You’ve arrived!
Check in with me to confirm your arrival. Take a drive around the homes on your list. If you change your mind about any of them after your tour, give me a call, and I’ll adjust our itinerary. There’s no need to spend valuable time visiting properties that aren’t the right fit for you.

Your offer is accepted, Now what?
Now, it’s time to go through the conditions of your offer. This includes conducting inspections such as a building inspection, water quality testing, well recovery, and septic system assessment, among others. We’ll also work on finalizing your financing approval, coordinating with your insurance company, and having your lawyer review the necessary documents. I’ll go over all reports with you, and if any unexpected issues come up, I’ll guide you through any necessary adjustments and negotiations to keep the process on track.

You found the home, now it is time to write the offer.
I’ll help you put together a competitive offer. We’ll analyze market conditions, recent sales and review the property documents (Power summary, property disclosure statement, property taxes and the general property condition) to make an informed decision. The more we know before writing the offer, the better. I’ll negotiate on your behalf to get you the best possible terms.

Welcome Home, Closing day.
Before the transaction is finalized and money changes hands, we’ll complete a final walkthrough to confirm the property is in the same condition as when you last viewed it. Once everything checks out, you’ll contact your lawyer to proceed with the closing process, ensuring everything is in place for you to receive the keys to your new home.

Under these circumstances, we can complete showings virtually in such a way as to make them feel confident in purchasing.
