Landry/French has officially reached a significant milestone—our 15th anniversary!
In these 15 years, we’ve accomplished more than many thought possible. We've formed lasting relationships with design partners, trade partners, and, most importantly, our clients. Landry/French has been recognized nationally, appearing on the INC 5000 Fastest Growing Companies in America list four times, ranked among the ENR Top East Contractors, and named to the ENR Top 400 Contractors in the U.S. But perhaps the recognition I’m most proud of is being named one of the Best Places to Work in Maine for 11 consecutive years.
Throughout this journey, we’ve tackled projects that were both challenging and deeply rewarding. One that truly stands out is the Abbott Labs initiative—two simultaneous, high-pressure builds during the COVID-19 pandemic: Southgate in Scarborough and Bradley Drive in Westbrook.
Bradley Drive pushed us to the edge. I remember hearing, “You’ve done it this time, Kevin—there’s no way this can be done.” But what they didn’t know—
and what I did—was the deep trust and confidence I had in our entire team. We had the opportunity to assemble a dream team that believed anything was possible. From our dedicated design partners and selfless trade partners to our employees who embraced a challenge unlike any they’d seen in their careers, everyone leaned in. We had one chance to get it right—and we nailed it!
We delivered in just 90 days what even some national rapid response teams may have struggled to achieve. We pulled every lever—merging teams to boost output, flying in workers from New York during the COVID lockdown, and relying heavily on local partnerships—we had built a strong mutual trust.
I’ll never forget the final push. Just one hour before the Certificate of Occupancy was issued, we were still completing a lab space. A 6,000-SF ceiling had yet to be flooded due to the ongoing work above. But at that moment, all the trades jumped in to get it done, together. It didn’t matter that you were in the office or field, laborer, or electrician, and yes, even a CEO, and we did pass on the 90th day as promised. And because of it, Abbott was able to begin producing COVID-19 test kits—not just for America, but for the world. It was an honor to be involved in such an important project, a project that none of us will forget anytime soon.
Looking back, that project was more than a milestone. It was a cultural turning point. It transformed our company into one that believes in what’s possible when we work together with focus, have a sense of urgency, and trust one another. This cultural adaptation has benefited not only Landry/French but also our entire organization. Our clients receive a better product with teamwork and collaboration.
We’ve shown that you don’t need to be a national firm to have intelligent, capable people. You need a team that believes in doing what’s right. You need partners you can trust, and who can trust you. Local knowledge combined with experienced, dedicated professionals utilizing best-in-class systems is a VERY powerful tool that cannot be replaced. That’s what Landry/French stands for. A DECADE OF BUILDING AT COLBY
Shaping Community and Campus

In the fall of 2016, Landry/French Construction was selected for its first project with Colby College—a Design-Build project to create a 200-bed student residence hall in the heart of downtown Waterville. When the building opened in the fall of 2018, it marked more than just the completion of a project—it was the beginning of a trusted relationship.
That success opened the door to several transformative developments along Main Street, including the Paul J. Schupf Art Center, the Arts Collaborative, and the Lockwood Hotel. At the same time, Landry/French expanded its work on campus, tackling select projects that ultimately led to our largest effort yet: the Mayflower Hill Residence Hall, now under construction.
These projects highlight Landry/French’s capabilities in delivering innovative, high-quality construction that supports Colby’s vision while strengthening the Waterville community. We’re honored to be a trusted partner and are excited to continue shaping the future with Colby.

Revitalizing Waterville’s historic downtown, Colby College’s Alfond Commons is a 100,000SF mixed-use residence hall that houses 200 students, along with faculty apartments, retail space, and the Chace Community Forum. The building brings new energy to Main Street, creating a vibrant hub that connects students, residents, and the broader community. This project was delivered in 19 months ensuring Colby's occupancy requirements were met.
The Paul J. Schupf Art Center has become the centerpiece of downtown Waterville, preserving history while creating a vibrant hub for art, film, and community events.
The 32,000-SF building includes a contemporary gallery of the Colby College Museum of Art on the ground level; three screening rooms for the Maine Film Center and the Maine International Film Festival, the Common Street Arts gallery, and multidisciplinary educational spaces.


