It is imperative that the Cove ceiling on the living room side be maintained at all cost. ANY & ALL drywall removal that needs to happen for the new beam installation should take place on the kitchen side of the studs.

Switches to be moved according to electrical plan or dropped down below countertop height based on availablilty of electrical conduit at location.
