Much of the public now recognizes the dangers of overexposure to the sun. The study, led by Dr. Jolieke van der Pols from The Queensland Institute of Medical Research, was conducted over 11 years and studied 1,000 people from Sunshine Coast, Queensland. Researchers discovered that participants who consumed at least three servings per week of

green vegetables could cut their chances of developing skin cancer by up to 55 percent. It is believed the variety of nutrients found in the vegetables, including folic acid, vitamin A and C, as well as the carotenoids lutein and zeaxanthin, work together to fight cancer. Tea Years ago, researchers at the University of Minnesota Hormel Institute tested a solution containing chemicals known as polyphenols. The solution, which was made from extractions from green tea, was tested on live mice that were exposed to UV light. The study found that a protein labeled JNK-2 is directly related to the development of skin cancer, and this protein could be blocked by the application of polyphenols. This application helps reduce the formation of skin tumors. While drinking tea has long been touted as a way to prevent various cancers, this study looks at the way the tea applied topically also can help. Cover Up

Wear a densely woven hat with a brim that features at least a two- to three-inch overhang, which can protect the face, neck, ears, eyes, and lips from the sun. Dark-colored clothing also can help block the sun's rays. Although it may seem odd to wear long sleeves and pants in hot temperatures, doing so can prevent UV exposure. Aspirin In 2013, new information was published in Cancer, the American Cancer Society's medical journal, that linked daily aspirin therapy to a decreased risk for melanoma -- the deadliest form of skin cancer. According to the research, data was collected on nearly 60,000 white women ages 50 to 79 years. The women were

studied for 12 years, and the study found that the women who took 81 milligrams of aspirin daily had a 21 percent lower risk of developing melanoma than those who did not take aspirin. While it is still too soon to make the recommenda-

tion that all women should take aspirin daily, some doctors feel the benefits outweigh the risk for those with a family history of melanoma. Avoidance The recommendation to avoid the peak hours of the sun is still a viable method to preventing skin cancer. Peak hours are between 10 a.m. and 4 p.m. during the sum-

mer in the northern hemisphere. The hours may be different depending on where you live and your proximity to the equator. Remain indoors as much as possible during peak hours. There are a variety of different ways to lower your risk of developing skin cancer, many of which are natural.

Dear God, I want to thank you and all of the individuals who responded to my request on the topic: “The Bible – Myth or Truth” I asked the following questions and received great input and honesty from the readers. • What proof do you have that there is a God? • If there is a God, does every religion have the same God? • Jesus; is He God or is He man or just a mythical figure? • Many people say that they are religious, what makes a person religious? • Why do religious people argue over what they believe the Bible says? • If there is a heaven, are Christians the only ones who will go there? I received an A- on my report and I am very pleased. In using the comments from those who responded to these questions, both pro and con, and combining them with my personal studies on this subject, I concluded the following which I believe might have impacted my grade. My concluding statement In conclusion, I must proclaim that the existence of God cannot be disputed. When we look at all of the knowledge of this world, each individual has to agree that, at the close of the day or at the end of their lifetime, they would not be able to grasp even the half of it. You may read every scholar’s writings, you may sit under the top professors, or gather knowledge from the World Wide Web, and realize that you have just scratched the surface of knowing all things. If that be the case, then there must be a possibility that in the other portion or portions of knowledge that you cannot reach, there can exist a CreatorGod. Thus, if this statement is true, then the answers to the remaining questions must fall into the same possibilities; for if God does exist and the words written in the Bible are truly “The Word of God”, then there is only One legitimate God. In the same way; if the Bible truly is the “Word of God”, then Jesus was, is and always will be God, according to what is written. Therefore, making a person who believes the Bible a “Christian” but not necessarily a “religious” person; for there is a distinction. If therefore, an individual chooses not to believe, it does not make that which is true; a lie. What proof do we have that God exist? In the understanding that we cannot embrace all knowledge. Therefore, God’s existence is conceivable in the realm of the lack of total comprehension of mankind in the subject of absolute knowledge. Few things seem more whimsical and magical on a warm night than watching fireflies blink on and off and wondering where one will turn up next. At any given moment, there may be dozens of fireflies lighting up the night sky, providing the perfect opportunity for kids and adults to go outside and collect a few insects for a closer look. The Smithsonian Institute says there are more than 2,000 species of fireflies, also called lightning bugs, around the world. Only some species produce adults that glow. Fireflies are a type of beetle that use their illuminated bottoms to attract females. Often the males will fly around while the females wait in bushes and trees for their mates to arrive. Each species of the insect has its own language of flashing light. Some fireflies produce a

