High Point Association Rule Highlights

Proof of Age: All persons occupying the unit shall deliver to the Association documentation demonstrating proof of age, to include birth certificate, driver’s license, and any other documentation required by the association. No unit shall be occupied or permitted to be occupied by anyone unless there is atleast one person occupying the unit who has attained the age of 55 years (with exception of surviving spouse, inheritance, owned record title to unit on September 13, 1988, or approved temporary guest).

Leasing: All leases must be in writing and have prior approval from the Association. No unit may be leased more than one time per year with a minimum lease of 90 days. Application for approval must be submitted prior to occupancy.

Parking: Parking is allowed only in the space assigned to each unit. Each unit is allowed two vehicles. The second vehicle can be parked in a guest spot. No commercial vehicles, no trucks and no business is to be conducted from units.

Pets: Pets are not allowed in any of the units or the common grounds for owners, renters or visitors.

Remodeling: All renovations of units must be approved by the board of directors prior to the start of the project.

Storage: Each unit has been assigned a locker, located across from the elevator, where items such as golf clubs, beach umbrellas, folding chairs, etc. can be stored.

Trash Disposal: All trash items should be placed in the dumpster assigned to the building. Items which cannot be placed in the kitchen disposal should be put in tied plastic bags before being placed in the dumpster.

Noise: Residents must keep noise to a minimum. Quiet hours should be observed between 10:00 pm and 8:00 am. This includes vacuuming, running dishwashers, etc.

Elevator: Smoking in the elevator is prohibited by the State of Florida. Children should not be alone in the elevator.

Exterior Appearances: Walkways must be kept clear at all times. Items should not be hung or displayed from the balconies, railings, or stairwells. Cooking is only permitted on the barbeque grill located outside of the building in the designated area. Walking across plant areas and grass is prohibited. Planting in common area requires prior approval of the Board.
