The works comprised of the following: Full ‘Cat A’ office refurbishment, including the following works: - Refurbishment of the central core, stairwell, landings and toilets at each level. The creation of a new shower room and tea point at ground floor level.

- Comprehensive replacement of electrical installations including LV intake, LV distribution, small power, lighting, emergency lighting and supplies to electrical and mechanical equipment.

- Installation of HVAC installations including new supply/extract ventilation and new VRF comfort cooling equipment.

- Removal of existing partitioning. Provision of new partitioning to limited areas (as per the architect’s drawings).

- New interior finishes, carpet, tiles, vinyl flooring. Repairs/decoration to ceiling soffits throughout the offices. New wall finishes, painted plaster/drylining and ceramic tiling.

- Sundry items including interior signage.

- Modification of the retained fire alarm system.

- Adaptation of tenant’s data installation to suit new containment.

- Minor modifications to tenant’s access control system, to suit refurbished areas.

- Extensive package of external works included replacement of all windows and external doors, new roller shutter security doors to the car park. Also, the creation of a roof terrace and external plant area at third floor roof level

We recently completed a newly created office space at Electricity House, one of Bristol’s Iconic and historical buildings.

The building is listed and we had to obtain planning permission in order to change derelict space into 13,000 sq.ft of beautiful offices (excluding landlord areas) and have now handed these over to travel company Inside Asia.

Our inhouse Interiors team designed and installed the project in its entirety from concept to completion, working alongside the client to form a brief that met the needs of their business, staff and clients, a cost plan that worked with their available budget and head quarters fitting for them to run their world wide operations from.

The design included: M&E services; feature lighting; raised access flooring & flooring design; ceilings (a combination of exposed soffit, mesh tile, an open grid with exposed services and hanging plant features and MF); a comprehensive furniture proposal – including task and feature areas; specification of finishes and features to create a striking identity for the business through its interior; a series of breakout spaces which encompassed cosy meeting booths for quiet working or informal meetings, a high level ‘quiet working’ zone to allow staff to get away from desks for focused tasks, a library area to facilitate employee learning, a tatami area complete with authentic floor mats and cushions for quirky meetings and low tech interactives such as cork walls and blackboards to encourage creativity and communications.

The space also featured six tree themed meeting rooms of various sizes, (the largest of which doubled as a yoga room twice weekly); a ‘shoes off’ directors suite with plush deep pile carpet and finally the most luxurious staff breakout space that we’ve had the privilege of working on, complete with custom built upholstered benches to allow staff to stretch out with their feet up during downtime , hop ups & bench tables and a beautiful hand painted mural by Dan Kitchener, a world renond street artist.

Project services encompassed: project planning, programming, health & safety, engaging and liaising with building control / planners; procurement; supplier management & quality control The fit out saw Lancer Scott and their dedicated team supplying and fitting M&E, feature lighting, flooring, ceilings, decorations, bespoke joinery, upholstery, windows, furniture – both task and feature.

Lancer Scott also fitted out the CAT A area for the landlords which included toilets, shower room, bike and bin stores.

We reccently completed the design and construction of a 40 Bed Care Home and 4 Townhouses using traditional construction methods. The care home component consisted of a lower gorund floor car park facility and upper ground and first floor accommodation and associated communal areas.

The project presented a number of challenges, one namely being the tight proximity of the clients existing development and the highway as we have constructed 3 elevation on the line of the existing pavement.

Our client took on a 3800sq.ft 2nd floor space at 22/24 Queen Square, in a beautiful building overlooking Queens Square.

The fit out went without hitch and the finished article out was a credit to all involved with the client delighted with the end result.

The vision of the Lancer Scott Interiors team was very strong from the outset, an exquisitely styled mid-century modern interior with beautiful yet budget friendly finishes to enhance the client’s already strong corporate identity. The new office was intended to enhance corporate values of commitment, quality and skill whilst demonstrating their growth by providing them with a natural and more grown up interior than the office that they had outgrown.

Design included: Moodboarding, concept production, Space Planning, Working Drawings, As Builts M&E, Plumbing, Joinery, Furniture package, two large boardrooms, a large conference space with folding partitions to break the space into three smaller rooms when needed, a reception / client entertainment space, directors suite, Meeting Booth, open plan office are and teapoint/staff breakout

Classic colour combinations, metallics and midcentury styling were proposed by the team with the design-led client team loving the proposal from the outset.

