The arrival of summer in Maine is a much celebrated time of year. The “break of dawn” awakens the birds at 4:30 AM, and the sun rises shortly thereafter, followed by nearly 17 hours of daylight. Talk about magical! We locals can work a full day in the office and still have enough time to play nine holes of golf, mow the lawn, ride our bikes, go to the beach, and/or take a boat cruise with time to spare. And if you are here on vacation, you can imagine the possibilities. Not to mention that July, August, and September offer some pretty spectacular weather patterns, making Maine an ideal place for any outdoor activity.

Recent news surrounding the national real estate market has certainly been a mixed bag. In fact, the Wall Street Journal featured a front-page article this week titled “New Real-Estate Math: Half a Million More Sellers Than Buyers.” The article goes on to cite multiple reasons why this may be the case in certain parts of the country. However, I am pleased to report that Maine continues to be quite strong through May, according to Maine Listings, which cited a healthy 6.5% rise in the single family home median sales price and a 4% increase in unit sales when compared to the same period last year.

We are certainly feeling the weight of a multitude of factors that are creating a conflicting picture and complex decision tree for both buyers and sellers. Early indications reveal that sales of single-family homes for the month of May will be even stronger, with both units and prices showing healthy gains. Although not totally unique to Maine, we still have more people who want to live here than we do homes for them to buy, which is why prices continue to rise, albeit at a slower pace than the preceding four-year period.

Our markets are seasonal and characterized by a strong spring listing and selling season, followed by a bit of a lull from mid-June through early July. The overwhelming majority of homes that sell in this period are primary residences throughout the state. Our second vacation home and seasonal property market generally takes off, in earnest, in early July and runs hard into October and some years right into the Thanksgiving holiday. We definitely have a lull beginning in November, which ends sometime in early to mid-March when we start the cycle all over again.

sellers to come forward and enter the market. Of course, the most compelling is the relatively strong demand, followed by the fact that the market has continued to hit all-time highs for the past several years. Many sellers who have delayed their move in the hope of lower mortgage rates are now abandoning their plans. Having postponed the selling decision for an extended period of time, it is simply time for them to downsize as they age out of their larger home, upsize into a growing family, or relocate for a job change that moves them to another part of the state or the country.

The demand side of the equation has been surprisingly resilient given the headwinds of high prices, high mortgage rates, limited choices, and some of the financial turmoil that headlines the news every day. It is not just the buyers that are resilient; Mainers and Maine real estate tend to be a relative “safe haven” for buyers and investors looking for a hard asset to ride out the storm. Maine historically has not had the sharp spikes in market value in either direction compared to the many larger markets nationwide. We enjoy the calm that comes with being a small state capping the northeastern corner of the country.

In summary, the beat goes on with solid home values, increased inventory, and more buyers than sellers, providing a healthy market backdrop for all parties to achieve their real estate goals. It is hard to imagine how this dynamic can change too much in either direction in the foreseeable future. We hope you have the opportunity to make the move to the home of your dreams here in Maine.