The Lockwood Hotel pays homage to the city's mill heritage with its limestone façade and timeless design. The boutique-style hotel offers 53 guest rooms, locally inspired dining at Front & Main, and serves as a warm, inviting gateway to Main Street.
Currently under construction, the 112,000-SF Mayflower Hill Residence Hall will feature six connected mass timber buildings with suite-style student housing, a campus café, and inviting community spaces. The new residence hall is scheduled to open in the fall of 2026 and will be the largest cross-laminated timber (CLT) building in Maine once completed.

Landry/French Construction has played a key role in building healthcare facilities across Maine over the past 15 years, creating environments that support the critical work of healthcare providers. Our experience ranges from medical campuses to specialized treatment centers, each requiring thoughtful planning, strong coordination, and a focus on quality to meet the unique demands of healthcare environments.
At the center of this work is our dedicated healthcare team, whose experience in medical construction ensures that every project meets the highest standards. They understand the critical considerations of working in these complex settings—from infection control and patient privacy to minimizing disruptions within active facilities— and bring the expertise needed to deliver safe, efficient, and reliable results.
We've highlighted four projects that demonstrate how we bring that commitment to life, combining technical excellence with a strong focus on enhancing the patient experience.

Restoration and Addition Hinckley, Maine
Now under construction, this 62,600-SF, two-story facility for InterMed will feature a surgery and imaging center on the first floor, with urgent care and medical offices on the second. The building will include two operating rooms, two endoscopy rooms, 23 pre- and post-op recovery rooms, comprehensive imaging services, urgent care, a phlebotomy lab, and 53 exam rooms.

Charles E. Moody School at Good Will-Hinckley Historic


The Department of Veterans Affairs' new 68,000-SF Community-Based Outpatient Clinic in Portland consolidates and expands VA outpatient services in Southern Maine. Designed to honor veterans, it offers primary care, specialty services, mental health care, dental care, and rehabilitation services. It features a rooftop solar array that powers nearly 100% of its needs.
Completed a month ahead of schedule, the project earned an AGC Build Maine Award.
This five-story, 200,000-SF medical office building anchors Rock Row’s Health Campus and includes a 629-space parking garage.
Tenants include New England Cancer Specialists, with spaces for comprehensive and high-risk oncology care, the Dempsey Center’s no-cost cancer support services, Saco Bay Orthopaedic & Sports, LB Mini Mart and a standalone radiation oncology building with a linear accelerator and advanced imaging.
Mount Desert Island Hospital in Bar Harbor is undergoing a multi-phase expansion and renovation that includes a new Central Utilities Plant and a three-story, 30,000-SF addition for the Emergency Department, Surgical Services, and administrative areas. The project also reconfigures the hospital’s entry, labs, and patient services—all while keeping this century-old facility fully operational.

IN THE HEART OF DOWNTOWN PORTLAND
Transforming Portland’s Skyline with a 201-Foot, Mixed-Use Tower
In 2024, Landry/French Construction completed a landmark project that reshaped Portland’s skyline. Standing at 201 feet, the new 18-story, 180,000-SF mixed-use tower is now the tallest building in Maine— marking a significant milestone for the city and the state.
As Construction Manager, Landry/French brought the project to life in the heart of Portland’s Historic District, delivering 263 market-rate apartments that help meet the growing demand for downtown housing. The building also features a 2,100-SF fitness center, a commercial office suite, and a lower-level gallery.




Residents enjoy high-end amenities, including a 1,500-SF sky lounge on the top floor with sweeping views of Casco Bay (top photo) and a 3,000-SF shared lounge on the second floor (center photo) featuring co-working desks and collaborative spaces. Outside, a thoughtfully designed plaza features benches, a water wall, and lush plantings—bringing vibrancy and public appeal to the urban streetscape.
Mindful of its historic surroundings, the building’s design incorporates traditional Portland materials like red brick and granite at the lower levels to reflect the city’s architectural roots. Using modern two-story panels fabricated off-site with pre-installed windows, the upper stories enhanced construction efficiency and ensured the project met its aggressive schedule.
Landry/French’s Preconstruction team played a key role in developing innovative solutions to align with both the client’s vision and budget. Early collaboration with project stakeholders— including the architect, consultants, and key trade partners—was critical to the project’s success.
This transformative project not only adds to the city’s housing stock, but also raises the bar for what is possible in Maine’s built environment.

