REAL ESTATE TYCOON

VICTOR CONSUNJI HAS QUICKLY EMERGED AS A STANDOUT LEADER IN THE CONSTRUCTION AND DEVELOPMENT MARKET BECAUSE OF HIS UNIQUE APPROACH HE’S KNOWN FOR DESIGNING AND EXECUTING GROUNDBREAKING HOUSING DEVELOPMENTS WITH VALUES BETWEEN 500 MILLION TO 3 BILLION PESOS, FOR BOTH PRIVATE AND VARIOUS GOVERNMENT SECTORS.

WHERE DID VCDC STEM FROM? HOW DID IT BEGIN?

Victor: Honestly, I can’t say that I “came up” with the idea of VCDC (Victor Consunji Development Corporation). VCDC is a company that grew organically from its earlier iteration as a small construction firm. As a construction firm, we were lucky enough to experience first hand the difficulties that our Clients experienced in executing their own projects, particularly homes. Those difficulties included the sheer learning curve our Clients would experience when involved in conceptualizing, planning, and executing their home.

In many of those builds, the result of the project would fall short of the expectation of our Clients. Not due to failure of the construction or the design, but simply a misunderstanding, or a mismatch of expectation vs reality. This theme would repeat itself in various aspects of the project, be it in the design,

WHAT DOES LEGACY MEAN TO YOU?

Victor: In today’s day and age, a legacy seems so fleeting, so easily forgotten, or so easily devalued, despite the hard work that has been exerted. In the world today, people confuse popularity with integrity and having a legacy. And unfortunately the two could not be more distinct.

I think that Legacy is more about character, and who’s lives it was that mattered most to you. It’s about enriching lives, and being of good character, fair and kind. A legacy isn’t something you manufacture over social media, or post about, it’s an honor bestowed upon you by the people closest to you and society in general.

quality, budget, schedule, or just overall usability. And partial or complete disappointment would be inevitable.

What if there was a better way? VCDC adapted from a construction company that gave our Clients what they literally asked for, to a robust developer that gives our Clients what they truly need. We adapted to remove the uncertainty in quality, budget, and scheduling. We create spaces that are generous as they are useful. We aimed to create a curated home that was generated out of years of experience, and personal practicality.

This is how the idea behind VCDC came about. A promise to create a home of quality. Quality of build and quality of life, now and in the future.

Q: What is the future of housing for you?

Victor: I worry about the future of housing. If the trajectory of developing and developed nations have taught us anything, it is that proper housing becomes increasingly a privilege as a nation becomes ever more developed. Over the course of several years, and decades, it is easy to see the trend that the average home buyer is priced out of being able to purchase good homes as home prices soar.

This puts pressure on developers to be increasingly creative to create value for the home owners. And herein lies the dilemma. Should we, as developers, focus on creating secondary value, such as communal features like grand lobbies, swimming pools, and club like facilities, while compromising on the primary habitat? Or, do we focus on creating primary value, where the home living space is the focus of development?

As a developer, I believe the future is in the focus of primary value. The home, and life inside it. Nobody ever first complains about their Lobby or Swimming Pool. They do complain about being cramped in their home, about ventilation, about privacy, about livability. I do truly believe that if you want to be successful, solve a real problem that everybody has. And the problem right now, and increasingly in the future, is the livability of the home.

We will build homes that are built to enable life, and lifestyle. The idea that our homeowners need to adjust their lifestyle to suit the home is absurd. The future, and the challenge, is to build a product that enriches the lives of our home owners. We are not building just out of bricks and mortar. We are, in a very real sense, building out of hopes and dreams.
