Welcome to the 59th year of the LBIF Annual Seashore House Tour! Excitement has been building over the past year as we have gone through the many steps to arrive at this day.

Whether the sun is shining brightly or not, you can always anticipate a fun-filled day with family and friends on beautiful Long Beach Island. If you’ve been here before, we’re excited to have you back and if you’re checking it out for the first time, we’re thrilled you decided to join us.

Our 2025 tour promises to be an exciting showcase of the area’s talented architects, designers and builders. You will visit very special properties where discriminating and creative homeowners have generously opened their doors to us. Art That Inspires, Programs That Connect

From contemporary gallery shows to pottery classes and figure drawing workshops, LBIF offers year-round opportunities to experience and create art. Our galleries showcase a broad mix of regional, national, and international talent, including exhibitions like Works on Paper, One Night Only, and the much-celebrated Plein Air Plus show. During the winter, our annual Holiday Market turns the campus into a festive celebration of handmade goods and local makers. Artists of all ages and skill levels can dive into our studio programs, especially in our state-of-the-art ceramics facility, a true gem for clay enthusiasts.

Science Comes to Life

At LBIF, science isn’t something you just read about, it’s something you walk through, dig into, and experience firsthand. Explore our Nature Trail winding through salt marshes, get your hands dirty during Discovery Days, or bring the family to one of our most beloved traditions: Barnegat Bay Day. Our eco-science programs, like Science Saturdays, highlight the importance of coastal conservation while making learning fun, engaging, and deeply connected to our unique barrier island environment.

Each summer, LBIF becomes a second home to curious young minds eager to explore, create, and connect. Our summer camps are designed to ignite imagination, offering week-long sessions in visual arts, nature studies, marine biology, ceramics, performing arts, and more. Campers spend their days painting, sculpting, exploring the marsh, or launching science experiments, always guided by passionate educators who make learning an adventure. Wellness by the Water

LBIF’s approach to creativity extends to the body and mind. Our wellness programming includes a variety of fitness offerings designed to energize and rejuvenate. From yoga on our expansive decks to guided meditation and wellness workshops, we support holistic health through movement and mindfulness. Our tennis and pickleball courts are lively all summer long, welcoming players of all levels for lessons, leagues, and casual play. It’s a place to sweat, stretch, and socialize, just steps from the bay breeze.

Seventy-Seven Summers of Community

For 77 years, the Long Beach Island Foundation of the Arts and Sciences, fondly known as LBIF, has been a place where creativity flourishes, ideas take flight, and the natural beauty of the Jersey Shore meets bold cultural expression. With its roots firmly planted in both artistic and scientific exploration, LBIF stands as a rare and remarkable institution that continues to evolve with the needs and passions of its community.

Founded in 1948 by visionary artist and educator Boris Blai, LBIF was created as a space where individuals could grow their talents, challenge their thinking, and connect with others in meaningful ways. Blai, a former student of the legendary Auguste Rodin and the founding dean of the Tyler School of Art at Temple University, brought his belief in the transformative power of art and education to the windswept dunes of Long Beach Island. He partnered with architect George Daub to create the campus’s main building, a striking mid-century modern structure that remains the centerpiece of the Foundation today, its clean lines, open spaces, and sense of invitation still welcoming to all.

What began as a seasonal arts collective has blossomed into a versatile, year-round nonprofit offering exhibitions, studio classes, lectures, nature programs, and community events that draw people of all ages and backgrounds. LBIF’s mission has always been to foster the creative arts and sciences side by side, giving beachgoers, residents, and lifelong learners a place to explore painting and pottery one day, and marine biology or environmental sustainability the next.

Art lovers will find curated exhibitions in our light-filled gallery, artist talks, and workshops across disciplines, from printmaking and painting to wheel throwing and sculpture. Science enthusiasts and nature lovers can take in the views along our coastal Nature Trail, dive into family-friendly Discovery Days and Science Saturdays, or join the fun at Barnegat Bay Day, a signature event celebrating our fragile and beautiful ecosystem.

LBIF is also a gathering space, a setting for weddings, concerts, film screenings, and moments that matter. Our 22-acre campus includes wetlands, a nature trail, ceramics studios, tennis and pickleball courts, dynamic

classroom spaces, and stunning waterfront views that shift with every season.