green light, while others lean toward yellow or orange. Two chemicals, called luciferase and luciferin, are present in a firefly's tail, and these chemicals account for the insects' bioluminescence. Luciferase is an enzyme that triggers light emission. Luciferin is heatresistant, and it glows under certain conditions. Chemicals inside the firefly's body convert energy to initiate the glow in its tail. One hundred percent of the firefly's energy is emitted as light, making it a very efficient light producer. Because there is no heat generated from this light, it is known as cold light. Although the glowing mechanism known to fireflies is largely exhibited by the adults flying through a summer sky, the larvae and eggs of some species also emit light. They use the light to deter predators and inform them that they do

not taste good. While fireflies are often seen in a pleasing light and as harmless bugs, they may not be so harmless within their social circles. Some fireflies are carnivorous. Larvae eat snails and worms. Some fireflies feed on other fireflies and will mimic the flashing pattern of a certain species to lure in a meal. But scientists have not observed fireflies eating other species of bugs and are not even sure if

fireflies eat much at all. Catching fireflies Many people have fond childhood memories of running through their yards catching fireflies. Fireflies are present on every continent except Antarctica, so there is a good chance you can find fireflies in your own yard, though they tend to congregate in long grasses and marshy areas around ponds, lakes and streams and, as a result, may be more populous in these areas.

In order to catch fireflies successfully, turn off the exterior lights of your home and have a container ready. Punch holes in the lid of a jar to allow air to penetrate and put in a damp piece of paper towel to make sure the fireflies will not dry out. Use care when catching the fireflies, which are fragile. Working with a net is often better than bare hands, particularly for children who may not be so gentle.

Only keep the fireflies for a day or two before letting them go. Otherwise you're bound to find a jar of deceased fireflies. According to the Firefly Organization, firefly numbers are dwindling, largely due to light pollution and overdevelopment. Human lights interrupt flashing light patterns. Therefore, any fireflies that are captured should be promptly returned to the wild.

Reasons to include more dairy in your diet A healthy diet can improve quality of life and reduce a person's risk of developing disease or other negative health conditions. For example, a diet rich in fruits and vegetables can boost the immune system and promote cardiovascular health, lowering your risk of heart disease in the process. While the benefits of including fruits and vegetables in your diet are widely known, the medical benefits of dairy are often overlooked. The following are a handful of ways that dairy products like low-fat milk, cottage cheese and yogurt can

make a nutritious and beneficial addition to your diet. * Dairy packs a protein- and calcium-laden punch. One cup of nonfat yogurt can provide as much as one-third of your daily recommended calcium intake and nearly 20 percent of your daily recommended protein intake. Though dairy products like ice cream don't pack the same nutritious punch as yogurt, healthier fare like reduced-fat cheese and skim milk can go a long way toward meeting your daily intake of protein and calcium. * Dairy is a great

source of vitamin D. In addition to providing sufficient calcium and protein, dairy also helps men, women and children boost their vitamin D. That's especially important in the winter months when people tend to get less exposure to the sun. Exposure to the sun is a natural way to boost your vitamin D, but the shorter days and colder weather of winter can make it hard to get sufficient vitamin D during that time of year. Dairy products like lowfat milk can boost your vitamin D, which can improve your bone health and, according to recent research, might help reduce your cancer risk. * Dairy may help lower your blood pressure. Men and women with high blood pressure might benefit from including more dairy in their diets. In a study of 5,000 adults, Spanish researchers found that those who reported consuming the most low-fat dairy products were more than 50 percent

