The scheme aims to encourage positive wellbeing and increase community involvement; All central spaces have a view to water, and the public wether it be the harbourside or the bathing pools in the centre of the courtyard, providing a soothing sensory experience. The more private and personal spaces use staggered bricks as a privacy screen to ensure client comfort.
The details were designed for use of non-virgin and recyclable materials, or materials that can be made and sourced sustainably. The building itself is designed to provide power for itself, the surrounding residential buildings and the water purification system which aims to improve the quality of the wharf over time. The main structural system is a glulam panneled steel frame to link with the historical and cultural themes of industry that run through the surrounding site.

The development introduces residents to the benefits to an urban environment while creating a rural and community driven atmosphere. Shared circulation areas promote social interactions and allow residents to host events in the many informal community spaces across the scheme. Downsizing is promoted by the use of adaptable furniture units, for environmental benefit.
