Inspired by the Baugruppen concept introduced by Larch Lab, this project reimagines a plot at Richmond St East and Parliament, currently underutilized as a gas station and commercial units. The goal is to transform underused downtown spaces, like old strip malls and backyards, into affordable living spaces for those who can’t buy homes, while providing rental income to property owners and safer, more vibrant public areas.

This sustainable housing model leverages existing infrastructure to add residential units to neighborhoods. Designed by future residents, these co-housing communities offer diverse, affordable, and intentional living spaces, promoting social and economic mix and enhancing urban livability. The project also aims to develop a new housing model for UN Habitat, enabling landowners to rent out underutilized parts of their lots through a value-creation approach.







The Etobicoke Civic Center, once a city hall, is being reimagined as a vibrant senior living community. This transformation focuses on preserving the site’s historical heritage while integrating sustainable, modern amenities and spaces that serve both residents and the broader community.
The project aims to create a dynamic environment that encourages personal growth and community interaction among seniors.
With the potential to add value and connection beyond its walls, the development will include features like daycare, public and private amenities, a farmer’s market, and other community-focused spaces. By honoring the Civic Center’s historical significance, it aspires to offer a contemporary yet respectful living space that fosters connection, engagement, and a sense of belonging for its residents and the surrounding neighborhood. A new 10-story waterfront condo building is set to rise along Lake Ontario, offering residents luxurious living with direct access to the sandy beach and water. The development will feature a variety of amenities, including commercial spaces on the ground floor designed to serve both residents and neighboring communities, creating a vibrant and interconnected environment.
The design utilizes the natural slope of the terrain, allowing for a multi-level experience that enhances the connection to the lake. With residential spaces offering stunning views and communal areas fostering community interaction, this development promises not only a premium lifestyle but also valuable services for the surrounding neighborhood.
