For the last 18+ years, we have helped hundreds of clients sell their properties and sell quickly! As the better part of our clientele are relocations, we know that sometimes time is of the essence. So we have perfected our craft and carefully designed a listing plan to maximize results. The following is a list of 7 things you can start today in preparation for selling. You can never start this too early and we will be there to help you every step of the way!

START WITH CURB APPEAL

A positive first impression is the best place to start! Potential buyers will make decisions about whether or not the property is right for them based on your marketing & listing photos, drive-bys, entryways and throughout the home as they envision themselves living in the space. Below are some easy ways to start ensuring you make the best first impression!

Tidy your garden beds, mow the lawn & remove any debris or garbage.

Freshen up your front entrance! Paint the door, update the lighting, or add some decor. Powerwash! It makes a world of difference. We know some great professionals if you don't want to DIY.

Buyers need to envision how your spaces can work for their needs & lifestyle. When the space already looks "lived in" it's harder for them to do so. I'm not saying to go crazy here, more than likely you still have to live in these spaces! However, take a look around each room and reset the space - like guests are coming!

Lighting makes a huge difference in how your home feels. Open up the blinds, clean the windows, and replace any burnt-out or dim bulbs with bright, warm light. Natural and well-lit spaces feel more inviting and can make rooms appear larger and more cheerful in both showings and photos.

Let There Be

Clean windows, blinds and window coverings. Open them up before photos & showings.

Remove dark and dated window coverings. You can find inexpensive white curtains at Ikea!

Natural sunlight bounces off of light-coloured walls making rooms appear larger.

Replace yellow-toned bulbs with a bright white & ensure all bulbs are working!

Are there any broken or dated fixtures that could be replaced or updated?

Dust & clean your light fixtures!

Not sure if a small renovation or update could add value to your property? Contact us! We can evaluate each space to determine if you would benefit from a small renovation or upgrade that may add additional value. It could be as simple as new countertops or fresh caulking in a shower that completely changes the space.
