Bob is an award-winning designer focused on corporate commercial and higher education projects. His work on the E.J.DeSeta Building in Wilmington DE was awarded an AIA Gold Medal, PSA Silver Medal and was published in Architectural Record. Recent projects include the new Endo Health Solutions Worldwide HQ; Christina Landing Retail Center; and the new Physician Assistant Education Facility for University of the Sciences. Bob is NCARB-Certified and is a registered architect in five states. He is a member of AIA, PSA, the National Trust for Historic Preservation and the Concord Township Historical Society. Bob received his BArch and MArch from Cornell University, and has a BS in Environmental Design from University of the Arts.

John’s expertise is diverse and expansive including a wide range of sophisticated, large-scale R&D laboratory, office and multi-use projects. As Managing Principal he directs the overall management of the firm, collaborating on of all strategic aspects of the practice from design to service deliverables, financial oversight to client relationships to business development. In every aspect of every role, with clients and colleagues, John’s management style promotes the building of strategic relationships. He believes that is at the very core of not only attaining goals, but surpassing them.

An award-winning designer, Jeremy specializes in interior architecture and design for commercial projects. Among his projects are the worldwide headquarters for Endo Health Solutions; a mixed-use facility for Revzilla Motor Sports at the Philadelphia Navy Yard; Iroko Pharmaceuticals headquarters; Logan Circle Partners; City TapHouse; multiple Chickie’s & Pete’s locations in PA & NJ; and EMD Millipore Corporation, winner of two IIDA Awards. Jeremy’s work has appeared in A Face for Radio and Corporate Interiors. Jeremy is a registered architect in three states, is NCARB-Certified and a LEEDAccredited Professional. He holds a BS Architecture and a Master of Architecture from Kent State University.

EJ DESETA OFFICE | METAL FABRICATION

LOCATION: Wilmington, DE STATUS: Completed 2006 SIZE: 100,000 SF

The design expresses the elegant character of a modern workplace – the functional requirements blend a highly active environment with planning strategies that provide natural light and views throughout. The building serves as the home for the Buccini/Pollin Group, a real estate developer, and EJ DeSeta, a metal fabrication company. The 100,000 SF building is split to reflect the two components of the program: metal fabrication workshop (75,000 SF) and office area (25,000 SF). The office building is elevated a full story, creating a covered parking area underneath and boldly asserting its presence at the street intersection. The offices are split in two levels; the lower houses the EJ DeSeta offices and connects via

a bridge to a mezzanine level above the shop. The third level houses the headquarter offices of development group, the Buccini/Pollin Group. The building design has been distinguished with the following awards: 2006, Silver Medal from the Pennsylvania Society of Architects 2005, Gold Medal, AIA Philadelphia Chapter 2003, Honor Award for an Un-Built Project, AIA Philadelphia Chapter

ENDO PHARMACEUTICALS OFFICE | CORPORATE HEADQUARTERS

LOCATION: Malvern, PA STATUS: Completed 2014 SIZE: 300,000 SF

The collaborative Integrated Project Delivery effort between the design disciplines and the CM enabled the team to complete the project—design to occupancy—within 15 months. L2Partridge assisted Endo’s real estate, legal, financial and operations partners with the analysis of potential locations, developer relationships, capital investment and development opportunities to satisfy Endo’s real estate criteria. The result was the selection of a greenfield site at the Atwater Campus in Malvern, PA with Trammell Crow Company as the developer and IMC Construction as the construction manager. Collaboration between the developer, design team, construction team and local municipality permitted the implementation of timely, well thought-

out decisions regarding the site, building position, structural system and building exterior envelope. Real time cost data provided by the construction team allowed the design team to craft a facility design that responds to the project design criteria in a cost-effective manner. L2Partridge employed a two-team design approach – building core & shell and interior fit-out– to execute the design in a FastTrack/ multiple design package delivery model.

THE HENDERSON GROUP OFFICE | CORE & SHELL BUILDING TO SUIT

LOCATION: Chadds Ford, PA STATUS: In Progress

The narrow 90’ wide office building with floor to ceiling glazing maximizes the infusion of natural light into the work environment.

SIZE: 72,000 SF This project is a 72,000 SF office building with three levels, each at 24,000 SF. Unique to the design of this building is the creation of a roof level terrace. The terrace will be used as a regular employee location for company social events and as a break-out zone for meetings and conferences.

