Park Plaza Association Rule Highlights

Occupancy: Each unit shall be occupied by one family at a time and not more than eight persons. Each unit shall be used as a residence and for no other purpose.

Pets: Owners may keep one registered pet per unit. Pets not to exceed 25 lbs in weight or 17 inches measured at the shoulder.

Leasing: Minimum 90 days, maximum 2 times per year. All leases require Board approval.

Alteration of Units: Contractors may work Monday through Friday. Work shall begin no earlier than 8:00A.M. and all vendors must vacate the building no later than5:00P.M. Approved and scheduled Noisy Work shall be further limited to begin no earlier than 9:00 A.M.and must be stopped no later than4:00 P.M. Noisy Work, as defined below, is not permitted on Fridays. All construction work is prohibited on Saturdays, Sundays and/or any of the listed Holiday Block Out Dates.

Parking: Parking spaces in the covered parking area have been assigned to individual units, and the spaces so marked. When an Owner is not in residence and has left an automobile, the Manager must be in a position to move that automobile should it become necessary. Accordingly, all Owners should provide the Manager with access to keys, which would enable the moving of an automobile if required.

Card Room, Party Room, Theater, Billiard Room, & Rooftop Lounge: These facilities are for use by Owners, Tenants and their guests. Owners reserving these facilities are held responsible for their return to the condition in which they found them. Any damage from misuse or negligence and any cleaning expenses will be billed to the Unit Owner. Valet service is required when hosting a party when ten (10) or more cars are expected.

Guest Suites:Guest Suites are only available to guests of Owners or Tenants. The Owner or Tenant must be in residence when his/her guests are in the Suite. No more than five persons may occupy Guest Suite 1, nor more than three persons may occupy Guest Suite 2. Suites may be reserved for a minimum of two days and a maximum of seven days.

Bicycles: Bicycles must be registered at the Front Desk and shall be kept in the storage areas provided.

Pool: Shower before use. Pool and spa may be used only between the hours of 8 A.M. and dusk. Pool and BBQ areas may be used until 10:00 P.M.

About Park Shore

From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.

In 1964, when Raymond L. Lutgert purchased an undeveloped parcel of land in Naples, Florida, he alone envisioned the potential of the 760 acres bordered on the west by a mile and a quarter of pristine Gulf beach and on the east by U.S. Highway 41, the primary north-south route through Southwest Florida.

During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.

The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.

From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.

By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida.

Today, Park Shore and the hundreds of amenities that come along with it continue to attract people from all over the world. Through their vision, innovation and commitment to excellence, the Lutgert Companies has created a tropical paradise.