The design and build project developed quickly from there on in, with details and working drawings developed at speed due to time constraints and the fit out team selected due to their level of finish and attention to detail.

Project management encompassed: project planning, programming, health & safety, engaging and liaising with building control / planners; procurement; supplier management & quality control Fit out: supplying and fitting M&E, feature lighting, flooring, ceilings, decorations, bespoke joinery, upholstery, windows, furniture, bespoke kitchen, crittal style glazing – both task and feature.

Strip Out, Refurb & CAT A Fit Out of Office Building

Christian Crawfurd Lancer Scott were again appointed to undertake the complete strip out, refurbishment and high quality fit out of a 40,000sq ft three storey – including Ground Floor – building but this time on the outskirts of Bristol in Aztec West. The works consisted initially of the complete strip out to shell, inclusive of all fabric, mechanical and electrical services. Following this, all services were then relocated and reinstated but for this project, the services were installed within a suspended ceiling, which was also supplied and installed by Lancer Scott As well as a fully comprehensive airconditioning system throughout, a heating system was installed to the staircase areas including fire exits along with a smoke extraction system. All WC’s and shower areas were stylishly refurbished including new high end fittings and tiling.

Full decorations were completed internally and externally including the internal and external decoration of all windows and fire doors. The building was carpeted throughout excluding the reception area which was instead tiled in a feature ceramic tile.

The lifts were all fully refurbished and external works consisted of but were not limited to new block pavers, creating a feature roundabout, new signage and a striking canopy entrance including feature lights.

We also installed a modern wood and glass cycle hut. A beautiful reception area was created that included a feature bespoke Corian reception desk, elegant furniture and furnishings, feature lighting, a stunning fabric effect wall and a impressive Armourcoat 3D sculptural textured wall.

We were appointed to undertake the complete strip-out, refurbishment and high quality fit out of a 31,785sq ft five storey – including Ground Floor - building in central Bristol.

The works consisted initially of the complete strip out to shell, inclusive of all fabric, mechanical and electrical services. Following this, all services were then relocated and reinstated. The services were all exposed and this included a raft detail. 3 new lifts were fitted, and new lighting was installed throughout. Roof lights were installed in the 4th floor pitched roof as well as a fan-coil air-conditioning system throughout. All WC’s and shower areas were stylishly refurbished including new high-end fittings and tiling and cycle racks were installed in the basement.

Full decorations were completed internally

and externally and refurbishment was conducted on all of the feature windows.

A high-end reception area was created that included a feature bespoke reception desk created from recycled glass, luxurious furnishings that included a bespoke barn wood, glass and metal coffee table handmade in Amsterdam and beautiful upholstered seating. The reception area also features some stunning feature lighting, a fabric wall, and a bespoke laser cut metal screen.

Lancer Scott’s Interior Design and Fit Out Department recently completed the Office Design, Fit Out and Furniture for an Insurance company who were moving into new offices in Temple Quay, Bristol.

We put together layout proposals, full design and then fit out and reconfiguired the space accordingly.

The final product looks polished, professional and design led and the client was delighted with their new space

Lancer Scott have completed two recent phases of work so far at the Spectrum building. The first phase included the full strip out of all raised floors, ceilings, column encasements, perimeter trunking and all M&E equipment on the whole of the Ground floor which encompassed suites A-E. We then reinstated new ceilings, lighting, raised floors, all mechanical services including fresh air and treated 76no columns with a specialist Mapei product. We also installed new fire doors throughout and completed all decorations.

The second phase included the complete strip out including all existing ceilings in the large-scale reception and lift lobby areas. We then installed new feature ceilings including ceiling fin detail and custom spectacular LED lighting. We also replenished the existing travetine tile floor and removed the existing circular entrance doors and replaced them with new flat automatic entrance door.

Full decorations and furniture were installed including a stunning custom reception desk and custom glass feature wall, also illuminated by the changing LED lighting.

All reception works were completed whilst the building was occupied and had heavy foot traffic throughout. We ensured all Health and Safety standards to both workers and members of the public/tenants and minimised disruption to tenants throughout the works.
