A roaring campfire is often a staple of the camping experience. A campfire to cook food or keep warm is an asset at any campground, and in the evening hours, a fire can provide a sense of security against inquisitive forest animals. A burning fire can also illuminate a campsite, which makes maneuvering around the site easier. Although there are many benefits to having a campfire, it's important to note that fires, especially in very dry conditions, can be dangerous. It is essential to check a particular campsite or park's posting about drought conditions to avoid an accident. In the wrong conditions, a cozy fire for toasting marshmallows can grow into an out-of-control wildfire in a matter of seconds. Starting a fire When you are ready to start a fire it is important to keep safety in mind. * Pick a safe spot to light the fire. Many campfires have fire rings for campers to use. If you are selecting a fire location on your own, choose an area away from brush or other easily ignitable material. Make a ring with large rocks to keep the fire from spreading. Keep the fire several feet away from your tent. * Gather materials during the day so

you will not be scrambling for them after dark. You will need both tinder and kindling to light a fire and keep it roaring. Tinder is any small, highly flammable material that can light and burn quickly. Fibrous plant material, small twigs and newspaper make good tinder. Kindling is small pieces of wood that will burn long enough to catch larger logs of wood on fire. Finally, you will need a few logs of thicker wood that will sustain the fire. Have plenty of material on hand to be able to continue the fire, or you may find yourself foraging in the darkness when the fire goes out. * Create a teepee or X pattern for a well-burning fire. Layer your tinder as the first level of the fire. Stack a few pieces of kindling on top of the tinder in an X or teepee shape. Ensure there is enough air to move freely through the fire to make ignition easier. Light the tinder from four compass points to get it all to light. Slowly blow air into the fire to allow it to burn hot enough to catch the kindling. Continue to add small pieces of kindling until you have a nicely sized fire. Then you can add larger pieces of dry wood for a big blaze. * Do not use accelerants when starting a fire or keeping it going. Avoid the use of chemicals, including lighter fluid and other accelerants in your campfire. Do not use chemically treated paper or plastic materials in kin-

dling, as they can produce noxious fumes and smoke. Accelerants can cause the fire to burn out of control. Keep the fire contained to what you can manage, and always keep a watchful eye on the fire.

You may need to fiddle with the fire from time to time to vent it and allow for equal burning. Having an ample amount of wood on hand will enable you to feed the fire easily. It's much easier to keep a fire going than start from scratch once it has burned out, especially in the dark. Be mindful of embers that drift in windy conditions. Also, do not put your face or body directly over a fire. If the wood pops, you could be burned. Children should be carefully supervised when around a campfire. Extinguishing the Fire After building your campfire, completely put it out when you are done. Thousands of acres of wilderness are burnt from carelessness with regard to campfires. * Put out the fire a half hour to an hour before you plan to leave the campground. There should be mostly ash and few chunks of coal left if you have planned accordingly and started

Although humans are able to keep comfortable in the heat by dressing accordingly, pets are not so lucky. Pets can have a difficult time when the temperature soars. Certain animals, such as reptiles or tropical birds, are acclimated to hot temperatures. But other pets, including dogs, cats and even some small animals, can easily overheat and dehydrate. When the weather warrants cranking up the air conditioning, pet owners should pay special attention to pets to ensure they are comfortable and not suffering from summer heat. * Schedule a check-up

with the veterinarian. Prior to the dog days of summer, make an appointment with the veterinarian for a well visit to ensure any preventive care measures are taken. This is the time to refill flea and tick medications and also to have the animal checked for heartworm. Insects that transmit diseases are more prevalent in the warm weather, and more time spent outdoors can put pets at greater risk of insect bites or infestations. * Get to know your pet. Pets display different behaviors and signals when they are feeling unwell. Heavy panting may be an indication that a dog is hot or not feeling well, while other dogs may pant for no apparent reason. Recognizing baseline behavior for your pet can make identifying a

problem easier.

* Keep plenty of water available. Hot weather can cause a pet to use up its fluid stores much more quickly than when it is cooler outside. Before leaving the house, be sure that your pet's water bowls are topped off. Think about putting some ice cubes in the water to slowly melt and keep it cool, but make sure your pet won't attempt to chew the ice cubes, which can be hazardous. Water bottles in small animal cages should be topped off and regularly checked. * Know which pets are most at risk. Older, younger, overweight, and snub-nosed animals (think pugs, shih tzus, Persian cats, etc.) don't tolerate the heat as well as other animals. Use special cau-

tion when it is hot outside for these animals, and check on them frequently. * Don't shave fur too short. The idea that shaving a dog (or cat) close to the skin might help them keep cool is a popular notion. While some longerhaired breeds may need a trim to keep cool, resist the urge to shave fur all the way off. This puts pets at risk for sunburn and skin irritation.

