Real Estate Market: Steady Growth

Home Ownership Is Sure Bet in Bluegrass

T

he real estate market in Central Kentucky is so strong that the biggest concern is a shortage of actual houses to sell. With a strong economy that continues to attract businesses, people in search of good jobs continue to migrate to the Bluegrass. New arrivals often bring money for a down payment and can afford mortgage payments. They just can’t always find houses. A balanced market would offer five or six months of inventory to prospective buyers, according to John Groft, President of LexingtonBluegrass Association of Realtors. Supplies are particularly low for firsttime buyers looking in the $100,000 to $180,000 price range. “Since 2017, inventory has been our biggest challenge,” Groft said. “People are willing and able to buy, so the buyers are there. Fortunately, new home construction is up this year, but this is the cycle we are in right now.” But the good news for homeowners is the bottom line – prices continue to climb. ouisville may have the Kentucky Derby on the first Saturday in May, but the year-round heart of the horse industry beats in Central Kentucky. Champion horses, who reportedly thrive on the calcium-laden limestone in the Bluegrass, are bred here. After their racing days, those champions stand at stud at the area’s farms. The annual yearling horse sales at Keeneland draw international buyers who spend more than a quarter of a billion dollars on thoroughbreds. Consider these other numbers: 400+ horse farms; $3 billion economic impact; 40,000+ jobs; 320,000+ horses in the state (one for every 12 people); and No. 1 – for Keeneland Race Track, which has been ranked the top track in North America. Keeneland’s spring and fall meets draw the world’s best horses, trainers and jockeys. The track’s intimate, picturesque setting is a favorite among Bluebloods and railbirds alike.

Spoonbread at Boone Tavern

A

restaurant, hotel and guesthouse affiliated with Berea College, Boone Tavern was established in 1909 and has become famous for it Spoonbread Souffle. Spoonbread is a moist, cornmeal-based dish, popular in the South and similar to Yorkshire Pudding. Now, diners at the restaurant can enjoy beer, wine and bourbon with their meals. For years, Berea was one of many “dry” locales in Kentucky. The hotel and restaurant, named for explorer Daniel Boone, sits in the city’s central square. Berea is the Folk Arts and Crafts Capital of Kentucky, and is home to artists and craftsmen. Their wares are on display during Berea Craft Festival, a three-day event in July known for its art, music and craft demonstrations. 15

RED RIVER GORGE & NATURAL BRIDGE

H

ikers and climbers from all over the country make the trek to Central Kentucky to experience Red River Gorge. This canyon system, most of which sits in the Daniel Boone National Forest just east of Lexington, is known for its sandstone cliffs, rock shelters, waterfalls and natural bridges. Throughout the Gorge, climbers find traditional and sport climbing routes, and more than 60 miles of hiking trails ranging from beginner to advanced difficulty. Visitors can backpack and camp in the Gorge itself or check out the many nearby campgrounds. The nearby Natural Bridge State Park features the area’s largest sandstone arch, which spans 78 feet and is 65 feet high. 17

he Hot Brown is a staple on any true Kentucky menu. It was created at the Brown Hotel in Louisville in 1926 and quickly became a favorite of the patrons. The dish is an open-faced sandwich with turkey and bacon, covered in Mornay sauce, and baked or broiled until the bread is crisp. Some versions add tomato, pimentos or different kinds of cheese. Hot Browns have been featured on several television shows including “Throwdown with Bobby Flay,” “The Rachel Ray Show,” “Man vs. Food Nation,” “Southern Fried Road Trip” and “Taste of America.” Though the original recipe is for a sandwich, you can find variations of the Hot Brown as a burger, a casserole or even soup. 29

1) Horse Farms

From Bourbon to basketball, history to horses, there’s something for everyone in the Bluegrass. Here’s our Top 20 list.

Lexington bills itself as the Horse Capital of the World for good reason. Not only is it home to Keeneland Race Track, the city is ringed by some of the world’s most famous horse farms. Numerous companies offer tours of the area’s top farms.

2) Keeneland

Founded in 1936, Keeneland Race Track is a cherished jewel in the world of thoroughbreds, both in racing and in breeding as an auction house. Open for racing for three weeks in April and October, Keeneland is a charming site to see the world’s best thoroughbreds up close and personal.

3) UK Basketball

Big Blue Nation breeds such fanaticism that it only seems true that you can be arrested for not knowing the starting lineup of the Cats. UK is the NCAA’s winningest basketball program, has won eight national titles, and no one in town will let you forget it.

For four decades, this juried two-day arts and crafts fair in August features 200 artists, live music, food and a create-your-own-family-art exhibit. Family friendly and always free.

7) Mammoth Cave National Park

Located in South-Central Kentucky and home to the world’s longest known cave system (more than 400 explored miles), Mammoth Cave offers lighted tours ranging from one to six hours. Two tours, lit only by visitor-carried paraffin lamps, are popular alternatives to the electric-lit routes.

8) Mary Todd Lincoln Home

Located in downtown Lexington, the house is the family home of the wife of Abraham Lincoln. Opened in 1977, the home became the first house museum in America to honor a First Lady.

9) Ashland, Henry Clay Estate

A registered National Historic Landmark, Ashland was the 19th century home of the Kentucky statesman known as the Great Compromiser. The grounds are open for free year round, and guided tours of the 18-room mansion run March through December.

10) Kentucky Horse Park

A top tourist destination for horse lovers, the Horse Park hosted the 2010 World Equestrian Games and is home to horse shows and events year round in the outdoor Rolex Stadium or the indoor Alltech Arena. The park also is home to retired thoroughbreds and houses the International Museum of the Horse.

Within easy driving distance from Lexington are several state parks that feature boating, campgrounds, lodges, dining, a Moonbow over a waterfall and some of the state’s best public golf courses – all at affordable prices.

Six times a year on Friday evenings, art lovers flock to downtown Lexington to take self-guided tours of up to 50 galleries and non-traditional exhibit spaces, where admission is free from 5 to 8 p.m. Many of the locations also offer food, drinks and special “after hours” events.

12) The Red Mile

Keeneland’s little sister is the second oldest harness race track in the world (founded in 1875). Site of the Kentucky Futurity, final jewel of the trotting triple crown, the Red Mile wagering floor is open year round, seven days a week.

A short drive from Lexington, in Harrodsburg, Shaker Village sits among 3,000 acres and was home to the third largest Shaker community in the U.S. Once known as the Shaking Quakers, this sect was led by women and is now famous for its distinctive wood furniture. Tours, dining and lodging are available.

About 40 miles south of Lexington is Perryville Battlefield, home now to an annual reenactment. Only 20 miles south of Lexington is Camp Nelson Heritage Park. The camp served as a Union military base and recruiting ground

for African-American soldiers.

18) Hiking Trails

Lexington’s Legacy Trail is the latest in a series of hiking options within the city. Other trails include McConnell Springs, featuring a 250-year-old Bur Oak tree among its 26 acres, and Raven Run, a 734-acre nature sanctuary with seven trails and views of the Kentucky River.

19) Historic Sites

Old Fort Harrod State Park in Harrodsburg is the site of the first permanent American settlement, and Fort Boonesboro in Richmond was founded by Daniel Boone and his men in 1775.
