power to

bring us together

At Kiki’s, my aim is to transform Italian classics into modern stories with subtle Japanese touches. Inspired by the Japanese philosophy of purity and balance, we combine seasonal produce, locally sourced elements, and precise cooking methods to create dishes that are both simple and layered. Nothing is excessive, but nothing is accidental.

My inspiration for cooking goes back to my childhood in Vojvodina. Sunday lunches at my grandmother’s house were something special with their smells of chocolate marquise, oven-roasted potatoes, and homemade roast chicken.

After we lost a part of our family, I started cooking as a way to care for my younger brother. What began as a necessity quickly became a passion. I realised that cooking was not just about preparing food, but about expressing myself and making people happy. That mix of love, responsibility, and the desire to create meaningful memories through food still drives me today, and it’s what I want to bring to Kiki’s.

The Biggest Influences on

My Cooking Style

Chefs such as Thomas Keller and John Williams have influenced my cooking style a lot, but the person who shaped me the most, both professionally and personally, is my mentor Eyck Zimmer. I had the privilege of working with him for about four years at the Square Nine Hotel in Belgrade. That experience was a turning point in my development: it gave me a deep respect for classical techniques, an appreciation for elegance in simplicity, and the confidence to express myself through food.

In my current culinary journey, I’m most passionate about transforming classic dishes by incorporating refined Japanese elements - whether that’s through skill, balance, or presentation. This approach allows me to create dishes that are layered in flavour, technically refined, and emotionally resonant - bridging the familiarity of European classics with the intrigue and depth of Asian cuisines. At the same time, I’m deeply drawn to the simplicity and honesty of traditional food.

I’ve returned to the foundations at Kiki’s, like baking artisan bread by hand and using natural fermentation and locally sourced grains.

This is my way of reconnecting with the land, my roots, and the community. Bread, at its core, represents sharing and care. Through it, I can bring people together just like those childhood Sundays in Vojvodina.

What Sets Kiki’s Apart?

Someone asked me this recently, and my answer was quick: the synergy within our kitchen team. In the days leading up to our opening, the team invested real time and energy into understanding not just the menu, but the vision behind it.

Because of that dedication, they’re able to execute ideas with both skill and heart. They don’t simply follow instructions, they embody the concept. That’s what makes Kiki’s different: it’s not a one-man show, it’s a shared vision brought to life by a team that believes in it.

We’ve also established direct collaborations with fishermen, farmers, and winemakers across Montenegro. I strongly believe in working closely with local producers to ensure we use the freshest, highest-quality ingredients. These partnerships allow us to create hidden gems on the menu like the stuffed pepper with bulgur, aromatic herbs, edamame, and a dashi-soy-mirin sauce.

It’s one of those slow-burn favourites. Guests are always surprised by its depth and complexity, especially since it comes from such a humble ingredient in the pepper.

Oui Chef!

I want guests to walk away from Kiki’s having had a deep emotional experience that’s of the same intensity and passion that us chefs pour into each dish.

Just as every plate is made with intention and emotion, I want that energy to resonate with our guests, leaving them with a memory that lasts beyond the meal. For me, the most powerful moment is when a new order comes in and the whole kitchen shouts: “OUI, CHEF!”

That fire, that connection, is what truly brings everything to life.

What to wear this season

to this The Height of Fashion

The fashion trends of 2025 offer a familiar yet refreshed palette, with key trends from last season - notably leopard print and the enduring bohemian spirit - proving their staying power. Alongside these, new silhouettes and textures are emerging, perfectly suited to the relaxed elegance of destinations like Luštica Bay. Here are six trends to track and try…

The Boho Breeze

Is Still Strong

The free-spirited yet polished aesthetic of the bohemian revival continues to influence wardrobes. Flowing silhouettes, relaxed tailoring, and earthy tones remain key - mirroring the natural beauty of Luštica Bay. Consider a soft, billowy blouse paired with flared denim or Western-inspired boots for a look of laid-back artistic style.

Seeing Spots Around the Marina

Amidst a sea of classic neutrals like black, white, grey and beige, leopard print emerges as a surprisingly versatile option for 2025. This eye-catching pattern is appearing on various pieces, proving its adaptability for everyday wear, whether strolling through Luštica Bay’s Marina Village or enjoying a sunset cocktail. Embrace the look with printed midi-skirts, tailored trench coats, sleek cardigans, or playful mini-dresses.

All in a Twist

Each season introduces a defining dress trend, and this time it’s the artfully draped twisted jersey dress. With its flattering shape and subtle neoclassical feel, this style is a natural fit for endof-year gatherings and elegant evenings by the water. Whether opting for sleeveless midis or more covered variations, these dresses offer a modern take on timeless fashion. Add strappy sandals and a refined clutch and you’re ready to roll.

Blue-Jean Baby

Denim remains an anchor for 2025 collections, and this season sees a move towards more streamlined silhouettes, slimmer than recent flared and wide-leg styles. From dressing up for a casual lunch at The ClubHouse Restaurant, to keeping it relaxed for exploring the coastline, this updated cut brings a polished edge to everyday wear. Look for clean lines, classic washes, and versatile fits to refresh your denim rotation.

The Classics, Cropped

The cropped trench coat is set to become a key outerwear piece for late winter and early spring. This modern take on a timeless classic brings a fresh vibe to any outfit without compromising practicality, ideal for layering during cooler evenings by the water. Whether in sleek leather or traditional fabric, the cropped length adds a stylish edge, offering a wise investment for transitional weather.