THE BUCCINI POLLIN GROUP CORPORATE CAMPUS

LOCATION: Wilmington, DE STATUS: Proposed SIZE: 450,000 SF

Located along the Christina River, the orientation of the buildings and the use of glass facades maximize views to the river and the Wilmington skyline. This confidential client currently occupies +400,000 SF of space in various locations throughout the city of Wilmington. This leads to duplication of services and inefficiency of operations. In an effort to improve efficiency and to improve the overall work environment for the employee base, effort is being made to consolidate operations to a single location within Wilmington.

BRANDYWINE 6 OFFICE | CORE & SHELL BUILD TO SUIT

LOCATION: Chadds Ford, PA STATUS: In Progress SIZE: 75,000 SF

Precast concrete wall panels with three-dimensional contouring highlight the building exterior providing a sense of depth and texture. This project is a 75,000 SF office building with three levels each at 25,000 SF. Unique to this design effort is the site plan with parking and sidewalks had already been designed and given land development approval. The proposed building had to fit into the area that had been designated on the existing site plan. This caused the building plan to have a slight bend in the geometry in order to successfully fit the site. The angular geometry shift in the plan is used to accent the building entrance and to provide a rationale for variations

in the patterning of the facade. The building exterior, which will be cast as precast panels, was designed using advanced 3D software techniques and will be digitally fabricated to achieve seamless contours. By developer standards, the building is relatively narrow, with a 90’ cross section width. Nine foot ceiling are anticipated throughout.

iSTAR FINANCIAL CORPORATE OFFICE | CALL CENTER

LOCATION: Warrington, PA STATUS: Proposed SIZE: 65,000 SF

The “Call Center” paradigm is altered with an architecture that celebrates an open plan with tall 10’ ceilings and floor to ceiling glass. Located adjacent to a neighborhood “Town Center” this proposed twostory office building is designed for a corporate user as a call center dedicated to their eastern operations.

The building exterior materials used on the facades are composite metal panels, high-density fiber cement panels in a rain screen application, and an energy efficient curtain wall glazing system.

The ground floor program houses the corporate executive team, conference center and an employee cafeteria. The second floor is dedicated to the call center. Unique to this call center are the tall 10’ ceilings, the floor-to-ceiling glass perimeter and the infusion of natural light in the work environment.

With an on-site parking ratio of 7 cars per 1,000 SF of gross building area, the site is not large enough to surface park all 490 cars. The adjacent Town Center has extra capacity to take the over flow parking. A pedestrian bridge will be constructed across the wooded area to make the walk convenient.


USPS BULK MAIL DISTRIBUTION FACILITY

LOCATION: Philadelphia, PA STATUS: Completed 2006 SIZE: 930,000 SF

The Architectural expression of the building is derived from the character of the tripartite program of shipping, processing, and administration. This facility is in close proximity to the Philadelphia International Airport, thereby implementing a more efficient means of distribution. The Postal Service has enhanced its capabilities with a computer aided network that processes mail with greater accuracy than ever before. This sophisticated operation extends over an expansive two-level workroom totaling 630,000 SF that extensively utilizes mechanized equipment and conveying systems. Shipping/receiving, support,

and mechanical areas surround both levels of the processing function. A three-story high circulation spine links the work and administrative areas while concentrating and securely organizing employee movement through the facility. Infused with light during the day and dramatically lit at night, this environment has been designed to welcome the employees and provide respite from the highly functional workroom. LINCOLN SQUARE FOOD MARKET

LOCATION: Philadelphia, PA STATUS: Feasibility Study SIZE: 55,000 SF

The transparency of the addition emphasizes the V-Shape structural frame, recalling the open iron truss design of the existing train shed structure. The historic train shed, located on Broad and Carpenter Streets was analyzed for a potential adaptive reuse as a food store. The open, column free space lends itself well to many potential new uses but the large volume of the train shed interior seemed particularly attractive as a neighborhood grocery market. The floor area of the existing train shed (25,000 SF) is not by itself large enough to make a food market commercially viable. An addition is required to double the area. This addition provided the design team

with an opportunity to better address Broad Street as the train shed building sits about 150’ back from the street. The design of the addition attempts to balance its modern, open aesthetic with the historical character of the existing architecture. The transparency of the addition emphasizes the V-Shape structural frame, recalling to the open iron truss design of the existing train shed structure.

