NOVATR CAPSTONE Project brief: The existing building from the 70s does not fully utilise the current GFA. Due to its prime location and under utilised GFA, possibility of another building volume that will provide better investment return and also serve as a landmark in the critical urban point needs to be explored.

Location : Intersection between Wellington street and queens road in central district Hongkong Building type : Mixed use high rise comprising of offices and service apartments Site Area : 203.7 sqm.

Current Utilise GFA : 1430.7 sqm.

Maximum Site Occupation : 162.7 sqm.