Set to become the largest school ever built in Maine, the new Windham-Raymond Middle School is a transformative project. At 260,000 square feet and $128 million, this forward-thinking facility is poised to set a new benchmark for educational spaces in the state.
The new school will feature a 600-seat auditorium for performances and presentations; two full-size gymnasiums and an indoor elevated track; dedicated community center spaces repurposed from former schools; and multiple meeting and collaboration areas to support flexible learning.

The new Margaret Chase Smith Community School in Skowhegan marks a major investment in the future of Skowhegan and the surrounding communities. The $58 million, 152,730-SF facility serves 800 students in Pre-K through Grade 5, with four wings that include classroom space, administrative offices, music and arts rooms, a multipurpose gymnasium, cafeteria, and auditorium.
The school also features a unique Early Childhood Pre-K program, modeled after the nationally recognized Educare framework. A dedicated infant/toddler and preschool wing—developed in partnership with the Kennebec Valley Community Action Program—offers a secure, separate drop-off area and entrance to support the youngest learners.


Currently under construction, the new $70 million Mountain Valley Community School in Mexico will bring together more than 1,000 students in grades K–8 under one roof. At 185,000 square feet, the school includes a central core building with administrative offices, a cafeteria, and two gymnasiums, with additional spaces for art, music, and hands-on learning.
The two-story classroom wings are organized by age group—K–2, 3–5, and 6–8—ensuring that spaces are tailored to the developmental needs of each group. An Early Childhood Education Center for Pre-K students further reinforces the school’s focus on lifelong learning. Phase 1 is scheduled for completion in early 2026, with site work and athletic fields to follow that summer.

BUILDING SAFER COMMUNITIES
Delivering Modern Facilities for Those Who Protect Us
During the last 15 years, Landry/French Construction has played a part in shaping communities across Maine. Among the projects we value most are public safety buildings—facilities that serve as the heart of local emergency response. These are the places where police officers and firefighters prepare for duty, respond in moments of need, and safeguard the people they serve. Working closely with municipalities, Landry/French has delivered modern police and fire stations built for efficiency, durability, and decades of service. In this issue, we’re showcasing a few of these important projects that help keep our communities safe.
The 27,000-SF, state-of-the-art Augusta Police Station features secure parking, an evidence lab, interview rooms, a dispatch center, a training room, and a fitness center. Designed to complement Augusta’s historic architecture, the building is elevated three feet to protect against Kennebec River flooding and is topped with solar panels that feed electricity back to the grid.

Serving as a three-story hub for combined police, fire, and regional dispatch operations, the 59,000-SF Scarborough Public Safety Building includes four drive-through apparatus bays, detective offices, booking areas, training rooms, dormitories, and the Town’s Network Operations Center. Extensive site work, budget-conscious preconstruction, and on-time delivery—despite COVID-19— were key to the project’s success.
► At 40,300 SF, the Wells Public Safety Building brings together police and fire operations under one roof. Designed with bulletproof security features, covered cruiser parking, and a modern dispatch center, it also includes fire bays, a training mezzanine, and living quarters. Value engineering efforts saved 10% of the construction budget without reducing square footage.


Currently under construction, this four-story, 20,000-SF Ogunquit Municipal Campus houses Town Hall and police operations, along with renovations to the Dunaway Community Center. Police spaces include evidence bays, holding rooms, secure processing areas, and living quarters, while the Town Hall features public service counters, offices, and meeting rooms. Completion is slated for December 2025.
Combining police and fire services under one roof, the 27,000-SF Yarmouth Public Safety Building shares common spaces such as a reception lobby, training room, and fitness center. Police areas include an armory, evidence storage, and a separate custody entrance, while fire amenities feature five apparatus bays, a decontamination space, bunk rooms, and a day room.

Landry/French Construction has a proven track record of delivering complex, highly specialized projects for clients in the life science, technology, and advanced manufacturing sectors. Our experience spans state-of-theart research environments, missioncritical laboratory renovations, and high-tech manufacturing facilities—all executed within occupied, sensitive environments where precision and coordination are paramount. In just 15 years, Landry/French has built an impressive portfolio of science and technology clients who entrust us with their most sophisticated and operationally critical projects—a testament to our depth of expertise, technical capabilities, and ability to deliver without compromise.