CHRISTINA CROSSING RETAIL CENTER

LOCATION: Wilmington, DE STATUS: Completed 2009 SIZE: 180,000 SF

The “Brown Field” site was turned into a commercial retail center with sustainability in mind. The food market has a parking deck on the roof to reduce the parking footprint on the site. The retail center, implemented by the Buccini Pollin Group, is one additional step of a much larger vision for the South Market district of Wilmington. Earlier development by BPG in this district saw the addition of a combination of townhouses, apartments and condominium residential units, along with their own corporate headquarters building. In order to support additional residential and corporate development, the master plan called for a retail center that would have the retail amenities needed to support a community.

The retail center’s anchor tenant is a national supermarket chain. The supermarket is a 75,000 SF building design specifically for this use. Parking on the roof deck for approximately 200 vehicles is in addition to the surface parking, making it more convenient for the costumer. The site was a “brown field”, requiring much of the existing soils to undergo a decontamination process. All of the storm water is contained and filtered through the use of below grade infiltration beds.

Recent projects include leading both the core & shell and interior fit-out of the Endo Health Solutions worldwide headquarters; fit-out of law firm Conrad O’Brien; and multiple administrative space fit-outs for The Children’s Hospital of Philadelphia. Her passion for sustainable design includes her work on 1601 Market Street—the first hi-rise building in center city Philadelphia to achieve LEED EBOM certification. Jessi is a registered architect and holds a BS Architecture from the University of Michigan and a Master of Architecture from the University of Virginia. She is a LEEDAccredited Professional.

Sari has applied her strong project management and design experience to a wide variety of interiors projects for corporate clients, non-profits and law firms. Recent projects include the Iroko Pharmaceuticals headquarters; City of Philadelphia First Judicial Municipal Court; Endo Health Solutions worldwide headquarters; a multi-floor renovation for law firm Montgomery McCracken Walker & Rhoads; administrative space for Drexel University Health Services and Campus Operations; law office Conrad O’Brien; and an expansion project for the Mental Health Association of Southeast Pennsylvania. Sari holds a BA from Williams College and an MS in Interior Design from Drexel University, and is a LEEDAccredited Professional.

Tuong has experience on a broad range of architectural and design projects encompassing corporate interiors, residential, state and city government, GSA, medical offices and restaurants. Among Tuong’s notable projects are the Philadelphia District Attorney’s Office; residential conversions of the Packard Building and 1930 Chestnut; Administrative Office of Pennsylvania Courts; School District of Philadelphia administrative offices; adaptive reuse of a warehouse for The Association for Independent Growth (TAIG); and the Public House Restaurant at National Harbor. Tuong holds a BArch from Temple University and is a LEED-Accredited Professional.

Harry focuses his strong project management skills and dedication to client satisfaction on commercial interiors projects and building accounts. Harry’s corporate experience spans law firms to non-profits to government work and includes the regional headquarters for engineering firm Parsons in Washington, DC; law offices for Offit Kurman in multiple locations in PA and MD; the Federal Community Defender Office for the Eastern District of Pennsylvania; and the Philadelphia office of software development firm OSIsoft. He also oversees the accounts for a number of prominent Center City Philadelphia high-rise commercial office buildings including 2 Liberty Place, One Penn Center and 2000 Market Street. Harry holds a BS Interior Design from Drexel University and is NCIDQCertified.


LOMBARD INTERNATIONAL CORPORATE OFFICE

LOCATION: Philadelphia, PA STATUS: Completed 2015

Clean modern design elements represent an international highwealth management firm and their clients.

SIZE: 55,000 SF Lombard International is a global specialty insurer and investment management firm. The goal was to create a sophisticated workplace reflective of their brand and global client base with an emphasis on amenity and collaboration space to enhance their recruitment and retention efforts. Reception’s classic modern design utilizes a palette of glass, marble panels, crisp white stone flooring and warm zebra wood walls. A dynamic feature ceiling constructed of angular wood members contrasted by surround elements is reflective of the

organization’s innovative approach to financial management. The staircase engages a two-story stone wall creating a strong vertical connection between the two floors, encouraging internal movement and interaction. The workspace planning strategy locates teaming clusters of workstations along the perimeter allowing natural daylight to flood the space. Internal offices have full glazed fronts creating a transparent environment with a strong visual connection between colleagues. The large flexible hub provides collaborative workspace in a modern

café setting, while also accommodating ‘town hall’ meetings and entertainment space. Art galleries at transition spaces offer the user a unique experience as they move through the space. This was a full renovation including schematic design, construction documentation, vendor coordination, design and specification of all furniture elements, and artwork consultation.

