Harborside West Association Rules Highlights

Unit Occupancy: When the unit owner is occupying the unit, there are no restrictions to the guest length of stay or frequency of stay – needs approval after consecutive 30 days. When the unit owner is not occupying the unit and guests are visiting, no guest length of stay shall be more than 14 consecutive days, and limited to 3 times in a calendar year.

Unit Leasing: Units may be leased no more than 1 time during any “leasing year” (between Oct 1st – Sept 30th) with a minimum lease of 90 days. No lease will be for a period of more than 1 year. The Board may approve the same lease from year to year.

Car Washing: A hose with a nozzle is located near the car washing space for your use.

Pets: No pets of any sort are permitted to reside or visit the Harborside West premises.

Dock: The dock is available for use by owners, lessees and their guests. You may fish off the dock, but cleaning fish is prohibited on the dock. The dock may also be used to moor boats to pick up or drop off passengers, but may not be used to moor a boat overnight. Boat slips are available for lease by the neighboring condo at Harborside Gardens.

Fitness Room: The fitness room is available from 8am to 9pm daily. Besides the fitness equipment, there is a bathroom with a shower as well as a small library in an alcove.

Hobby Shop: The hobby shop is open for use from 8am to 9pm. Tools are used on the honor system. If it is necessary to remove a tool for a short time, please return it asap.

Laundry: There is a laundry room on each floor available for use daily from 8:00 a.m. to 9:00 p.m. by owners, lessees and their resident guests. Owners are permitted to add a washer/dryer into their own unit at their expense.

Outdoor Cooking: There are two commercial-grade grills by the pool area.

Bicycle Room: A locked bike room is located on the ground floor of each building in the garage area for bike storage by owners and lessees. Bicycles may also be stored in your carport when you are in residence.

Party Room: The Party Room will be available from 8am to 10pm seven days a week. If you wish to use the Party Room for a private event, a deposit of $100 is required from the host at the time the private event is reserved.

Pool: Our pool is available for use daily from 9am to dusk. The rules governing pool use are based on the Florida statues and the Board of Health Regulations. Use the pool at your own risk. Use the pool shower before entering the pool. Children must be supervised by an adult at all times.

Manager: Harborside West Owner’s Association has an on-site Management team. The office is staffed from 8am to 12pm and reopens at 1pm to 5pm, Monday through Friday. The office is closed on major holidays.

About The Moorings
