UNIT LEASING: Units may be leased only once in a 12 month period (Oct 1st to Sept 30th) for a minimum of 1 month and a maximum of 6 months. Board approval is required.
UNIT OCCUPANCY: Units are to be used only as a Residential property. The use of the unit during absence of the Owner by a Guest (other than immediate family), is limited to one time a year, not to exceed 30 days.
OWNER STORAGE CLOSETS & BICYCLE STORAGE ROOM: Individual storage closets are assigned to each unit in the carport area. No gasoline or other highly flammable materials are to be stored therein. A locked room is located on the ground floor of each building in the carport area for storing bikes, luggage, golf clubs and packages.
PARKING & CAR WASHING: One covered parking space is reserved for each unit. Uncovered parking is also provided for the use of Owners and their guests. Motor homes, RV’s, golf carts, motorcycles, scooters, boats, jet skis and trailers of any type are not allowed. There are two car washing areas provided - one has just a hose and the other has an automatic car wash system. Any owner desiring the Manager to assist with the maintenance of their vehicle during their absence shall execute the Vehicle Maintenance Agreement form.
KAYAK/PADDLEBOARD RACKS: Holds 10 craft – to be used on a first-come, first-served short-term basis while the owner/guest is in residence. Owners are responsible for off-site storage during storms and non-residence.
CLUB ROOM: May be reserved by Owners only for approved uses from Oct 1st through May 15th. Hours are 8am to 10pm (no overnight use). Owners must make reservations with the Manager no more than 3 months in advance. SCC meetings and social events have priority use. The Owner is responsible for the behavior of guests, the cleaning of the room, and the removal of trash. If the room is damaged or must be professionally cleaned, the Owner will pay the fees.
POOL & PARTIES: Children under 12 must be supervised by an adult. Keep gate closed at all times. Shower before entering the pool. Protect the furniture with a towel. No glass is allowed within the pool fence. Rinse sand from feet before entering pool area. Owners may reserve the pool by checking date with the Manager and posting notice with date and time in elevators at least 3-5 days prior to the event.
GRILLING: The grill is located on the east side of the pool house. It is the user’s responsibility to clean and turn off the grill. Remain with grill at all times while in use.
SMOKING: Smoking is never permitted anywhere on the condominium property including within units, on unit balconies, carports, or anywhere in the common areas not designated herein. Cigars and pipes are permitted on the patio west of the pool fence, and for special events they may be allowed at the bar and grill area when approved by the Board. Cigarettes and e-cigs are never permitted.
MOVING & DELIVERIES: All move-ins and move-outs require the advance posting of a $2,000 damage deposit, and must be done only during business hours when the Manager is onsite. Deliveries of large items requiring use of the elevators or the stairway, must be done during business hours, and the manager must be notified in advance so the protective wall pads can be placed in the elevator.