Backyard soirees are a staple of summer for many families. Whether hosting a family reunion, a gathering of friends or a mix of both, such gatherings can be a great time to reconnect with your loved ones in a relaxing and natural setting. Hosting such gatherings might not require as much work as organizing a more formal get-together, but that

doesn't mean summer soirees don't require a little work in advance of the guests' arrival. That's especially true if you plan to host the party outdoors in your yard, which will need a little TLC before guests arrive. The following are a few tips to get your yard ready before your next summer soiree. * Cut the grass and clear your walkways. Cutting the grass before guests arrive might seem like common sense, but try to do so a couple of days before the party. This gives you an extra day or so to clear the walkways of grass clippings, and it saves you the trouble of cutting the grass on the day of the party when you're likely to have more pressing tasks to take care of.

* Decorate your yard. Decorations are a staple of parties held indoors, so why not decorate your home's exterior when hosting a get-together in the backyard? Use freshly cut flowers from your own garden as centerpieces on your patio furniture, or purchase flowers of various colors from your local florist to add a dash or two of color to the festivities. * Clear the yard of toys. Before guests arrive, clear the yard of the kids' toys, putting them away so guests don't injure themselves by stepping on errant action figures or skateboards left hidden in the grass. * Trim trees and shrubs around walkways. While a backyard barbecue is less formal than a party

Tiki torches along walkways and around the patio furniture may also prove effective insect repellants. In addition, if there are any areas around your property where water has gathered, such as bird fountains or puddles from recent rains, do your best to get rid of that water. Water attracts many insects, which lay their eggs in the standing water. The less standing water around your property, the less likely any uninvited insect guests are to appear. Backyard gatherings are a staple of summer. But even if such soirees are less formal, hosts still must survey their property and address any issues before guests arrive.

As the mercury rises, the parties and festivities that have come to signify summer excite revelers far and wide. Summer has become the season of pool parties, trips to the beach, barbecues, and, of course, fireworks. Love it or hate it, warm weather seems to beckon neighbors out of hibernation and incites a desire to set things on fire. When cooking over an open flame doesn't satisfy that desire, many take to shooting off bottle rockers and whistlers. But fireworks can still be dangerous, and not everyone is equipped or legally allowed to ignite fireworks. Therefore, to avoid potentially dangerous injuries, fines or arrests, it pays to follow these fireworks dos and don'ts. DO find out if fireworks are legal in your area. If you have to

travel over state lines or into another country to purchase fireworks, there is a good chance you are not allowed to use fireworks in your community. There are many regulations regarding the sale, transport and use of fireworks, so be sure you're not breaking any laws before buying any fireworks. DON'T buy fireworks from just anyone. You want to ensure you are purchasing them from a reputable retailer of legal fireworks. DO check any safety guidelines and warnings on the wrapper of the fireworks before lighting them. DON'T light fireworks near people, trees, homes, or any combustible materials. DO keep a fire extinguisher or water hose nearby in the event of a fire. The National Fire

Prevention Association notes that the Fourth of July features more reported fires than any other day of the year. DON'T forget that sparklers and firecrackers are no safer than other types of fireworks. The tip of a sparkler burns at a temperature of more than 1200 F, which is hot enough to cause third-degree burns and is hotter than the temperature it takes to melt glass. DO leave fireworks to the professionals to avoid injury or fire. DON'T light more than one firework at a time. DO wait 15 to 20 minutes after lighting a firework to see if it has ignited. If not, dump the firework in a bucket of water and move on to a fresh firework.

DON'T let small children handle and light fireworks. DO make every attempt not to store fireworks. If you purchase them, use them all up. However, a cool, outof-the-way place may suffice for a day or so. DON'T have any part of your body over the firework when lighting it. Try to use a lit stick or butane lighter to keep as far away as possible.

