A VIEW FROM WILMINGTON,NC 2021 proved to be a perfect storm for the high‑end housing market as the starts-and-stops of the pandemic’s reopening fueled even stronger demand for larger homes and inventory struggled to keep pace.

Here in the Wilmington area, the luxury market was led by highnet-worth buyers from primary markets shifting to our secondary market, as they search for more space, access to nature, and lifestyle opportunities lacking in big cities [pg. 40], as the trends in this report explore.

According to the North Carolina Regional Multiple Listing Service, 566 luxury homes at $1,000,000+ sold in the tri‑county area in 2021 compared to381 in 2020, a 33% increase.

RECENT MARKET MOVERS The most expensive sale in New Hanover County came in at $6,422,686 from 513 S Lumina Avenue on Wrightsville Beach breaking the most recent New Hanover County record. This is one of 74 properties on Wrightsville Beach that sold for over $1,000,000 in 2021.

On Figure Eight Island, 26 properties sold in 2021 with an average sales price of $2,990,384.62.

As of January 2022, there are 67 homes in New Hanover County priced at $1,000,000+ currently active or pending.