HILL INTERNATIONAL CORPORATE OFFICE

SIZE: 60,000 SF

The space reflects the prominence of a world leader in the construction industry and offers flexibility and branding opportunities to display the full breadth of their capabilities.

Hill sought to consolidate multiple offices and relocate to premier Center City Philadelphia office space, leasing two full floors at One Commerce Square totaling 60,000 square feet. The project required an aggressive schedule —10 months from award to occupancy.

Key design features in the state-of-the-art space include a Hill International-branded maroon glass feature wall which extends from the main elevator lobby to the floor below; a custom two-story lighting pendant; and wood-paneled feature walls framing high-definition monitors displaying Hill’s extensive portfolio. An existing interconnecting stair was stripped down to the structure and re-clad with marble flooring and glass railings,

AMERICAN BIBLE SOCIETY CORPORATE OFFICE

LOCATION: Philadelphia, PA STATUS: Completed 2015 SIZE: 96,000 SF The American Bible Society is a 200year old non-profit organization whose mission is to deliver God’s word worldwide while encouraging people to renew their relationship with God through scripture. The design challenge was to create a modern workplace while respecting the deep history of the organization and honoring the impact of the bible. The 96,000 SF workplace is arranged in “neighborhoods” connected by collaborative areas designed to encourage people to inquire, learn, and reflect on their faith in a comfortable and welcoming environment. The design challenge for The American Bible Society project was how to create a modern workplace while respecting the deep history of the 200-year old organization and honoring the impact of the bible. reflective of one’s journey through life as they engage with God’s word extends the length of each floor. Messaging nodes along this path reinforce the mission, utilizing technology, artifacts, bible verses and scripture from the society’s collection of over 46,000 bibles. A grand staircase creates a visual connection between the two floors while functioning as tiered seating cascading into the gathering space below. Staggered vertical walnut wood and white glass panels with engraved scripture climbs the two-story wall and branches across the ceiling as a conceptual

representation of Revelation 22:1-2 and the “Tree of Life.” The complexity of the finish and material palette is a thoughtful balance of color, pattern and texture suggestive of the organization’s global partnerships, resulting in a comfortable and welcoming environment that speaks not only to western culture, but represents a diverse mix of cultures and ethnicities.

INTECH CORPORATE OFFICE

LOCATION: Philadelphia, PA STATUS: Completed 2015 SIZE: 30,000 SF L2Partridge was engaged by INTECH to design their new headquarters space across Market Street from the office they had occupied for 15 years. The planning strategy utilizes a ‘neighborhood’ arrangement; glass front offices are placed around clusters of workstations to support their strong teaming work style. The entry sequence is defined by strong branding elements at the elevator lobby and adjacent client boardroom. The reception area incorporates a variety of materials and textures to showcase their

The primary departments within the organization, Pre-Con and the Project Management division, are centrally located to enable efficient work flow and encourage collaboration. Support groups such as finance and marketing are strategically located adjacent to these primary functions. Generous amenity spaces, an open Café and Fitness Center promote a healthy culture and are easily accessible

to encourage regular use. The Café is a flexible environment for dining but also serves as a collaborative hub for casual meetings, events and organizational gatherings. Strong branding elements throughout consistently promote INTECH’s unique approach to construction and showcase their global presence. LEED - CI Certified

IROKO PHARMACEUTICALS CORPORATE OFFICE

SIZE: 55,000 SF

Design elements respond to the client’s passionate beliefs in the majestic West African Iroko tree. Its deep roots represent strength and stability, while its leaves symbolize renewal and innovation.