For Harvey Performance Company, Landry/French constructed a new 79,000-SF advanced manufacturing headquarters in Gorham, designed to expand research and development capabilities and accommodate high-tech machining operations. The facility incorporates energyefficient and sustainable features and is designed for future expansion, serving as an innovation hub for cutting tool design, testing, and production.

Landry/French managed a multi-phased expansion and renovation of LGC Clinical Diagnostics’ occupied Cumberland facility. The project included new product storage spaces, upgraded infrastructure, and the renovation of research and development and quality control labs, all carried out under strict clean-build protocols to ensure uninterrupted operations in highly controlled lab environments.


Over the years, Landry/French has completed a range of projects for The Jackson Laboratory in Bar Harbor, from critical upgrades to animal research facilities to converting existing spaces into modern laboratories and offices. Each required meticulous planning, adherence to ICRA protocols, and close collaboration with JAX Facilities and research teams to minimize disruption to vital scientific operations.
One example shown is the 20,000-SF renovation of Building 28, which reimagined the space as JAX’s “office of the future.”
15 Years

A RAPID RESPONSE THAT ALLOWED THE NATION TO REOPEN DURING COVID
One of the most impactful projects in Landry/ French Construction’s 15-year history was the transformation of a former 145,000-SF Olympia Sports Distribution Center for Abbott Laboratories Completed at the height of the COVID-19 pandemic, the project was recognized with the 2021 AGC Build Maine Award for its critical role in rapidly expanding testing capacity—a pivotal achievement that helped the nation reopen safely and curb the spread of the virus.
When Abbott, a global leader in diagnostic testing, acquired the Westbrook facility, it faced an urgent challenge: transforming the space into clean production and laboratory manufacturing environments capable of producing millions of COVID-19 test kits. In early May, Abbott called Landry/French Construction to take on the project— and deliver it on an extraordinary, unprecedented timeline.
The scope was daunting: more than 50,000 square feet needed to be renovated in just 60 days, with another nearly 30,000 square feet delivered only 30 days later. The Landry/French team
embraced the challenge with the mantra, “building the plane while flying it.”
To accelerate progress, Landry/French took the atypical but highly effective step of co-locating the entire project team—including architects and engineers—on site. This collaborative approach allowed for real-time decision-making, with design solutions sometimes drawn directly on the floor to keep construction moving without delay. Every hour mattered, and the project team found creative solutions to maintain momentum, from installing temporary equipment to arranging truss deliveries over Memorial Day weekend. That effort required unprecedented approvals from multiple agencies, including the Governor’s Office, Maine Turnpike Authority, and state police from both Maine and New Hampshire. It marked the first time in the Maine Turnpike Authority’s history that oversized loads were permitted over a holiday weekend.
The schedule wasn’t the only challenge. With more than 200 subcontractors on site at the height of construction—and the pandemic still surging—strict health and safety measures were implemented to protect everyone on site.
Despite the intense pace, Landry/ French delivered the project with 306,000 work hours and zero lost-time accidents. On July 8, just 60 days from the project’s start, Abbott received a Certificate of Occupancy for Phase I, which included 35,700 square feet of clean production space and 17,000 square feet of office space, enabling test kit production to begin immediately. By August, Phase II was complete, adding another 16,000 square feet of production space, 11,000 square feet of offices, and parking for 400 cars.
This extraordinary project exemplifies what can be achieved through teamwork, innovation, and an unwavering commitment to both urgency and precision. More than a construction success story, it was a project that made a lasting impact on the health and safety of communities nationwide.

Landry/French Construction has built a strong portfolio of corporate office projects that reflect the diverse needs of Maine’s business community. From new, groundup facilities to intricate renovations in occupied buildings, our work demonstrates a commitment to functionality, efficiency, and long-term value. These are the spaces where employees collaborate, serve clients, and drive their missions forward. In this issue, we’re highlighting several corporate office projects—ranging from two new office buildings for the Department of Health and Human Services in Augusta to renovations for Verrill, Prudential, and Sargent—that showcase our experience in this important market.

