Our priority is to find the best tenant for your property in the quickest possible time. Our detailed screening process is designed to ensure that your tenants will meet the responsibilities of the agreement.
Tenant selection is in accordance with laws covering discrimination, residential tenancies and privacy. You will be included in the process so that you can be confident with the selection process.
We understand the importance of covering all aspects of the tenants obligations at the start of the tenancy agreement, which is why we take the time to explain each element thoroughly. By going through our detailed Tenancy Guide when signing the agreement, we make sure the tenants have a clear understanding of our expectations.
We take care of all of the documentation to ensure everything is in place for a trouble-free tenancy.
Prior to your tenants moving in, your Property Manager will complete an inspection to review the condition of your property and complete a detailed report.
Photos of the property are available for both the start and end of the tenancy. At the end of the tenancy these documents help to ensure your property is in the same condition as at the start.
We understand that fair wear and tear needs to be considered - which is why we run routine inspections every 13 weeks.
We use systems and technology to resolve any maintenance and repairs quickly and easily for you and your tenant. We value your property and we make it our business to review the condition at a routine inspection, firstly to bring to your attention any immediate maintenance needs and to inform you of any preventative maintenance, and secondly so that you can forecast and budget for any upgrading work suggested in the report.
Neglect of minor repairs can often lead to major expenditure and the loss of a good tenant. Our attention to maintenance will ensure all problems are resolved quickly, by qualified tradespeople and at a reasonable price with a limit determined by you.
We have a pool of highly skilled and fully licensed, reliable tradespeople who get the job done at a competitive price.
Our goal is to increase your income and ensure your investment is working for you! We ensure you enjoy the highest achievable rent by regular market assessments that take into account current market rents of similar properties, the area’s vacancy rate, the condition of the property, quality of tenant and length of tenancy.
For owners, we understand the longer the rent we collect on your behalf stays in our Trust Account, the more mortgage interest you will pay. So we offer the option of paying you the funds that have cleared into our trust account either immediately, weekly, fortnightly, bi-monthly, or monthly - you choose.
For tenants, we provide easy electronic rental payment options. We ensure tenants payments align with their pay cycle, and recommend they pay in advance to avoid falling behind if there are changes to their circumstances.
However, should tenants fall into arrears, we know about it immediately as part of our daily arrears management routine. We have a system to jump into action to support the tenants and continue with their payment cycle. We’ll keep you informed along the way.