Iroko Pharmaceuticals selected L2Partridge for the interior fit-out of their new fourstory 55,000 SF build-to-suit facility at the Philadelphia Navy Yard. The ground floor of the building serves as the amenities floor with lobby/reception area, fullservice cafeteria, training center, fitness center with locker rooms, and an exterior terrace for employee use. The open plan workspace includes interior glass-front offices, conference rooms, central meeting

rooms and cafes on each floor. The fourth-floor executive suite features the main boardroom, private offices, and gallery areas. It was important to carry the design vocabulary throughout the building and interiors to brand the building Iroko. Planning strategies focused on bringing people together to cross pollinate ideas, increase efficiency and collaboration in a multidiscipline work environment.

This interior fit-out project was for the EMD Chemicals Performance Materials Division, creating a 30,000 SF Technology and Customer Center at One International Plaza near the Philadelphia airport. The facility houses both a “corporate zone” for customer service and sales functions and a dedicated “laboratory zone” with R&D and laboratory facilities. Programmatic elements include offices, workstations, a conference center, employee café, laboratories and training space. It was important to carry the

design vocabulary throughout both the corporate and laboratory zones, and the design focuses on a continuity of language between the spaces. The plan encourages collaboration between the administrative/ sales and technical laboratory staff around a central hub area designed for training, conferences, and events. With a very narrow plan, views were made available in all directions and glass partitions result in both transparency and daylightflooded spaces. Workstation panels

The invigorating and inspirational atmosphere of the interiors reflects the RevZilla brand and their “work hard, play hard” culture.

SIZE: 55,000 SF RevZilla Motorsports relocated from their former location in the heart of South Philadelphia to a larger, 50,000 SF mixeduse facility at the Philadelphia Navy Yard. Founded by a core team of riders, RevZilla’s stated goal is to bring an unsurpassed shopping experience to their customers, which is best evidenced by the 5,000 SF retail showroom featuring a massive helmet

wall and other high-end motorsports parts, apparel and accessories. The new building also houses a 28,000 SF warehouse to support their online business, and an 18,000 SF office space offering an invigorating, inspirational atmosphere that reflects the RevZilla brand and their “work hard, play hard” culture. The polished industrial design

vocabulary was carried from the office into the showroom and warehouse with wood, steel and stone representing the masculine, rough, raw aesthetic that exemplifies the RevZilla brand.

The initiative was to locate all corporate HQ functions under one roof in a state of the art flexible facility. The result was the development of a new turn key 300,000 SF complex of approximately 220,000 SF of office space and 80,000 SF of common areas and amenities space. Programmatic elements for the new facility include private offices, open workstations, fitness center, cafeteria/food service kitchen, sales training center, conference center, executive areas / boardroom, high density

With an emphasis on sustainability, the building is nestled into the side of a 30’ hill. The infusion of the natural light from skylights above makes the building interior feel open and airy.

The building is designed as a three-story building measuring 57,000 SF. The slope of the site allows the building to appear as a three-story façade facing the campus core and as a single-story façade facing the residential neighborhood. The Speech Language Pathology program is located on the ground floor and only requires limited excavation into the side of the hill. A central stair traverses the slope 15’ vertically and leads to the second floor where the

Physician Assistant Program is located. The Physician Assistant Program occupies the entire floor, with classroom/student amenity space organized around a central circulation spine. Administrative offices are placed along the front perimeter of the building, taking advantage of the floor to ceiling perimeter glazing system. Clinical spaces are located at the rear of the floor plate and are close to the classrooms in the existing College of Health Sciences

building. A student lounge is positioned above the building entrance in a large “picture window” that visually connects the students back to the central campus green. The central circulation spine continues to traverse the slope of the hill to the third floor. A large window area at the location of this stair further infuses the interior of the building with natural light and acts as a way finder to the third floor.

THE HILL SCHOOL PERFORMING ARTS CENTER

The façade acts as a stage to the context of the campus with the opening and the plaza area which fronts a large pond in front of the building. This facility is the first of a series of buildings to occupy the north side of the campus and this building is seen as a gateway to the north campus. The building program provides space for the drama, music and art, with class rooms on two levels. The primary attribute of the building is the 700 seat, proscenium thrust stage auditorium. The main building façade faces the existing south campus and the large multi-story opening in the masonry façade reveals the two story glass auditorium lobby. The façade acts as a stage to the context of the campus

A free standing “tempietto” type structure is positioned on an axis from the center of the plaza circle to the schools church tower opposite the building A large circular plaza was created to resolve the relationship of an existing classroom building and the new library. The library was designed with a primary form acting as a large multi-story book barn. Programmatically, all administrative and archival duties are located in a nonpublic area of the floor. This level also has the reference and periodical areas as well as the primary reading areas. The upper level is the primary storage area for the schools collection of books. Unique to this facility is a rare book vault with special environmental conditions. This