less likely to develop high blood pressure than those who consumed less low-fat dairy. Though researchers are not certain as to the reason behind low-fat dairy products' impact on blood pressure, some theorize that their calcium and protein content are likely behind the benefit. * Dairy benefits your bones. Dairy has long been known to improve bone density. But it's not just seniors who benefit from the bonestrengthening impact of dairy. Youngsters who consume dairy can also expect an increase in bone mass, which can make them less susceptible to injuries like broken bones. Seniors who consume dairy to improve their bone density should know that a recent study from researchers at the Institute for Aging Research found that not all dairy products are equal when it comes to improving bone density. While milk and yogurt were linked to higher bone mineral density, dairy products like cream and ice cream contain less protein, calcium and vitamin D and more fat and sugar than yogurt and milk, and these products may actually be associated with lower bone mineral density. Though there are many ways men and women can improve their overall health, it's important to consider the nutritional value of dairy when making any alterations to your diet.

It can be used as a starter, main course, dessert or just as a snack. Carrots can be eaten raw or cooked in almost any manner imaginable. Carrots help to maintain acidic and alkaline properties in the system. They provide important vitamins for eyes, skin, bones, heart and muscle health. Carrots also can act as a blood purifier, a diuretic and help to relieve flatulence or colic. The mineral content in carrots lie very close to the skin and should not be peeled or scraped off. When selecting carrots, make sure that they are a deep, rich color. The deeper the carrot’s color, the more beta-carotene it contains. If you’re buying the carrots with the leaves, select ones that are moist and a bright green. Remove the carrot greenery as soon as possible because it robs the roots of moisture and vitamins. You can eat the green tops in a salad or use them similar to the way that you’d use fresh herbs to sprinkle on a dish. Carrots that are less than 8-inches long and relatively uniform in shape and size are the best selection. Carrots should not bend when gently tested. They also should be well-shaped, firm and smooth with no cracks. They should not look wilted. When grated, carrots should be quite juicy. Carrots are often sold with the tops removed. To judge the freshness, check the top of the carrot for darkening. Whether loose or in plastic bags, avoid carrots with green shoots sprouting out (not to be confused with their green tops) yellowed tips, soft spots or withering, as these are a sign of age. Carrots that have an excessive amount of new sprouts or

leaves could have large or woody cores. Also avoid carrots with large green areas at or near their tops. This indicates sunburn damage. Before storing carrots, remove their green tops, rinse, drain and put the carrots in plastic bags. Store them in the coldest part of the refrigerator with the highest humidity, they’ll last several months this way. To keep the carrots crisp and colorful, add a little bit of water in the bottom of the plastic storage bag; this will keep the carrots hydrated. Carrots should be stored away from fruits such as apples, peaches and pears that release ethylene gas, which causes carrots to become bitter. If carrots have become limp or dehydrated, cut off one of the ends and place the carrots, cut side down, in a bowl of ice water for about half an hour, to recrisp them. The coarse, inner core of older carrots should be removed. This Herb Carrot and Mushroom Loaf is an unusual way to serve carrots. It’s a great side dish with roasted meats or fish, and makes a delicious main course for vegetarians.

Herb Carrot and Wild Mushroom Loaf 1/4 cup butter, plus 3 tablespoons for buttering pan and topping loaf 1 cup chopped onions 2 cloves garlic, minced 4 1/2 cups grated carrots 2 cups sliced, wild mushrooms (cremini, shiitake, porcini or Portobello) 1/2 cup chopped celery 1 1/2 tablespoons Italian seasoning 1 teaspoon salt 1 teaspoon freshly ground black pepper 5 large eggs, lightly mixed 1 1/2 cups fresh, whole-wheat breadcrumbs 1 cup grated cheddar cheese 1. Preheat oven to 350°F. 2. In a large skillet, melt butter over medium-high heat. Add onions and cook for 3 to 5 minutes until golden. Add garlic and cook for 1 to 2 minutes. Add