Americans celebrate July 4th, also known as Independence Day, often without knowing the fascinating history about how this celebration came into being. “Taxation without representation!” That was the battle cry of the 13 colonies in America that were forced to pay taxes to England’s King George III with no representation in Parliament. As dissatisfaction grew, British troops were sent in to quell any signs of rebellion, and repeated attempts by the colonists to resolve the crisis without war proved fruitless. On June 11, 1776, the colonies’ Second Continental Congress, meeting in Philadelphia, formed a committee to draft a document that would formally sever ties with Great Britain. The committee included Thomas Jefferson, Benjamin Franklin, John Adams, Roger Sherman and Robert R. Livingston. Jefferson, who was considered the strongest and most eloquent writer, crafted the document. (Nevertheless, a total of 86 changes were made to his draft.) The Continental Congress officially adopted the final version on July 4. The following day, copies of the Declaration of Independence were distributed, and on July 6, “The Pennsylvania Evening Post” became the first newspaper to print the extraordinary document. The Declaration of Independence has since become our nation’s most cherished symbol of liberty. On July 8, 1776, the first public readings of the Declaration

were held in Philadelphia’s Independence Square to the ringing of bells and band music. One year later, on July 4, 1777, Philadelphia marked Independence Day by adjourning Congress and celebrating with bonfires, bells and fireworks. The custom eventually spread to other cities and towns, where the day was marked with processions, oratory, picnics, contests, games, military displays and fireworks. Observations throughout the nation became even more common at the end of the War of 1812 with Great Britain. Congress established Independence Day as a holiday in 1870, and in 1938 Congress reaffirmed it as a holiday, but with full pay for federal employees. Today, communities across the nation mark this major midsummer holiday with parades, firework displays, picnics and the playing of the “The StarSpangled Banner” and marches by John Philip Sousa. Invite this delicious Red, White and Blueberry Cheesecake to your Independence Day holiday as we celebrate the wonderful history of this great country! Red, white and blueberry cheesecake 2 cups halved, pitted, sour or sweet cherries, fresh or frozen (thawed, drained; see Note below) 2 cups blueberries, fresh or frozen 3/4 cups granulated sugar or sugar substitute, divided 1/4 cup water, plus 4 teaspoons 2 tablespoons cornstarch 1 teaspoon fresh lemon juice 1/2 box (14-ounce) graham crackers 1/2 cup chopped walnuts, toasted 1/3 cup canola oil or melted butter

2 packages (8 ounces each) reduced-fat cream cheese (Neufchetel), softened 2 cups nonfat vanilla Greek yogurt 6 tablespoons confectioners’ sugar 1 teaspoon vanilla extract 1. Set aside 6 or 8 cherries and 6 or 8 blueberries for garnish. Combine remaining cherries and blueberries, 1/2 cup sugar or sugar substitute, 1/4 cup water and the lemon juice in a large saucepan and bring to a boil. Combine cornstarch with 4 teaspoons water, then stir into the berry mixture; return to a boil. Reduce heat to medium and cook, stirring constantly, until the liquid thickens and looks syrupy, about 1 minute. Remove from heat. 2. Process graham crackers in a food processor until finely ground. Add walnuts and pulse until finely chopped. Transfer to bowl; stir in remaining 1/4 cup sugar or sugar substitute. Drizzle with oil or butter and stir to combine. Press into bottom of a 9by 13-inch baking dish. Place cherries and blueberries that were set aside for garnish on top of the graham cracker crust. 3. Beat cream cheese, yogurt, confectioners’ sugar and vanilla in a medium bowl with an electric mixer until smooth, scraping down the sides as necessary. Spread over the berries and crust. Spoon the cooked berry mixture over top. Cover and refrigerate until cold, about 3 hours. NOTES: To pit fresh cherries: A hand-held cherry pitter is the right tool for the job, and it also works for olives! Or pry out the pit with the tip of a knife or vegetable peeler. To toast walnuts: Cook in a small, dry skillet over medium-low heat, stirring constantly, until fragrant and lightly browned, 2 to 4 minutes. by Diane Mincher, Extension Nutrition and Food Specialist, University of Vermont July is National Berries Month, a time to enjoy everything from strawberries and blackberries to blueberries, raspberries and other berries. Berries are a healthy food choice as they are bursting with vitamins and minerals. Many, including blueberries, are classified as among the top 11 foods for antioxidant activity. Antioxidants may help increase our immune function and protect against cancer and heart disease. Most kids don’t need any extra incentive to gobble them up as berries are so colorful and tasty. However, there are many fun things that you can do to turn an ordinary snack into

