For those of you who have been following our market updates for nearly two decades, you already know that the Maine real estate market is both cyclical and seasonal. Over the past five-plus years, our sparsely populated but growing state has experienced a real estate cycle that has outperformed the entire country in terms of home sale prices. According to the National Association of Realtors (NAR), Maine ranked #1 with overall price gains exceeding 73% from the first quarter of 2020 through the fourth quarter of 2024. It is interesting to note that rounding out the top five states were Florida, Montana, New Hampshire, and Vermont. Maine’s relative success, much like that of Montana, New Hampshire, and Vermont, stems from being a small state with a limited inventory of homes for sale and a surge of buyer interest in both primary and second homes.

As a result of excess demand relative to available inventory, prices have remained very strong, and buyers have been so resilient that we have hardly seen any notable seasonality. However, I sense a change taking shape this year. Historically, the period from Thanksgiving to Valentine’s Day has offered buyers and sellers a reprieve from the frenzied pace of the spring and fall market activity. I predict that we are moving closer to experiencing a seasonal slowdown ahead. Although the number of active listings has tripled from the COVID-related lows, they are still only about 35% of pre-COVID norms.

Stubbornly high mortgage rates on the horizon, combined with a Federal Reserve Board signaling more rate cuts ahead, have some buyers waiting for mortgage rates to decline. While this may seem like an obvious strategy, there is a potential flaw. There is a very large group of buyers waiting for mortgage rates to move into the mid- to high-5% range. When this happens, it is highly likely that buyers who may be saving on interest rates will find themselves competing with many more buyers for the same

homes, which could once again drive prices higher.

In Maine, our prices have remained quite stable and have largely moved modestly higher. There have only been two non-consecutive months (March and September) that showed a slight decline (about 1%) compared to the same period last year. These are the only two negative readings since 2019. If you are waiting on the sidelines for prices to drop significantly, it may be a long wait. The backdrop of a strong stock market, multigenerational wealth transfer, and the prospect of lower mortgage rates will provide a solid pricing foundation for the foreseeable future and beyond.

With all of the above in place, there may be select opportunities as we experience our first seasonal slowdown in several years. Keep your eyes and ears open, and make sure you have someone doing the same for you when it comes to finding the home that meets and exceeds your expectations and desires.
