Set Expectations for a Smooth Transaction Shopping for a mortgage loan can be stressful and finding the right loan can feel like a part-time job within itself. It’s stressful to most people because they have little to limited experience on how to get a loan, what the process should feel like and whether or not they can trust that they are getting the right deal. Knowing the right questions to ask will help inform the borrower, and information is power. Following these tips will result in the best opportunity to secure favorable loan terms.

What fees will I pay?

The loan process begins with a loan application. Loan applications can be done online or in person, with an old fashion paper loan application. We gather critical information from this phase in order to ascertain if a person has the ability to repay a loan.

The information gathered in this phase is used to prequalify a person for a purchase and then later validated in order to get a loan approved and eventually funded.

Different institutions have different fees. Some lenders charge you for an application upfront and others do not. Some fees are closing costs and relate to obtaining the loan with the lender such as a processing fee and underwriting fee and a credit report fee.

Other fees are part of the process itself such as appraisal, closing document preparation and recording fees. You also find other fees such as prepaid interest, survey, and title fees, homeowners insurance premium, and tax and insurance escrows. These settlement costs are more transactional than directly lender-related closing cost but are often considered such. Consumers are entitled to know what they are paying for. I highly encourage them to ask a lender what each line item is and whether or not these fees are negotiable.

What are the rates?

What makes you different?

This is one of the most common questions I am asked by customers right out of the gates. The answer to this question is always tied to several factors and will relate to two different types of rates; The Note Rate and the Annual Percentage Rate (APR). The Note Rate depends on the type of loan, the property type, the size of the loan and the credit score to name a few very important aspects. Interest rates are furthermore “built” based upon whether that home will be used as an investment or if a person will use it as their primary home. Even the amount of down payment amount matters … and the final Note Rate calculation all comes down to math we use in the industry to perceive risk.

The APR includes the interest rate and lender fees divided by the loan term and is a good tool to compare the cost of a mortgage loan. Choosing a Note Rate, the loan program and the APR is like selecting the right tool for a job. There are many different strategies. Discussing this strategy with an experienced loan originator

A consumer should always ask this question when shopping for a loan. A consumer should also know what differences and values matter to them. The belief and value systems of a company can create a platform of common ground that can yield greater results and a smoother experience.

How long will the loan process take?

The application to closing process is one that is often sorted out before a loan originator has the opportunity to say anything otherwise, especially when a purchase contract is supplied. However, if given the opportunity to weigh in, most lenders tend to go with the standard 30-day or less close model. This is not to say that a loan cannot be closed faster nor is it to say that it might not take longer than that … but the true answer to this question will depend on how much control the originator has on their process, how well they communicate and how organized that professional is. www.realproducersmag.com • 15

Kumara Wilcoxon was fortunate enough to grow up in Malibu but has spent nearly two decades ascending to the top of the high-end, luxury real estate market in Austin.

And, like her hometown’s surfers riding waves in the Pacific Ocean, she is shredding it. She has a proven track record and had a record-breaking year of $95M in sales in 2017.

Real estate was, seemingly, an unlikely career path – at least initially – for Kumara. After graduating cum laude and with degrees in Media Arts and Communications and a minor in Spanish from the University of Arizona, she returned to Southern California to start work in the “industry” at an agency.

Soon thereafter, she literally followed her heart to Austin and began her professional life at a burgeoning software giant called Vignette Corporation.

However, she knew this would not be a lifelong career that she would always be passionate about.

On a long road trip back to Austin, Kumara confided in her mother searching for guidance on her career path. Her mother’s foresight gave her the intuition to drive her straight to the Austin Institute of Real Estate after listening to audio recordings of real estate investment guru Carlton Sheets along the way. In a matter of weeks, she earned her license.

“Never in a million years did I see myself in the real estate industry,” noted Kumara. “My mindset was always that you went to college to have a career in the corporate world, not to sell real estate. But, my business immediately took off.” She did over four-million in business in the first year and then began doubling or tripling her sales every year after.

“I truly feel real estate is my calling,” Kumara said.

By nature, Kumara has a natural drive to work hard and be successful. She believes it’s her work ethic that has paid off. She has spent years working around the clock to build her business and she never stops.

“It’s the people I meet and the relationships I’ve built along the way that make me tick. I have made many lifelong friendships through my business. I love seeing how I can affect someone’s life in such a positive way through my work,” she said.

One of Kumara’s strengths is thinking outside the box. She consistently finds creative and unconventional ways to get deals done which allows her to close deals that many other professionals in the industry would not be able to.

“Real Estate is like a puzzle. Finding the right buyer for the right home takes a certain skill and intuition. I feel that knowing exactly what people want and finding a way to make it happen has always been one of my strengths,” she said.

Kumara has certainly found her niche in the luxury market. She has evolved from Kirkland’s stand-alone agency to the boutique shop of Van Heuven Properties and now to the grandeur of the clientele at Sotheby’s.