something extra-special. Check out these tips for ways to include more berries in your snacks and meals: • Add berries to foods you already eat. Try adding sliced strawberries to a bowl of whole-grain cereal, stir raspberries into vanilla yogurt or sprinkle blueberries on a green salad. • For a snack, make fruit kabobs that incorporate berries with other fruits such as pineapple chunks, bananas and grapes. You also could grill the kabobs and serve with dinner. • If you like ice cream, try cutting your portion size in half and add different berries to make your cool treat higher in fiber, vitamins and minerals. • Freeze some berries and use to make a smoothie. Blend together berries, yogurt and 100 percent juice

or take this mixture and make fruit popsicles. • Make dried fruit using a dehydrator or your oven set at a low temperature. Keep handy for a quick snack. • Spread reduced-fat cream cheese on a whole-wheat mini-bagel and decorate with berries. • Spread cream cheese on a puffed popcorn cake or bagel. Decorate with blueberries for eyes and mouth and a strawberry for the nose for a special snack for your kids. • Frozen treats are bound to be popular in the warm months. Just wash the berries and place in the freezer to eat frozen later. • Serve berries with a yogurt and cinnamon dip or a peanut butter, maple syrup and vanilla yogurt dip. Here are two recipes to get your family on the road to eating more berries this summer.

Berry scones Serves 12 Scones are a favorite way to use fresh, seasonal berries. They are quick to make and use very little sugar. 2 cups all-purpose flour 1 3/4 cups whole wheat flour 1/4 cup packed brown sugar 4 tsps. baking powder 1/4 tsp. baking soda 1/3 cup cold butter or margarine, cubed 1 3/4 cups buttermilk 1 1/2 cups fresh blueberries or berries of your choice 1 Tbsp. sugar In a large bowl, combine the flours, brown sugar, baking powder and baking soda. Cut in butter or margarine

until mixture resembles coarse crumbs. Stir in buttermilk just until moistened. Stir in blueberries. Turn onto a floured surface; gently knead 10 times. Transfer dough to a baking sheet coated with cooking spray. Pat into a 9-in. circle. Cut into 12 wedges, but do not separate. Sprinkle with sugar. Bake at 375°F for 30-35 minutes or until golden brown. Serve warm.

Yogurt berry parfait Serves 1 1/2 cup non-fat vanilla yogurt 1/2 cup berries 1 Tbsp. crunchy cereal In a cup, alternate several layers of yogurt and berries. Top with crunchy cereal. Serve.

Serve this to family or friends and just wait to hear the compliments for the cook! 3 cups (3 medium-sized) peeled and chopped fresh peaches 1 tablespoon diet lemon-lime soda 1 (4-serving) package sugar-free lemon gelatin 1 cup boiling water 1 cup reduced-calorie whipped topping 1 cup seedless green grapes, halved 1. Place 1 cup of sliced peaches and soda in a blender container. Cover and process on CHOP for 30 seconds or until smooth. In a large bowl, combine dry gelatin and boiling water. Mix well to dissolve gelatin. Stir in blended peaches. Refrigerate for at least 15 minutes. 2. Fold in whipped topping. Add remaining 2 cups chopped peaches and grape halves. Mix gently just to

Who is responsible for repairs during a home sale? Many questions arise during the home-buying process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer. There is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. The home-buying process is typically a careful cooperation between buyer and seller to find a middle ground. The buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that often determines if the sale goes through or is terminated. Before any negotiations can begin regarding repairs, it is adviseable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority — even before a contract is entered on the home. An inspection will unveil any potential problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause. This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made.

Home buyers may be able to negotiate that sellers repair major structural issues, such as a leaky roof. If not, negotiate a lower sale price. A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer working with his own real estate attorney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will accept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate attorney to write clauses into the contract to protect their interests. This allows the buyer to forfeit the sale and walk away from the contract should an issue arise.

Buyers should know that, for a home that is not in foreclosure, there are some repairs that should ultimately be the responsibility of the seller. The rules often change when buying a home that is a short sale or in foreclosure. A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs. According to Think Glink, a money-management Web site, buyers may try to negotiate repairs with the seller, but they shouldn’t assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold “as is” and may even specify that repairs and requirements for the certificate of occupancy are the buyer’s responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.

