Front Porches With More Than Just Curb Appeal By Julie Achtermeier There's a lot to be said about having great curb appeal but it's a bonus when you can make your front porch, and yard, more functional as well. Following some basic guidelines can make it a more palatable task and ensure the results are stunning.

The first step is to assess your porch's potential, and limitations. While having a full seating area on your porch may sound tempting if yours is small and confined, too much seating may not be possible. You want your porch to be inviting and look like an extension of your home and gardens.

STAYING ON TOP OF YOUR ROOF’S REPAIR One of the largest, most important lines of defense against the elements, pests, and energy efficiency is your roof. The thing to remember about the roof is that problems can sneak up slowly, so being intentional about roof upkeep and repair is essential to maintaining its quality.

KNOW YOUR ROOF’S MATERIAL When you own a home, it’s good to know what type of roofing material was used. Beyond the plywood base and the underlayment (the waterproof barrier that protects the underlying wood), are the shingles or tile. Different materials have different life spans, repair expenses, and potential issues that could arise. Asphalt shingles are the more popular of choices and are also the least expensive. These shingles have about a maximum life span of 20 years and are not as durable as some other materials out there.

POTENTIAL PROBLEMS The roof is battered day in and day out, so the list of potential issues is a long one. Maintaining clean gutters is a good starting point; otherwise, water can build up and seep under the shingles, causing water damage to the plywood underneath. Look for signs of unwanted furry visitors or their crunchy, 6-legged counterparts making their way into the roof’s eaves. The more obvious of problems is a tree limb or other foreign object causing a major injury to the roof, in which case, it needs to be addressed immediately.

At times, an additional inspection may be needed after a major weather event. When looking for a roofer, look for one that is insured and is well reviewed. Some roofers are affiliated with a specific roofing material or manufacturer.