UNILIFE MEDICAL SOLUTIONS OFFICE | cGMP MANUFACTURING

LOCATION: York, PA STATUS: Completed 2013 SIZE: 146,000 SF

The project was executed under a Fast Track delivery method to ensure a fully-commissioned and validated facility to meet contracted manufacturing commitments. This 146,000 GSF facility consists of two buildings including a 36,000 GSF office building and a 112,000 GSF manufacturing building. This building includes ISO7/ ISO8 suite for the manufacture of medical devices. Included in this facility is a cGMP warehouse for in-process and final product storage as well as Quality control and Biology laboratories. There are also machine shops for the repair and maintenance of manufacturing equipment as well as general facility maintenance. The project was executed under a FastTrack delivery method to ensure a

fully-commissioned and validated facility to meet contracted manufacturing commitments. The office building exterior faรงade materials a composite aluminum panel system used in a rain screen construction. The cGMP facility uses pre-insulated tilt up precast concrete panels for to achieve a cost savings and for speed of construction.

CHARLES RIVER LABS PRECLINICAL FACILITY

The introduction of natural / native colors and wayfinding signage helps the employees navigate their way around this large facility.

SIZE: 350,000 SF This Pre-Clinical Facility for a Contract Research Organization is an adaptive reuse of an existing facility that was originally designed as a printing and distribution facility for State Farm Insurance. The robust nature of the existing construction lends itself well to the new program. The existing warehouse space was tall enough to allow the design team to add an additional floor of research program space. A secondary structure was required

to support the additional floor and the new mechanical equipment on the roof. The facility program includes office / administration space, employee amenity areas, and R&D Areas. The design team’s scope of services included site / facility due diligence study; programming for the research and development groups and the administrative areas; architecture; engineering; and Value Management facilitation.

Site and building security was a major focus of the design, with careful attention given to providing the necessary design features to enable a secure site and building. Natural light enhances many of the spaces with new skylights and windows. The introduction of natural /native colors and wayfinding signage helps the employees navigate their way around this large facility.

BRISTOL-MYERS SQUIBB COMPARATIVE MEDICINE FACILITY

SIZE: 75,000 SF

Vibrant colors and finishes enliven spaces normally considered clinical and sterile, enabling the building to recruit and maintain a highly trained and motivated research staff.

This project provides Bristol-Myers Squibb (BMS) with a 75,000 SF Comparative Medicine Research Facility that includes office / administration space and life science laboratories. Designed to support early discovery and development, the facility allowed BMS to expand to new therapeutic areas and move from a target-based discovery model to functionality-based

ones. Working within an existing building presented multiple challenges, including planning an approach to a two-story building that facilitated the transfer of materials and samples to and from all the laboratories, while providing the user’s required program within the bounds of the existing footprint. The resulting design streamlines flows of people and materials

within each type of space while providing the required interaction spaces between the various groups. LOCATION: Wilmington, DE STATUS: Completed 2015 SIZE: 200,000 SF Incyte was located at the DuPont Experimental Station over multiple buildings. The initiative was to locate all corporate HQ functions under one roof in a state-of-the-art flexible facility. The result was the development of a new turn key 200,000 SF complex of office space and R&D space. Programmatic elements for the new facility include private offices, open workstations, R&D Areas fitness center, cafeteria/food service kitchen, sales training center, conference center, executive areas / boardroom, high density

The design solution drove the cultural goal of increased interface of the science and administration colleagues through the use of strategic adjacencies and amenities. file rooms, data center, copy center and loading docks. Incyte’s relocation marked the emergence of a new leadership team with the retirement of the CEO. The new leadership desired an environment that supported the highly collaborative environment of a research company. The challenge was that the new structure desired a much stronger interface between science and administration colleagues – not a more segregated environment

of a traditional Research Company. The design solution drove the cultural goal of increased interface of the science / admin colleagues through the use of strategic adjacencies, amenities throughout the facility and the use of “war zones” that supplied environments for multi-discipline team projects that fostered cross pollenation of groups within the company.