Closing costs and points explained One of the great mysteries of home buying, at least to those who have never been through the process, is closing costs. While nearly everyone has heard of them, few who haven’t had to pay them really understand them. Even some people who have paid them aren’t sure what they spent all that money on. Closing costs are the various fees that a homebuyer must pay before the mortgage lender will finalize the mortgage. Generally speaking, these costs are about 3 to 6 percent of the amount borrowed. That is in addition to your down payment. Following are some of the components of your total closing costs. The

lender will charge an application fee to cover the costs of completing your mortgage application. This may or may not include the fee for your credit report. They will also charge a loan origination fee, also known as points. This covers the administrative costs of processing your mortgage. One point is equal to 1 percent of the total amount loaned. Many lenders offer the option to purchase without points, but keep in mind that this will result in a higher interest rate. There are also lenders who will let you pay additional points to lower the interest on your loan. Title insurance will be required by your lender. This protects you and the mortgage company in case the seller does not have the legal right to sell it. There could be unknown co-owners of the property, or it could have an unpaid lien against it that would prevent the seller from legally selling it.

Taxes associated with the transfer are usually the buyer’s responsibility, unless other arrangements are agreed upon. You may also have to pay for a survey of the property. You will likely be required to pay the interest accrued between the time your mortgage was originated and the due date of your first payment. Attorney and notary fees may also be a part of your closing costs. Closing costs are comprised of all of the expenses that must be paid before the purchase of your new home is finalized. Points are a fee charged by your lender that may be somewhat flexible and directly affect your interest rate. An appraisal is also required by lenders. This is to ensure that the home is worth the amount loaned to you to purchase it. A home inspection is not usually required, but it’s a good idea to have one. The cost of the inspection could also be considered part of closing costs. Homeowners insurance is a standard requirement of mortgage lenders. They will require proof of it and may require you to pay the first year’s premium before closing. Private mortgage insurance may also be required depending on the amount of your down payment, and part of the fee will be included in your closing costs.

The Employee Relocation Council states that moving is the third most stressful event in life, following death and divorce. But a well-timed move can reduce stress and save money. Moving during certain times of the year can result in considerable savings. Moving during the summer, when children are out of school and the weather is nice, can make a move more manageable. Keep in mind that because late spring and summer are the peak moving seasons, they also tend to be more expensive. Many moving companies and truck rental agencies will charge a premium if you use their services during the summer. Furthermore, crews may change in the summer when students on vacation could fill in for regular, more experienced movers. High prices are not only reserved for those who buy a new house during the spring and summer. Renters may find spring and summer is also the peak season for rentals. Many apartment managers can attest that the dates between June 2 and August 30 are quite busy in terms of apartment turnover. The important thing is only to spend as much as you can comfortably afford. What do you need to know about home loans? Most people bxorrow money to buy a home. If you take out a home loan, then you will have a monthly mortgage payment. This payment has several components. These parts of a mortgage payment are called PITI — principal, interest, tax and insurance.

• Interest. The interest is the amount charged for borrowing money.

The percentage depends on the type of loan you get. Lenders usually require 20 percent down payment for a conventional mortgage. Some lenders will finance for as low as 10 percent down payment, but require the buyer to purchase mortgage insurance. FHA (Federal Housing Authority) and VA (Veterans Administration) financing requires even a smaller percentage down payment.

• Real estate taxes. Can from previous page your future housing expenses. For example, what is your utility bill now and will it increase if you buy a new home? Consider changes in the cost of your insurance, taxes, commute, tools, and fees such as condo fees. You may want a “reserve fund” to cover initial new home expenses such as decorating, window coverings, furniture, lawn care equipment, and unanticipated repairs. Try not to do any major remodeling during the first year. If you stretch yourself too far and you can’t pay your monthly mortgage payments, you may lose your home. Don’t forget to keep in mind your non-housing expenses. Nonhousing expenses include food, clothing, entertainment, education, car expenses, medical expenses, childcare, savings, etc. These expenses are important to consider as you look at the mortgage payment figures. Can you comfortably afford the monthly mortgage payment if one of your other expenses (such as medical or childcare) increases? How much money can you borrow? The lender sets a limit on how much you can borrow. Lenders want to know how much of your gross income (your total income before taxes or any deductions) will go towards your mortgage payment. You must qualify to get a mortgage loan. You may want to pre-qualify for a loan so that you can shop for homes in your price range. To qualify you for a loan, a lender will look at two major factors: your earnings and your existing debt. To decide if you make enough money for a mortgage payment, most lenders use the housing-expense ratio. Typically lenders will allow you to spend up to 28 percent of your gross income for a mortgage payment. For example, a family earning $50,000 gross annual income earns $4,167 per month gross income ($50,000 divided by 12 = $4,167). This family would qualify for a loan with a $1,167

