Get pre-approved and get real with your financial situation.
Before you start house hunting, getting preapproved is essential to understanding your financial position. Some listing agents may require a pre-approval letter with an offer, and it helps you shop with confidence, knowing exactly what you can afford. Choose your team and plan your HHT dates.
If you need, I can refer you to knowledgeable professionals registered with BGRS, such as inspectors, lawyers, etc. Having your team in place before your House Hunting Trip ensures everything is set up for a successful and wellorganized experience.

Make a list of your NEEDS.
To make your HHT as successful and efficient as possible, get crystal clear on what you need and want before you start looking. What type of home fits your lifestyle? Do you need to be in a French school district? Is a short commute to your new base a priority? Take the time to make your list, double-check it, and send it to me as soon as possible. The more I know, the better we can focus on the best homes and communities for you.

Stay in regular contact with your REALTOR®.
The more you share, the better I can assist you. It’s essential to keep me informed of any changes in your needs, wants, financial situation or the date of your House-Hunting Trip so I can adjust the plan accordingly.

You’ve arrived!
Check in with me to confirm your arrival. Take a drive around the homes on your list. If you change your mind about any of them after your tour, give me a call, and I’ll adjust our itinerary. There’s no need to spend valuable time visiting properties that aren’t the right fit for you.

Your offer is accepted, Now what?
Now, it’s time to go through the conditions of your offer. This includes conducting inspections such as a building inspection, water quality testing, well recovery, and septic system assessment, among others. We’ll also work on finalizing your financing approval, coordinating with your insurance company, and having your lawyer review the necessary documents. I’ll go over all reports with you, and if any unexpected issues come up, I’ll guide you through any necessary adjustments and negotiations to keep the process on track.

You found the home, now it is time to write the offer.
I’ll help you put together a competitive offer. We’ll analyze market conditions, recent sales and review the property documents (Power summary, property disclosure statement, property taxes and the general property condition) to make an informed decision. The more we know before writing the offer, the better. I’ll negotiate on your behalf to get you the best possible terms.

Welcome Home, Closing day.
Before the transaction is finalized and money changes hands, we’ll complete a final walkthrough to confirm the property is in the same condition as when you last viewed it. Once everything checks out, you’ll contact your lawyer to proceed with the closing process, ensuring everything is in place for you to receive the keys to your new home.