NATIONAL CANCER INSTITUTE RESEARCH MODEL PRODUCTION FACILITY

LOCATION: Frederick, MD STATUS: Completed 2008 SIZE: 35,000 SF

The primary functional areas of the building are comprised of a series of isolated “barrier” rooms necessary to provide clean, controlled environments serving as “husbandry” facilities. This project, a Research Model Facility, was constructed under a $100M, ten-year contract engagement with the National Cancer Institute with some funding provided by the National Institutes of Health. The primary functional areas of the building are comprised of a series of isolated “barrier” rooms necessary to provide clean, controlled environments serving as “husbandry” facilities. The other programmatic elements in the facility include office / administration areas, a surgery laboratory, and micro-isolation suites for transgenic model production.

The project utilized a modular design to optimize efficient and flexible holding and support functions. Mechanical distribution systems are organized in a central corridor outside the barrier room to allow maintenance to occur without disruption to the scientific spaces. All systems utilize a central plant producing steam and chilled water. A central vacuum bedding system collects waste from each barrier room into a central dumpster system for proper disposal.

CHRISTINA LANDING APARTMENTS & CONDOMINIUMS

LOCATION: Wilmington, DE STATUS: Completed 2006 SIZE: 272,000 SF

The river becomes a public amenity with this private development. The tower and townhouses are positioned such that an open green lawn is created adjacent to Wilmington’s Riverwalk. This residential tower is part of a larger development to redevelop the east side of the Christina River in Wilmington. The site is very prominent, flanked on two ends by the major roadways leading in and out of the City and it is directly across the river from the Amtrak Wilmington train station. The tower is 22 stories with 172 residential units, 60% one bedroom and 40% two bedroom. There are six, two-story loft apartments at the top of the building.

The program also includes amenity areas including a movie screening room, fitness center, business center and a TV lounge/reception area that looks out over the river and the large green lawn. The tower was constructed using a cast-in-place post tension concrete system. The exterior uses pre-cast concrete panels with a thin brick set into the casting mold at the factory.

MIDTOWN PARK APARTMENTS

LOCATION: Wilmington, DE STATUS: In Progress SIZE: 500,000 SF

The design enhances the existing urban context with subtle uses of building form, scale and materials that complement the neighborhood. This project, located in center city Wilmington, DE., is a luxury apartment / mixed-use complex. There are 180 apartments with three unit types— studio, single bedroom and two bedroom.

There is a below-grade, five-level parking structure for 500 vehicles beneath Building One. Access to the parking garage is off of the newly created Burton Place, a private cross-block road.

The complex has two buildings. Building One is a four-story building with retail and apartment amenity space on the entrance level and apartments on levels two, three and four. Building Two is an eight-story structure with retail and support space on the ground level, and seven floors of apartments above.

The amenity program includes an outdoor pool surrounded by cabanas and a grilling area in the courtyard. The inside amenity program includes a movie screening area, large demonstration kitchen with dining area, a business center, a billiard room and a TV lounge.

300 ARCH STREET APARTMENTS

LOCATION: Philadelphia, PA STATUS: Proposed

A narrow, 14’-wide site yields great opportunity to activate the corner and enhance the surrounding urban context.

SIZE: 3,000 SF This project is a 3,000 SF addition to an existing five-story apartment building in the Old City area of Philadelphia. Located on the corner of 3rd and Arch street, the vacant lot adjacent to the existing building is 14’ wide. The existing façade, which is the demising wall between the two properties, is a blank façade and shows the scars of the former historic building that was

lost to destruction in the early 1970’s. The two properties have been joined as a single entity, allowing the design team to penetrate the existing demising wall with new openings. The floor plate of the existing apartment building is expanded by 14’ allowing for an increase in the number of rentable units.

The proposed design carefully considers the surrounding architectural context in regard to façade materials, color, texture, window/façade penetration scale and overall building heights. The proposed design places importance on the articulation of the corner and highlights this with a fivestory vertical glass curtain wall.

RODNEY SQUARE APARTMENTS | ADAPTIVE REUSE

LOCATION: Wilmington, DE STATUS: Completed 2006 SIZE: 475,000 SF

The adaptive reuse of the old Delaware Trust Bank Building yielded apartments with large windows that enhance the interior environment with natural light. This adaptation of a 1918 bank building has been redesigned to accommodate 275 apartments. A 1950’s office tower that had occupied the existing courtyard was removed and the facades restored to their original design. The majority of the residential program is comprised of a mix of one-bedroom, two-bedroom, and two-bedroom plus units. Five percent of the overall unit count is reserved for studio apartments. Each of the units is graced with large double-hung windows that infuse the apartment interior with natural light.