It’s hard to believe that an individual can sell $95M while still being a wonderful mother to her two sons, Cruz and Jet. “I feel blessed to have found my calling but I find that balancing work and motherhood is a constant struggle as many working mothers understand,” said Kumara. “Work has always been a priority. I’m a workaholic. That’s just something that has been ingrained in me and who I am. Now, with two young boys, I really try to be present when we are all together. It’s difficult at times as this is a 24/7 job but somehow I find the time to make it all happen and I wouldn’t change it for the world.”

Whether selling downtown penthouses or luxury homes, Kumara’s journey of navigating the Austin luxury real estate market is as endless as the tidal patterns upon Southern California’s sandy beaches.

“I continue to find excitement in my career with the people I meet and the relationships I form along the way. I love this life and the ride I’m on!”

A REAL ESTATE STAR Debbie Lowe has been lucky to pursue multiple passions and has found success in everything she sets her mind to. Debbie grew up in San Antonio, Texas, and after graduating, she moved to Los Angeles and began a successful career in TV and film. While in LA, at a hole-in-the-wall bar called the Foxfire, she was introduced to her now husband and the love of her life, Chris Lowe. Chris is also a native Texan, from Austin originally, and was in LA with his band, Dexter Freebish, after being signed by Capitol Records.

The couple immediately hit it off and had a whirlwind courtship. They dated only six months before becoming engaged and were engaged for about a year before marriage. After getting married, the couple decided that they wanted to be closer to family and that they didn’t want to raise their children in Los Angeles, so they moved back home and settled in Austin, TX. Once they moved back to Austin, both Chris and Debbie found their passions in building homes and in real estate. Chris owns a roofing company, and the couple builds Spec homes on the side. Debbie

would often try to find real estate for friends in the area and found that she was a natural, working as a real estate agent. She would discover homes that suited her friend’s needs and could often answer questions about the houses before the actual agent could chime in. With her children in school, Debbie decided to pursue this passion full-time. She went to real estate school to obtain her license and landed a dream job at Moreland Properties. She has been incredibly successful with them ever since.

She has now been selling real estate for over three years and hasn’t look back.

The couple is also very involved in their church community, Austin Ridge Bible Church, and they support many Austin charities including Habitat for Humanity, Austin Area Food Bank, and Boys and Girls Clubs.

Debbie also gets to live out her acting passion by working behind the scenes as a new board member at ZACH Theater.

TODD BURGENER A Personality Built for Real Estate

T

odd Burgener has a personality built for real estate! He is known for being gregarious, outspoken, hard working and making people smile. This reputation, plus his years of experience have made him a force to reckoned with in the industry. He has lived in Austin for the past 35 years, but he is not originally from the area. He was born in Dayton, Ohio, and was brought to Austin at six years old when his father, a salesman with SWBYP, was relocated.

The family settled in Round Rock, and Todd has been a resident ever since. He attended McNeil High School and decided to stay in Austin to play NAIA Div. 1 soccer at Concordia University.

After CU, Todd went into the foreclosure business with a large, prosperous company in Austin and learned that business from top to bottom. This experience was just the beginning of gaining a full understanding of the ins and outs of real estate. Todd began by ‘doing property management, working as an asset manager and once they went into foreclosures, we got them up to speed to sell them,” he said about his initial work in foreclosures.

Although he was successful, he wasn’t made for working in a cubicle and realized that he wanted more and needed to grow.

By 2010, Todd had already become close to several Realtors and his company began downsizing significantly. With the writing on the wall, he knew he wanted to get involved in real estate sales and decided to prepare for making the move. Todd always had a big personality, loved helping people and he knew that paired with the gift of gab, he was sure to be successful in the business.

By 2011, Todd had obtained his real estate license. He originally began working for a small boutique firm and eventually settled with Twelve Rivers Realty, where he has become one of their top agents incredibly successful.

Todd truly has the personality for the business. He is driven, has a stellar work ethic and loves the social aspect of the job.

He enjoys spending time with clients and has a reputation for being personable and well versed in both real estate and the

Austin area. His business is about 100% referrals based. Living in Austin for thirty-five years, he feels comfortable working anywhere in the area.

When talking about his business, Todd says that he “works with everyone from first time home buyers, holding their hands and taking them from A to Z.” But that he also “sells luxury homes and has dabbled in some commercial deals as well” and does “a lot of land deals and works with tons of local developers.” Todd loves the day to day of selling homes, but he really enjoys selling to developers.

Being a part of the projects from the beginning to the close-out sale on the exit, “the process can take two years plus, but when it comes to fruition, it is very rewarding.”

Kim began her career working in the mortgage industry so is very familiar with the steps and process’ of a real estate transaction. “She’s the backbone of the company and I owe her so much credit for everything she does – she keeps the ship afloat.” She does quite a bit of the background labor and enjoys keeping the company at the edge of their game. As a team, they are great at marketing and Todd especially has become a pro at social media and business promotion which he originally credits to the time he spent in the music industry. They brand themselves as a marketing company that sells real estate.

When the couple is not running their successful real estate business, they are spending time with their two young boys – Christian (2) and Dean (newborn). Todd is still an active

soccer player, so he’s hoping his boys have a love for soccer, too.

Todd laughs about how Christian is already bouncing off the walls and very active. The couple feels lucky to be able to do a lot of their work from home, especially Kim, and that they are not missing any of the milestones in their son’s lives.