In this, our 77th year, LBIF remains true to its founding spirit: a place where art and science inspire, where curiosity is nurtured, and where people of all ages come together to create something lasting. With every exhibition, every class, every walk on our trails or paddle across the bay, the LBIF story grows richer, and you’re invited to be a part of it.

This six-bedroom reverse living home is all about outdoor access. Almost every room has an open door to the ocean.

Mornings begin with sunrise and coffee on the private primary bedroom deck. Evenings end with cocktails passed around the fire pit and dinner prepared in the outdoor summer kitchen. Good times all day on the beach and in the heated gunite pool are accompanied by the endless blue sea and under the watchful eye of Old Barney.

The adventurous owners began their beach life in Little Egg Harbor, with summers in Ship Bottom and sailing their Sol Cat on Barnegat Bay. This love of LBI led them to Barnegat Light and, as they say, “The best move ever.”

Antiques and much-loved original art abound here. As does an open concept custom chef’s kitchen with a large island making meal prep a family affair.

The owners are film buffs and watching movies together is a must in the luxurious second floor home theater with an automated recessed screen and in-cabinet projector.

A big surprise is the ground level game room featuring billiards, pinball, racing, and winetasting on a hand-made barnwood table!

Imagine opening a wall of shutters with one finger and drifting off in a breezy screened sleeping porch with Kinsey Cove almost lapping at your toes. Renovated by the current owner in the early 2000’s to create a relaxing gathering place for a growing family, prepare to fall in love with this enchanting, expanded cottage in Harvey Cedars.

Four bedrooms with multiple beds, a sleepin office, and a curl-up-and-stay covered porch along the front of the house, all say we are delighted you’re here. There are so many places to go in the house, it makes for easy entertaining and invites guests to linger, says the owner.

Reflecting the Essence of LBI through Landscape Design

Jamie Hand has worked for over twenty years in arts, culture, and community development, and is opening a landscape design studio and retail gallery in Harvey Cedars in Spring 2026.

Ask anyone who lives on Long Beach Island what they love about the island, and you’ll likely get responses that touch on all five senses: the distinct smell of the salt air and ocean as you drive across the causeway, the crisp feeling of an outdoor shower after a long day in the sun, the sound of early morning seagulls and songbirds or the crunch of oyster shells on your driveway, the consistently vivid colors of a sunset over the bay, the taste of a ripe tomato or blueberry at the height of summer. Even during the off-season -- and some locals might argue especially during the off-season -- LBI has a unique ambience unmatched by many other Jersey Shore towns.

Generations of families have spent their summers or made a life on LBI because of its ties to the commercial and recreational fishing industries (and the incredible seafood that comes with it), its low-key surf culture and creative communities, or its remarkable natural assets:

sandy beaches, expansive dunes and maritime forest on the north and south ends, coastal wetlands, and the plants and wildlife adapted to the distinct conditions of an eighteen mile barrier island. Everyone is subject to the seasonal rhythms and dramatic power of the landscape and climate patterns on LBI; one might even argue that the deeply ingrained emotional connections that many of us have forged with this particular stretch of the coast are explicitly because of its landscape.

The architecture and landscape architecture fields often use a Latin term, “genius loci,” to describe this unique atmosphere or sense of place. Defined by Merriam-Webster as “the pervading spirit of a place,” its roots in Roman society translated to “the genius of the place” and referred quite literally to a community’s protective spirit or presiding deity. Eighteenth century English poet and classical scholar Alexander Pope

is credited with bringing the concept of “genius loci” into garden design with the following lines from his poem Epistle IV:

“Consult the genius of the place in all; That tells the waters or to rise, or fall; Or helps th’ ambitious hill the heav’ns to scale, Or scoops in circling theatres the vale; Calls in the country, catches opening glades, Joins willing woods, and varies shades from shades, Now breaks, or now directs, th’ intending lines; Paints as you plant, and, as you work, designs.”

Writing in an era that favored elaborate French and Italianate gardens, Pope encouraged an alternative approach to landscape design that respected the inherent qualities and character of a place. In modern architectural practice, architects like Frank Lloyd Wright and Luis Barragán are famously known for their embrace of a site’s genius loci, allowing context and elements of the natural landscape to drive their designs.