This 28,750-SF renovation transformed Sargent’s Bangor office with upgraded mechanical, electrical, and plumbing systems, modern interior and exterior finishes, and structural improvements. The two-floor layout includes executive and support offices, a new lobby with an elevator, conference and wellness spaces, a museum highlighting the company’s history, and an expanded parking lot. Completed over ten months, the project delivers a functional, modern workspace designed for collaboration and long-term use.
At One Portland Square, a 64,000-SF, 10-phase renovation transformed the top four floors of the building into a modern office for Verrill. The space features a two-story conference center with nine meeting rooms, a “Loungebrary” social hub, and upgraded finishes, lighting, and mechanical systems, all completed while the firm remained fully operational.
Completed over 20 months with careful coordination and off-hours work, the renovation provides a functional and collaborative space for both employees and clients.
Prudential’s Portland office underwent a 14,000-SF renovation that brought a fresh, open and light-filled design highlighted by white oak panels, glass storefronts, a living moss wall, and flexible workspaces. The project also upgraded the building's systems, added new bathrooms, integrated sound masking, and installed motorized window treatments, all completed within an occupied six-story building. Completed in just five months, the space is a bright, functional, and inviting environment for collaboration and focused work.



LANDRY/FRENCH EXPANDS INTO FLORIDA WITH ACQUISITION OF MH WILLIAMS CONSTRUCTION
Acquisition Brings New Opportunities for Both Firms

Landry/French Construction reached a key milestone in June 2024 with the acquisition of MH Williams Construction Group, a respected firm in Melbourne, Florida, with a 38-year history. The partnership expands Landry/French’s presence into Florida’s fast-growing Space Coast while bringing added resources and opportunities to MH Williams’ team, now part of the Landry/French ESOP.
In June 2024, Landry/French Construction took a major step in its growth strategy by acquiring MH Williams Construction Group, a respected Melbourne, Florida-based firm founded in 1987.
Serving Florida’s Space Coast for more than 37 years, MH Williams continues to operate under its well-known name with Mike Williams, Jr. at the helm. The acquisition has been mutually beneficial—MH Williams has access to Landry/French’s deep resources in preconstruction, Building Information Modeling (BIM), and Virtual Design & Construction (VDC), while Landry/French has been able to extend its geographic reach into one of Florida’s fastestgrowing regions. MH Williams' employees have also become part of the Landry/French Employee Stock Ownership Plan (ESOP).
“As part of the firm’s growth strategy, Landry/French had been actively seeking to acquire a firm and expand geographically for almost two years. We were impressed by MH Williams’ great reputation, and our cultures and core values aligned,” said Kevin French, CEO and Chairman of Landry/French Construction.
Mike Williams, Jr., echoed the excitement about the future. “This marks an exciting new chapter for the company. The partnership has been an ideal fit for MH Williams, its employees, and its clients. It has enabled us to provide the resources and financial strength to compete for larger, more complex construction projects."
This acquisition marks a significant milestone for Landry/ French Construction, strengthening its position as a leader in the industry while expanding its reach and capabilities for years to come.

MH Williams was founded in 1987 by Michael H. Williams, Sr., a Florida Professional Engineer and State Certified General Contractor, who recognized the need for a full-service builder to address the growing demands of Brevard County’s thriving construction market.
The company quickly earned a reputation as one of the most respected and trusted firms in Florida and the Southeastern United States, offering construction management, designbuild, and general contracting services. Over nearly four decades, MH Williams gained expertise in various markets, including education, healthcare, aviation and industrial, housing, corporate offices, retail, and automotive.
Mike Sr. was CEO until 2024, and today the company is led by his son, Mike Jr., who has been immersed in the construction industry since a young age. Under his guidance, MH Williams continues to uphold its legacy as an honest and transparent builder dedicated to quality and client satisfaction.

MH WILLIAMS CONSTRUCTION Project Highlights

► This new three-story, 28,000-SF facility at Florida Tech, built by MH Williams, is the L3Harris Center for Science and Engineering. Designed to advance education, research, and innovation, it features modern classrooms, specialized labs, and collaborative spaces. The center is also home to the renowned L3Harris Institute for Assured Information, a global leader in cybersecurity and information assurance.
► MH Williams provided construction management services for Satcom Direct’s two-story, 43,000-SF LEED Silver-certified headquarters, which brings all employees and technology research under one roof. The facility features sustainable, highperformance systems, including 100% LED lighting, underfloor air distribution, modular walls for future growth, and a fully windowed east wall for natural light. Inspired by aviation, the design resembles a fuselage with two angled wings and accommodates 150 employees, with room for up to 200.


