Nearly two years after the initial proposal went down in an unusual defeat, a somewhat-smaller version of the “Vienna Market” mixed-use redevelopment proposal won unanimous approval May 7 from the Vienna Town Council. Developer Doug D’Alexander will build 44 townhouse-style condominiums and 8,200-square-feet of retail space on consolidated properties at 245 Maple Ave., W., and 101, 107 and 115 Pleasant St., N.W. The nearly 2-acre site now is home to the former Marco Polo restaurant, some low-rise commercial buildings and the Vienna Arts Center. The retail space will occupy the ground level of a 51-foot-tall mixed-use building along Maple Avenue and have condominiums located atop it, plus 33 underground parking spaces. Other condominium buildings along Pleasant and Church streets, N.W., will be three or four stories tall. The project also will feature a landscaped corner plaza at Maple Avenue, W., and Pleasant Street, N.W., which will have space set aside for future public art. The Town Council’s decision came after a discussion that lasted nearly two hours, despite a lack of serious opposition to the project.