Embracing a sense of place brings an authenticity and timelessness to a building or garden design, elevating spaces from being merely functional to having a meaningful connection to history, community identity, and the natural environment. Longtime LBI residents lament the loss of character and cherished memories as enormous new ‘cookie cutter’ houses replace small businesses or modest cape homes on the island, or as once forested or wetland properties get

paved over with asphalt. We intuitively know when developments feel out of place or generic, yet we don’t always recognize the power of good design to proactively strengthen these connections and to cultivate a sense of belonging and well-being.

Design that is rooted in the genius loci of LBI is inherently more sustainable as well -- whether it’s because a building is made out of regionally produced materials, or a garden is composed of salt-tolerant native plants that naturally withstand local weather patterns and support local plant and animal ecosystems. Bringing flowering native plants into a vegetable garden, for example, can attract pollinators that are needed to help vegetables fruit, and improve the overall biodiversity of a site.

On a larger scale, landscape design choices have the potential to significantly impact LBI’s resilience (or lack thereof) in the face of a changing climate. Maintaining or restoring dune systems provides critical, natural protection against the increasing frequency and intensity of storms. Salt marshes and natural shorelines along the bay similarly provide sponge-like wave attenuation that is far more effective than bulkheads will ever be in flooding conditions. Regional planning efforts like Resilient LBI have surfaced natural landscape solutions that are crucial for the long-term

sustainability of our dynamic coastal ecosystem, which public and private property owners alike can embrace to become active stewards of LBI’s resilience.

The LBI community is fortunate to have a deep bench of landscape architects and designers, contractors, and horticulturists who can bring these approaches to both private homes and public properties on the island. We have no shortage of garden enthusiasts, either: the Garden Club of Long Beach Island has 175 members who advance the club’s mission “to further, in every way, interest in gardening and kindred subjects and to cooperate with all programs for the improvement in planting, conservation, environment and beautification of our island.” Landscapes that reflect the “spirit of place” can manifest in countless ways, from natural

dunescapes and native flower gardens to intimate family gathering spaces and kitchen gardens that showcase New Jersey’s abundant seasonal produce.

In this Barnegat Light garden, Don Brown and Paul Quattrocchi of Brown Quattrocchi Landscape Group embraced the unique qualities of the property -including a native Sassafras grove and the natural dune topography -- to create a series of intimate and useable outdoor living and entertaining spaces. Hardy pines; native cedars and bayberry shrubs; perennials like Viginia sweetspire; and the soothing sound of water features further integrate the formal garden into the natural environment as it cascades down the dunes.

This bayfront property, designed by Reynolds Landscape Architects & Construction, celebrates another approach to outdoor living with ample opportunities for gathering, entertaining, and recreation extending from the home to the water. Strategic plantings create a feeling of intimacy around the firepit, dune grasses planted along the pool deck soften the hardscape as they catch the bay breezes, and it’s not hard to imagine endless games of bocce with a cocktail in hand as the sun sets over the bay.

In this fabulous mid-century Loveladies home recently restored by its owners, famed local designer Don Russell considered the site and landscape integral to the design of the house. The placement of the house relative to mature trees, the central courtyard, and framed views of the bay beyond exemplify the ethos of living with the land and sea -- blurring the lines between indoor and outdoor and embracing the beauty of LBI’s natural landscape as part of the architecture itself.

In this historic Barnegat Light home, the owners preserved not only the 19th century architecture but also the native Eastern Red Cedar and American Holly trees throughout the property. Here the native woods offer a natural screen, enhancing privacy from the street while also preserving much needed habitat for birds, turtles, and other creatures within the island’s ecosystem.

For this magnificent oceanfront property in Loveladies, Bay Avenue Plant Company elegantly combines modern landscape design elements with reconstructed natural dunescapes. A formal entrance on Long Beach Boulevard, with flowering hydrangeas, grasses, and modern pavers, is paired with a meandering footpath that makes its way up to the house through pine, cedar, and holly trees, sprawling oakleaf hydrangeas, and hostas. Natural sand and stone underfoot add to the sense of authenticity and ‘wildness’ -- there is no question you are on a barrier island amidst maritime forests, with moments where not a single home is in sight.