monthly mortgage payment ($4,167 multiplied by .28). However, keep in mind this ratio uses gross income not take-home income. You must decide if you can comfortably afford this high of a monthly payment plus your other expenses. Lenders also use the debt-to-income ratio. This method calculates how much of your gross monthly income is used to pay debt. Payments for the mortgage, car loans, credit card debt, student loan payments and other debt are all considered. Lenders often use a 36 percent debt-to-income ratio. However, taking on such a large payment obligation isn’t wise unless you feel confident you can live on what remains of your income. Lenders consider other factors too. A poor credit history, unstable income source, or inadequate cash reserves can disqualify you as a borrower. The lender also must approve the house you want to purchase. Usually this approval requires an appraisal of the property. What are your options? Don’t be discouraged if at first it seems you can’t qualify for the loan you would like. There are many programs to help first-time buyers. These programs usually offer loans at low interest rates or with a low down payment. Be sure to check on the availability of these first-time buyer loans and also FHA (Federal Housing Administration) and VA (Veterans Administration) loans. You may want to reevaluate the home price you thought you wanted. Perhaps you could qualify for a less expensive home. It may be that it’s important to pay down your current debt or save some cash before you buy a home. Set yourself a goal to save or reduce debt by a certain date. When you’ve met your goal, apply for a loan again. By carefully considering all the costs of home ownership, you can choose a home that you can comfortably afford.

How to get approved for a mortgage Real estate professionals say the market is rebounding, and many would-be home buyers are eagerly awaiting their opportunities to purchase their own homes. Fresh data indicates that the inventory of properties is quickly drying up and soon the market is poised to point in the sellers’ favor. According to Allen & Associates, a real estate appraisal, consultant and research firm based in Colorado, properties in the area listed for sale are below the six-month supply of inventory. Now could be the time to get a good deal on a home, provided buyers are able to secure mortgages. No matter how many affordable homes are available, if a buyer cannot get approved for a mortgage, then his or her chances of owning a home are slim. In the wake of a tumultuous economy, many lenders tightened restrictions on mortgage lending. And even though the economy has rebounded, many lenders have continued to follow strict guidelines before lending money. In order to secure a mortgage with a good interest rate, buyers must take control of their financial situations and fix problems that could lead to loan rejection. Many things can impact a mortgage application. Here are the ways to overcome liabilities and improve your standing with prospective lenders. • Know your credit rating. Your credit rating is a score that lenders rely on when deciding whether or not to approve your mortgage application. The higher the credit rating, the more attractive you look to prospective lenders. But the lower your score is, the more difficulty you will have getting a loan. Should you get a loan with a low score, you may have to pay a higher

interest rate than someone with better credit. Prior to making any big financial decisions, such as applying for a mortgage, it is vital to find out your credit score. You can request a free copy of your credit report, which includes your credit score, once a year from the three major credit reporting agencies in the United States and Canada: TransUnion, Experian and Equifax. You also can pay for your credit report. • Address any issues on your report. Once you know your score, you can take steps to address any issues on the report. Pay down revolving consumer debts, such as credit card balances and auto loans. Report any errors on your credit report so they can be adjusted. Pay bills on time and address any notices of collections before they make it onto your permanent record. If you will be applying for a loan soon, avoid opening any other credit accounts for the time being.

• Maintain steady employment. Having a job is often vital to getting a mortgage. Lenders tend to look for long-term financial stability, which is best illustrated by maintaining steady employment. Jumping from job to job may be a red flag to lenders, so it’s better to make a switch after you have been approved for a loan. • Save, save, save. Having more money in the bank lowers your loan-to-value ratio, or LTV. This will make you appear less risky to lenders. Individuals who have saved for a considerable down payment on a home are also seen in a better light. • Make sure you have a credit history. Some people are too cautious with their credit and think closing accounts or avoiding credit entirely will make them more attractive to lenders. But