carrots, mushrooms, celery, Italian seasoning, salt and pepper. Saute until vegetables are soft, about 5 minutes. 3. Pour carrot mixture into a large bowl. Add eggs to the bowl, and 1 cup of breadcrumbs and 1/2 cup of the cheese. Reserve remainder of breadcrumbs and cheese to sprinkle on the top of loaf. Mix the ingredients until well combined. 4. Spread the 2 tablespoons of the butter on the bottom and sides of a 9 x 5 inch, oblong baking pan. Spread the carrot mixture into the pan. Sprinkle with remaining cheese and breadcrumbs. Cover with foil and bake for 30 minutes. Remove foil, dot with the remaining tablespoon of butter, and bake for 5 to 7 minutes until brown on top. Makes 4 to 6 servings. In a microwave-safe 8-cup mixing bowl, combine mushroom soup, milk and Cheddar cheese. Microwave on HIGH (100 percent power) for 4 minutes, stirring after 2 minutes. Add macaroni, frankfurters, parsley flakes and black pepper. Mix well to combine. 2. Continue microwaving on HIGH for 4 to 5 minutes or until mixture is heated through. Mix well before serving. Glossary of mortgage terms Adjustable-rate loans, also known as variable-rate loans, usually offer a lower initial interest rate than fixed-rate loans. The interest rate fluctuates over the life of the loan based on market conditions, but the loan agreement generally sets maximum and minimum rates. When interest rates rise, generally so do your loan payments; and when interest rates fall, your monthly payments may be lowered. Annual percentage rate (APR) is the cost of credit expressed as a yearly rate. The APR includes the interest rate, points, broker fees, and certain other credit charges that the borrower is required to pay. Conventional loans are mortgage loans other than those insured or guaranteed by a government agency such as the FHA (Federal Housing Administration), the VA (Veterans Administration), or the Rural Development Services (formerly known as Farmers Home Administration, or FmHA). Escrow is the holding of money or documents by a neutral third party prior to closing. It can also be an account held by the lender (or servicer) into which a homeowner pays money for taxes and insurance. Fixed-rate loans generally have repayment terms of 15, 20, or 30 years. Both the interest rate and the monthly payments (for principal and interest) stay the same during the life of the loan. The interest rate is the cost of borrowing money expressed as a percentage rate. Interest rates can change because of market conditions. Loan origination fees are fees charged by the lender for processing the loan and are often

expressed as a percentage of the loan amount. Lock-in refers to a written agreement guaranteeing a home buyer a specific interest rate on a home loan provided that the loan is closed within a certain period of time, such as 60 or 90 days. Often the agreement also specifies the number of points to be paid at closing. A mortgage is a document signed by a borrower when a home loan is made that gives the lender a right to take possession of the property if the borrower fails to pay off on the loan. Overages are the difference between the lowest available price and any higher price that the home buyer agrees to pay for the loan. Loan officers and brokers are often allowed to keep some or all of this difference as extra compensation. Points are fees paid to the lender for the loan. One point equals 1 percent of the loan amount. Points are usually paid in cash at closing. In some cases, the money needed to pay points can be borrowed, but doing so will increase the loan amount and the total costs. Private mortgage insurance (PMI) protects the lender against a loss if a borrower defaults on the loan. It is usually required for loans in which the down payment is less than 20 percent of the sales price or, in a refinancing, when the amount financed is greater than 80 percent of the appraised value. Thrift institution is a general term for savings banks and savings and loan associations. Transaction, settlement, or closing costs may include application fees; title examination, abstract of title, title insurance, and property survey fees; fees for preparing deeds, mortgages, and settlement documents; attorneys’ fees; recording fees; and notary, appraisal, and credit report fees. Under the Real Estate Settlement Procedures Act, the borrower receives a good faith estimate of closing costs at the time of application or within three days of application. Real estate appraisers estimate a home’s value in a specific housing market, usually on the basis of sales of nearby or comparable homes. Often, a seller’s price is established by an appraisal. Lenders require an appraisal before they can determine the amount of money they will loan you.

Do not be surprised if appraisals (seller’s and buyer’s) are different. While both may be based on comparable sales, market conditions do change, sometimes from day to day. If the appraised value is lower than the agreed-upon purchase price, a contingency clause gives you the right to renegotiate the sale price or even to withdraw your offer.

