I prefer a local agent because I do not want a lock-box, so I want someone who can show property on moments notice.

Totally agree on the availability and this is not an issue. I will own it. The uniqueness of this property, its size, use and development (conditional use permit) potential will attract a certain type of client/broker that 9 out of 10 will schedule an appointment as opposed to ‘walk-in’.

I know local brokers who know how to market agricultural property.

Certainly if network of brokers have strong knowledge in agricultural property. However, these same brokers could have brought you/your previous agents Buyers when the property was on the market for extended periods of time. I caution you of their claim.

Your office is not in Brentwood.

I do not see it as a factor. Vanguard Properties has been in business for over (30) years and we work across (5) Bay Area locations, including San Francisco. We have in-house graphic designers and professional photographers that create fantastic Property Statements. Not to mention our association with Luxury Real Estate publications.

Not clear on who is representing me.

Vanguard Properties will be listing it and cooperating on it with Universal Lending Real Estate (Mo Mansour). We will initiate Agreement for your signature. You will get (2) agents: me pulling from rich Bay Area investors looking for wineries and family retreats; Mo pulling from Fresno County farming community. No additional cost to you.