Six tips on getting a good deal on an auto lease by Alex Veiga, AP Business Writer Even with low interest rates that make buying a car more affordable, many consumers are leasing a new car or truck instead. New vehicle leasing climbed in the first three months of 2013 to the highest level in seven years, according to Experian Automotive, a unit of credit data tracker Experian. Leasing made up nearly 28 percent of all new vehicles financed in the quarter — the greatest proportion in records that go back to 2006. “Lenders have seen overall stability come back to the market since the recession, and leasing has gradually returned as a larger part of many lender strategies,” said Melinda Zabritski, senior director of automotive credit at Experian. Leasing has its perks, especially if you want to drive a new car every couple of years while keeping monthly payments low. But understanding

whether leasing is right for you and how complex lease agreements work is essential to avoid ending up paying more than you bargained for. Here are six tips to get a good deal when leasing a new car or truck: • Understand the difference between leasing and buying Generally, buying a car and holding onto it for many years is the least expensive way to own a vehicle. While cars and trucks depreciate, or lose value over time, the vehicles retain some value that you can always turn around and apply toward your next purchase. But if you lease, you only get to drive the car for a fixed period of time. Your monthly lease payments go toward paying for the depreciation in the vehicle, not ownership. And there are restrictions on how many miles you can rack up on the car during the lease period. When the lease term expires, you can buy the

car or lease another new vehicle. Leasing offers many benefits, particularly when it comes to payments. While some dealerships will ask for some money down, the monthly payment will typically be less than what you’d pay if you borrowed money to buy the car. And the short-term commitment opens the door for you to drive a newer car after a couple of years. “If you’re really focusing on your short-term financial situation, lease has much appeal,” Jeff Bartlett, deputy editor at ConsumerReports.org. “But if you have the luxury of looking long-term, buying will be a better investment.” Still not sure whether it lease or buy? Consumers have become accustomed to haggling over the price of a car, down payment or interest rate on a loan when buying a car, but few realize you can employ the same strategy when you lease. “Many people fall into the allure of the low monthly price that is being offered to them,” Bartlett says. “You’re just handing over to the dealer more money.” As in a purchase transaction, experts recommend someone contemplating a lease take steps to familiarize themselves with the sticker price and any factory incentives being offered on the car. Then haggle with the sales staff to get a lower price before applying the lease terms. • Be realistic about mileage Lease contracts include limits over how many miles you can put on the vehicle. Once you go above the limit set forth in the lease, you’ll be charged a per-mile rate.

A common annual limit is 12,000 miles, though some drivers may be tempted to opt for as low as 10,000 miles to save money. Be realistic about how much you’ll need to drive, or you could face hundreds of dollars in fees at the end of the lease term. One option is to prepay for additional miles at a lower rate. But make sure you have it built into the lease agreement that you’ll be credited for any unused miles. • Avoid leases longer than three years More than half of all new auto leases are for between two and three years, according to Experian. Dealerships are increasingly offering longer lease periods, but you should resist leases that run for more than three years, advises Philip Reed, senior consumer advice editor for car research site Edmunds.com. That’s because longer lease terms can expose you to having

to pay for repairs such as tire and brake replacements. • Think twice about buying your leased vehicle At the end of the lease term, you’ll have the right to buy the car you’ve been leasing for a predetermined amount known as the residual value. With few exceptions, you’ll generally end up paying more than if you had just bought the car to begin with, says Bartlett. Simple ways older drivers can save money on auto insurance (BPT) — Are your auto insurance premiums too high? Maybe they are, but not for reasons you might think. Insurance companies aren’t charging you higher premiums because you’re in an over-50 age group. You may be paying too much because you haven’t done anything to lower the cost of your premiums. Check out these money-saving tips — they could be right up your alley. • Comparison shop. You don’t need to stay with the same insurance company forever. Prices vary from company to company. Just be sure you discuss the identical coverage with each company representative. Also, don’t go by price alone. Consider the company’s reputation, customer service and available discounts. Look online at customer reviews to get a better picture. • Combine policies with one carrier. You may save money if you insure all your vehicles on a single policy. Your premium

may also go down if you have life or homeowners’ insurance with that company, too. • Consider asking about higher deductibles. In some cases, if you increase your deductible, you could lower your premiums. When it comes to taking care of their vehicles, many motorists prefer to be overly cautious. While that's not necessarily a bad thing, there are times when being too cautious can unnecessarily cost you money. Motor oil, and when to change that oil, has long been a point of contention. Many drivers grew up being told that motor oil should be changed every 3,000 miles. However, that myth has been debunked for many of today's vehicles, which should come with suggested intervals between oil changes. According to Edmunds.com, in 2010 the average interval for oil changes was 7,800 miles. In addition to changing a car's motor oil less frequently, there are other things drivers should know about motor oil. • Oil does not necessarily need to be changed before a long trip. Taking a trip? While it's good to have your car examined before embarking, if the recommended oil change interval is not up, then

