MOUNTAINGATE Reno, Nevada Mountaingate, is a 250 lot single family community developed by Ryder Homes . The conceptual plan, capitalizes on the natural slope of the property towards the valley by providing vertical �tiers� of lots to maximize views to the valley, while providing vertical and horizontal separation between rear yards, maximizing privacy between lots. The common areas between the lot tiers provide landscape and trail opportunities that tie the community together. Storm drainage and flood control were key issues that were addressed with development of a major flood control channel that incorporates a trail system adjacent to a fabric and native plant lined channel to convey regional floods. Working with local neighborhood and citizen advisory boards, agencies, the Planning Commission and City Council approvals for this contentious project. All final mapping, civil improvement plans and landscape plans were provided construction staking for this project. L.
