Nearly everyone has a view on the housing crisis and what can be done to combat the effects of it in our district. Opinions vary from those who suggest market forces will take care of the problem and we should leave it be, to those at the other end of the scale advocating for full intervention by Crown and Council. The Community Housing Trust was set up to support Queenstown Lakes residents into decent, affordable housing with secure tenure. We believe intervention is required and to this end, we have set the bold goal of assisting 1,000 households over the next ten years. The Trust is in the fortunate position of having access to both local and central Government support, as well as being able to tap into funding from community trusts and private investors. The bulk of our capital comes via the inclusionary zoning process from developers who are having their land up-zoned – say from rural to residential. They receive signiﬁcant value in this rezoning process, and in return they are required to share some of this value with the community through contributions to the Trust. So what do we do with these land/cash contributions you ask? Quite simply, we turn them into homes for committed locals. We run a range of programmes including affordable rentals, rent-to-buy, and assisted ownership. We’re currently developing a new programme called Secure Home. Based on a leasehold structure, a household will be able to buy into a property at the cost of house construction. They will then pay a very low ground rent on the land. Our modelling shows that a Secure Home property will cost a typical household the same or less than current market rent. A bit of a no-brainer when you think about it.

To keep it affordable for the next household, the resale price will be capped with inflation. This means households get all the privileges of home ownership except the ability to make large capital gains. We see it as a nest – not a nest egg. Our first Secure Home properties will be piloted early next year in homes currently being built in Shotover Country. With nearly 600 households on our waiting list, we have no shortage of local singles, couples and families seeking some form of housing assistance. Our challenge is to scale up the Trust to help them all – plus the others who haven’t registered with us yet. We believe access to decent, secure, affordable housing is a basic human right. We want the Queenstown Lakes to be a vibrant, diverse and inclusive community where everyone can afford to live at a cost within their means. Appalling Social Media Behavior

The first time it happened I thought little of it... Scrolling through the Queenstown Trading page looking for suitable housing options (along with many others), I saw a post with accompanying cringe picture from a seemingly happy couple stating they were moving to Queenstown and were subsequently looking for a place to rent. I thought at first this was fair enough, trying to put themselves out there, why not... The days went past however and I started seeing more and more of these posts, always from young travelling couples clearly with no time to look for housing like the rest of us, but wanted the facebook attention a sickening picture and soppy bollocks post would bring. More days went past and I was at the point of pulling my hair out for the

posts to stop. Everyday another post exactly the same as the others would go up and still couldn’t understand why these lazy buggers weren’t looking like the rest of us, yet assumed people would contact them because of there soppy bullshit post. As a single traveler looking for a house with several other friends/colleagues we have had enough. Stop your pretentious self involved posts of you and your cute relationship which, lets face it won’t last the year... May you all be together forever.

Butt Of A Joke I think everyone that lives here can agree that their main reason for staying in QT is the beauty of the place and to be fair, part of that is the streets are relatively clean of rubbish. I mean I don’t mind walking barefoot like Kiwis should during the warmer months. Yes, so I live and work here and I am totally tired of every morning before work, picking cigarette butts up off the pavement within my works proximity! There is even a cigarette bin located next to my place of work and I have to pick butts up around that!

Would these people who are throwing them on the floor consider throwing litter on the pavement too? Do they not see their ends as the same as throwing empty packaging down?

Wrong Side Parking I see many cars parking the wrong side of road these days and parking on the yellow lines. I don’t know about other countries rules but here is NZ it’s illegal. Why can’t they be bothered to turn around and park on the right side of the road/street? Are they super lazy or just simply an idiot? If you don’t know the traffic act in NZ you shouldn’t drive or rent a car.

Quite agree Christina that there should be debate on the topic of which are the best methods to address this ‘problem’ and ‘war’ that DOC are waging. The problem for a start is that DOC are not open to discussion on an open mind basis - what they decide goes without consultation with those that are footing the bill - NZ ratepayers and farmers. Many sensible suggestions have been put forward by people who know the land and what is really happening but they are falling on deaf ears. If you want to find as much information as you can handle, go the the Ban 1080 and Eyewitness 1080 and other Facebook pages that are full of all the reasons why we have a country covered in the poison 1080 that is banned in most other countries around the world and why DOC do not want to listen - who would want to give up the huge gravy train that they have manipulated with the help of unscrupulous people involved in the poison business. DOC have some great spin doctors in their department supported by several other government departments involved in this never ending poisoning story - the sooner we Ban 1080 and start implementing more trapping and culling methods that have been mooted, the better for New Zealand and its ecology, birds and animals.

Jane I’m tired of the anti-1080 crowd saying that trapping is an alternative to 1080. There is absolutely no way trapping and culling will achieve the results that 1080 currently gives us. Do you know how quickly these breeds of mammalian predators multiply? I’d like to see how many tourists come to NZ to see our forests full of rats, stoats and possums after 1080 is banned.

Rental Costs Earlier this month, Queenstown rental prices hit the headlines again after figures compiled by business website interest.co.nz showed that the average rent in Queenstown Lakes hit $616 per week in September. The national median weekly rent is up 6.7 per cent on last year, and is currently at a record high of $480. In June, the Trade Me Rental Price Index reported that the median weekly rent in Queenstown Lakes had jumped 12.9 per cent since January 2018. It also reported that Queenstown Lakes was the most expensive district to rent in New Zealand.

Housing Realestate.co.nz reported a record high for property asking prices in September. House prices in Queenstown Lakes increased by 8.5% on the previous month to $1,105,462 – the highest of any region since their records began in 2007. The average asking price across New Zealand stood at $690,733 for the same month.

In 2007, the Queenstown Lakes District Council recognised an issue in the lack of affordable housing and acted upon it by initiating the formation of the Queenstown Lakes Community Housing Trust (QLCHT). It is an independent, not for profit, community owned organisation. The trust assists eligible low-to-moderate income households, who contribute to the social, economic and environmental wellbeing of the district, with a range of housing programmes. To be assessed, you’ll need to register your interest online (qlcht.org.nz).

Earning potential According to census data, the median personal income in Queenstown-Lakes District was $35,200 in 2013. The mean weekly rent was $358. Data from the 2018 census will be released next year. An individual working 40 hours per week on minimum wage earns $660 before tax and contributions. The average yearly salary in Queenstown is around $50,000 (various job listing sites offer similar figures) however, this is not properly representative of the mix of job types available here – some individuals will be on a much higher wage and other much lower. Living Wage Aotearoa is an organisation which calculates the hourly wage New Zealanders need to earn to be able to afford necessities. In April 2018, this figure was raised to $20.55 – 35 cents more than the 2017 figure and $4.05 more than the actual minimum wage.

Pick up your pen! Remarkable Theatre are looking for writers to submit short plays for the annual Pint-Sized Plays competition. Playwrights are challenged to write a play of up to ten minutes in length, using three thespians and minimal props. The format enables the plays to be easily performed in a pub. The trend started in Wales in an effort to bring drama to the people and it’s now the foremost competition for super short plays.
