Good preparation ensures your photographer can focus their time and effort on capturing the best photos for the property. This guide is designed to help you through the process of staging a property for photography.
• Clean the entire house and remove clutter (Vacuum, mop, clean all countertops, and wash the windows)
• Keep all lights and lamps on. Be sure to turn on undercabinet lights and other decorative lights.
• Replace all burned out light bulbs.
• Light bulbs should be the same color.
• Keep ceiling fans OFF for the duration of the photoshoot
• Televisions and computer screens should be OFF for the duration of the shoot
• Open all blinds and window coverings (unless there is an undesirable view)
• Shutters should be open to expose the maximum amount of window but should not be drawn up completely
• If your property has views that can be seen from the interior, be sure to clean all windows and remove screens if possible.

I was referred to Laura by my local mortgage lender and I was not disappointed at all. Having gone through this process 4 times in the past 25 years, I was a bit hesitant (at first) with a “cold referral.” I was absolutely not disappointed in the least and was appreciative of the introduction. The greater Salt Lake market today has over 7,000 homes for sale and last month only 882 sold, and 97% are listed and sold by real estate agents. Giving For Sale by Owners a 2-3% chance of selling a property. Also, in a study done over the last three years by the NAR (National Association of Realtors) it was determined that the average seller will end up selling their property for 14% less than one where professional representation and exposure exists.
It makes sense at first thought to list high and leave room for negotiating, however, this creates problems in getting the home sold. Most buyers won’t even bother looking at the properties that are priced too high. When we price the property right, you have the chance for multiple offers versus not having any offers or opportunities to negotiate.