Resident amenities include a large fitness gym, movie screening room, lounge area with a pool table, coffee bar, and cyber library. A parking garage was crafted to fit within the existing structure of the lowest levels, providing important parking space for the residents. Commercial space is provided at the ground level along all of the street facades for café’s, restaurants and shops.

The cabin, a retreat from the noise and chaos of New York City, is strategically positioned in an existing strand of oak trees and rock outcroppings with its primary view orientated towards the pond. The client, Mr. Burns lives and works in Brooklyn, NY. Mr. Burns grew up in the Leigh Valley area of Pennsylvania and wanted to find a property that would afford him respite from Brooklyn during the weekends and would put him in closer proximity to his aging parents. The 17 acre site in Quakertown is less than two hours from Brooklyn, making escape to solitude easy. The cabin is designed as a small, selfsustained home with a strong emphasis on connecting with the outdoors. As one

approaches the cabin, which can’t be seen from the road, a view of one of the ponds beyond is immediately visible. The deck, which protrudes through the cabin, offers a place for contemplation and relaxation. The fireplace, which is accessible both inside and outside of the cabin is intentionally placed in the center of the structure to allow for use during all seasons and provides residual heat throughout the small space. Mr. Burns also requested space be made for his beloved dog, Mickey.

Bob received his BArch and MArch from Cornell University, and has a BS in Environmental Design from University of the Arts.

Jeremy’s work has appeared in A Face for Radio and Corporate Interiors. Jeremy is a registered architect in three states, is NCARB-Certified and a LEEDAccredited Professional. He holds a BS Architecture and a Master of Architecture from Kent State University.

Jessi’s track record of success managing corporate commercial and commercial interiors projects is a direct result of her keen eye for detail and commitment to balanced design. Recent projects include leading both the core & shell and interior fit-out of the Endo Health Solutions worldwide headquarters; fit-out of law firm Conrad O’Brien; and multiple administrative space fit-outs for The Children’s Hospital of Philadelphia. Her passion for sustainable design includes her work on 1601 Market Street—the first hi-rise building in center city Philadelphia to achieve LEED EBOM certification. Jessi is a registered architect and holds a BS Architecture from the University of Michigan and a Master of Architecture from the University of Virginia. She is a LEEDAccredited Professional.

The refined rustic design features all-natural materials—stone, metals and reclaimed woods including barn siding, hand-sawn timbers and oak planking.

To draw attention to the more than 75 draught beers, a central island with beer taps serves as the focal point of the interior bar and dining area. Exposed conduit running from the “tap” island to the keg room further highlights the variety and freshness of the beverage offerings. The interior space includes a dual-purpose lounge serving as beer tasting room and private party area; a spacious dining area with high ceilings and a feature “wagon wheel” canopy constructed of metal and timber; and an open public kitchen with wood-fired pizza oven.

SIZE: 16,000 SF

The boardwalk level is expanded outward and large openings are introduced into the existing building facades to create unobstructed views to the ocean.

The design challenge was to convert an underutilized series of spaces at the corner of the Tropicana Casino into a multi-level dining and entertainment venue with a strong connection to the Atlantic City Boardwalk and beach. The solution involved expanding the boardwalk level outward and introducing large openings transforming the building

facade at both levels for unobstructed ocean views. A large floor opening and grand staircase create a strong visual connection between the two levels. The 16,000 sf restaurant contains three separate bars each offering a unique experience to the customer. The lower level engages the boardwalk with outdoor

dining, a two story feature bar and walk-up window for easy access to the world famous Crab-Fries. The upper level showcases a multi-media sports bar that spills out onto the casino floor with dining areas. The upper floor also contains a PLAY2 Gaming area with a private bar which can be utilized for private events.

The central feature is an engaging island bar with a back bar designed to allow strong visual connections between the bar and dining spaces.

Public House’s mission is to provide a consistent quality product in a sophisticated and fun atmosphere. Public House National Harbor is situated right in the center of the action offering a unique indoor/outdoor dining experience. The
