ou might have seen the term in advertisements for homes or apartments: “Walkable neighborhood!” But what does it mean?

In general, a walkable neighborhood is one in which a person could easily live, work and shop without the use of a car. The U.S. Department of Health and Human Services defines walkability as “communities […] created or enhanced to make it safe and easy to walk and [where] pedestrian activity is encouraged for people of all ages and abilities.”

WalkScore.com, a website that assigns walkability scores to neighborhoods, offers a more detailed definition, laying out seven essential components of a walkable neighborhood. They include a center, such as a main street or public square; enough people for successful businesses and frequent public transit; a mix of affordable housing and

businesses; plenty of parks and public spaces; pedestrian-friendly design; schools and workplaces to which most residents can walk from their homes; and “complete streets” designed to accommodate bicyclists, pedestrians and public transit.

There is more than one reason to live in a community with good walkability: convenience, the environment, safety, and even your health. If you’re a builder or developer, building walkable properties can even be good for your bottom line.

Good for the environment

The Environmental Protection Agency advocates for walkable communities through its Smart Growth initiative.

“Smart growth,” according to the EPA, “covers a range of development and conservation strategies that help protect our health and natural environment and make our communities more attractive, economically stronger, and more

socially diverse.” Among the benefits the EPA lists for walkable neighborhoods are improved air and water quality, reduced greenhouse admissions and open space conservation.

Good for your health

So critical is your daily dose of walking that the United States Surgeon General’s office has called for governments and developers to “Step It Up” and build more walkable neighborhoods. Noting that half of U.S. adults are living with a chronic disease such as heart disease, cancer, or diabetes, HHS’s “Step It Up” call to action prescribes improvements to community and street design to achieve greater walkability and enhance Americans’ health.

Good for safety

HHS lists safe, convenient places to walk as a major component of walkability.

Well-planned walkable neighborhoods have safe walking routes for students

getting to and from school, and safe sidewalks and bicycling lanes.

Good for business

A 2013 report by the Environmental Protection Agency titled “Smart Growth and Economic Success” outlined various benefits for real estate developers, investors, businesses and local governments for “compact development.” Among the listed benefits were using land more efficiently; reducing land, infrastructure and public services costs; increased economic productivity; increased tax revenues; and a higher return on investment.

Houseplants to Brighten Winter J ust because it’s cold and dreary outside doesn’t mean you have to hang up your green thumb for the winter. Houseplants can provide cleaner air, boost your mood and promote healing, according to Healthline.

Keep reading for tips on how to start your own indoor garden.

Consider Your Environment

Make note of how much sun your place gets, how much room you have for plants and how much time you can devote to them. You don’t need to know your growing zones so much for this, unless you plan on eventually moving your plants outside, but you do need to know if you can get some bright light-loving plants or need to look for those that can take lower light. If you have pets or small children, you also want to consider the toxicity of some houseplants. The ASPCA

maintains a great list for furry friends.

Children should be taught not to pick leaves or berries and stick them in their mouths. If you suspect a child has eaten a poisonous plant, call the Poison Control Center immediately at (800) 222-1222.

Pick Easy Plants

Here are five suggestions from the experts at Good Housekeeping.

Chinese money plant (Pilea peperomiodes) also goes by the nickname pancake plant for its flat leaves on long stems. Stick it in a shady spot and water weekly. It will offshoot baby plants that you can replant.

Air plants, or tillandsia, don’t even need dirt to grow. Toss them in water for a couple of hours every 10 days or so.

That’s it. All done.

ZZ plants (Zamioculcas zamiifolia) is a native of Africa and tolerates

drought, low light and low humidity — indestructible.

Chinese evergreens, which are in the aglaonema family, can take a lot of love, if by love you mean water. If you tend to kill plants by overwatering, this one’s for you.

Calatheas, or prayer plants, feature showy, colorful leaves that show off amid plain green house plants. Keep it moist but not drowned and avoid bright light.

Benefits of Keeping Houseplants

Loving and nurturing houseplants can help you concentrate better, calm you down, boost your memory and make you happier, according to a study from Texas A&M University. This can be especially helpful during the dreary winter months, when many people suffer from seasonal depression. The study

also found that keeping plants improves relationships and feelings of compassion. People who care for nature are more likely to care for others, the study says, and can increase your perceived quality of life.

What if You Have a Black Thumb?

So you tried. You went to all the nurseries, you read all the books, you still killed the plants. Or maybe your lifestyle isn’t conducive to keeping plants in your home, say if you travel too much or you have curious pets. A Stanford University study from 2015 suggests that even looking at green settings in art or pictures may help give you some of the benefits from keeping houseplants.

Try switching your computer desktop to a lush setting or grab a coffee break by a window.

If you decide to sell in the future, these records will help document the work and establish the value of the improvements. If you are remodeling with the intention of selling, it might be a good idea to take before and after photos.

nytime you buy or sell real estate, there will be mountains of paperwork. It can be difficult to know which papers to keep safe.

Keeping the right documents can prevent having to endure legal proceedings should there be an issue with the legal or financial status of your home or mortgage. Quicken Loans recommends keeping all contracts and papers detailing your home purchase and mortgage for the life of the loan.

Online storage is risky for sensitive estate-related documents, which often contain private information, such as addresses and Social Security numbers.

Keep your paper documents stored in a fire safe or safe deposit box. When you do decide to toss documents, shred them safely.

Below are some critical documents to keep.

Contracts. You will want to retain contracts you signed with your real estate agent, as well as purchase agreements, whether you’re buying or selling. These are legal contracts, and having them on hand will allow you to prove the agreement you signed onto. Also keep seller disclosures, in case an undisclosed problem with the property turns up.

Closing and mortgage documents.

At your home closing, you will sign a towering stack of documents. Most of them should be kept for as long as you own the home. These include a closing disclosure, which lays out all the costs of the mortgage, a closing statement that includes all closing costs, and the mortgage, which shows the full terms of the loan, as well as inspection reports and appraisals. They also include the mortgage. A mortgage is an enormous financial obligation, and it’s critical to have proof of the agreement you signed.

Insurance policies. You never know when you will need to file a claim on a policy, or find out what coverage limits, deductibles, etc. your plan provides. Keep these documents readily accessible.

ave you ever seen an unusual home — a futuristic dome or saucer-shaped place, or even an abandoned missile silo — and thought, “I could live there?” Unless it’s your dream or passion, it’s always wise to think twice.

Unusual homes make a real statement and offer a unique lifestyle that’s attractive to those with a desire to break free of cookie-cutter houses in conventional neighborhood developments. Quirks, oddities and unusual configurations appeal to those who want to express outwardly that they’re different.

Remember, however, that it may be hard to secure a conventional loan for such a home.

Real estate agents say that funky, non-traditional homes draw many potential buyers, but most turn away when they find difficulty with a loan.

And if you find an investor willing to offer a loan, it’s usually at a high interest rate and generally includes the home as collateral.