A professional real estate appraisal is necessary to determine if the asking price is a fair one. An appraisal is an educated opinion of the current market value of a specific house within the past 60 days and determined by a set of factors. Making an intelligent offer to buy is difficult until you know the market value of the house. It is also difficult to know how large a mortgage loan will be granted by a lender because loans are based on a percentage of the appraised value and not on the asking price. You may choose to insert a contingency clause into your “offer to purchase contract” that the house must meet the appraised value or you have the right to withdraw your offer.

A qualified appraiser should have nothing to gain or lose from a sale and works only for one party to the sale. Findings should be provided in writing and include: 1. An accurate description of the property. 2. A purpose statement for the appraisal. 3. All of the data and criteria used to determine value, including at least three comparable sales and costapproach figures. 4. A final estimated value.

You can have your own appraisal done. Look for an appraiser who is familiar with the community and is an independent appraiser with the initials MAI, MAI/RM, or ASA after his or her name. MAI stands for “Member, Appraisal Institute,” the American Institute of Real Estate Appraisers. RM added means “Residential Member” with at least five years of experience in residential, rather than commercial, real estate. ASA denotes membership in the American Society of Appraisers.

5. Any special conditions, such as an easement. 6. Appraiser’s certification and signature. The appraisal is usually paid for by the buyer and will be included in your closing costs. The cost of a complete appraisal of a three-bedroom, two-bath house could range between $250 to 275 for a conventional loan and $175 to 300 for a government-backed or financed loan.

If your loan will be financed by either the Department of Housing and Urban Renewal (HUD) or the Veteran’s Administration (VA), the appraiser will be selected by computer. Appraisals for one of these types of loans will be good for either type of financing.

Steps to buying a home Buying your home is an exciting experience and it may be the largest financial investment you will ever make. Taking the time to learn about the steps involved in the buying process will help ensure that you purchase a quality home at a price you can afford. There are seven basic steps to buying a home: Step 1. Prepare for home ownership • Begin by seeking homebuyer education. You can contact The U.S. Department of Housing and Urban Development (HUD) to find an approved provider of homebuyer education in your area. Visit the HUD website or call 800-569-4287. • Monitor your credit record. Get a free copy of your credit report and if necessary, take steps to improve your credit score. Your credit score is a key factor in determining the rate of interest that you will pay for your mortgage loan. Generally, a higher credit score will qualify you for a lower interest rate.

• Figure out what you can afford. It will save you time, energy, and money if you have a realistic picture of what you need and how much you can afford before you start shopping for a home. • Choose the type of home that fits your lifestyle, in a location that has the amenities and community services that you want. • Know your rights. You have the right to equal housing opportunities; disclosure of settlement costs; and protection from predatory lending practices. Your home mortgage will probably be the one of the largest loan contracts you ever sign. Take the time to know your rights before you start shopping for a home and a loan. Step 2. Shop for a loan • Comparison shop. Gather all the information you need to complete the mortgage loan application. Then compare the different types of mortgages that each lender offers and the

Close the deal • The final step in the home buying process is called the “closing” or “settlement.” The closing usually takes place using the services of a settlement agent who oversees the transfer of the property from the seller to the buyer. • Prior to closing, you need to secure the services of a title company. The title company provides you with title insurance and often serves as the settlement agent. Title insurance protects you and the lender from claims by others against your new home. • The settlement agent will set

