At NGB Lettings they are proud of their bespoke boutique style service and specialism in student homes

L

ewes Road has recently seen the arrival of the enthusiastic NGB Lettings Team to one of its high profile premises. Until now they have been based on Western Road in Hove. NGB Lettings hold an impressive portfolio of properties and are currently looking for other landlords to reap the benefits of working with this unique and profitable agency that has been operating since 2012. Specialising in both professional and student lettings, all over Brighton and Hove, and at all prices, rather than aspiring to behave like the larger corporates they see themselves as offering a more boutique style of service, an independent. And we all know how much the people of this city love our independent businesses. They have built a team of negotiators and property managers with years of experience and training, who are multi national and multilingual. It’s not only at 4 | LATEST 7

the start of any letting contract that this proves useful but also in helping non English speaking clients and landlords to feel at home with an everchanging lettings industry and its new legislation.

“ Specialising in

both professional and student lettings, all over Brighton and Hove ”

So, what can NGB Lettings do for our city’s Landlords? Imagine walking into your worst nightmare as a landlord… walls and partitions destroyed, carpets stained and

burnt, furniture broken beyond repair, your once lovely home and investment now a living nightmare. At NGB Lettings they understand that one of the greatest worries for any landlord is rent arrears and negligent tenants, followed closely by the potential costs of an eviction process and possible damages to the property. From the start, they will cover every aspect of renting – even those pesky bills, that can really mount up during empty periods between tenancies! Their guaranteed rent service can remove these worries and provide landlords with complete peace of mind and hasslefree lettings. PROJECT

BRIGHTON Nestled between Brighton and Lewes on the University of Sussex campus, there’s something for everyone at the Attenborough Centre For The Creative Arts

A

ttenborough Centre For The Creative Arts has now been open for almost two years and is about to head into the Spring 2018 season. The programme is accessible to all and this season includes sound installations, a classical music festival, contemporary music gigs, oneoff film screenings, debates, performance, dance and workshops for all ages. Since ACCA opened in 2016 it has presented a wide spectrum of work, hosted artists to create new projects, enabled events and even developed its first offsite ventures. Just 10 minutes by Brighton and Lewes by train, or a short cycle, car ride or bus journey from both why not go and see what is going on in 2018? When you get to the University of Sussex, ACCA is very easy to find, one of the first structures you see when coming from Falmer Station, hopping off the bus or parking up your chosen vehicle as you arrive on campus. The building is Grade II listed, designed by Sir Basil Spence, originally opened in 1969. It ran as the Gardner Art Centre before closing for a 9 year refurbishment in 2007. The fully refurbished space contains a flexible 350 seat auditorium, which to date has seen many high profile contemporary artists from across the region and from the national and international music, performance, dance and film circuit grace the stage. A highlight this season will be when TuneYards visits for the Brighton date of their upcoming tour, and to date digital artists, composers, thinkers and makers have all respectively brought the house down.

installation which considered conscientious objection and the legacy of WWI took place, with local male singers. This season, David Attenborough’s sound recordist Chris Watson brings a special ‘under the sea’ experience directly to the venue, from 27 March13 April. It’s a Brightonspecific experience for locals and visitors, running over the long Easter weekend break. ACCA has forged many partnerships across the city since it opened, with partners like Cinecity, Brighton Festival, artists based in Sussex and many more. This season it will be working with Carousel and Screen Archive South East to premiere new film work by young learningdisabled filmmakers. Meanwhile, South East Dance will present Candoco Dance Company’s Face In / Let’s Talk about Dis, a dramatic and powerful new double bill challenging notions of identity, appearance, intimacy and imagination, presented as part of the citywide Undisciplined festival. You can come to ACCA as part of a day out on the South Downs to enjoy the cafébar. It is open MondayFriday between 10am6pm – step through the doors to enjoy time amidst the retro sofas, classic Basil Spence furniture and muchloved plant and cacti collection and relax with a warm drink, sandwich or sweet treat. Well behaved canine friends are also very welcome and there is plenty to choose from for veggies and vegans too. Almost all of the shows at ACCA have an allocation of Pay What You Decide tickets – see one of the shows and pay what you choose to afterwards. ACCA hopes that this means you can dip your toe and try something new, so that there are no barriers to enjoying the art we bring to Sussex. Find out more: www.attenboroughcentre.com / 01273 678 822

