fill-in for miss Alexandra today so welcome Shannon leader from elite escrow thank you very much thanks for having me right so how are things with elite escrow things are fantastic we've had a really busy summer this type a time of year it tends to be a little bit slower as people are getting their kids back you know back to school but we've had a great summer so we're hoping that it continues the market seems strong and it should be a good time as we head into the fall great right and you were saying before the show that you have some events coming up you want to talk about yeah we have a big charity golf tournament that I've been involved with with the mission bay real estate association and we have been raising money for the pacific beach schools for the last 10 maybe 12 years i think we're coming up on um I don't know I can't remember exactly which year this one is written over 150 thousand dollars for the four elementary schools in Pacific Beach and its key because the money goes directly into the classroom there's no great middleman there's no people getting it all mucked up the teachers actually get a check and they can do whatever they want for school supplies or whatever with this money so this is October first it happens at riverwalk it's only a hundred and fifty dollars for golfers and we are looking for sponsorships from local businesses right now and anyone is segment I brought in Jackie Alexander is not only a San Diego small business success story but she owns a woman run business obviously and it is Alta Vista property management and she's here to talk to us a little bit about what she's doing with her company and what's going on in the San Diego marketplace in general great welcome Jackie oh thank you so much for having me great so tell us a little bit about alta vista properties what do you do okay so we are a small family business that we my parents actually started back in nineteen eighty and we do residential property management and also a little bit of commercial and some small HOAs okay so property management give us a little bit more definition is it single-family homes is it what do you do my stuff it's pretty much anything so it could be a singlefamily home a condo townhome doesn't really matter even small apartment buildings we will do okay so small apartment buildings and you're pretty much a boutique firm you're not part of a big national chain or a franchise or anything like that's correct we only have one location it is in la jolla but we do serve all over san diego and and you know it kind of sets us apart a little bit because we do find that some people are a little bit dissatisfied with being with a larger company and that they feel a little bit like a number and we really concentrate and make them feel like you know they are going to be very well taken care of we everyone in the office knows everything about every property so they're never going to get unanswered questions right so you're what we talked about before hand was a little bit of your the ability to communicate with him yes I think that's key you know a lot of people who are searching for a good property manager I think you know they obviously want to have their property well maintained have quality tenants in there but I think one of the key things that helps people to really feel comfortable with a property manager is knowing that they're going to have that good communication when they need it whenever they feel that they have a question about their property you know we're able to get them those answers they'll have my cell phone number what is the scope of what a property manager or what you guys do what what are all the types of services that you provide in the role of property manager yeah yeah we do pretty much everything we will find them a qualified tenant will get their property ready to be rented we collect the rents we take care of any maintenance issues pay their bills and then send them a check every month what we make it as easy for them as possible and what happens when you have a trouble tenant do you help with the eviction we do now Shannon laughs we because we work with only well qualified tenants in the 13 years that I've been doing this I have only had to fall evictions Wow yeah so we maintain a very good record because of the way that we do business yeah well it sounds like rather than than just keeping a good record you do a lot of homework beforehand oh for sure yeah we you know we having a qualified tenant in a property is not only good for the owner it's good for us you know we want to be sure that that we have people that we're going to be able to work with easily and that we can count on as tenants yeah because it is hard to get somebody out if there's a


problem isn't it oh yes it can be we do have a good legal team this is in case that does happen but it's rare and so we feel you know that we're doing our job you know with the water restrictions we have now when you try to you know maintain the properties you must be really a challenge in a lot of communities you have right now well we depend on the gardener's that we hire and those gardeners are well aware of the restrictions and setting the timers correctly all of that so it is working closely with all of our vendors and whether we you know the vendors a plumber electrician the gardener's they we've all been working together for some many years that we have a really good working relationship and we're able to handle just about anything I got one question though you have to answer this because this is why we got out of the property business and rentals we had how do you prevent any from flushing diapers down toilets well it didn't that call or two in the morning because another diaper stuck in someone's toilet yeah yeah well we do a lot of preparing our tenants you know even at least signing we have a lot of things that we go over and one of those is about not flushing things down the toilet you know the shame you've gotta have that conversation yeah but even things that they say are flushable and they're not especially we have a lot of old properties that have old plumbing and you just cannot be flushing the things anything day right one of the things I love about Jackie's company is that like she said she makes it as easy as possible I have a friend who has a very high-powered job and had to take a job transfer right after buying a home maybe a year into it the market wasn't in it in a great place to sell but he was able to walk away move to another city take on a very powerful position and not worry about a thing and anytime I asked about it how are things going fantastic no problem doing a great job yeah I bet they military to those who are mentally to the bases they want to come back here actually we can retire that's right we've had a very large client base of military that we've received from a few different agents which in fact you were talking about collaboration right that brings up you know how we work with agents to have be able to you know they can offer to their clients a resource and that is for property management until they want to sell or you know purchase something else and that agent will always retain that client so yeah it's it's a great working relationship you listen to close up on sending a business be you know when when your folks started the business back in nineteen eighty how did you research tenants and how did you make sure you do us now with the influx of just an incredible power with the internet and everything else you know must make your job I don't say a lot easier but certainly a lot more effective oh definitely in it when I came on in 2003 my mother and my stepfather had about 30 properties and they were not connected on the internet well they didn't know anything about the internet I actually came from a computer programming background so I started you know getting the business up and running better on all using what you know then was the current technology and now we've continued to grow all of our tenants can pay online we pair our owners online you know everything is they can the tenants can apply online yeah everything so we're able to keep up with the times yeah well I have I'm doing double duty today I have another offer for you guys okay you're in a generous mood I'm in generous well you know what it's not even being generous it's more about the just the art of connecting people so I helped work with a firm called Strozzi Mancini and they have an institute called the Southern California Institute we help them create a program which you know teaches the real estate community different ways to improve their practice and what have you so we have a session coming up on I believe it's 1130 on the twenty-eighth which is the last Friday of the month and we'll have a block of realtors in there that'll sitting is sitting in there and Jost Rosie Ruiz taking most of the commentary this this week talking about 1031 exchanges and what have you so I think it would be a great session for both of you to come into definitely I would love it yep sighs everything else he get to meet a lot of the people that you just talked about you know a lot of a lot of realtors in town so so so what else is you do a boutique firm a lot of property management you do most of our most of the real estate sales the the buyer and seller representation is most of that for the people that you managed four or yes exactly our main focus again is property management and we do have real estate sales that stems from that so they are mostly clients that we've been working with for years we've been managing their property and then eventually they want to list it and sell it and or their investors and we've gotten calls from people that found us on the web and wanted us to find that their next investment property and then for us to have them hurt for us to manage that property and have you noticed with the shortage of rents in general in San Diego do you find that you could use a lot more inventory as well I know rents have gone up and there's not a lot of stuff out there right yeah of course we would love to have more inventory to represent and rents have been very strong so I guess you know there's a lot of people moving to San Diego yep as San Diego is the destination so well you guys are a family run business that's what kind of challenges is that you know in terms of your stepping in and helping your mom and your stepdad and how did you guys manage to
