Welcome to INSPIRE by LC. We have put this together to give you some inspiration for your new home, packed with our plans, articles, ideas for external spaces, budget, featured projects, and design collections.

Starting to plan a new home can be both exciting whilst also overwhelming, which is why we are there each step of the way to guide you on this journey.

As we work through the design home process, we work with you to specify a full schedule of everything within your before we start on site. We capture each decision made and ensure it is cohesive and curated, combining your own style so the finished home matches your vision.

We cover the external elements of cladding, roofing, joinery, your entrance door, then move internally to flooring options, bathroom fixtures, fittings and finishes and we get you to work with our specialist kitchen, lighting and wardrobe specialists to help you define those specific areas of your home.

Having selected all of these items before we start construction on site means that we can plan effectively for everything, have the plumbing and walls in exactly the right positions avoiding any re-work. Making the construction as efficient as possible without any changes or hold-ups.

A home in Greenhithe, providing a designer retreat for a family of four

A family-friendly retreat-style home in Greenhithe, Auckland, boasts an industrial aesthetic with a luxury twist. Thanks to striking timber features and chic brass fittings. The brief was to create flexible, usable spaces, that provide separation between entertaining spaces and private areas – and within a set budget, which was achieved

The existing house on a 1238 m² section in Greenhithe, Auckland, had watertightness issues – and wasn’t suitable for the ‘dream retreat’ lifestyle envisaged by a family with two young boys and an enthusiastic dog.

Our brief was to demolish the existing house, design and build a new home with an industrial aesthetic but with a luxury twist – and with usable, multipurpose spaces that provide separation between entertaining and private spaces. After a fact find, Michelle held a

collaborative design workshop with the client to work on new plans, and then presented the final designs to him.

Behind large cedar gates awaits a surprising open-air entry garden. Full Glass front doors lead to a light-filled doubleheight atrium featuring striking American ash fins. The fins form a line of separation between the entrance and private areas, and run vertically to form the balustrade of the atrium’s upper level.

Every space in this home has a purpose, and minimal corridors create more space for living. Large sliding doors break up spaces, creating cosier nooks for entertaining, and more cost-efficient heating. A low table wraps around the kitchen bench, creating an informal family-oriented dining area. The boys’ shared bedroom can be split into two in future. Spaces are flexible and practical.

Feature painted masonry and black Nu-wall cladding provide an industrial look that’s contrasted with the softer cedar cladding, which softens the visual impact from the

main road. Internally brass tap ware adds a luxury feel and the polished concrete floor is hard-wearing for busy feet and muddy paws.

The existing pool on site had perished: the same location was utilised for a new pool, and it’s easy to access via sliding doors from the family and living rooms. The guest room’s semi en-suite bathroom is only a few steps away from the pool. Under-slab heating is via a hot water heat pump and the same unit also heats the pool. The outdoor pergola deck features wisteria; these deciduous plants provide shade

Carrying out a full design build service meant we were able to work through the details of the build while the detailed plans were still being completed, which saved time on the project. Once the consents had been issued, LC Designer Homes could commence the building work straight away.

The kitchen rear wall features a hidden door, providing access to the adjacent pantry and laundry. The three sided Larsen Super Blanco-Gris porcelain island and the custom oak kitchen table provides a perfect place to enjoy the space as a family.

FEATURED ELEMENTS

In each room, choose one aspect to make the focal point.

This may be with a feature wall, mirrors, or tile. Think about how the element will contrast or connect with other elements in the home in terms of materiality, texture or colour.

For example In these three spaces we have a consistent materiality of the timber that features in the dining and master bedroom, this continues by using a timber tile in the master en-suite.

Black and brass are also featured throughout the home.

Developing a Design Brief

Designing and building a new home is a big step for you as a client, so taking the time to get to know you and what you want from your home once completed is critical.

ARTICLE 11

Your brief is best put together in a couple of formats: firstly in a written form and then secondly using imagery to describe details, the look and feeling that you want to achieve.

The initial step in formalising these requirements is by creating a design brief document as a means to outline and describe your objectives for your new home.

A written brief should consider who is going to live in your home, including pets and if guests will visit for extended lengths of time.

This leads onto the number of rooms and spaces you require, and the function of these rooms. Take time to consider which rooms you want to spend the most time in and why, which spaces can be multifunctional and what are the special spaces and features you really desire. You need to reflect on both indoor and exterior spaces, as we know our current lifestyle incorporates the outdoors too.

How do you live? Reflect on your family’s lifestyle now and in the future. Are you quite an active family and have to think about storage for four paddle boards, two kayaks and a boat, or want to have a dedicated space for a gym set up? As these interests need to be considered in the design. Not all questions are relevant to every new home and some can lead to some interesting outcomes, such as who is going to clean these three and a half bathrooms?

Long gone are the days of cutting images out of magazines. Digital scrapbooks are a really easy way of managing and collating images or aspects of images that you like of already built homes and wish to duplicate in your new home. Word can be easily used to copy, paste and organise images. Or use Pinterest; creating multiple boards to collate different rooms together, or other house design websites such as ArchiPro and Houzz.

Referring back to the design brief by both you and the designer to ‘check in’ will help keep the design on brief and ensure your new home meets your original objectives and vision.

Choosing your build team Get the most out of your new home process

Having worked with many clients over the years, it is always interesting to hear what people look for when choosing someone to complete their project. We know that today most people use Google to find what they are looking for, such as a builder. But how will you know from the list of options who to choose?