Creating a sense of place through landscape design doesn’t have to be formal, and can come through the humble act of gardening. Cultivating fruits and vegetables, in particular, allows us not only to experience the visual beauty of a garden but also to connect through taste, touch, sound, and smell. Third generation LBI resident Shea Puskas continues her family’s tradition of vegetable gardening on the island, reminding neighbors and clients that “everything on LBI revolves around the ocean, and the same goes for growing food. Sandy soil, trace minerals carried to our gardens from the sea breeze, and natural resources like seaweed, shells, and unpredictable nor’easters make for a unique growing experience.”

Genius loci is a powerful concept that should continue to guide landscape architecture and design on LBI. By recognizing and responding to the unique blend of LBI’s natural environment, sensory experiences, and cultural identity, designers and homeowners can create landscapes that are authentic, sustainable, and deeply connected to the spirit of our iconic coastline and its enduring appeal. Ultimately, respecting the sense of place leads to richer and more resilient landscapes for all who experience LBI -- whether that’s through a sunrise over the dunes in Barnegat Lighthouse State Park, kayaking through the marsh at LBIF, or enjoying a sunset from the comfort of your own dock overlooking the bay.

“This is the place I have dreamed of” reads the tiny sign shining from the fireplace of this spacious seashore masterpiece.

Six stately bedrooms and a luxurious open concept main living area confirm this sentiment. A massive quartz island defines the kitchen. From the first-floor dining room, a rounded, all-season porch reaches out and cozies up to the water’s edge.

From its bayfront location a grand wall of windows frames the causeway bridge and the surrounding water. Outside a sparkling pool awaits, while a sandy play space just beckons all for an impromptu volleyball game.

The floors throughout are character grade white oak with striking inlays, including a compass medallion. The sweeping polished staircase ascends through the home, evoking the feel of a stately lighthouse as it spirals upward.

The house is fittingly named “Jubilee.” It truly is a celebration of coastal elegance.

Gathering all the golden sunrises and purple and orange sunsets, a striking modern house brings an amazing 8-mile view of Barnegat Lighthouse all the way to North Beach.

The exterior, a stunning, unlikely combination of Boral siding, mahogany wood and patinated copper launches the modern industrial theme. The interior flooring is luminous and chic – large pearl-gray Italian tile throughout.

Unique surprises include many-layered, Venetian plaster walls offering a soft glow. Another is the trickling turquoise tile wall fountain custom designed by the owner. Sleek black luxury appliances define the gourmet kitchen.

Ceramic pieces by local artist Matt Burton flank the main living room fireplace. A live edge slab of maple burl tops the nearby coffee table.

After living in a cozy Cape Cod cottage for over two decades, the owners reimaged and rebuilt, creating a legacy for the next generation. Relaxing by the deep blue saltwater pool, snacking from the outdoor kitchen, and stargazing from the roof deck are just part of family times together.

Whether it is a slice or a sauce, these Surf City homeowners love to cook. They’ve created a WOW kitchen for themselves and share it regularly to the delight of family and friends. Almost touching the bay where you can feel the breezes and relish the sunsets, the kitchen shines and glistens with reflective surfaces and mirrored tiles ready for the specialties of the house.

A favorite spot is the outdoor kitchen and dining space reached through folding glass doors and enclosed by retractable screens. The ground level cabana suite is always open for games and refreshments or step outside to the bocce court, private beach and 180-degree view of the pool, dock, and bay.

Nearly every bedroom boasts a pristine water view. And there’s plenty of room for everyone with seven bedrooms, including a red, white, and blue bunk room for sleepy young guests at the end of a glorious day.

Each year the House Tour committee and LBIF staff work hard to create a memorable and fun experience for all attendees. We are grateful that Woodhaven Lumber & Millwork put their support behind the event once again as the Seashore House Tour Sponsor. We thank Mindy Berman and Marie Potochney for taking on the role of Co-Chairs for 2025. With the need to gather more than two hundred volunteers to successfully execute the event, their leadership was on display and our volunteer commitment year after year is invaluable. But it is the guests who attend this day that bring the energy, curiosity and festiveness that make the tour come alive.

There are no adequate words to express our gratitude to the homeowners who generously opened their homes to give us all a peek into their personal refuge.
