Vineyards Professional

VINEYARDS PROFESSIONAL CENTER - Provided professional services in support of the Vineyards project, a 15 acre professional office complex developed by Tanamera. The conceptual plan was developed to provide small scale, professional office buildings to provide regional services to the surrounding residential community. Developed as office condominiums, the buildings range from 4000 to 6000 square feet, with the ability to split the buildings into 2 separate ownerships.

The site itself was a significant challenge. Storm drainage had to be �created� with the import of substantial amounts of fill to create minimum driveway slopes greater than .05%. In addition, because the site was an �infill� parcel, with no provisions made for outfall drainage, a detention facility was created on the south side of the property to resolve on site and off site drainage issues. In cooperation with the City of Sparks, an additional outfall storm drain system was constructed to drain the property through an adjacent parcel. This detention facility was then converted into an open space amenity, connected to the adjacent residential villages with a trail system. These facilities were enhanced with additional landscaping and trail connections. All final mapping, civil improvement plans including Sparks Blvd. widening, and landscape construction plans were prepared for this project. L. Gene Webber, ASLA Principal Landscape Architect

MOUNTAINGATE Reno, Nevada Mountaingate, is a 250 lot single family community developed by Ryder Homes . The conceptual plan, capitalizes on the natural slope of the property towards the valley by providing vertical �tiers� of lots to maximize views to the valley, while providing vertical and horizontal separation between rear yards, maximizing privacy between lots. The common areas between the lot tiers provide landscape and trail opportunities that tie the community together. Storm drainage and flood control were key issues that were addressed with development of a major flood control channel that incorporates a trail system adjacent to a fabric and native plant lined channel to convey regional floods. Working with local neighborhood and citizen advisory boards, agencies, the Planning Commission and City Council approvals for this contentious project. All final mapping, civil improvement plans and landscape plans were provided construction staking for this project. L. Sparks Galleria Disc Drive

SPARKS GALLERIA-Sparks Galleria is a 60 acre, community scale shopping complex, developed by Sparks Galleria LLC (Tanamera). The conceptual plan, prepared by PLACES in cooperation with the project architect, included developing 2 major thoroughfares and 3 �corners� or separate centers, each anchored by major tenants Home Depot, Costco, and Gold�s Gym. The extension of Disc Drive involved negotiating with an adjacent rancher to obtain right-of-way to connect Disc Drive from Sparks Blvd. to Pyramid Hwy. A second arterial, Galleria Parkway, was added to the Major Thoroughfare Plan, and connected Disc Drive to Los Altos Parkway to the north. PLACES, CSI prepared the Development Standards Handbook for the project, and assisted the client with governmental approvals from Master Plan Amendment to Site Plan Review.

In addition to the challenge of extending the major thoroughfares, the site grading had to accommodate the continuation of the Orr Ditch irrigation canal through the project. A series of grading analyses were prepared by PLACES to determine the best balance o f grading and flow control for the ditch. The end result was to box the ditch and run it through the parking fields of the retail centers. PLACES CSI provided site planning, handbook preparation, site plan reviews, final mapping, civil improvement plans, and landscape plans for this project. L. Spanish Springs Town Centre Sparks, NV

This 37 acre, community scale shopping complex, developed by Rialto LLC, was originally planned and approved for medium density, single family housing. With market changes and the need for commercial retail services in the Spanish Springs Valley, this project became part of a major retail area with over 1.5 million square feet of retail planned. Town Centre, in combination with Sparks Galleria, developed three major thoroughfares that connected residential neighborhoods in the eastern portion of the valley to Pyramid Highway. Los Altos Parkway was extended from Sparks Blvd to Pyramid highway with this project. The extension of Galleria Pkwy. from Los Altos to the south, created 2 retail centers around this intersection. PLACES CSI, in cooperation with the project architect, developed the master plan and Development Standards Handbook for the project, assisting the client with governmental approvals. PLACES CSI has provided site planning, handbook preparation, site plan reviews, final mapping, civil improvement plans, and landscape plans for this project and Los Altos Parkway. L.