up escrow to manage the transfer of the property. All documents, deeds, titles, funds and conditions of the sale are collected in escrow and monitored by the settlement agent. When all of the conditions specified in escrow agreement have been met, you and the seller will be instructed to make an appointment to sign the paperwork that will finalize the closing. • Before you go to the closing, understand the Real Estate Settlement Procedures Act (RESPA) and the protections that it offers you. Lenders are required to give you paperwork that outlines the costs you will incur in receiving the loan. These documents include the charges you will likely pay at closing and an estimate of your monthly mortgage payments, a Settlement Statement that details all closing costs, and a Truth-in-Lending Statement that outlines all of the specifics of the loan. • Prepare ahead for closing day. At closing, you will sign numerous papers that make the sale final. Make sure that you have a good idea of what the settlement costs should be so that you can check the paperwork for errors before you sign. You will be required to bring picture ID and a cashier’s check to cover the closing costs. • The transaction is recorded with the county within a day or two of closing. Real estate agents, associates, or salespersons must operate under the supervision of a licensed broker, and they receive a portion of the commission paid to the selling broker. A real estate professional brings together sellers and buyers. Always remember just who the real estate professional is working for. Real estate professionals have a financial, legal, and moral responsibility to the seller — not the buyer. In return for representing the seller, they receive a commission from the seller when the house is sold. Most commissions are a flat percentage of the home’s sale price, usually 6 to 7 percent. Because of the way the commission system works, real estate professionals want to sell homes quickly and at the highest possible prices. Buyer’s broker or agent The concept of using a buyer’s broker or agent is relatively new. There are pros and cons to this approach. The most obvious advantage is that the buyer’s broker or agent is legally obligated to negotiate the best possible price and terms for the buyer — not the seller. A buyer’s broker can help you locate potential houses to consider and determine the condition of the houses, such as water damage. They are particularly helpful in negotiating the sales contract and writing a purchase offer that favors your position. Finally, they may be able to give advice that the traditional real estate professional could not because his or her loyalty is to the seller. The main disadvantage to using a buyer’s broker or agent is that you will have to pay a fee or commission. This may be a flat fee, a percentage of the purchase price, an hourly fee, or a combination of the three. While the buyer is primarily responsible for paying the buyer’s broker or agent, often, with consent of the seller, the fee is paid by the

seller’s agent. You will be asked to sign an agreement that spells out exactly what you want the buyer’s broker or agent to do for you. In turn, you will be obligated to work with the buyer’s broker/agent for a specific time. Dual agency At times a real estate professional may become the representative of both a seller and a buyer — creating a dual agency situation. Dual agency situations often come about when one real estate firm has a relationship with two clients, one wanting to sell and the other wanting to buy. When this happens, the real estate professional is obligated to notify each client and to modify his or her actions to ensure that duties and obligations owed to each client do not come into conflict. Primarily this involves the real estate professional’s obligation to keep confidential the motives for buying or selling and other information obtained through the agency relationship with each client. This may limit the range of duties the real estate professional may perform for either party. Buyers or sellers should carefully consider the possible consequences of the “dual agency” relationship before agreeing to such representation. What a real estate professional can do for you A real estate professional can provide you with a broad range of services including the following: • Pre-qualify you so you know what you can afford. • Use your “wish list” to generate a computer printout of houses that meet your specifications. • Show you houses that meet your requirements. You can put yourself at a disadvantage in negotiating a price if you have been too enthusiastic about a house on which you decide to make an

Looking for the best mortgage Shopping around for a home loan or mortgage will help you to get the best financing deal. A mortgage — whether it’s a home purchase, a refinancing, or a home equity loan — is a product, just like a car, so the price and terms may be negotiable. You’ll want to compare all the costs involved in obtaining a mortgage. Shopping, comparing, and negotiating may save you thousands of dollars. Obtain information from several lenders Home loans are available from several types of lenders — thrift institutions, commercial banks, mortgage companies, and credit unions. Different lenders may quote you different prices, so you should contact several lenders to make sure you’re getting the best price. You can also get a home loan through a mortgage broker. Brokers arrange transactions rather than lending money directly; in other words, they find a lender for you. A broker’s access to several lenders can mean a wider selection of loan products and terms from which you can choose. Brokers will generally contact several lenders regarding your application, but they are not obligated to find the best deal for you unless they have contracted with you to act as your agent. Consequently, you should consider contacting more than one broker, just as you should with banks or thrift institutions. Whether you are dealing with a lender or a broker may not always be clear. Some financial institutions operate as both lenders and brokers. And most brokers’ advertisements do not use the word “broker.” Therefore, be sure to ask whether a broker is involved. This information is important because brokers are usually paid a fee for their services that may be separate from and in addition to the lender’s origination or other fees. A broker’s compensation may be in the form of “points” paid at closing or as an add-on to your interest rate, or both. You