“ Unusual experiences and special arts

events are something that ACCA has brought to the arts ecology of the region ”

ACCA is a great space for families and has hosted events over the Easter break and half term moments. The spacious outdoor areas give kids ample space to stretch little legs after a show or enjoy the Sussex sunshine. This season, ACCA will host a unique interactive performance created by Ant Hampton, Crazy But True, on 18 February, to round off the winter half term. When the artistic programme is not running seasonally, the venue is still busy behind the scenes. A regular venue on the Sussex and national conference circuit, businesses and organisations use the space, enjoying the high spec equipment and attention to detail from staff. Artists in residence also make use of ACCA, which is something very special. The beautiful Steinway piano the centre owns, the large studio spaces and spacious auditorium allow a curated series of artists to think and to make between public events. So far, ACCA has hosted artists including Anna Meredith and Felix Thorn. Unusual experiences and special arts events are something that ACCA has brought to the arts ecology of the region. Its first offsite project, back in June, took place at Newhaven Fort, where a choral LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

WHAT WILL HIT LANDLORDS IN 2018 – AND WHAT

CAN YOU DO TO

GUARANTEE YOUR SUCCESS? 12 months of prosperity

T

here’s only one thing that buytolet experts agree on when considering the future of the private rental sector – and that is the fact that it is uncertain. Landlords are standing at a crossroads – and noone can say for sure which way we’re headed. But that doesn’t stop the great and good from trying to gaze into their crystal balls.

“In terms of the supply of rental properties, the minimum energy efficiency standards coming into effect could see up to 300,000 properties being taken off the market. This will push rent costs up.” Vanessa Warwick (CoFounder of Property Tribes) takes this a stage further. She predicts a seachange in the makeup of the landlord market as smaller landlords fall by the wayside. “I believe that amateur and accidental landlords may not see any benefit in investing, and will likely seek to exit in 2018, and newbie landlords will be deterred. Rental supply may [therefore] contract, pushing rents up.”

The factors that are creating such turmoil include: • Stricter regulation • Tax changes • The threat of interest rate rises • Brexit • Tougher lending requirements • And the rise of buildtorent It seems that everyone interprets how these will affect landlords in different ways. So, let’s listen to what those in the know say, and then let’s look at something that you can do to guarantee your success in a time of great uncertainty.

Kate Faulkner (Property Market Analyst at Designs on Property) fails to see what all the doom and gloom is about. She suggests that, for those prepared to look hard enough, there are plenty of positives that can be built upon. “There are still plenty of advantages for buytolet investors. Slower growth, coupled with a subdued sales market, means bargains may be available, and rental inflation is expected to reach a new high. Meanwhile, mortgage rates are still low, which can boost your returns.”

What the experts say: Lucian Cook (Director of Residential Research at Savill’s) takes a very pessimistic view. He sees an almost inevitable decline of the mortgaged buytolet investor. “The summer budget of 2015 marked the point at which politicians sought to discourage buytolet investment through tax policy. And the squeeze continues as mortgage regulation spreads across both smallscale and portfolio landlords. Interest rate rises and progressive cuts in tax relief will limit investor opportunity.”

In times of uncertainty it is good to know there is at least one thing that can be guaranteed. And if this happens to be your rent, then all the better! Khalil’s Rent Guarantee Scheme offers you a recipe for success in the turbulent times ahead. It offers you guaranteed rent – with no void periods – and also removes the burden of having to meet the constantly changing compliance requirements. That’s why we are confident that being a landlord can be a lot easier for you in 2018. We lease your property from you – and we agree a guaranteed rent with you. We take care of finding tenants, managing tenancies and ensuring your property is maintained and compliant. And even when your property is empty it still pays you a monthly return on investment. Nothing could be simpler. And in a time of uncertainty, nothing could be so reassuring.

Paul Shamplina (Founder of Landlord Action) places responsibility for landlords’ difficulties squarely at the feet of compliance rather than taxation. “It has been another tough year for landlords. With so many legislative changes, it is more important than ever for landlords to fully understand their obligations in order to protect their investment and ensure they are adhering to new and existing laws.” David Cox (Chief Executive of ARLA, the Association of Residential Letting Agents) suggests that it’s not all bad news. He sees hard times for some leading to lucrative rent increases for others. 16 | LATEST HOMES