MH Williams delivered the new 30,000-SF Holy Trinity IDEAS Institute—the first of its kind in Brevard County. Designed to foster innovation and hands-on learning for students in grades 7–12, the facility features flexible collaboration spaces, advanced labs, and a dynamic presentation center that mirrors the experience of higher education.
MH Williams brought their extensive aviation experience to the Sheltair MLB Campus Expansion project, which included new construction of a 68,000-SF aircraft hangar with 14,000 SF of adjoining office space. The project also included full site development, customer and employee parking, and a new aircraft apron with taxilane connections to the adjacent taxiway.


This new 38,000-SF facility allowed Leonardo DRS to grow its workforce by over 100 employees.
It serves as a center of excellence for network and electro-optical engineering and includes a best-in-class manufacturing facility.

TECHNOLOGY

BIM/VDC Manager, Rich Pelosi, recently deployed the NavVis VLX mobile mapping system on a project. This wearable dynamic scanning system utilizes LiDAR sensors to deliver highly detailed 3D reality capture data, integrating our virtual construction model with both planning before we build, and quality assurance/quality control throughout the construction process. Landry/ French has begun to beta-test BIM-guided, robotic layout technology to transfer the construction model to the physical worksite—literally putting pixels into place!
Landry/French recently created a Construction Technology Manager role within the overall Landry/ French and MH Williams organization to lead the alignment and implementation of technology systems spanning the entire enterprise—from preconstruction and planning, through operational delivery and execution of the highest-quality building projects. While we pause to reflect on our achievements over the past 15 years, we remain clear-eyed about the opportunities that effective technology can bring to our job sites today and tomorrow. Our culture is always to look forward and to imagine—and deliver—on the goal of excellence in all that we do, and how we do it!

COMMUNITY

At Landry/French, community involvement is at the heart of who we are. We’re dedicated to building stronger communities not only through our projects, but also by giving back to the places where we live and work. From participating in charity events and supporting local non-profit organizations to rolling up our sleeves and volunteering at soup kitchens, our team takes pride in making a difference. We believe that when we come together to help those in need, we all grow stronger—both as individuals and as a community.
Through its involvement in the annual Maine Suitcase Party fundraiser, Landry/French helped raise more than $1 million for Camp Sunshine.


► Now in its fourth year, the Landry/French Construction Annual Golf Tournament has raised more than $100,000 to support scholarships for students pursuing careers in construction management, engineering, architecture, STEM, and the trades.

► As part of the Dempsey Challenge, the Landry/French team completed a 33-mile relay run from the original Dempsey Center in Lewiston to their new location at the Rock Row Health Campus in Westbrook. Remarkably, Landry/ French's Chief Operating Officer, Denis Garriepy, ran the entire 33.5 miles alongside the relay team.

York County Regional Training Center - 44,000SF facility that will supply fire, law enforcement, EMS and dispatch personnel with state-ofthe-art simulation for practical application of skills, a fitness center and classroom-based training for professional development, licensing requirements and college credits.

York County Substance Use Treatment and Recovery Center - New 58-bed, 50,000-SF facility that will offer a "one roof" model of care for county residents that includes observation beds, detox beds, and residential outpatient treatment.

Coastal Maine Botanical Gardens, BoothbayHorticulture & Plant Science Center – A state-of-the-art hub for plant research, conservation, and sustainable horticulture in Boothbay.



University of Maine, Orono | Sustainable Aquaculture Workforce and Innovation Center (SAWIC) – 14,000-SF research facility that combines offices, classrooms, and climate-controlled saltwater and freshwater laboratories with specialized systems designed by InnovaSea to support aquaculture education, workforce training, and advanced research to drive industry growth.
Clippership, Damariscotta – One-story, 48,000-SF building that features three 23-bed neighborhoods, each with a country kitchen, dining room, living room, sun porch, activities room, wellness room, quiet room, and laundry. The building’s entry lobby and office core includes a centrally located commercial kitchen and support.

Bath YMCA (The Haggett Family Early Learning Center) – A new six-classroom facility that will triple childcare capacity in the Midcoast, providing affordable, high-quality early education to local families.