should ask each broker you work with how he or she will be compensated so that you can compare the different fees. Be prepared to negotiate with the brokers as well as the lenders. Obtain all important cost information Be sure to get information about mortgages from several lenders or brokers. Know how much of a downpayment you can afford, and find out all the costs involved in the loan. Knowing just the amount of the monthly payment or the interest rate is not enough. Ask for information about the same loan amount, loan term, and type of loan so that you can compare the information. The following information is important to get from each lender and broker: Rates • Ask each lender and broker for a list of its current mortgage interest rates and whether the rates being quoted are the lowest for that day or week. • Ask whether the rate is fixed or adjustable. Keep in mind that when interest rates for adjustable-rate loans go up, generally so does the monthly payment. • If the rate quoted is for an adjustable-rate loan, ask how your rate and loan payment will vary, including whether your loan payment will be reduced when rates go down.

Points Points are fees paid to the lender or broker for the loan and are often linked to the interest rate; usually the more points you pay, the lower the rate. • Check your local newspaper for information about rates and points currently being offered. • Ask for points to be quoted to you as a dollar amount — rather than just as the number of points — so that you will actually know how much you will have to pay. Fees A home loan often involves many fees, such as loan origination or underwriting fees, broker fees, and transaction, settlement, and closing costs. Every lender or broker should be able to give you an estimate of its fees. Many of these fees are negotiable. Some fees are paid when you apply for a loan (such as application and appraisal fees), and others are paid at closing. In some cases, you can borrow the money needed to pay these fees, but doing so will increase your loan amount and total costs. “No cost” loans are sometimes available, but they usually involve higher rates. • Ask what each fee includes. Several items may be lumped into one fee. • Ask for an explanation of any fee you do not understand.

• Ask about the loan’s annual percentage rate (APR). The APR takes into account not only the interest rate but also points, broker fees, and certain other credit charges that you may be required to pay, expressed as a yearly rate.

When government-assisted programs such as FHA (Federal Housing Administration), VA (Veterans Administration), or Rural Development Services are available, the down payment requirements may be substantially smaller. • Ask about the lender’s requirements for a down payment, including what you need to do to verify that funds for your down payment are available. • Ask your lender about special programs it may offer. If PMI is required for your loan,

Obtain the best deal that you can Once you know what each lender has to offer, negotiate for the best deal that you can. On any given day, lenders and brokers may offer different prices for the same loan terms to different consumers, even if those consumers have the same loan qualifications. The most likely reason for this difference in price is that loan officers and brokers are often allowed to keep some or all of this difference as extra compensation. Generally, the

If your credit problems cannot be explained, you will probably have to pay more than borrowers who have good credit histories. But don’t assume that the only way to get credit is to pay a high price. Ask how your past credit history affects the price of your loan and what you would need to do to get a better price. Take the time to shop around and negotiate the best deal that you can. Whether you have credit problems or not, it’s a good idea to review your credit report for accuracy and completeness before you apply for a loan. (NAPSI) — When it’s time for spring-cleaning, remember to include your car. Cleaning your vehicle inside and out prevents the buildup of damaging chemicals and dirt, reduces the potential for rust from road salt and helps ensure proper visibility needed for safe driving. How to clean your car To get started, remove any clutter from inside the car, including items that have accumulated in the

trunk that can add extra weight and reduce fuel efficiency. The next step is to thoroughly clean and vacuum the interior and wash the windows. When washing the outside, include the tires, wheels, underside and fenders to eliminate any road salt or grime. Wheels and tires should be cleaned with a mitt other than the one used to wash the body. This will avoid contaminating

the vehicle’s paint with debris from the wheels and tires. Wash in the shade and with a product sold specifically for cars. Wash one section at a time, thoroughly rinsing away the soap as you go. Work your way down toward the front, sides and rear of the vehicle. Clean the fenders and bumpers last since they will have the most dirt and grime that can contaminate the

wash mitt. Give the car a final rinse: Remove the spray nozzle from the hose and let the water cascade down the surfaces of the vehicle. To avoid water spots, dry your car with a chamois or other product made for drying. The last step is to wax the car. This should be done out of direct sun-

light and every six months. It goes a long way toward protecting the vehicle’s finish and makes subsequent washes easier. If you found any stone chips, rust or other problem spots while washing your vehicle, the experts at the Car Care Council recommend having these taken care of immediately