Market research carried out by Curia Market Research found there were three main attributes clients look for when selecting their build team.

Most importantly are the trade qualifications required for completing the right level of carpentry work. Beyond this you also need a team who can provide comprehensive pricing, project management and work with reliable and reputable sub trades who are equally professional and proficient. Being trade qualified isn’t just a piece of paper, or a course you have previously completed, it’s the ongoing use of those skills on every job you undertake.

Next is professionalism which covers everything from ethics, appearance, health and safety and accountability through to competence, communication and much more. Belonging to professional bodies, such as Master

Builders, provide the opportunity to share and debate ideas and practices with others within the industry. Allowing the potential to align with other companies doing a really great job

Being a professional is not a level you reach, it’s a bar which is constantly being raised.

The final consideration is finding someone who has a reputation for quality work. Most people can now acknowledge there is a range which covers anything from Basic Quality to something considered to be High Quality. Everything we build has to meet basic quality standards*. Family Proof

A home in Torbay perfectly formed for a family of three, and extended family and friends.

FEATURE PROJECT

A focus on entertaining, meant the kitchen, living and dining and connection to the large outdoor space was brief of this project.

A full site in Northcross, North Shore allowed LC Designer Homes to design and build the perfect home for this family of three.

A bright red door greets you welcoming you into a entry space, a perfect place for the shelves for an inevitable collection of shoes and bags.

Opening onto a large open plan living, dining and kitchen where the kitchen is the focal point. A large island with one end waterfall and the other built in shelves allows a large workspace for baking and entertaining. The kitchen sink sits adjacent under the window keeping the island completely clear and ready for action.

Large sliders open out onto the deck, and beyond onto a concreted area - perfect for late evenings around the fire pit, and perfect for the future spa pool.

A central hall allows access to the family bathroom, toilet, two bedrooms and a secondary living space separated with a large barn slider. This allows the space to be used as a multi-use space where it can be shut off and used by visiting family and friends as a bedroom.

Finally the hall finishes at the master bedroom, a large sun drenched parent sanctuary opening to the garden beyond through large sliders.

Off the bedroom the en-suite is perfectly sized and finished in a engineered flooring, warming up the space and linking the flooring back to the living spaces. The walk in wardrobe completes the parent suite allowing the bedroom to remain uncluttered and clear; storage is not an issue here

What is my budget, and how is it allocated?

A budget is about planning the allocation of funds to a project at a moment in time, based on the scope of work, and allowing for variances.

When deciding your project budget, you should have already started with an idea of your funds available, having had a discussion with your lender. Being clear on your budget from the start influences the design.

For example, all material elements to a build, have a cost. Changing one material for another might reduce the cost of the material but could take longer to install, so might not save you money overall. We design homes with many factors like these in mind.

We can’t overstate enough that the design stage is the best time to influence your overall budget and is the time to make some key decisions. Working with clients who are honest about their budget makes each stage of the design and build process smoother.

Items to include in your budget are actual build cost, drawings, council fees, other specialist costs i.e. engineers, furnishings, appliances, landscaping, insurances and possibly accommodation if you relocate while building. Plus a fund for contingency for the unknowns.

How to influence the budget during your build

1. Understand as much as you can upfront – your priorities and your limits; whether you have the option to change items or delay to a later date

2. Share any information with us; we can’t mind read but we can listen

3. Making decisions and communicating them promptly ensures we manage time on-site for ourselves and our sub-trades

4. Look at your budget information on a regular basis. LC Designer Homes provides updates itemising spend to budget. It isn’t the most exciting task but one that ensures you understand where your money is spent, allowing you to make robust decisions.

With an amazing view across Long Bay Regional Park to the Hauraki Gulf, this home is built for these views and entertaining.

Nothing could prepare you for this stunning North Shore site. Uninterrupted sweeping views that can change in a heartbeat draw your eye out from all the living spaces, and some of the bedrooms too.

Getting all the key spaces in the correct locations was a must with this design. Locating the main living and dining areas to the second floor really enhances the value of this site.

With entertaining as the other key factor in the design, having a man cave with bar, pool table and covered deck outside brings to life the downstairs space. Leaving plenty of room upstairs for oversized dining space, multiple decks and an entertainer’s kitchen and scullery.

This home will have plenty of space for fun with friends and family all year round, while still offering a master retreat of warmth, comfort, and luxury to relax in once everyone has gone home.

When working with clients on their new home, we plan equally for both the interior and exterior spaces, so that you have a home and outdoor living that you love and desire. Your lifestyle really drives this portion of the design as it can be something simple as a well sized and easy to maintain deck and a lush lawn, taking in a great view, through to vegetable gardens, multiple seating areas, BBQ, pool and spa spaces and everything in between.

Do you have great views from your proposed upper level living decks? Then consider the additional connection with the lower level garden – to ensure they connect seamlessly without having to wander through your home to grab the mint from the garden for the cocktail or to join your children on the trampoline.

In Auckland the sun and wind can hinder the use of our outdoor spaces. Think about extending your roof line as this will add a seamless and

luxurious feel, giving you the opportunity to integrate heating and lighting. Extending your interior spaces externally, allowing you to use the space all year round.

Are you concerned about being overlooked while you spend time in your new outdoor areas? There are number of ways to achieve privacy using screening, planting, fencing, elevating or lowering spaces or by locating your outdoor area in the smartest location to minimise any intrusions.
