The Coronavirus came on like gangbusters to make 2020 a year unlike any other. While many companies justifiably panicked as they tried to keep the lights on, Phillips Edison’s executive team remained calm and saw an opportunity to better serve their neighbors and shopping center customers with a new concept. As the world tried to come to grips with COVID-19, Phillips Edison identified a need to make shopping even more convenient and safe. The solution also satisfied newly mandated measures to “social distance” in order to “flatten the curve.”

With restaurants closed to dine-in service and virusconscious shoppers less willing to come inside restaurants to pick up their meals, PECO decided to make it easier for restaurants to come outside to diners. And so the idea for “Front Row to Go” was born.

With idea in hand, PECO called on Mike Rosen and the team at Let’s Pave to develop the concept and create an action plan.

Without delay, Let’s Pave got to work on art layout and custom logo design. We produced signs and stencils, experimented with paint colors, and installed on a test site in the Chicago market.

Project Execution

The project scope required Let’s Pave to implement Front Row to Go at 279 shopping centers in 29 states in just 60 days.

Each location involved installation of a unique combination of bollards, customcolored parking stall lines, cabinet signs, and placard signs branded with the program logo.

Let’s Pave managed and collaborated with 16 crews to complete the work spanning from coast-to-coast.

Execution entailed sourcing $600,000 of inventory consisting of 2,694 items from two vendors for the bollards and signposts, two vendors for signage, two vendors for stencils, and one vendor who supplied paint across the country. Facing lead time constraints on many items, Let’s Pave accelerated shipping of inventory when possible to ensure value partners could receive materials with enough time to meet the deadline.

The procurement team worked closely with the sales team to develop site maps and initial schedules while the project management team worked with crews on material installation training, site reviews, quality control, and close-out procedures.

Project execution required close cooperation and coordination between PECO property managers on site and the Let’s Pave sales team to ensure site maps were correct, to resolve issues quickly, and to make sure crews were properly exercising their judgment by adding additional Front Row to Go stalls and signage.
