Financial Arrangements That Suit You Understanding the financial aspects of retirement living is vitally important to making an informed decision. At Levande, we offer flexible arrangements to fit your budget and preferences:

There’s an upfront payment for your new home, often known as an ingoing contribution or purchase price. The amount varies depending on the size, location, and style of the residence you choose.

(In some cases, a fully refundable deposit may be paid to secure your unit before settlement.)

Regular monthly levies cover the costs of operating the village – things like property maintenance, staff, and community facilities. These recurrent charges can differ from village to village, but they’re always transparent, so you know exactly what you’re paying for. Importantly, by law these fees can only cover the actual expenses of running the village.

Levande (like all operators) does not profit from your levies – any surplus must be returned to the residents or put towards village improvements.

Depending on which type of contract you choose, there may be a deferred management fee (DMF) – sometimes called an exit fee – payable when you leave the village. This fee is calculated as a portion of your entry payment and helps reduce your upfront costs, giving you more money to enjoy during your retirement. It’s outlined clearly in your contract if it applies to you.

All of the financial arrangements are clearly explained in Levande’s contract, which is one of the shortest and simplest in the retirement living sector. We strive to make everything straightforward, but of course, as with any big life decision, you should seek independent professional advice to fully understand your options.

Your Choice of Contract Options Our two payment options give you control over your finances and allow you to plan your retirement journey with confidence. You can choose the model that best suits your circumstances:

Gain certainty over your fees by making an upfront management fee payment of 20% of the purchase price when you move in. In other words, you’re pre-paying the deferred management fee. This means when you eventually leave the village, you won’t have any exit fees owing – you’ve already taken care of them upfront.

Keep your upfront costs lower and pay the majority of the management fee when you leave the village.

With this option, you’ll know from the start the maximum deferred fee that will be due later. This fee accrues each year you live in the village (providing great value while you’re enjoying the lifestyle) but is capped at 30% of your entry price, no matter how long you stay.

Our 6-Month Change-of-Mind Guarantee We understand that moving into retirement living is a big step, and it may take time to decide whether this new lifestyle is right for you. With our 6-Month Change-of-Mind Guarantee*, you can move in, experience the community, and make sure it’s the perfect fit – risk-free. If for any reason you feel it’s not

for you, you can end the agreement within the first six months. We’ll refund your entry payment (and any upfront management fees, if applicable) in full, no questions asked.