A Note for Him

As ever, ‘relaxed and refined’ is the name of the game for the gents. Expect to see breathable linen shirts in a spectrum of colours, paired with tailored shorts in sharp lines. Lightweight knitwear in muted tones offers versatility for cooler evenings, while classic-wash denim in straight or slim cuts will be a foundation for casual resort style.

IVANA MA

Transported to the Tropics

Expect a vibrant explosion of joyful colours that whisks you away to the breezy luxury of The Bahamas and St. Barths. Inspired by her extensive travels to the world’s most radiant destinations, Ivana Ma infuses each piece with femininity and grace. The kaftan effortlessly takes you from beach to sophisticated bar, while the dresses are impeccably suited for aperitivo strolls along the promenade, chic concerts, and exclusive events.

TheChedi

Finding Montenegro’s Soul at The Chedi Luštica Bay

A quiet harmony pervades The Chedi Luštica Bay, where the day’s warmth and the night’s entertainment bring a serene atmosphere to marina life. But beyond the gentle sway of boats and the hotel’s impressive architecture, a deeper ethos unfolds: a dedication to curated experiences that immerse guests in Montenegro’s way of life.

What follows is a glimpse into these experiences. Those which allow for connections to the land, to oneself, and to the rich culinary traditions of the region, all approached with a mindful respect for the environment.

ROOTED IN PLACE

Sustainable Threads

Understanding that true value lies in embracing its locale, The Chedi Luštica Bay offers a number of community-enriching experiences. Imagine, for example, walking the fragrant paths of the Luštica Peninsula on a guided herb-foraging hike, led by a local voice sharing their knowledge. This experience is a chance to learn the names and uses of native plants, and an opportunity to contribute to the community by offering your gathered herbs to nearby initiatives. As a token of appreciation, you receive a thoughtfully curated, locally sourced gift to take home.

The Living Library grants a different kind of exploration. Here, you meet members of The Chedi’s Green Team for an open dialogue about their ongoing sustainability efforts, their innovative projects, and their vision for a more responsible future. This is an invitation to listen, to learn, and to exchange ideas in a space of understanding.

The hotel’s partnership with Trees4Travel provides another tangible way to participate in a larger narrative. By choosing to offset your journey’s carbon footprint through the planting of trees, you can become part of an act of regeneration, contributing to global reforestation and the restoration of ecosystems. It’s a small but meaningful gesture that recognises our collective responsibility.

FINDING STILLNESS

Wellbeing on the Adriatic

The Chedi’s approach to wellbeing draws inspiration from the Adriatic’s tranquil beauty and the ancient wisdom of Eastern practices. Nestled where the mountains meet the sea, their experiences encourage guests to slow down and return to balance.

Consider the ‘Couples Massage - Mindful Dream’ workshop that explores the language of touch as a form of connection. Guided by a therapist, couples learn tender techniques, fostering a sense of presence and shared calm. The accompanying massage oil, infused with local scents, extends this quiet ritual beyond the spa.

Continuing this sensory exploration, an ‘Adriatic Artisan Body Scrub’ workshop invites a tactile link to the coastline’s natural gifts. You’ll gather local ingredients - sea salt, olive oil, and herbs from the peninsula - and blend them into personalised scrubs while learning about the skin microbiome and natural skincare. The experience culminates in a gentle treatment, leaving the skin feeling renewed and the spirit grounded.

For a real immersion into ancient healing traditions, the ‘Balinese Holistic Wellness’ experience sees you explore the profound wisdom of Balinese healing - a holistic system that integrates herbal medicine, energy work, rituals and traditional massage. Guided by a therapist from Bali, you’re introduced to the interconnectedness of spirituality, nature and community, with the session culminating in a soothing sound bath which helps release negative energy and restore balance.

SAVOURING THE SOURCE

Culinary Narratives of Montenegro

Food is a language that speaks of place, which is why The Chedi’s culinary offerings are less about elaborate displays and more about the honest flavours of Montenegro, sourced with care and prepared with intention. The hotel’s experiences are an extension, and expression, of this.

Why not accompany Chef on a visit to Kotor for a flavour-filled exploration of the historic marketplace? Here, amidst the scents of local produce like mountain cheeses, you’ll discover the stories behind the seasonal ingredients which will later inform your bespoke two-course lunch.

A Chef’s Table offers a more private experience of culinary artistry, with a six-course tasting menu prepared before your eyes in the kitchen. This is a showcase of the hotel’s finest ingredients and innovative techniques, making it perfect for special occasions or simply indulging in culinary excellence.

For a more hands-on engagement with Adriatic flavours, on the menu is a cooking class under the guidance of experts. Create a starter of Adriatic tuna tartare, then choose to prepare either mussels à la buzara or homemade basil gnocchi. Having soaked up all your lessons, and leftovers, you’ll leave with more than just a full stomach: your apron and recipe cards! Prefer drinks over dishes? The Barmaster’s Table experience will get you collaborating with the hotel’s master mixologist to craft signature cocktails before pairing them with tasty small plates.

Moving into the mountains, journeys to local producers like the Savina Winery and Storia di Pietra offer a deeper understanding of the region’s historic vines. These excursions, with comfortable transport and knowledgeable guides, provide a taste of the land’s bounty: from the sun-drenched vineyards, to the carefully crafted wines and local delicacies.
