Residential or mixed-use sites in select postcodes in Prime Central London.

£10m–£60m multi-unit assets.

With or without planning in place.

For development into luxury apartments with sales values between £2,000 and £4,000 per square foot.

Introduction

Landmass Development

An agreed target IRR on equity investment financed by:

Annualised priority return on equity invested.

Profit share upon sale of the completed development.

Terms to be agreed by all parties with a Memorandum of Understanding (MOU).

Bank Debt:

Purchase and development costs to be geared to circa 65% debt with our trusted and competitive lenders to ensure a smooth, efficient transaction while minimising risk.

Target assets will be prime Central London Properties — multi-unit, either residential or mixed-use.

Landmass will be responsible for debt, acquisition, SPV structure, design, development management, sale, and aftercare.

Rory Foster Project Manager

Rory’s entire working life has been in property, and for the last 15 years, he has specialised as a professional Project Manager, successfully delivering a wide range of schemes of varying shapes, sizes, and complexities. Much of his portfolio includes high-end residential projects for both private clients and developers.

Claudia Rossi

Head of Design

Claudia is a RIBA-registered architect and interior designer with 10 years of experience working on complex properties, including many Grade I and II listed buildings. She creates bespoke designs that elevate the space and enhance functionality while respecting the character and heritage of each property.

Peter Manthorpe

Acquisitions

Peter has worked as a consulting Structural Engineer on over 700 residential and commercial projects, ranging from £100k loft conversions to £350m schemes in Central London.

At Landmass, he is responsible for acquiring properties suitable for conversion into residential flats through permitted development rights or full planning permission.
