Provence Association Rule Highlights

Pets: Limited to 2 cats, dogs, fish in an aquarium, or birds in a cage provided the birds cannot be heard outside the owner’s unit (fish may exceed 2) – no weight restrictions.

Leasing Unit: Minimum 90 days, maximum 1 time per year. All leases require Board approval.

Use Restrictions: Units shall be used for single-family residential purposes only (unit-sharing is prohibited). If unit owner is not in residence, they may permit it to be occupied by their family/friends, by submitting written notice to the manager with their names and length of stay.

Renovation Restrictions: Renovations must be submitted and approved by the Board.

Common Use Areas: Any changes to common hallways require approval of the Board and the owners of all units on the common hallway.

Guest Parking: Upper deck is for guest parking only - limited to four hours. Overnight visitors should use the lower level parking area. Valet service is recommended for events with 20+ cars.

Guest Suites: Guest suites are available for residents and their guests at $100.00 per night off season (May 1 – Oct 31), $125.00 per night during season (Nov 1 – April 30) and $150.00 per night during the holidays (Thanksgiving, Christmas, New Years and Easter).

Amenities:

• Pool - No lifeguard on duty. Diving is not allowed. Please cover deck furniture with a towel to use sun bathing lotions or oils. Beverages & food must be at least six feet from edge of pool or spa. No glassware. Audio devices must have headsets or earphones. Children under 10 must be accompanied by an adult.

• Spa - The spa is approximately 102 degrees all year. Children under 12 may not use the spa.

• Grills - May be used from 8am-10pm. After use clean and remove all debris.

• Sauna & Steam Rooms - Use is restricted to adults age 18 and over. Lockers are for daily use only –no overnight use. No food or drinks are allowed.

• Fitness Room - Children under age 14 may not use the Fitness Room. Wet bathing attire is not permitted. Clean machines after use and turn off lights, TV & radio.

• Tennis - Residents may reserve court time up to 7 days in advance for 1 period per day commencing at 8:30am in 1½-hour segments. Residents may play multiple times during the day if no other residents have signed up for court time. Appropriate tennis attire must be worn. Regulation tennis shoes designed for Har-tru courts should be worn.

• Beach - Make sure shoes, feet, towels etc. are free of sand before entering the pool area or the building. Use foot shower if necessary.

• Club Room & Board Room - Available for use by residents and their guests only. Sign up in the office at least two weeks in advance on a first come first serve basis. The resident host must be present and is responsible for clean up and any damage.

About Park Shore

From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.

In 1964, when Raymond L. Lutgert purchased an undeveloped parcel of land in Naples, Florida, he alone envisioned the potential of the 760 acres bordered on the west by a mile and a quarter of pristine Gulf beach and on the east by U.S. Highway 41, the primary north-south route through Southwest Florida.

During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.

The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.

From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.

By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida.

Today, Park Shore and the hundreds of amenities that come along with it continue to attract people from all over the world. Through their vision, innovation and commitment to excellence, the Lutgert Companies has created a tropical paradise.

For more than 30 years, I have been passionate about selling and marketing real estate.