you do not need to preemptively change your oil. Such a change is likely unnecessary and will not improve the performance of your vehicle during the trip. • Black oil does not necessitate a change. Conventional wisdom once suggested if the oil on the dipstick is black then it needs to be changed. But nowadays automotive professionals are noting that black oil is doing its job and different additives might be changing the oil's color, which means the oil doesn't need to be changed. • You can use petroleum-based oil after using synthetic. Another longstanding myth regarding motor oil was that once you use a synthetic motor oil instead of a petroleum-based oil you have to continue using synthetic oil, which is often more expensive than more traditional motor oil, in order to avoid harming the vehicle. However, automotive professionals have noted that these two types of oils are now often blended, meaning switch-

ing back and forth from one to the other is not likely to cause any damage to your vehicle. Just be sure to use motor oil that meets the standards set forth in your vehicle's owner's manual. • Consider an earlier oil change after buying a new vehicle. Sometimes a

new vehicle will need an oil change after its first 3,000 miles. However, this does not mean your vehicle will need one every 3,000 miles. According to Blackstone Laboratories, who study motor oil, oil samples taken from engines during their initial 3,000

miles of driving had elevated metal levels from the camshafts and pistons. These elevated levels will not necessarily be harmful, but some auto manufacturers recommend a shorter initial interval just to be safe. Honda, however, includes an anti-wear additive in

their break-in oil and advises against changing their oil early. Consult your owner's manual to determine if it's best to change your oil after the initial 3,000 miles or to let it go until the recommended interval.

Car Care Council tips help save money Consumers’ pain at the pump is back with high gas prices. No need to worry, says the Car Care Council. A few simple and inexpensive vehicle maintenance tips can help alleviate the pain. “You can’t control the price of gas, but you can control how much gas you burn by performing proper maintenance and how you drive. Performing simple and inexpen-

sive maintenance can save as much as $1,200 per year in gas costs,” said Rich White, executive director, Car Care Council. The Car Care Council offers these gas-saving maintenance tips: • Keep your car properly tuned to improve gas mileage by an average of 4 percent. • Keep tires properly inflated and improve gas

mileage by up to 3.3 percent. • Replace dirty or clogged air filters and improve gas mileage by as much as 10 percent. • Improve gas mileage by 1-2 percent by using the manufacturer’s recommended grade of motor oil. Driving behavior also impacts fuel efficiency. The council offers these gas saving driving tips:

• Observe the speed limit. Gas mileage decreases rapidly above 50 mph. Each 5 mph over 50 mph is like paying an additional $0.25 per gallon for gas, according to www.fueleconomy.gov. • Avoid excessive idling. Idling gets zero miles per gallon. Warming up the vehicle for one or two minutes is sufficient. • Avoid quick starts and stops. Aggressive

driving can lower gas mileage by 33 percent on the highway and 5 percent in the city. • Consolidate trips. Several short trips taken from a cold start can use twice as much gas as one longer multi-purpose trip. • Don’t haul unneeded items in the trunk. An extra 100 pounds in the trunk reduces fuel economy up to 2 percent.

Save gas by planning and combining trips Combining errands into one trip saves you time and money. Several short trips taken from a cold start can use twice as much fuel as a longer multipurpose trip covering the same distance when the engine is warm. Trip planning ensures that traveling is done when the engine is warmed-up and efficient, and it can reduce the distance you travel. Commuting Stagger your work hours to avoid peak rush

hours. Drive your most fuel-efficient vehicle. Consider telecommuting (working from home) if your employer permits it. Take advantage of carpools and ride-share programs. You can cut your weekly fuel costs in half and save wear on your car if you take turns driving with other commuters. Many urban areas allow vehicles with multiple passengers to use High Occupancy Vehicle (HOV) lanes which

are typically less congested, further improving your fuel economy. Consider using public transit if it is available and convenient for you. The American Public Transit Transportation Association has links to information about public transportation in your state. Traveling A roof rack or carrier provides additional cargo space and may allow you to meet your needs with a smaller car. However, a

loaded roof rack can decrease your fuel economy by 5 percent. Reduce aerodynamic drag and improve your fuel economy by placing items inside the trunk whenever possible.
